In the last 12 months since March 1, 2018, based on data gathered from the Toronto Real Estate Board (TREB), a total of 185 Top-Tier residential properties were sold in Oakville. In the 12 months before that, between March 2017 and February 2018, the number was 257. This translates to a 28% year-overyear decline in the overall sales of TopTier properties, which may sound a bit alarming.. However, it’s really important to take a closer look at this statistic. Back in March 2017 and in the first half of April 2017, the Greater Toronto residential market including Oakville was in the middle of one of the most active sales cycles in recent memory. However, this hyperactivity in real estate changed in late April 2017, when the province introduced the 16 points Fair Housing Plan legislation for the Greater Golden Horseshoe, including the 15% Non-Resident Speculation Tax (or Foreign Buyers Tax as it’s known). This, combined with the introduction of stricter mortgage qualification criteria nationally, resulted in a dramatic slow-down for the GTA luxury real estate market. And from May 2017 to February 2018, the Top-Tier residential sales in Oakville were only 159. When compared against this number, the last 12-month period has in fact witnessed an increase in sales volume of 16%.

anked #1 by MoneySense Magazine’s Best Places To Live in 2018, Oakville has grown from being a small town not too far from Toronto into an affluent suburban community, attracting families, newDemand Fundamentals – Pop immigrants, and young couples alike. The town continues to maintain a steady growth in the Top-Tier Residential Market, which is defined as homes that are valued at or over $2 Million.

This indicates that the consumer mindset in the Top-Tier market segment has started to shift and that buyers’ confidence seems to be coming back. This also validates our assessment that it takes about 18-24 months for consumers to get acclimatized to a major change in the market, especially when this change is not a result of the typical supply and demand economic cycle.

The Greater Toronto Area’s population is projected to grow to 7.4 million in 2021 from 6.8 million in 2017, and Oakville with its overall proximity to Toronto, high ranking public and private schools, a well-educated demographic, and an influx of affluent new immigrants, is well positioned to benefit from these trends.. It is also worth noting that between 2015 and 2017, the Toronto Tech Sector created over 50,000 technology jobs, surpassing San Francisco and New York combined. And many of these jobs are well-salaried positions which we believe will keep Oakville as one of the key TopTier residential investment hubs within the GTA.

It’s no secret that climate change has become the greatest global challenge facing our future, and while some experts may still be skirting the issue, there is growing acceptance internationally of the effect our carbon footprint is having on the planet. The Government of Canada is committed to doing its part with a target of reducing greenhouse gas emissions to 30% below 2005 levels, by 2030. One of the ways to accomplish this is by reducing energy use.

According to the International Energy Agency, the global buildings sector is responsible for 30 percent of energy consumption, more than 55 percent of the global electricity demand, and contribute up to 30 percent of annual global greenhouse gas emissions which makes the way developers build homes a critical component to creating a lowcarbon future. Passive House (Passivhaus) is a highperformance building standard out of Europe that is gaining popularity with Canadian builders, developers and government planners. The methodology, developed in 1991 by Dr. Feist, an Austrian physicist, takes an entirely different approach to “green” construction. Imagine a home without a furnace or air conditioner. Imagine that same home requiring only 10-20% of the energy used by an average home. A home heated in winter mainly by the sun, body heat, standard electrical appliances and light bulbs, and whose cooling needs in the summer are minimized by its exceptional design and orientation to the shade. Simple ventilation equipment assists with temperature consistency during all seasons and ensures excellent indoor air quality. In 2013, Passive House Canada Institute West was founded and then became Passive House Canada in 2016, following the PHIUS (Passive House Institute US) climate specific model for North America. With its head office in British Columbia, Passive House Canada is a national nonprofit association advocating for the Passive House high-performance building standard across the country. The concept has been recognized internationally as an extremely effective, and proven way to build for energy efficiency, comfort and affordability and is being increasingly adopted in Canada for residential, institutional and commercial buildings Builders and planners must become certified in Passive House to use the model, which operates on the main principals of

proper insulation, no air leakages and no thermal bridges (where heat can travel through walls to escape the building). Part of this plan includes triple glass pane windows and proper orientation for heating by the sun and cooling by shade as well as active Heat Recovery Ventilation (HRV). Adam Vaughan, Liberal MP and Parliamentary Secretary to the Minister of Families recently spoke about the National Housing Strategy (a 40 billion-dollar, tenyear plan) and where government dollars would be best spent. He used the example of several highly successful housing projects in Vancouver built by Passive House-certified developers and went on to explain the impact it will have on reducing operating costs for future homeowners and renters by cutting energy use significantly. Bob Walker, owner of Longview Services Inc. (an Ontario company that assists charities to raise funds for renovating and building green), says that after thirty years in the construction and design industries he was initially skeptical about this new and not very well-known Passive House standard. However, he visited a few sites and was convinced. “Of the 40 trillion dollars worth of buildings in Canada, the vast majority of them are inferior performers when it comes to energy efficiency,” Bob explains. “The Passive House way of building is the first holistic and intelligent approach to the process of design and construction that I have seen. I do not doubt that even more of its insights will be incorporated into future building code requirements and that it is the future of building quality structures.”

COPING WITH HAVING YOUR HOME LISTED IN THIS NORMAL REAL ESTATE MARKET written by: HEATHER BELSITO

ost houses aren’t selling in one or two days now. In fact, Oakville had four months of inventory as of February 2019, which means that it would take 4 months to sell everything. The average days on the market for February was 35. Some took much longer than average to sell. How have those Sellers coped with having their house on the market for so long, keeping their stress at a minimum, while living in a house that should be “show ready” with very little notice? Luckily, my home is currently listed, and I can share some tips for keeping your home in showing condition when you leave for the day so that you can say yes to as many showings as possible, which is THE best way to sell your home quickly.

Here are some tips on keep the house as clean and tidy as possible. When turning off the television for the night, tuck the remote(s) away, reposition the throw pillows and bring any dishes or garbage into the kitchen. Leave tidying the kitchen for the morning, because there will likely be more mess anyway from breakfast. Whether in the morning or at night, after showering, use a squeegee to clear the water off the tiles and glass so that you don’t have to use Windex everyday. Keep the bathroom counters clear and wipe with paper towels and use a vacuum or Swiffer to get rid of hair from the floor. Hang wet towels on a hook to dry. Make your bed as soon as you rise. If your home was staged (like mine), take a photo of the bed so that you can see how to arrange the pillows. After a few days, you’ll have it memorized. In the kitchen, load the dishwasher, empty the garbage, put away the larger countertop appliances, and then spray the countertops with spray cleaner and wipe with paper towel. Wash and then rinse the sink and wipe the sink and faucet down with the same paper towel. Try to stay on top of laundry, doing smaller loads, more frequently if necessary. If you have cooked something that is a little “aromatic” like garlic or fried eggs, try boiling some vinegar in a pot on the stove. Keep an eye on it because it will evaporate quickly. Open a window or two to help air out the kitchen and the rest of the house.

All of these tips are great for empty nesters like my husband and I, but if you have children, try to encourage the children to make their beds if they are old enough. Give them a printed photo of their bedroom for them to copy and make it into a game with stickers or some sort of reward for helping. If you have teenagers or young adults, try to get them to understand that when the house is sold, showings will stop, and their lives will go back to normal. Pets are another challenge. Try to keep the litter box as clean as possible and keep dog and cat toys in a basket, tucked out of sight. And some days you will run out of time and you’ll have to leave the house with something out of place and you will get a showing request and that is perfectly fine. The people coming through your home will likely have sold a home before and will be able to relate. Most of us would rather not go through this process, but it soon becomes a habit. And it really does help to have your home in prime “showing condition”. Even in this more balanced market, sooner or later the right buyer for your home will decide that your house is perfect for them! A deck should be cleaned and treated every couple of years to protect it from exposure to the weather, and ongoing wear and tear. While some experts vote for pressure washing and others vote for sanding, most agree that a combination of both is typically in order. Consider the condition as well as the type of wood your deck is made from to determine which method to use.

ASSESS THE WOOD’S CONDITION Wood that is splintering or extremely rough should be sanded first to smooth out cracks and damaged areas. Areas showing signs of mould, moss or other vegetation can be treated with a deck cleaner or soap and water, as recommended by The Environmental Working Group. If you do opt for a commercial cleaner, look for a green solution that is non-toxic to surrounding plants and animals. Use a stiff bristled brush working along the natural grain of the wood to loosen debris. Once the debris has been removed, and rough spots sanded, use a pressure washer to rinse. Decks that are in good condition except for a bit of fading can be pressure washed first, followed with a light sanding, once the wood has completely dried, to remove any raised grain caused by the washer. Experts recommend using the “fan” setting and keep the wand moving so as not to damage the wood grain or create ripples on the surface of your deck.

CONSIDER THE TYPE OF WOOD A popular wood used for decks is cedar, which is very soft. When sanding or pressure washing, tackle the job lightly so as not to create a fuzz on the surface of the cedar. Use a low-pressure setting on the washer and sand carefully with lower grit sandpaper. It is not recommended you pressure wash pressure treated wood as it releases arsenic into the water and will contaminate anything the spray lands on. Sanding a pressure treated deck can also be dangerous as the dust contains arsenic, so it is recommended

you use a sander with a vacuum or use a shop vac next to the sander to capture the dust – and don’t forget to wear a mask! Pressure treated wood should not require much sanding so limit the task of removing dangerous splinters or rough edges only. Once your deck is prepped and ready to go, choose a reputable stain and purchase a good quality stain brush. The general rule of thumb is the thicker the stain, the better the protection, according to Mike Holmes, Canadian builder/ contractor and host of several TV series, including Holmes Inspection and Holmes on Homes. Avoid clear coats which offer no protection at all and translucent or semi-transparent stains are thin and require more frequent reapplications. If it’s a natural look you’re after, use a solid stain or paint on the high traffic areas and a thinner option on railings.
