Manufactured Home Buying a home may be the most expensive purchase you will ever make. A manufactured home may be an appealing option for you.

CHOOSING A HOME If you have decided that a manufactured home is right for you, consider the following: • What size home and floor plan do I want? Manufactured homes come in a variety of sizes and floor plans. Depending on the size of your homesite, you can choose a single-section or larger multisection design. Homes range in size from 900 to 2,500 square feet and can be customized to your needs, and preferences. • What features are available? The interior design of your home can include custom cabinets, walk-in closets, bathrooms with recessed tubs and whirlpools, and wood-burning fireplace. Exterior siding comes in an array of colors and materials: metal, vinyl, wood, hardboard. • How much can I expect to pay for a home? Depending on the size, floor plans and features, anew home can cost anywhere from $15,000 to more than $100,000. This price doesn’t include the land. • What financing options are available? Your retailer usually can provide information about financing. You can also check with lenders in your area. just as there are choices when buying a sitebuilt home, there are also options for financing a manufactured home. The transportation of a home can place considerable stress on its structure and contents. Nevertheless, if you do plan to move your home at some future time,make sure you check with the, appropriate state authorities about transportation and zoning regulations. States have restrictions in weight, size and width that may prevent you from moving your home. If you relocate, make sure you use a professional transporter. It’s also important to check the data plate zone maps in your home. These maps tell you the wind,snow and thermal zones for which your home was constructed. Use them to determine if the new location is suitable for your home.

Cost is another consideration. Besides transportation expenses, which include licensing fees to take your home through a state, you’ll have to pay for a new foundation, installation, and utility hood-ups.

BUYING A HOME Most manufactured homes are sold through retail sales centers, many of which are independently owned and operated. Shop around. Retailers offer a variety of products and services. Many will help you choose your home and its features and, if you want, place a custom order with the factory.

IMPORTANT POINTS • Warranties available with manufactured homes include a written warranty from manufacturer, an implied (unwritten) warranty from seller, retailer’s warranty (includes terms), and appliance warranty for installed appliances in the home • Site preparation includes making sure the delivery truck can reach the location,the site is level and clear of trees,rocks and other debris,the land is grade and sloped away from home for water runoff,and fill soil is compacted to prevent foundation sinking or shifting. • For installation, get written proof of installer’s qualifications, ask for a written warranty or get promises and claims in writing, and have process explained, preferably in writing.

What do you do when the doctor says you need rehabilitation? You’re Not Alone Most people don’t think about rehabilitation until they need it. Even then, it’s often a physician or other health care professional who recommends rehab to continue the person’s recovery after a disabling illness or injury. It’sthe goal of a rehabilitation facility to help people resume the ordinary activities of daily life that they enjoyed before: earning a living, raising a family, running a home, pursuing a hobby, playing sports. A good rehabilitation program offers therapy and education to avoid further injury. It is important to know the difference among facilities. There is a difference, for example, between a retirement home that has rehabilitation professionals on staff and a dedicated rehabilitation hospital. Facilities that have rehabilitation as their sole objective, such as rehabilitation hospital or center, are likely to have the most highly trained therapists, medical supervision by physiatrists (doctors who specialize in physical medicine and rehabilitation), nurses and psychologists. These centers usually offer innovative therapeutic programs, state-of-the-art technology and facilities and education programs for patients and health care professionals. The type of rehabilitation facility you choose depends on the kind of illness or injury experienced and its severity. There are two main types of rehabilitation facilities: • Outpatient facilities where patients come and go for treatment on a daily or weekly basis • Inpatient (or acute care) facilities where patients stay for days, weeks or months, depending on their condition. Are its services well integrated and provided by multidisciplinary teams? 4. Is it accessible to your family and friends? Is it located near highways? 5. Does it have a caring and restful atmosphere? 6. Does it offer more than the basics in terms of facilities and services? For example: Does it have a pool for aquatic therapy or a sports program for people with disabilities?

While most outpatient facilities offer some or all of these services, you can tell the difference between an excellent facility and an ordinary or inadequate one by asking the following questions: 1. Does the center offer a comprehensive range of services? Look for trained staff in physical therapy, occupational therapy, speech and cognitive therapy, industrial rehabilitation and vocational counseling. Also ask about counseling and support services that can be crucial in the rehab process. 2. Does the facility emphasize prevention of injury? Many common injuries, such as carpal tunnel syndrome, will recur without a change in the way people use their hands. 3. Is the facility well-respected and well-connected in the medical community? Does it have a medical director who specializes in rehabilitation? Does it have a strong network of consulting physicians and other health care professionals to call upon if necessary? 4. Is the site easily accessible by car or public transportation? Are the buildings easily accessible for people with disabilities? 5. Does the facility accept the insurance or managed care plan you use? A good facility will have an adviser who can help you make financial and insurance arrangements for your therapy. Inpatient Or Acute Care Facilities Most people who are admitted to an inpatient rehabilitation facility are recovering from injuries or illnesses that severely impair their physical functioning or understanding. These include: • strokes • spinal cord injuries

Other Guidelines • Certain services should be available daily or twice daily: occupational, physical and speech/language/ hearingtherapies as well as social work and psychological counseling. Other important services are recreational therapy, vocational training and special education services. • Look past the time of discharge. Does the discharge staff help plan your home care and the support services needed once you return home? Are there vocational, psychological and social work professionals available to help patients adjust to life outside of the facility? Does the facility offer practical assistance, such as programs to help patients drive again after their illness or injury? Ideally, an inpatient rehabilitation hospital will also offer outpatient rehabilitation services that provide continuity of care after discharge. • Look for a continuum ofcare from the time of your admission past the time of discharge. Anyone who is disabled will face a long period of adjustment and will need services that are not anticipated. Find a facility that will help you prepare for and fulfill those needs.

Tires How To Choose The Right Tire The tires on your vehicle can affect your safety and driving enjoyment. Choose tires that match both your vehicle and the way you drive. How Many Tires Do I Need? All four tires should be identical. If your tires don’t match, you could have handling problems. For instance, one end of your vehicle may not respond as quickly or completely as the other end, making the vehicle more difficult to control. If you just need to replace one tire that has been damaged, replace it with a tire of the same brand type, size and speed rating. A tire that doesn’t match the other three tires on your vehicle could affect your driving safety. If you need to replace two tires and the remaining two have a lot of tread depth left, replace them with tires that match your existing set as closely as possible. Identical new tires are best but others of the same size and type can also provide good results. Should I Buy A Different Type Of Tire? If you are replacing all four tires, you can explore another category of tires. If you want longer lasting tires, better traction or a smoother ride, there are tires that will help you accomplish this. What Size Tire Do I Need? From the receiver, the signal goes into the ear canal through a small tube or ear mold. HEARING AID STYLES Hearing aids vary a great deal in price, size, special features and the way they’re placed in your ear. The following are common hearing aid styles, beginning with the smallest, least visible in the ear. In the Ear (ITE) hearing aid ITE hearing aids fit directly into the external part of the ear and are custom made to fit the contours of your ear. HERE ARE SOME TIPS ON HOW BEST TO PROCEED: How to Get Home Medical Equipment Your personal doctor can best decide whether you need home medical equipment. Often physicians work with home medical equipment suppliers to find the most suitable equipment for you. Your doctor knows your overall health condition, your specific medical needs, perhaps your living situation, and how long you will need the particular equipment. Your doctor is responsible for providing a complete prescription to the supplier for your equipment. Your doctor is NOT permitted to bill you or the supplier for completing the prescription. If your doctor refuses to complete the medical prescription because he or she doesn’t believe you or your loved one need the equipment, discuss it with him or her. Remember that your doctor knows your health needs better than anyone else. If you are about to be discharged from a hospital, a discharge planner will follow your physician’s instructions about your particular equipment needs and refer you to one or more suppliers who can meet your medical equipment needs. Appliances Often the basic appliance unit is the same for several brands, but the price increases as the added features increase. This is true on major appliances… to save money, don’t buy more features than you really need. Before you make a purchase, ask yourself if you really need the appliance. Some features on appliances save time and energy, and some add convenience but use more energy. Some are bought because of the novelty they provide. These extra features are seldom used once the novelty wears off, so you might not want to pay extra for these features. Sometimes an appliance doesn’t really save time or energy because the set up and clean up are time consuming. BEFORE BUYING, CONSIDER WHERE THE APPLIANCE WILL BE STORED AND USED Often storage creates a problem that outweighs benefits. Be sure where you’ll use it is wired adequately and that there’s an outlet available. Don’t use extension cords unless it’s absolutely necessary. Cords reduce efficiency and may be dangerous . Once you’ve decided you really need the appliance and that you have room for it… consider the original price tag plus any installation, operating and maintenance costs. High operating costs may make energy-efficient models worth

If you are gone during the day, arrangements will need to be made to allow a service person access to your home. WARRANTY OR GUARANTEE Take time to read the written guarantee… don’t just take the word of the salesperson. When you buy, remember to fill out and mail the warranty cards. Look for safety seals and

seals of approval. The UL seal (Underwriters’ Laboratory) is probably the best known safety seal. Another seal, a blue star emblem, may be found on gas appliances. It means that the design and construction meet safety and performance standards of the American Gas Association Laboratories. Some magazines and other groups have seals of approval, too, but they vary in their worth to the consumer. Don’t assume that a seal assures quality. For the most part, appliances on the market do what they are designed to do. Your choice of brand and price will depend on personal preference and individual need rather than actual differences in function and quality. Air Conditioning How Do I Choose An Air–conditioning System? Selecting a central air conditioner is an important decision, since the air conditioning system is a home’s largest energy user. The right AC system makes a home comfortable and efficient. The wrong one can cause discomfort, humidity and maintenance problems that increase utility bills. Purchasing an AC unit is one of the largest investments homeowners can make, both at purchase and in operating costs. As with any major purchase, the more information you have, the better decisions you can make.

When searching for a conscientious, licensed, bonded contractor, always contact your regional Better Business Bureau to make sure the contractor you select has a satisfactory rating. The regional office should be listed in the business white pages in your local telephone directory. The contractor you select should complete a cooling load analysis and a humidity load analysis. In addition, the contractor should provide service after the installation and an AC operation manual.

What Should The Calculation Consider? Heat passes through the walls, roof, windows and doors and is generated by people in the home. The load calculation should consider all of the following heat and humidity factors: • Surface area of the walls, attic, windows, and doors • Type and thickness of the insulation in the walls, attic and floors • Construction of the walls, floor and roof • Type, size, orientation and number of windows • Orientation of house • Permanent exterior shading • Occupant activities • Kitchen, bath, and laundry equipment • Ventilation needs • Outdoor air infiltration • People capacity of the home (using two persons per bedroom).
