here’s a lot to be said about having great curb appeal but it’s a bonus when you can make your front porch, and yard, more functional as well. Following some basic guidelines can make it a more palatable task and ensure the results are stunning. The first step is to assess your porch’s potential, and limitations. While having a full seating area on your porch may sound tempting, if your porch is small and confined, too much seating may not be possible. You want your porch to be inviting and look like an extension of your home and gardens.

Establish a Connection Between Your Porch and Yard. While a specific theme is not necessary, a

consistent look will create a beautiful flow from your walkway to your front door. Before tackling the porch itself, trim overgrown shrubs and ensure the pathway is tidy and easy to navigate. An abrupt change from your yard to your porch can create harsh lines and look disorganized. An easy first step for blending the porch into the gardens is to use potted plants which give a seamless flow and add a punch of colour to your front entrance. For homes with rocks, stone or bricks instead of gardens, use window boxes to add depth and pizzazz to your windows and place tall urns with cascading flowers on either side of your front door. Longer walkways can be edged in hostas or low-lying shrubs to add texture while shorter ones should be kept clean and simple.

Be Unique. If you’re searching for a unique feature to add to your front entrance, consider adding an arbour to the walkway, a hand-painted welcome sign, a macramé plant holder or wall art. Adding your own unique touches brings a personalized feel and creates a great topic of conversation. Make the Front Door a Focal Point. The trend these days is to showcase vibrant doors painted a different colour from the garage or shutters. Don’t be confined to the tried and true “safe” colour theme of a white garage door and white front door, or likewise in black or beige. If you have a white garage door and flecks of red in the brick, try a red door. Choose a colour that corresponds with the brick colour while enhancing the existing doors and windows. If a coloured front door is a bit too much change, try adding new wall sconces or an overhead chandelier. Include a Seating Area. No matter the size of your

porch, designers agree that including an area of seating immediately draws a connection between the inside and outside of your home. For a small porch, place a rocking chair with a colourful cushion beside the door. A wide porch on an older house could showcase an old-fashioned looking bench, or a modern set of two chairs and a table can enhance a newer home. Seating is also a great way to encourage you to spend more time outside engaging with your neighbours, or people-watching over a cup of coffee.

UNDERSTANDING WHY THE CANADIAN HOUSING MARKET HAS CHANGED By JULIE ACHTERMEIER

S

ince the spring of 2017, Canada, and specifically Ontario has seen a dramatic change in the real estate market. With over-inflated prices and bidding wars once the norm, the market appeared to come to a grinding halt over the course of a few summer months last year. While buyers and sellers may have been shocked, experts had been anticipating the change for some time, referring to the sudden influx of homes for sale as homeowners tried to cash in on the record-high prices, as well as the introduction of several new regulations. To help demystify what happened in 2017 here are three commonly accepted explanations. STRESS TEST In October 2017, the Office of the Superintendent of Financial Institutions (OSFI) announced that beginning January 1, 2018, a new minimum qualifying rate would apply to uninsured mortgages, known in layman’s terms as the “Stress Test.” This change makes it harder for Canadians to qualify for uninsured mortgages and affects consumers with down payments of 20% or more. All federally regulated Financial Institutions are now required to qualify your mortgage based on the contractual rate of the mortgage + 2%. (e.g., a 5 year fixed rate mortgage offered at 3.39% would have to qualify at 5.39%). In simple terms, the average Canadian will be eligible for 17-20% less per mortgage approval, and this could mean the difference between living in the home or area you desire and having to move into other alternatives that have a lower purchase price.

FOREIGN BUYERS TAX A foreign buyers tax has been implemented in two of Canada’s largest cities. We saw it first in Vancouver, British Colombia in 2016, and most recently in Ontario in 2017. Known as the Non-Resident Speculation Tax (NRST), the new law imposes a 15-percent tax on the purchase or acquisition of an interest in residential property by individuals who are not citizens or permanent residents of Canada or by foreign corporations (foreign entities) and taxable trustees. Following the new law, purchases of Toronto homes by foreign buyers dropped over the summer of 2017, falling from 7.2 percent to 5.6 percent between May and August. Sales continued to decline throughout the remainder of 2017, specifically in Toronto and other affluent parts of the GTA. According to the Ontario government, this was the effect they were looking for to create more affordable housing for Ontarians as part of their Fair Housing Plan. RISING INTEREST RATES In July 2017, the Bank of Canada delivered its first increase in interest rates in seven years. In September 2017, they did it again, adding another quarter percentage point, bringing the rate to 1 percent with warnings that more increases were coming over the coming months. Their data showed the Canadian economy had strengthened in the second quarter of 2017 with core inflation measures beginning to edge higher. In January 2018, the Bank of Canada reported continued strong economic growth as indicators for a further increase to 1.25 percent. The bank did not mention when, or if, more increases can be expected but did state it would remain cautious and continue to assess incoming data such as the economy’s sensitivity to the higher borrowing rates.

n today’s real estate climate, it’s becoming more common for potential buyers to forgo the home inspection to make their offer more appealing to the seller. The reality is, you may get the house, but you could also be inheriting a whole host of expensive problems. When you don’t ask for a home inspection, you’re relying on the seller to disclose any issues. But, a seller will not always be honest about problems that could potentially affect the sale of their home. The best way to get an honest, informed opinion about the house you are buying, is to ask for a home inspection. Here are some thoughts to consider when deciding whether to include a home inspection request in your offer.

PROS According to Pillar to Post Home Inspectors, 80% of all real estate deals are conditional on a home inspection. Asking for an inspection is still the popular choice across the country. Getting a home inspection will help identify any potential pitfalls of the home you’re about to buy. An inspector will evaluate the interior and exterior of the home and check for problems with electrical wiring, plumbing, chimneys and flues, roofs and eavestroughs, whether there are signs of mould, and look at the foundation. It’s important to take the inspection report seriously and consider any findings in your final decision, especially if you are buying an older home. Keep in mind that finding problems on the home inspection doesn’t mean you need to back out of your initial offer. It can help you budget for repairs, and in some cases, may affect the final selling price. If a seller is aware of problems with the home, they may be more willing to accept a lesser offer. If you do opt for a home inspection, ensure you are hiring a professional who is licensed and qualified. Ask them about their experience and qualifications, and don’t be afraid to ask questions throughout the inspection, or if you have questions about the inspection report.

CONS If the home you are bidding on is considering multiple bids, asking for a home inspection may cost you the deal if the other buyers have not requested one. In the end, you need to decide whether taking a gamble is worth the risk. If you are not able to afford any maintenance once you move in, you may not want to take the chance of inheriting problems by not asking for a home inspection. If you are prepared to spend money on upgrades or repairs, be prepared to set a budget and put in your offer “as is.” And getting a home inspection is no guarantee that all problems will be uncovered. While inspectors are very thorough, they can’t look behind walls, or under floors, so it is possible there could be problems the inspectors miss.
