Why You Should Use a Realtor I

’ve been a real estate agent now for over 25 years and I’ve helped countless people buy and sell their homes. It’s been an incredibly rewarding career and seeing my clients happy is my favorite part of what I do.

There are so many nuances to the buying and selling process and having an experienced realtor help you navigate through is, I believe, in your best interest. Some agents offer more marketing and advertising than others and it’s always good practice to make sure you know what you are getting before you sign on the dotted line. Here are some of the reasons why I think you should use a realtor to guide you through the rough waters of real estate: 1. We don’t get paid until you buy or sell your home – There is a common misconception about realtors and that is that we simply list a home, wait for it to sell and collect the commission. Not all agents are created equal, but for the most part, we work very hard to get your house sold. The motivation being that we do not get paid until you sell. It’s in our best interest, as well as yours, for your home to sell at top dollar. All the marketing and advertising costs, open houses, mailings, etc…are all paid for up front, and should you decide to pull your home off the market for some reason, or switch to another realtor, we do not recoup those costs. It’s also the reason why we believe you should be treated well and given great customer service, having a happy client means that you will refer us or work with us again. 2. Real estate regulations - Real estate laws can change year to year and state by state, so purchasing a home can get complicated very quickly. As a realtor, we must stay current with all laws and regulations in this ever- changing field.

3. Pricing and selling a home - There are a lot of websites that give estimates for home prices. They are often quite off the mark. Price is dictated by what people are willing to pay, mortgage rates and many other factors. Realtors know the market, have the most up to date data, and can price your home to maximize your earnings. It is our job to stay on top of those market dynamics and pass along our expertise to our clients. It’s been proven that sellers who use an agent get more money for their home. “In 2012, sellers using an agent got $40,100 more: The median sale price for the 88 percent of sellers who worked with an agent was $215,000, versus a median sale price of $174,900 for the 9 percent of sellers who didn’t use an agent.1 “ 4. Contracts and negotiations - Contracts can become very confusing, especially once you start involving inspections, appraisals, addendums and more. A realtor will make sure you are protected and understand what all that paperwork means for you. I hope this helps you prepare your home for a quick sale or even if you just want to do a little Spring cleaning and updating! The best way to find an agent? Ask around. Ask friends and family members who they have used and who they like. I’ve had repeat clients and friends of clients, and their family members. Most of my client base is by referral and it keeps me very busy.
