NOT PHYSICALLY, OF COURSE. However, the amount of transactions per agent has dropped significantly in the past year. This happened for two main reasons:
1. Substantially lower home sales
2. A significant increase in competing real estate agents
Interest rates are affecting buyers and sellers. But could they be affecting the average real estate agent more?
In Sudbury, we went from just over 360 agents to 450 agents. This is nearly a 25% increase. Despite the rising number of real estate professionals, the Sudbury market is generating 30% fewer transactions compared to last year (2021).
My brokerage, Lake City Realty LTD., projects that the average amount of sales per agent next year will be 7 transactions. To put that number into perspective, let’s take a closer look at the current market. We anticipate that the average house price in Sudbury will be ~400k in 2023. 2.5% (this represents the average commission percentage that agents receive in transactions) of that is $10,000. Most agents are obligated to pay brokerage fees and commission splits. For this representation, we’ll cautiously assume that an agent pays out $2,500 per transaction, thus netting $7,500. This means that the “average agent” in this scenario will be making $52,500. This figure doesn’t include the costs associated with the agent’s transportation expenses, marketing materials for listing/lead generation, business + personal taxes, or personal expenses. When I say average it means most of the agents will be making less (Some say 20% of realtors do 80% of the business).
This breakdown may seem bleak, but it’s merely to place emphasis on the fact that agents must be working harder than ever before. You can not be a part time agent and do the very best for your clients. Real estate professionals need to be actively analyzing the market and broadening their knowledge. Placing oneself in an environment with like-minded individuals is a huge step toward success in a changing market.
As a buyer or seller, you need to work with an agent who is tenacious, knowledgeable, and surrounded by a similar team of professionals. The agents that offer the most value will still continue to succeed in this market. It has been far too “easy” to sell homes over the past 2 years.

If snow and ice is a factor for you in winter, you will need to be diligent about removal. Make sure driveways and walkways are always clear of treacherous ice. Invest in a plow service and stay stocked up on sidewalk salt.
Keep things warm.
Nothing will turn buyers off faster in winter than walking into a cold house, so make sure your heating system is operating at full capacity. And make sure that’s the case for every room in the house. If there’s one bedroom that tends to be drafty, now’s the time to find out the cause and resolve the issue.
Provide visuals of your home in summer.
One major thing a buyer might not be able to get an accurate picture of in winter is your outdoor space. Provide photos online and in person to prospective buyers that include shots of your backyard, patio, pool, garden, yard, etc., all looking their best in the summer.
