TRACT 1

Property is used as commercial feed yard. The operation is split between a north yard (Tract 1) and south yard (Tract 2). There is an office, feed mill, grain storage, hospital barns, feed bunks, cattle pens and various other site improvements. The subject is considered adequate to operate as a 31,500 head capacity beef feed yard. Feed mill complex building houses one 24’ x 48’ Gearn roller mill and steam flake and a 150 HP boiler for the steam chest. The mill building is 860 square foot standing metal structure elevated above three commodity bays. Adjacent to the mill is an older metal frame mill on a concrete slab with a subfloor commodity receiving pit, elevator legs, grain storage tanks and other improvements. FEED MILL GRAIN STORAGE

Feed mill grain storage is 590,000 bushels. The older storage had a capacity of 90,000 bushels. Two new Behlen bins were recently installed adding capacity of 500,000 bushels. The bins have roof vents, bottom and roof fans, truck dump pits, elevator leg, conveyors and augers.

Both center pivots are 2004 Zimmatic models. The property also contains a set of livestock pens and an estimated 10,000 bushel grain storage bin, located near the center of the north circle.

This tract includes approximately 13.5 sections or ±8,640 acres native pasture with ±8.5 miles of Beaver River running through the native pasture in the northern half of this tract. There are 15.25 sections or ±9,760 acres of irrigated cropland located on the south half of this tract.
