The Most Popular Features to Improve the Performance of Your Home

ccording to a new National Association of Home Builders (NAHB) Remodelers survey, high-performing, Low-emissive (Low-E) windows are the most common green building products used by residential remodelers. Low-E window coatings are popular because they minimize the amount of ultraviolet and infrared light that can pass through glass, all without compromising the amount of visible light that is transmitted. To kick off National Home Remodeling Month in May, NAHB released the survey results, which highlight the most common building features that home owners are using to improve the energy efficiency of their homes. “The improved availability and affordability of high-performing building products means energy-efficient features are being incorporated into more home improvement projects,” says NAHB Remodelers Chair Paul Sullivan, CAPS, CGR, CGP, of Waterville Valley, N.H. “Remodeling can not only improve the overall layout and features of a home, but depending on the upgrades you choose, you can also save money on utilities, improve indoor air quality and strengthen the long-term value of your home.” The most popular green building features in the survey of residential remodelers are: » » » »

Energy efficiency is a key theme for remodelers, because these features help make the home more comfortable and can save the home owner significant money over the long term. On a median per square-foot basis, home owners spend much less with these energy efficient features. Other popular features include ceiling fans, moisture control products such as bathroom fans, water conserving fixtures and high performance insulation. The usage of technology to improve a home’s performance has increased dramatically during the past decade. Seventy percent of remodelers say they used programmable thermostats, a big increase from 42 percent back in 2011. Sixty-two percent of remodelers used ceiling fans in their remodels, compared to 37 percent back in 2011. Over the next five years, the percentage of remodelers who expect to be doing more than 60 percent of their projects green will double, according to the McGraw Hill Construction green building study in conjunction with NAHB. “The lower operating and maintenance costs of energy-efficient homes are a compelling reason for more home owners to incorporate green features in their remodeling designs,” says Sullivan. “A professional remodeler can help maximize the benefits of including these features in a remodel. The real estate sales process can be stressful and seemingly complicated. Even a relatively smooth process can take ample negotiations and may require weeks to pass before you can close on the transaction. Some deals are increasingly complicated, and major roadblocks may develop that threaten the entire project. These are a few of the more significant factors that buyers and sellers may run into during the real estate sales process that could potentially prevent the deal from going through as planned.

Unpleasant Decor Unpleasant decor is something that buyers notice immediately, and some will only make an offer on the home contingent to some decorative updates being completed before closing. For example, some buyers may detest bold paint colors on the walls or may feel that the decor in the kitchens and bathrooms is too outdated; however, sellers may believe that the home is priced appropriately for the as-is condition and that they should not make concessions because of decor. Both real estate agents need to review sales comps in the area to determine if other homes selling in this price range have similar decor or if they have recently been upgraded. The agents should make the buyer and seller aware of realistic expectations based on market conditions, and one or both parties may need to make concessions based on a sales price and property condition that is justified by the market.

Major Repair Issues Home repair issues may be known by both parties before a property inspection is complete, but the inspection report can potentially reveal more issues that have not been discussed. Many buyers may try to negotiate to have repair work completed before closing. You may consider taking a course on renovations (like Rules of Renovation) and other

significant home improvement projects before you agree to take on any huge projects as a buyer or a seller. These courses can help you to better estimate the cost and time it will take to complete the work that is needed.

A Low Appraised Value Many buyers will apply for a home loan to pay for their purchase. Mortgage lenders typically offer a loan amount that is a percentage of the sales price or appraised value, and they will take the lesser of these two figures into consideration. This means that an appraised value that comes in lower than the sales price could reduce the loan amount to an uncomfortable amount for the buyer. More than that, the buyer may not want to pay more money for a house than it is worth. The feasible options are for the seller to lower the sales price or to work with the appraiser to increase the appraised value.

Title Issues It is customary to review the title history on a property before finalizing a purchase, and this is a required step for anyone who is applying for a mortgage loan. This process essentially determines if the seller clearly holds title to the property or what obstacles need to be cleared before the seller can convey title to the buyer at closing. Some issues are minor and can easily be dealt with prior to closing by the title company and the seller. In some cases, however, a real estate lawyer needs to be contacted to resolve the matter. Many real estate deals will close without a hitch, but many others will develop one or several of these issues. Many issues can be overcome when the buyer and seller work together and when enough time and patience is given to resolve the issues. You may also have to use third-party services, such as a title company or real estate lawyer, to address the issue properly.

TIPS FOR A NO-STRESS MOVE

N

ow that the weather is getting warmer, more people are moving. Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren't transportable. To ensure that everything with your move goes smoothly and that your treasured belongings arrive safely to your new home, prepare with these stress-free tips.

1. RESEARCH YOUR MOVER Look at publicly-available information. All interstate movers are required to be both licensed and registered with the US Department of Transportation’s Federal Motor Carrier Safety Administration. That site will also have complaint reports for registered movers. Your local Better Business Bureau also tracks complaints.

2. GET AN ESTIMATE You need an estimate based on a walk-through. If the mover refuses to do so, or insists that you sign a contract (or make a deposit) before doing so, find someone else. This is a big deal because of the “110 Percent Rule”, which says interstate movers cannot require you to pay more than

110 percent of the price given in a non-binding estimate in order to get your property from them. It prevents movers from holding your property for ransom. If you’re moving intrastate, most states have a similar rule for those movers. Note that there’s an exception from the federal 110 Percent Rule for services incurred after the estimate is signed.

3. INSURANCE Make sure that your mover is insured, and don’t work with one that isn’t. Federal law requires interstate movers to offer liability coverage for any damage to your property at no cost. However, the baseline coverage is 60 cents per pound per item, regardless of the item’s value. Most movers also offer additional coverage for a fee, which you should consider after reviewing the terms. Before declining such additional coverage, think of how much your items are worth, and if 60 cents per pound is enough to make it right if something happens. 4. MAKE ROOM FOR NEW MEMORIES Taking every item of sentimental value with you to your new home is not always possible. Moving is the perfect opportunity to organize and purge items you don't need or won't use

Large boxes should be used for bulky, yet lighter furnishings, such as pillows and blankets, and heavier objects should be in smaller boxes to avoid

WHICH UPGRADES ARE WORTH IT TO HELP YOU SELL YOUR HOUSE? Is it finally time to sell your house? That's the question on many homeowners' minds as interest rates remain relatively low, still making it a good time to find a buyer and find themselves a new home. And the spring is a great time to list your house. But before you put your home on the market, you should walk around the inside and outside and take note of opportunities to upgrade things. Sometimes staging your home isn’t enough; you might need to put some money into it. However, a full-blown remodel or renovations might not be worth your time or money, so focus on smaller things that will still move the needle. You want potential buyers to like what they see when they attend an open house or look at your house with their realtor. A NEW FRONT DOOR. Strictly in terms of return on investment, a steel door topped the list of remodeling magazine's annual cost vs. Value report - recouping 96.6 Percent of the average price. But a fresh coat of paint on your current door can work wonders, too.

A BACK-UP POWER GENERATOR. They’re an easy upgrade: you pretty much have to buy one and put it outside or in your basement with proper ventilation. Generators play especially well in areas regularly brutalized by storms or bad winter weather.

ROOFING REPLACEMENT. There's a reason this ultimate "curb appeal" enhancer consistently makes remodeling's list: a roof is the first thing prospective buyers notice even before exiting their cars, and you can kiss that sale goodbye if yours looks like it's been battered and beaten.

A HOME-OFFICE REMODEL. We know what you're thinking: With so many more people working from home, wouldn't it be brilliant to rewire the space for electronic equipment, say, and install commercial-grade carpeting? Not really. The magazine gave it the lowest return on investment (48.9 percent), and the guy who oversaw the study says, "Home offices don't sell houses."

MAJOR BATHROOM WORK. "You could install the most spectacular jetted tub, and it still might not suit a buyer," says Patsy O'Neill, a sales associate in Montclair, N.J. "Meanwhile, you'd have spent tens of thousands of dollars."

MAJOR KITCHEN RENOVATIONS. Again, the key word is "major," and again it's a "taste" issue. You could put in the appliances and cabinets you think look great, only for a potential buyer to hate them.

LO O K F O R T H E S E S I G N S Most homeowners don’t think about their roofs until leaky ceilings and puddles form inside their home. Why think about your roof if there isn’t a problem? According to Metal Roofing Alliance Executive Director Bill Hippard, "Roofers are most in demand following severe weather such as heavy rain or high winds. If you put off doing repairs or replacing your roof until you have a problem, you may find that the contractor has a waiting list, and your problem will get worse before it can be addressed." To avoid costly delays and repairs, look for the following signs. If you have any of these issues, contact your roofer right away.

1. ROOF FRAMING. Start off by checking the roof framing structure to make sure it is not compromised. Visually scan the roof for any sagging or uneven areas. 2. MISSING SHINGLES. High winds can remove shingles from your roof, creating an invitation for leaks. You can use binoculars to inspect your roof without a ladder.

3. SHINGLES that are obviously cracked or peeling. Even if the shingles aren't missing, if they're curling or torn, they're on their way to failing. 4. STAINS OR WATER MARKS on your ceiling can indicate a leaking roof even if you don't see a puddle. It's important to find the source of the leak and make repairs before the problem grows.

5. DISCOLORED SHINGLES can be a sign of mold or algae growth on your roof, particularly in warm, wet climates. The elements are hard on a roof, causing it to deteriorate and fail. 6. AGE. If you have a typical asphalt shingle roof, and it's more than 1015 years-old, chances are, you're going to need to replace it in the near future.

The condition of your roof is one of the first things appraisers assess and potential buyers notice. Faded, curled, damaged or missing shingles add nothing to the look or value of your house. And if your neighbors have maintained or recently replaced their roofs, yours will look especially tattered and old. So not only can your worn roof be doing damage to your home, it can be doing damage to your home’s value. If it is time to replace your roof, talk to your roofer about tearing off the old roof and installing a new one. This is a much better option than installing new shingles over your old worn out ones. Your roofer will tell you that this not only increases the longevity of the new roof, but removing the old roof reveals any defects that should be fixed before the new roof is installed.

GOING “ALL IN” IN LA CENTER

H

iking enthusiasts in the North West often seek out ghost towns to learn and explore history. Though the phrase “doom and gloom” were thrown around about La Center recently, it is not heading in the direction of adding itself to the ghost town list anytime soon. For many years, the town has relied on tax revenue from four cardrooms, which accounted for more than 70% of the cities revenues. But the new Ilani Casino has had a bigger impact in the area than just lowering city revenues.

is located off exit 16 on the I5 corridor. It borders the north side of the Lewis River and features four beautiful parks. In the 1870s, the city was a thriving business center, the installation of the railroad changed that. Much like the change the area is facing now. picturesque town, the city has a strong partnership with it’s cardrooms, and is actively exploring ways to diversify itself. “The priority for the city is to attract new businesses and development,” said La Center Mayer Greg Thornton. The charm of the downtown area is attractive to homeowners who are looking for larger yards and more affordable housing than what they can find in a larger city. JB Homes is gambling on this with a new subdivision in the works located on E 4th just past the high school. “rooftops alone won’t make up the difference in tax revenue lost from the cardrooms” more is needed to diversify. And fortunately, they are holding an Ace. The junction at exit 16 is on the CREDC radar. The organization recently completed an Employment Land Study. Mike Bomar explains that they have identified La Center as a highly desirable site for industry and future job growth. The area is benefiting from sewer lines and improvements due to the construction of the casino. The junction is a mere two miles out of town. With the city’s strong schools, and location to outdoor recreational opportunities, plus the city leadership team committed to creating a sustainable community, La Center will continue to be a draw for young families and retirees alike. La Center holding a strong hand? Only time will tell, but as Scott Dickinson, Realtor, stated recently “La Center is the next great area before people realize it. Much like Ridgefield was 7 plus years ago; to find the best places and values one needs to find the upcoming areas before everyone else does.” La Center is poised to capture growth overflow from surrounding areas, the city is expecting to double its population by 2036 to 7,642. As Mayor Thornton states, “Our goal, as it has been for many years, is to maintain the unique elements that make La Center a safe, attractive and affordable place to live and to grow your business.” It appears that the city council and others are going All-In to ensure that it remains that way.
