LISTROM FAMILY IN THE FRAME OF THEIR FUTURE HOME

IT STARTS AT HOME Simple, decent, affordable housing has the power to transform the lives of the families living in it. Nearly four decades and counting, Habitat understands that proper shelter matters. A hand-up, not a handout. Habitat does not give away homes. Houses are sold to the families at no profit, with the homeowners’ monthly mortgage payments being reinvested to build more houses for other families in need. Working in partnership with donors, volunteers and other homeowners, our model promotes dignity and a sense of ownership and pride which empowers and strengthens families. You are providing a solution to poverty housing—one home, one family, one neighborhood at a time.

LETTER FROM THE BOARD CHAIR By the grace of God and the generosity of over 1000 donors and volunteers, Habitat for Humanity of Douglas County has put 44 families in homes and performed repairs for 5 additional families since 1997. I have been honored to be involved in serving some of these families for over 5 years. I have witnessed the joy and gratitude felt by families as they are handed the key to their new home. I have seen the impact of decent affordable housing on the lives of children in our community. We are extremely grateful for the contributions of our many donors and volunteers. As we look to the future, our goal is to serve no less than 7 families per year. This will be made possible through your continued support and the support of this entire community. LETTER FROM THE EXECUTIVE DIRECTOR I am pleased to share this report and show the tremendous impact you are having in our community. Together, we are doing some incredible things here in Douglas County. But the reality is that there is still so much more that needs to be done. The dream of homeownership is something that is out of reach for many low to moderate income families right here in Douglas County, Minnesota. Thriving places like Alexandria, and Douglas County, need safe housing that people can afford. One out of every four renters in Douglas County pays 50% or more of their income on housing. Because of this, families are struggling to meet their most basic needs. This is not acceptable. We have a powerful mission—Seeking to put God’s love into action, Habitat for Humanity brings people together to build homes, communities and hope. Through our programs, 180 individuals live in a safe and decent home. Together with our volunteers and donors, we share a common belief that no family should have to raise children in unsafe, sub-standard conditions and that hardworking families deserve a chance to become homeowners through a hand-up rather than a hand out. Homeownership can change everything for a family. Children feel free to bring friends home to play, their grades improve and the opportunity for college becomes a reality. Instead of worrying about housing, families begin to consider other possibilities—college for their children, going back to school or retraining for more meaningful employment opportunities for themselves, or even having time to volunteer with in their community. Habitat homeowners become tax-paying neighbors who value their homes and their neighborhoods. Perhaps the greatest benefit of homeownership for these families is that a home equals HOPE—hope for a better life, hope for self-sufficiency and hope for a bright future for their children. You can look around our communities and see the families positively impacted through your support. Working together we help make the dream of homeownership a reality. You can give someone a handout (something that will make their day or even their week easier), but you can’t just “give” hope. To provide hope is to make a life-changing difference, to build impact for the long-term. Rather than patching a problem, together we look to provide solutions—hope can lay the foundation for so many possibilities. LIVING OUR VALUES Purpose and value statements can tell you a lot about a person or an organization. Our values determine how we behave with each other and express our beliefs in what is important to how we live and work. Beyond words, how we “live” these statements really shows who we are. Did you know that you impact our organizational values? Each person involved in mission plays a unique and meaningful part in what makes our mission what it is today. This past year we were blessed to be led through the process of defining our values and during the process, building our team charter. Mark Deterding, the founder and principal of Triune Leadership Services and HFHDC Director, led the staff through the process. It has helped to refocus our staff and our committees as we look to the future and how we can continue to meet the needs of our community and live our mission to the fullest. As an important part of this mission, do you identify with these values? What do they mean to you? How can we continue to live these values to better impact those we serve? We would love to have a conversation with you over coffee or maybe during a break on the build site.

There was a lot of powerful and emotional discussion as we worked through this process. Prayer, laughter, and even some tears were involved. The outcome has been a stronger sense of vision and purpose to lead us toward a future where every family has a decent place to live. One of the outcomes was a purpose statement that the HFHDC Staff is working hard to live:

“The Douglas County HFH staff provide mission focused servant leadership, inviting and encouraging partnerships, to foster an environment of love, hope and growth.” Let us know how we are doing. We are accountable to the families we serve, to the donors and volunteers who partner with us in mission, and to the community; and we take this responsibility seriously. Your support continues to strengthen our mission as we look to provide solutions for even more families in need of safe, affordable housing. This year, we continued to make strides to position our work for the future. Major accomplishments include: •

Addition of full time construction manager. Randy Hansen joined the staff to provide leadership over all areas of the construction program (new construction, rehab, and repairs).

ReStore Grand Opening. On May 1, 2014, we opened the doors to a sustainable source of funding for our mission. The ReStore sells donated, new and used furniture, appliances and building materials to support the building and repair of homes. Bob Voltz joined our staff as ReStore Manager and is providing leadership for growing this part of our mission.

Received a Best Practice Award from Habitat for Humanity of Minnesota. This is our affiliate’s 4th award, being honored for our work positioning our mission for a vibrant future.

Repairs program grows. We successfully completed a large-scale critical home repair in addition to several smaller projects. We continue to work with community partners to grow this program and create more ways to provide safe, affordable housing.

Build. Think. Act. program implemented. 20 volunteer facilitators led educational activities on 50% of build days, educating and strengthening our volunteers for even greater action in support of affordable housing
