HARBOR COUNTRY MEMBER SPOTLIGHTS BEACHTOWN VACATION RENTALS GET TO KNOW SOME OF OUR MEMBERS AND LEARN ABOUT THEIR BUSINESSES
John Natsis used to be in the vacation-rental business. Now he’s in the “boutique” vacation-rental business. The difference? As the former co-owner of Bluefish Vacation Rentals, John co-managed (with his partner, RE/MAX Harbor Country realtor Tom Hemingway) more than 60 vacation homes for clients all over Harbor Country for 17 years. Today, as co-owner of newly formed Beachtown Vacation Rentals, he’s managing only a handful of vacation properties that are owned by him and Hemingway alone. “For nearly 20 years, we’ve hosted thousands of guests in our three Union Pier properties,” says John. “There’s a five-bedroom house, a one-bedroom cottage behind it that can be rented separately, and a threebedroom cottage. We have something for everybody.” The five-bedroom “Beachtown Guest House,” two blocks from Townline Beach, offers a living room/dining room with an open floor plan that is ideal for a larger group. Additional amenities include a screened-in porch and a fenced-in yard with a small campfire area. A sleeper sofa in the living room and a futon in an upstairs den raise the occupancy to as many as 12. The adjacent one-bedroom “Beachtown Cottage,” perfect for a couple or small family, features vaulted ceilings, skylights, two fireplaces and a small sunroom. There’s a two-burner stove and a small fridge in the kitchen, plus a gas grill outside on the deck. The three-bedroom “Koi Cottage,” on Nolan Avenue, is just half a block from Miller Beach. Features include a living room fireplace, fenced-in yard, two screened-in porches and a separate bunkhouse with its own bath and another full bed, allowing lodging for up to eight. “All of the properties are nicely appointed, well maintained, and updated regularly,” says John. “And with only a few properties to look after, we can give our clients — and the properties themselves — a lot of individual attention.” This also gives John and Tom more time to engage in real estate development. “We’ve really enjoyed the different projects we’ve been able to do locally over the years,” says John. “Now we’ll be able to do more of them.” See ad on page 39

TOM HEMINGWAY, RE/MAX HARBOR COUNTRY The short answer for why RE/MAX Harbor Country realtor Tom Hemingway and his partner, John Natsis, sold Bluefish Vacation Rentals last year is…to see what develops. After operating Bluefish for the past 17 years, the two made the decision to sell the business they founded so they could devote more of their time and energy to real estate development. Of course, RE/MAX Harbor Country is still Tom’s “day job,” as it has been since 2003. Joining the firm was the result of what in hindsight seemed to be a natural career progression that began in Chicago in the 1990s, when he earned a living designing and building nightclub interiors and doing freelance construction work for ad agencies and other clients. He and John purchased a vacation home in Union Pier in 1997, then moved here full-time two years later, after purchasing the Firefly Resort as a development project. By the time they sold the resort in 2001, they had acquired a second vacation property in Union Pier and soon after hatched the idea to start a vacation-rental business here. As fate would have it, Tom and John leased an office from RE/MAX broker Dan Coffey, and two years later Tom joined the RE/MAX Harbor Country––– team, where he’s done quite well for himself — and the company. “I’m usually ranked in the top five for sales in Harbor Country,” he says, “and in the top 10 in Southwest Michigan.”Tom attributes much of his success to his construction background. “I understand houses, I understand construction. If something needs to be fixed in order to sell a property, I know what to do and how to do it. The same goes with buyers. I often end up helping make changes and improve what they have.” So what does he look for when he and John shop for properties? “With real estate, it’s always about location,” Tom says, “but we also like underdog properties. Even if they’re falling down, we love the challenge of building them back up and breathing new life in them.” See ad on page 90

Careful observation ensures each animal feels comfortable and compatible with their playmates. An indoor play space allows dogs to play together no matter what the weather. When it’s time to relax, eat and sleep, each dog will retire to their own spacious personal pen in the immaculately clean kennel area.
Then it’s time to discuss the project. “It’s important to understand their needs and wants, and their budget,” he explains, “but also their lifestyle. Are they traditional, or contemporary? Do they entertain a lot? Do they prefer neutrals, or a splash of color? Then I figure out a solution that’s going to work for them.”
“We wanted to create an atmosphere that’s enriching for the dogs but I find that in turn it’s enriched my life” say Welch. At Welcott Farm, it’s not just about pampering pups. Jeff and Tim focus on a dog’s individual personality, temperament and needs. One-on-one nurturing attention is given to each animal from the moment they arrive. Dogs who are new to the retreat, or nervous about being boarded, are given time and space in the separate reception room, to get to know their caretakers and adjust to their new surroundings. Many of Welcott’s guests are frequent guests who can’t wait to join their four-legged friends. Pets with special needs or medications are welcome and cared for too. For Jason, that’s the fun part, and he’s obviously very good at it. After all, he’s been serving homeowners throughout Harbor Country and Michiana since 2006, when he and his partner, award-winning interior designer Richar, of Richar Interiors in Chicago, first opened Mix & Mingle at the intersection of U.S. Hwy. 12 and Wilson Road. One characteristic that sets Jason apart is his special fondness for “shaking things up”— combining contemporary furnishings with vintage and even primitive objects to create a signature look. Unexpected pairings can have unique results.” It’s a strategy that’s evident all over the store, where contemporary artworks, vases and light fixtures are “mixed” and “mingled” with antique farm implements, vintage furniture and chandeliers. As for the name of the business, Jason concedes that, you might assume from its name that Mix & Mingle is a bar or a social club. But he’s okay with that. “I actually like the connotation that it’s a social thing — a putting together and blending,” he says. “That’s what interior design is.” See ad on page 69

FROEHLICH’S While many have embraced the farm-to-table/foodie movement, Colleen Froehlich says, “It’s just part of my DNA”. AT YOUR SERVICE For custom builder Doug Nelson, his business, At Your Service, represents the lessons and values that he’s picked up throughout his entire life. Work is not just making a living. It’s art. The art of building — creating, designing, producing. His influences are eclectic. Doug started building on his grandfather’s Connecticut farm and took construction jobs to pay his way through UCLA Film School. His creative passions took him touring with musicians, displaying art in the Smithsonian, publishing photography in national publications, creating award-winning film and television media, and producing Grammy-nominated music. SAWYER HIGHLANDS/CONVERGE COMMUNITY CHURCH Sawyer Highlands Church was formed in 1952 by a group of men and women who had a vision to love God and their community. From the earliest days, learning what the Bible has to say about God and his people has been at the very center of its mission. The church had simple beginnings, but as it grew, it became known as a place of worship for all ages, with a vibrant youth ministry, a missions program, and a God-centered vision of life. In October of 2012, Sawyer Highlands Church launched a second campus in New Buffalo, initially at New Buffalo High School. That campus became known as Converge Community Church. “We chose the name Converge because it demonstrates what we have experienced in the Gospel,” says Lead Pastor Jeff Dryden. “Jesus’ death on the cross brings people from very different backgrounds together into one family. As it was true in the first century, it is true now. We welcome those who have been local residents for years, as well as those who’ve more recently come to New Buffalo. In the church, they ‘converge’ to become one family.” In June of 2016, Converge Community Church moved into its new facility at 601 W. Buffalo Street, a commercial building that once housed an iconic car dealership. “There was great delight in taking a run-down building and making something new,” says Pastor Mike Bettig. “For us, it symbolizes the renovation that Jesus does within people when they receive him.” Students from both campuses participate in the youth ministry, which includes summer trips, retreats, and mentoring. “It’s all about growing in truth within the context of healthy relationships,” says Youth Minister Joe Koehler. Sunday services are at 10 a.m. in Sawyer and 11 a.m. in New Buffalo. “We welcome all who want to join us worshiping around the Word of God,” says Pastor Rob Nash. See ad on page 100

BEACH SAFETY TIPS 1. Be aware of rip currents. Even strong swimmers can get caught in these powerful currents that can happen at any beach along Lake Michigan. Safety tips for avoiding and escaping rip currents are provided at all Harbor Country beaches. Check riptide warnings at weather.gov/crh using 49117 and 49129 zip codes. 2. Know how to call for help. Call 911 for emergencies and 269-684-5274 for non-emergencies. 3. Know how to report your location. When using the road end beaches in Chikaming and New Buffalo Township, report the number of the nearest Blue Mile Marker and the name of the beach access point. These markers are coordinated to the Berrien County 911 system. The New Buffalo Beach is the only beach staffed by lifeguards. 4. Be aware of water quality. E-coli counts in Lake Michigan fluctuate and water quality is monitored by the Berrien County Health Department. Beach closings and advisories are posted at deq.state.mi.us. 5. Take only memories, leave only footprints. Trash receptacles are available at all beaches. Please do your part to keep the beaches clean.

appearance for over 100 years. On the same latitude and leeward juxtaposition to a large body of water, the terroir is similar to the great wine growing regions of Europe and Napa. The plants grow deep roots here, thanks to the perfect combination of fertile soil, sandy loam and precipitation to nurture flavor-packed fruits and exceptional hops for craft beer. The influence of Lake Michigan, known as “lake effect” coaxes Mother Nature to play gently through the four seasons. Delaying the budding of fruit until after the last spring frost and then in autumn, sharing the influence of summer-warmed lake water to extend the growing season. In winter, a protective blanket of snow envelopes vineyards and fields to protect roots from extreme cold temperatures. Since the 1800s, farmers were drawn to these ideal growing conditions to grow a vast array of fruits including grapes, peaches, plums, cherries, apples, blueberries and strawberries. Wineries were established along the shore, to be closer to the vineyards and ferment wines known for their crisp texture and exquisite character. The Harbor Country area now boasts over 12 wineries, offering visitors a chance to tour, taste and wander vineyards with stops for farm fresh eats along the way. Craft beer fans have a choice of local breweries, where crowds are lively and the home-grown beer choices are plentiful. Brewers gather hops grown in their own backyard to conjure craft brews, most especially India Pale Ales that rely on the ever popular hoppy palate. Hops field production continues to increase here to meet the demand, evident along the back roads where bines heavy with cone pods cling to trellis’ constructed with 25-foot poles. Imaginative brewers take advantage of Harbor Country’s bounty by infusing fresh produce notes into their beers. This friendly competition between breweries provides for an ever changing and creative selection of suds for the beer lover to explore. New Buffalo is the gateway to Michigan and the cornerstone city of Harbor Country. Its harbor boasts the largest number of slips on the sunset coast, a public boat launch, transient marina and large public beach – all walking distance from the downtown district. A variety of unique stores, eateries and lodging facilities line the streets. There is an Amtrak stop with three daily trains and shuttle service to the Four Winds Casino.

The stately white gates of Grand Beach have welcomed visitors and Chicago politicians to the village since the 1900s. Initially developed as a resort area, Grand Beach is home to a public golf course, nearly 50 Sears & Roebuck cottages and three Frank Lloyd Wright homes. There is a small commercial district along U.S. Highway 12.
Michiana
The Village of Michiana is the southernmost town of Harbor Country and one of the last areas in the region to be developed. Best known for its “Michiana” log homes, built into the dense woods that dot the shores of Lake Michigan, the village is primarily a quiet, residential neighborhood. The most often heard question is‚ “What stop are you at?” referring to the old bus route stations that still dot Lake Shore Drive.

Four miles north of New Buffalo, Union Pier is a major vacation destination with a wide variety of places to stay — quaint Bed & Breakfasts, historic inns, vintage cottages and modern luxury homes. Named for one of the shipping piers used to transport timber to Chicago in 1870, the town has deep ethnic roots that are still visible today. Small, roadend beaches are walkable and bikeable as are numerous restaurants, shops, and bakeries.
Lakeside
The history of Lakeside comes alive at the Wilkinson Heritage Museum, home of the original 1854 trading post and at the Lakeside Inn, a state registered historic hotel. A strong sense of community is fostered by an active homeowners’ association that organizes an annual Memorial Day parade and Ice Cream Social. In recent years, Lakeside has attracted a number of design studios that accompany antique shops and specialty stores along Red Arrow Highway.

Harbert has changed since the days Carl Sandburg and his goats roamed its wooded lanes, but has lost none of its appeal. The influence of the Scandinavian families lives on at several Swedish influenced businesses, which co-exist with restaurants, antique stores and furniture galleries. Harbert Community Park is popular with visitors and residents alike with its playgrounds, dog park and new Carl Sandburg memorial.

The northernmost community of Harbor Country, Sawyer, is home to one of Michigan’s top destinations – Warren Dunes State Park. The Park offers acres of dunes, campgrounds, and a dedicated dog-friendly beach. Downtown Sawyer has grown tremendously over the past few years. It is home to a local craft-brewery, a destination garden center, restaurants, art galleries, and an old fashioned hardware store.
