COMMENTARY MARKET REPORT 2020 THIRD QUARTER

The Austin housing market hit historic levels in the third quarter of 2020. With record highs in homes sold and average sales price the third quarter saw us make up all of the lost sales from the previous two quarters due to the uncertainty surrounding COVID. With a better understanding of the long term impacts of COVID and an understanding that work from home is a permanent or semi-permanent solution for many companies and employees we are seeing home owners take a different approach to where they live and what they're looking for in a home. Many are needing more space for all the additional activities taking place at home. From work, to school, movie night and working out. People are also willing to move further from their offices as they my only be required to commute to work once or twice a week. This has taken the form of increased home sales outside Austin's urban core as well as an acceleration of relocations from both California and the east coast. The largest concern Austin currently faces is a lack of inventory. This has been a concern the past couple of years but has been expounded as potential sellers have held back putting their homes on the market over concerns with the pandemic and economy. The decrease in supply has seen the days on market reach all time lows as quality properties sell within days of hitting the market
