Delivery Options Integrated Project Delivery Integrated Project Delivery (IPD) is a collaborative approach integrating people, systems, and practices to optimize project results, increase value to the owner, reduce waste, and maximize efficiency throughout all phases of design and construction. The owner, architect, project manager and contractor all work under one contract agreement beginning early in the design process and continuing throughout to project turnover. An IPD team is guided by mutual respect and trust, collaborative innovation and decision making, early goal definition and open communication in order to yield a successful outcome. Risk and reward are collectively managed and shared by the entire team.
Construction Management Services Agent or At Risk This delivery approach permits overlapping of design and construction. As soon as a portion of the work is approved at the design level, bids are solicited, contracts are assigned and construction begins. The “fast-track” schedule accelerates the beneficial occupancy date and therefore minimizes construction-financing costs and maximizes the owner’s return on investment.
Design-Build This concept differs from conventional construction management only in that the owner places all aspects of the project (planning, design, engineering and construction) under a single responsibility – from project inception to final completion. Our experienced team of in-house Design-Build coordinators includes registered engineers and architects, providing single-source coordination of the entire design and construction process. Turner maintains relationships with the top design firms in each industrial market segment allowing us to select the most experienced and capable firm for each specific project and manufacturing process type.

BIM Integrated Design Turner combines 3D modeling with the functions of time, costs, engineering, space utilization and other information to build projects digitally. Turner works with our clients and design team to submit a BIM Implementation Plan from the job kickoff that works for the project team. The plan outlines the BIM process, procedures, modeling parties included, file breakdown structure, file sharing structure, level of detail required, and file format deliverables at stages through the project. Turner has multiple experiences with processes and software packages for use in the design, construction, and facility management of buildings. We have over 100 Revit licenses and over 400 Navisworks licenses. Turner has several well trained modelers in-house and project BIM coordinators well versed in this software.
Supply Chain Solutions For every project, Turner has an eye to strategic procurement and cost savings for our clients. Our strategic procurement organization, Turner Logistics, has been bulk-purchasing materials for our clients more than 10 years. During that time, we have procured over $1.5 billion of equipment, and achieved direct manufacturer savings ranging from 3 – 15%. Materials typically purchased include major mechanical and electrical equipment, and various finish materials. Preferred pricing has been negotiated from numerous manufacturers, allowing Turner to become a top five buyer of equipment from over 20 major national suppliers including Caterpillar, Siemens and General Electric. Additionally, Turner has global reach into the supply chain through our Global Sourcing organization and through relationships and infrastructure in Asia with numerous manufacturers. A multi phased campus. Phase I encompasses a 38,027 SF tilt-wall office building, an 83,235 SF industrial-use assembly shop, and site improvements for Phase 1 and planned future phases. Within the Assembly Building: painting, blasting, and warehouse functions are in substantial conformance with the current 26.2 acre site-plan and preliminary design, developed in conjunction with Powers Brown Architecture, Turner Construction, and MEPF consultants.

Toyoda Gosei TMMTX Building 31 Expansion Project | San Antonio, TX Toyoda Gosei North America Corp., a supplier to automaker Toyota, wanted to build a parts-manufacturing facility to support the Toyota San Antonio plant. The U.S. unit of Japan-based Toyoda Gosei is one of 18 suppliers located on the site. This 20,120 square foot, slab on grade, structural steel metal clad facility makes body-sealing systems, interior and exterior systems, optical electronics, fuel and safety-system parts for vehicles. The Toyota assembly plant is expected to employ about 2,000 workers and build 150,000 full-size Tundra pickups a year.
Caterpillar, Inc. - Engine heads machining facility Phase I & II | Schertz, TX
The Caterpillar Engine Heads Machining project is an industrial facility consisting of two phases, and totaling more than 500,000 SF. Turner provided management services for both phases. Phase I: The new 265,000 SF tilt-wall industrial facility was a design/build project that includes 10,000 SF of office space and a 6,000 SF central plant. The bi-level office space houses a second story area for future expansion and growth. Key features of the building include 32’ clear height, 20,000 amp dual-feed power services, 1,200 tons of chilled water cooling and 3’ thick equipment line foundations. Even though the Owner added $1 million in scope additions, the project was turned over six weeks early as a result of the project team’s use of lean construction practices. Phase II: A 280,000 SF expansion to the existing engine machine heads facility. This tilt wall project has a clear height of 35’ and multiple equipment foundations which are 3’ thick and 25’-40’ in width. The slab is 8” thick with extra reinforcement to withstand machinery and parts staging. The dual feed electrical service installed in Phase I is being utilized as well as multiple other provisions installed in Phase I; including fire alarm, sprinklers, plumbing and landscaping.
Schuetz IBC Warehouse | Pearland, TX
This project consisted of a multi-phased 120,000 sq. ft. expansion to the Schutz IBC Warehouse on the shipping container manufacturer’s Pasadena plant. The tilt-wall building expansion includes reinforced concrete foundations, structural steel, metal decking and roofing, MEP systems, and loading docks with overhead doors. The new space also includes offices, locker rooms, restrooms, and worker break rooms. Working collaboratively in a fully-operational plant environment was key to the success of the project. The Turner team worked closely with the owner’s operations and production managers to successfully merge the two firm’s respective safety and lean cultures while establishing clearly defined barriers of separation.
