2015 Volunteer of the Year

Good works at work Hadleys take early retirement to a new level

Fred and Krista Hadley planned to retire early to have time for volunteer work, travel and family. It was family that led to a volunteer endeavor that became a full-time labor of love for the Hazleton/Mount Olympus area couple. Gibson County Chamber of Commerce’s 2015 Volunteer of the Year couple immersed themselves in the work of helping transform the old Princeton theater into the new Princeton Theatre and Community Center.

“The bottom line is that the facility is for the community and we have had tremendous community support — but the only way to sustain that is if that support continues.”

—Fred Hadley

8

It all started with their granddaughter’s first Gibson County drama camp experience. Krista Hadley decided to volunteer during the camp to assure that she’d see a familiar face. She retired after working several years with the Department of Agriculture, and he retired after selling his forestry and environmental management consulting firm. One summer a drama camp volunteer stint led to other projects with the fledgling local theater group. Hadley put his business skills to work for the organization. “I’m a scientist. I never considered myself an artist,” Hadley confessed. He helped build sets, she helped make costumes. But over time he, too, found himself on stage. When the opportunity came for the renovation of downtown Princeton’s empty theater building in the Indiana Stellar Communities grant package awarded to the City of Princeton, the couple found that retiring to do volunteer work can be a full-time job. They were involved in submitting the proposal and helping develop a business plan to justify the project.

Overseeing the renovations has been a full-time job for the past three years. The Hadley’s have acted as the liaison for 30 subcontractors, architect, consultant and mechanical engineers. “Really, at times it was crazy,” he admitted. “It’s kind of an exciting process,” he said. The Hadley’s helped plan the transformation and witnessed the gutting and restoration. “They took it down to the dirt floor” he said. Helping coordinate the project meant working with people coming from different time zones, at all hours. “You didn’t go anywhere that the phone didn’t ring,” he said. Hadley found himself dealing with contracts and change orders and staying within a budget to get every single thing just right. The theater is equipped with state of the art technology. “We had to learn it all...it kept us on our toes,” he said. Hadley said Princeton’s Stellar Communities Committee, Mayor Bob Hurst and grant administrators “showed us a tremendous amount of

a resource in the background. I’m excited to see them flourish.” Meanwhile, the Hadley’s enjoy volunteer work at Lyles Station, where Krista serves as a “schoolmarm.” They also plan to take time to travel. “We traveled more and took more vacations when we were working,” he admitted. They’ll get back to hobbies of gardening, golfing, fishing, woodworking, boating and traveling

— “basically, the indulgences,” said Hadley. The theater project, like other volunteer projects such as Jack Bishop Little League Park and the Princeton Train Depot, come to life when the stars of time, opportunity and passion for a project align, he reflected. trust, they were very supportive.” Today the facility is in high demand for wedding receptions, class reunions, political dinners, fundraising dinners and business functions in addition to the theatrical productions presented by Broadway Players. The organization serves as steward of the facility. “This was something we thought should be done for the community,” said Krista. “The bottom line is that the facility is for the community, and we have had tremendous community support — but the only way to sustain that is if that support continues,” added Fred. “It can’t survive without donations. We plan to keep the production prices affordable and the rent comparable or lower for the quality of the venue.” Community support for the productions, donations and volunteers are important to make it a continued success. “We have one part-time employee. The rest are volunteers,” said Hadley. “We are trying to back a bit. We have a good strong group,” Hadley said of the theater group. “It’s a great time for transitioning to become

2015 Business Impact of the Year

Regency Properties earns Gibson County Impact Award

12

Regency Properties is the recipient of the 2015 Gibson County Chamber of Commerce Community Business Impact of the Year Award. The award recognizes Regency Properties’ ongoing investment to improve the Town Fair shopping center on West Broadway in Princeton. Through its connection with national retailers and expertise in county seat communities, Regency was able to attract additional nationally-known retailers, providing new shopping opportunities to the residents of Gibson County. In addition, Regency made a significant investment to improve the exterior facade of the shopping center, greatly improving the aesthetic appeal of the community’s principal shopping center. The award is presented each year to an organization that has made a substantial impact on the community. Princeton area business leaders recognized Recency’s efforts and commended the entire Regency staff for their persistence and dedication to improving Town Fair. When the center was first purchased by Regency in October 2014, the vacancy rate was at 36 percent. Since

acquiring, Regency has reduced that rate to less than 4 percent. Town Fair has welcomed two new tenants, Maurice’s and Wings Etc. In addition, Hibbett’s Sports has completed an expansion of its store. The center was expected to be at full occupancy by the end of 2015 and has potential for future expansion. “The Gibson County Chamber of Commerce is so pleased to honor Recency Properties as our 2015 Business Impact of the Year Award winner,” said Gibson County Chamber of Commerce Executive Director Karen Thompson. “Regency Properties has made a huge difference to our west side shopping area, which complements improvements to our downtown. These improvements will continue to attract business and people to our community and the commitment of partners like Regency Properties is essential to our progress. The Chamber is proud to recognize the quality investment Regency Properties has made in Princeton.” “Regency Properties is honored and humbled to receive this award. We specialize in owning and operating shopping centers in county seat communities like Princeton because we see the

potential that can be achieved when investing in these communities, remarked Regency President and CEO Kevin Hammett. “As our mission statement states, Regency Properties is committed to satisfying the needs and wants of consumers within our defined markets while providing an attractive return to our investors, employees, business partners and communities. Founded in 1949, Regency Properties specializes in acquiring, renovating and managing shopping centers in small and mid-sized communities. Regency owns more than 3.2 million square feet of retail shopping cent er space in 11 states. The company recently won the National Commercial Real Estate Customer Service Award for Excellence for the third time. The award is determined each year by industry analyst CEL & Associates based on satisfaction surveys of thousands of tenants of management companies across the U.S.

In March of 2014 I was rear ended while riding my motorcycle. I died twice and had to be revived. I had 6 broken ribs, a punctured lung, a large chunk out of my leg, a double concussion and a crushed ankle. I didnt know it at the time, but I was very fortunate to be able to go to River Oaks for therapy. I couldn’t get out of bed and was very depressed and angry with my situation. After a lot of pushin’ and lovin’ and help from the wonderful people at River Oaks, I am now able to hop out of my chair and enjoy a walk with my new wife, Connie, and my dog, Faith. ~ Rick Williams– Previous River Oaks Resident

Carts Gone Wild I

t’s a slow ride, but you can take it easy on a customized golf cart from Carts Gone Wild in Haubstaudt, Indiana. The custom golf cart vendor is the Gibson County Chamber of Commerce “Business of the Year” and owners Dana and Tony Hallam say they couldn’t be more proud. With the rise in popularity of golf carts, the couple says it’s been a dreamcome-true to start their own business from the ground up. “Neither of us had ever golfed, but I always had a vision to create, own and operate a successful business from scratch,” said Tony. “We are very fortunate that our personalities fit well when it comes to the business. We are both hard-working and detail oriented.” The business started out of their home garage in 2003 and continued to expand. Both Tony and Dana left their jobs at Toyota to expand the burgeoning business. Tony drew from a strong automotive background, stemming from his early teen years. Dana brought the strength on the administrative side, and over time, one golf cart led to many carts. “One of my good friends asked me if I would be willing to customize a golf cart for one of his buddies. He gave me a budget and told me he trusted my work. It was a dream-come-true, because he truly trusted that I would produce a unique and high quality product. His trust triggered what our business has become today.”

The secret to their success? Great staff and loyal customers. “We hired good people with good family values, capable of doing extraordinary things,” he said. “We treat every customer that walks through our door as our Carts Gone Wild family. Our sales staff usually spends more time learning about the customer than they do trying to sell a cart.” They have shipped carts to customers from around the world and even made golf carts for celebrities like Indianapolis Colts owner Jim Irsay, Indiana University basketball coach Tom Crean and Indiana Pacers coach Frank Vogel. “They could have found a nice golf cart in their local market, but they chose Carts Gone Wild because they know that we will provide a special product matching their needs.” Carts Gone Wild works with several name brand name dealers, and this year the business hit $1 million in sales on Ebay. Tony says what separates their business from other golf cart dealers is that they do everything in-house. “We don’t rely on others for the finished product,” he said. “Our number one goal is for our customers to leave here feeling special, while getting a special product. I believe we meet this goal day in and day out.” He says while owning a business has many challenges, it also comes with many rewards. “The most rewarding part about owning a small business is definitely the team we have built and the way of

The couple also own a golf cart rental service — ABC Golf Cart Rentals — in Bimini, Bahamas. “We want to further expand our line of personalized theme carts and sell them on a larger scale.
