OLD RED BUILDING
DALLAS COURTHOUSE 1966
Dallas County Courthouse, 1892. 500 Main Street. Orlopp & Kusener (Little Rock). Restoration in 1999 by James Pratt. “Old Red” served as the center of government until 1928. A massive Romanesque Revival structure is the sixth courthouse to occupy this site since 1846, it expressed the new found economic prowess of the largest city in the state at the time. The polychromatic masonry and roof tiles suggest lingering influences of the Victorian era, while the heavily textured granite and sandstone walls, engaged turrets, arched openings and contrasting horizontal string courses represented typical elements of H.H Richardson’s mature Romanesque style.
Dallas County Courthouse, 1966. 600 Commerce Street. The 7th Courthouse is currently in use, located south of “Old Red”. The architecture style is Modern using concrete and steel as building materials.
JFK MEMORIAL
John F. kennedy Memorial, 1970 600 block of main street. Philip Johnson. Johnson’s disquieting cenotaph, sitting isolated in the center of an otherwise featureless plaza next to “Old Red,” is a 50ft. square formed by 72 slender concrete elements strapped together by post-tensioned cables. The memorial attempts to express the emptiness and anguish of a city and nation in the years following the 1963 assassination.
ONE MAIN PLACE
FIRST NATIONAL BANK
One Main Place, 1968 1201 Main Street. Skidmore, Owings & Merrill (New York); Harwood K. Smith & Partners The most significant downtown building of the 1960s, a 34-story concrete tower designed by Gordon Bunshaft of SOM. The only drawback is the sterile sunken plaza, a failed attempt at mixed-use development.
Elm Place, 1965 National Bank Tower, is a 52-story, 191 m (627 ft) skyscraper in the Main Street district of downtown Dallas, Texas, adjacent to the Dallas Area Rapid Transit (DART) Akard Station. It is the tenth tallest building in the city. In January 2010 the building was closed due to low occupancy rates.[7][8] It is currently undergoing the most costly building conversion in Dallas’ history. When completed in 2018, the building will contain a luxury hotel from the Thompson Hotels brand as well as 300 apartments. [9][10] It was listed on the National Register of Historic Places in 2017.[2]
ADOLPHUS HOTEL
Adolphus Hotel, 1912. 1321 Commerce Street. Barnett, Haynes & Barnett (St. Louis); C.D. Hill Renovations in 1980 by Jerde Partnership (Los Angeles); Beran & Shelmire. Constructed by St. Louis’ beer magnate Adolphus Busch. An Edwardian Baroque masterpiece, with elaborate cornice and attic ornamentation, capped by a distinctive mansard roof and bronze crest.
THE REPUBLIC NATIONAL BANK
Republic Towers, 1955. Pacific Street at Ervay Street. Harrison & Abramovitz (New York); Gill & Harrell 1955. Addition by Omniplan in 1978 and renovations by Corgan Associates in 1999. The 36-story office building and eight-story banking pavilion for Republic National Bank was designed by Wallace K. Harrison, architect of the U.N. Headquarters. This was Downtown’s first major post-war project, Harrison cloned his earlier Alcoa Building in Pittsburgh, reutilizing its aluminum panel cladding in this bankerly conservative and elegant complex.

DALLAS COUNTY CRIMIAL COURTS BUILDING
Wilson Building, 1903. 1621 Main Street. Sanguinett & Staats; J. Edward Overbeck, addition in 1911. The 20th century office building was inspired by two famous Chicago landmarks: Adler and Sullivan’s Auditorium Building (1889) and H.H. Richardson’s Marshall Field Store (1887). Built by a rancher and banker, J.B. Wilson, it originally housed Titche-Goettinger department store on its ground floor, with seven office levels above. To provide natural light to the offices, two light wells were inserted above the contiguous ground floor and mezzanine levels, this broke the long Ervay Street façade into three distinct pavilions. Similar to other Victorian-era office buildings, the eight-story façade is divided into five horizontal bands, each has a different fenestration pattern and exuberant ornamentation.
NationsBank Plaza, 1986. 901 Main street. JPJ Architects. Dallas’s tallest building rises in a dramatic shaft of silver reflective glass and aluminum spandrel panels to a height of 72 floors (921 feet) ranking it among the 35 tallest buildings in the world. The plan is a square pulled apart at its diagonal corners, which, when combined with its sculpted crown, creates a tower of constantly changing imagery.
Bank One Center, 1987. 1717 Main Street. Philip Johnson’s/ John Burgee Philip Johnson’s/ John Burgee’s second Dallas office building is modeled after the same firm’s 1983 RepublicBank Center in Houston, which consists of a banking hall pavilion and separate office tower, both sharing similar distinctive roof shapes.
Dallas county criminal Courts building, 1913. 501 Main Street. H. A. Overbeck Overbeck’s handsome Renaissance Revival jail and courts building stood in sharp stylistic contrast to the old county courthouse across the street. Behind the richly-detailed façade the architect inserted a programmatically and technically innovative design for this early justice facility.

Dallas County Records building, 1928. 509 Main Street. Lang and Witchell Adjoining the criminal courts building is this block-long Neo-Gothic Revival structure that reveals the broad stylistic repertoire of Dallas’ most prolific firm, Lang and Witchell.

Davis Building, 1926. 1309 Main Street. C.D. Hill Characteristic of many 1920s Dallas skyscrapers is this 20-story Classic Revival headquarters for Republic Bank. The gilded rooftop cupola conferred extra height over a nearby banking competitor.

El centro college, 1910. 801 Main street. Long and Witchell Dallas’ finest example of the Chicago School of high-rise commercial architecture is this eight-story former department store built by the Sanger Brothers. With its larger windows, Sullivanesque terra-cotta ornament and slender vertical piers expressing the structural steel frame.
Kirby building, 1913 1509 Main Street Barnett, Haynes and Barnett; Lang and Witchell This 17-story, U-shaped office building, also financed by Adolphus Busch, opened the year following completion of the Adolphus Hotel. The Busch Building is an exuberant Late Gothic Revival tower lavishly clad in terra-cotta panels and crowned by a battlement of tracery and finals.`

NEIMAN MARCUS
Neiman Marcus, 1914. 1618 Main street. Herbert M. Greene. The flagship of Dallas’ world-famous fashion retailer is the only original department store still in use downtown. A monument to classical rationalism, its terra-cotta façade has barely enough detail to relieve the building’s overwhelming proportions.
WORKING WITH THE CAPPA INSTITUTE OF URBAN STUDIES, THE RESEARCH IS TO INVESTIGATE THE FEASIBILITY STUDY OF DEVELOPING MAIN STREET INTO A PEDESTRIAN STREET. RESEARCH WILL INVESTIGATE HISTORICAL DEVELOPMENT OF THE CITY AND MAIN STREET, CONTEXT, DATA PROVIDED BY THE INSTITUTE AND PROJECTED DEVELOPMENT REGARDING DENSITY AND FUTURE STRUCTURES AND PROGRAMS. THE PROJECT WILL UTILIZE DESIGN DATA INTO A WORKABLE DESIGN STRATEGY AND URBAN DESIGN FOR NEW STREET IMPROVEMENTS, LANDSCAPE, MICROCLIMATES AND NEW STRUCTURES.

URBAN INSTITUTE PROPOSAL
THE DESIGN OF AN URBAN INSTITUTE, WHICH FOCUSES ON THE CITY OF DALLAS AND ITS SURROUNDING ENVIRONS, WILL BE SITUATED AS A KEY COMPONENT FROM THE URBAN DESIGN SCHEME DEVELOPED IN PROJECT ONE. THE GOAL OF THIS INSTITUTION IS TO EXEMPLIFY SUSTAINABLE AND INNOVATIVE DESIGN AS IT RELATES TO THE URBAN CONDITION AND THE BUILDING’S USE AND PERFORMANCE.
