T

he renovation trend that emerged during 2019 due to the real estate market flux has seen an even more significant surge since Covid-19 came into our lives. With vacation travel off the table, and many commuters working from home, the need to upgrade our homes is greater than ever. Before you dive

into that upgrade or reno, think about energy-efficient appliances and construction, and check out what rebates and credits you may be eligible to receive. There’s no reason to spend more money than you need to.

HOME EFFICIENCY REBATE The Home Efficiency Rebate by Enbridge provides a significant refund of up to $5,000 for homeowners who complete at least two upgrades and heat the home with a natural gas furnace or natural gas boiler. Upgrades include basement insulation, attic insulation, exterior wall insulation, air sealing, new windows or doors or replacing a water heater. Each upgrade focuses on reducing energy consumption and must meet specific requirements set out by Enbridge. HOME ACCESSIBILITY TAX CREDIT (HATC) For homeowners with accessibility challenges, a simple task like entering their own home can be difficult, and renovations to create a more accessible home can be costly. The Canadian government provides tax credits for eligible homeowners who qualify. The renovation must be a permanent part of the dwelling and allow the qualifying individual to gain access to or gain greater mobility within the home, thus reducing the risk of harm. Qualified individuals can apply for up to $10,000 per year, resulting in a maximum non-refundable tax credit of $1,500 (15% of the total). Expenses include alterations to the residence or land supporting the dwelling. Homeowners must keep all receipts for materials and labour to apply. GST/HST NEW HOUSING REBATE Purchasing a home that has recently undergone substantial renovations is another way to receive a rebate from the federal and provincial governments. The GST/HST New Housing Rebate allows homeowners to recover some of the GST and HST paid for a new or significantly renovated house. The rebate may also apply to homeowners who have recently renovated their existing home, purchased a renovated mobile home or floating home. GST/HST NEW RESIDENTIAL RENTAL PROPERTY REBATE Homeowners may be eligible for a GST/HST rebate if they have recently purchased a residential rental property that was significantly renovated. The renovations can also consist of additions made to a multi-unit residential complex or a newly constructed building. The rental property must be for long-term use and include homes on a residential lot or in a residential trailer park. The fair market value at the time tax was payable on the purchase must be less than $450,000 for a residential rental unit and $112,500 for a site in a trailer park. CMHC GREEN HOME The Canada Mortgage and Housing Corporation is rewarding those homeowners who buy, build or renovate for energy efficiency with a potential refund of up to 25% (of their total premium). Those who apply must consider the following criteria: CMHC insures the mortgage financing, the application is submitted within 24 months of the mortgage’s closing date, energy efficiency documentation is no more than five years old, and all accounts are in good standing. Homes built under the following eligible building standards in Ontario qualify for a 15-25% refund: R-2000, Built GreenTM, ENERGY STARŽ, GreenHouseTM or LEED Canada for Homes. I joined the real estate industry 8 years ago from a career in the insurance industry. A background in evaluation, negotiation, contract law and dispute resolution, along with working closely with people, all laid the path to a swift and smooth transition into real estate. It is also important to understand the dynamic forces taking places in the market to achieve the best outcome possible in any given set of circumstances or market conditions. What attracted you to this business? Earlier on in our careers, when our children were young, I was working as an independent insurance adjuster while my husband, Steve, started a home inspection business. While carrying a 24-hour emergency pager, often with babies strapped into car seats, we would head out to sites of property damage, sometimes in the middle of the night, to assess damage in order to restore and resolve claims. After dealing with clients at these trying times in their lives, and understanding the financial and emotional significance that their primary dwelling holds in their lives, pursuing a career in real estate agent was a natural progression.
