R
eal estate is something people talk a lot about. For the past several years in the GTA, the talk has been mostly about ever increasing prices. As in “you think those prices are high, you should see what the house down the street from me just sold for”, or “I bought a new-build house and sold it as soon as it was complete for a huge profit”. Those were all signs of a seller’s market, with demand outpacing supply and driving up both the number of sales and average selling prices. But this changed significantly starting in the early part of this year. I wrote a few issues ago about how both the number of sales and average prices in Oakville were down as much as 20-30% in Spring 2018 compared to Spring 2017. The big shift in demand was driven by the introduction last year of a foreign buyer tax, new lending rules requiring buyers to qualify for mortgages at higher rates than they are actually paying, and increasing interest rates. We are now several months into the slowdown and things have shifted again. Number of sales are actually up around 30% this Fall compared to last Fall; and prices have recovered - down only about 5% from last year’s Fall prices. So have things stabilized?

Well, digging a little deeper, we find that the market is still quite unsettled. Yes, Fall sales are way up compared to 2017, but they’re still far below earlier years – you have to go back to 2012 to find sales volumes at a similar level. And prices are still historically very high – around 30% higher than 2016 and 50% higher than 2013, so affordability is still a significant issue. As a result, both buyers and sellers are quite tentative - buyers don’t want to over pay, and sellers don’t want to accept the reality that prices aren’t what they used to be. It’s like the two sides are circling each other, trying to figure out who is going to blink.
It will take a while for this dynamic to sort itself out. If you are a seller, it is important to come to the reality that if you want to sell your home, you are likely to have to accept a price that is less attractive than what you might have been hoping for. But keep in mind, you will still be getting far more than you would have if you had sold 3-5 years ago. If you are a buyer, you have more time to think before making an offer, but don’t make the mistake of thinking you can get a “steal” – yes For you might get a better deal thanSale if you had bought last year, but you will still need to pay a handsome price compared to several years ago if you want your offer to be accepted.

Your home is probably your most important asset, so it is vital to understand how the various professionals in the sector operate when buying or financing a home. What is the difference between a Mortgage Specialist and a Mortgage Broker? On the surface they sound the same: • They both arrange mortgages • They both can offer advice and help you select a mortgage, right? WRONG!!! There are many differences… Let’s check some of them out! • A Mortgage Broker works for you! Their role is to act as a link between you and the lenders so that you do not have to spend your valuable time learning about mortgages and shopping around for the perfect mortgage. Mortgage brokers do the legwork and negotiate on your behalf with lenders. • Mortgage Specialists are employed and paid by the bank and work on the bank’s behalf. • A Mortgage Broker can work with many different lenders across Canada, rather than working for one financial institution. This means they can offer you more choices with competitive rates and terms from big banks, credit unions, trust companies, monoline lenders (broker only banks) and private lenders. • Usually Mortgage Specialists only have access to their lender’s products. In many situations, homeowners could end up with a higher interest rate on their mortgage because they must negotiate for themselves. • A Mortgage Broker must successfully complete a Provincially regulated Mortgage Broker course and exam. (In Ontario, Mortgage Brokers must be licensed by FSCO.) They continue to maintain their good status to keep by taking professional development courses. • Mortgage specialists are not licensed and require no formal training. There are no standards for educational requirements (although most Lenders do provide some in-house training). • Because Mortgage Brokers don’t work for a specific lender, you get impartial advice about a variety of lenders. • Mortgage Specialists can only offer their own institution’s products, good or bad. They don’t have access to other lenders, so they won’t recommend another lender’s products.

There are two separate, but equally important phases to designing your custom home. First, you and your architect or designer will work together to come up with blueprints and a series of elevations (front, sides and back) that should reflect your family’s style. You may like a more traditional look with stone, brick, or siding or a combination of all three, or you may prefer a more modern look with large windows and stucco. This design must fit into your municipality’s and other agencies’ zoning. The most important one to watch for, that a lot of people forget about, is the conservation authority, which determines whether or not you can build on portions of your lot because of flood plain issues, tree preservation, or wildlife conservation. If you have your heart set on a second floor balcony, make sure your municipality permits these or you will find yourself spending time and money on further approvals like committee of adjustments. Each building lot will have rules or zoning attached to it that will determine the margins around your home or the setbacks. Schedule a service for the heating system. Find out what maintenance is required to keep the heating system operating efficiently. Replace the furnace filter once a month, or as needed.
Adjust The Temperature: When
families are home and awake, set the thermostat as low as is comfortable. When everyone is asleep or out of the house, turn the thermostat back 10 to 15 degrees for eight hours and save around 10 percent a year on heating and cooling bills. A great way to do this is to get a smart thermostat installed so that you can set the temperature from anywhere.
Replace drafty windows and doors:
Old, drafty windows can let cold air in, while letting warm air from the inside escape. This causes your heating system to work overtime. If you have old windows that need replacing, get new ones that seal tightly to help reduce infiltration. The same with doors: installing a new, thicker door will keep cold air out and warm air in. If you aren’t ready for new windows, get your contractor to install operable window coverings. The coverings give you the flexibility to choose whether to keep them open or closed for privacy,
Find And Seal Leaks: Have your contractor go around the house and search for air leaks. Seal any air leaks around utility cutthroughs for pipes (“plumbing penetrations”), gaps around chimneys and recessed lights in insulated ceilings, and unfinished spaces behind cupboards and closets. Your contractor should also add caulk or weather stripping to seal air leaks around leaky doors and windows. Reach out to your local home service provider to walk around your home, inspecting it for any repairs that need to be made to make your home more energy efficient in the winter. The savings from your bills can help offset the cost of the repairs!
