We know that Texas is like no other, and we value the distinction that the nation’s largest construction management firm is located in Texas. While each office is sustained by and reflects its local market, when needed, each can draw upon the resources and leverage of the other offices. Understanding regional construction issues, developing relationships with local clients, architects and subcontractors, mentoring M/WBE partners and being active in local events through Community Affairs are all ways in which we dedicate ourselves to being a trusted, informed resource and a concerned, active community member.

T-Cost Modeling Turner T-Cost Modeling™ Powerful interactive cost modeling tool developed from Turner’s vast historical project database used to prepare conceptual budget with immediate feedback of short-term costs and long-term operational consequences of equipment and materials selected. Also provides annual energy consumption based on design parameters. Preconstruction activities and decisions are the backbone to a successful project. Establishing an accurate cost-of-work starting point is a crucial first step. We utilize a proprietary and state-of-the-art T-Cost model program to develop a target budget based on extensive project experience, historical benchmarks, and understanding of local and national market trends. This target budget will become the starting point for our Target Value Design approach and will provide our healthcare clients with the information required to make informed decisions. The T-Cost model will assist with determining the total cost of ownership, understanding impacts to safety and sustainability, right-sizing the design, historical data comparisons, program benchmarking, departmental pro forma, maintenance and repair, and evaluating energy efficiency.

Environmental, Health, & Safety (EH&S) Maintaining operations and having zero impact on productivity is our number one priority Environmental, Health, and Safety is an integral part of risk management at Turner. We strive to continually improve and identify risk while creating and enforcing the programs to reduce that risk whether through a best practice, new guideline, or policy. This results in a successful track record of bridging the company’s safety standards, with the reality of on-site project operations further supporting and driving the message to all level of field and project staff. One of our more unique programs, Building L.I.F.E.™, teaches a more holistic and sustainable Employee Health and Safety system that assures those closest to the risk are included in decision making and measures that success for world class safety performance. This program revolves around managing a transient workforce where management and non-management are mutually supportive functions, an idea that people are the source of solutions. No opportunity to improve is “off limits” and the approach reinforces deliberate incremental improvement into every work process. Turner’s support and commitment to safety continues to offer progressive and innovative programs. We are proud to support the Turner family from Building L.I.F.E. to Living LIFE.

Lean Construction & Virtual Design
The best results are born from a well-organized team. A Culture of Continuous Improvement We have built our reputation around the principles of lean, which maximizes customer value by eliminating waste through continuous improvement and respect for people. All our projects over $10 million utilize lean to the fullest extent possible. On all of our healthcare projects, we utilize the latest technologies and implement lean construction techniques. We are focused on the growth of best practices and leveraging the latest technologies to continue to shorten schedules, minimize risk, reduce cost, and improve safety for workers and clients. As part of lean, we utilize virtual design tools such as Building Information Modeling (BIM) and construction strategies such as prefabrication and modularization to maximize value to our clients by optimizing the schedule and allowing for a safer work environment.
LEAN LEARNING
INTEGRATED DESIGN-BUILD SUBCONTRACTING
We create our own culture of learning and continuous improvement by increasing our focus on the principles and processes of Lean. This year, nearly 500 Turner staff will participate in our Advancing Lean workshops, learning the principles of scientific experimentation, continuous improvement, and problem solving - all in service of providing more value to our customers.
Key trade partners are brought on early as part of the design process to help mitigate risk.
VISUAL MANAGEMENT Used to provide our clients and partners with clear visual indicators depicting the status of our work at a quick glance. When work it is easier to see, it is easier to understand and to improve upon. CONTINUOUS IMPROVEMENT
LAST PLANNER SYSTEM® Used for schedule optimization, this process creates a workflow sequence based on contract milestones while providing feedback to improve performance. It uses the expertise of trade foreman to plan and monitor work. 3D LASER SCANNING A device that analyzes an object or environment to collect data on shape and appearance. The scan ensures no clash conflicts happen with the existing structure or systems, helping to mitigate costly delays. 5S PROGRAM
We use the lessons learned on every project through the Plan Do Check Adjust (PDCA) process and utilization of A3 Problem Solving. Our lean philosophy looks beyond the immediate project toward the future of the construction industry.
A system referring to five steps in a cycle of improvement (Sort, Straighten, Shine, Standardize, and Sustain) to enhance organization, efficiency, and promote a safer environment.
COLLABORATION
VIRTUAL & AUGMENTED REALITY
A “Big Room” environment encourages collaboration amongst stakeholders to develop, design, build, and operate the facility.
An immersive environment in which model content can be experienced as if the viewer was inserted into the model.
BUILDING INFORMATION MODELING A multi-dimensional interactive model of the building for use in coordination, scheduling, planning, and detailing.
PREFABRICATION & MODULARIZATION Building components are assembled off-site then delivered and assembled in place, saving space and increasing quality. Modularization creates a standard unitization of prefabricated elements.

Engineering & Supply Chain Strategies
Delivering certainty on every project, for every decision.
Our procurement and engineering services ideally complement the special requirements of our clients to meet the challenges of complex construction projects.
SourceBlue - Supply Chain Solutions Unlike the traditional supply chain models, SourceBlue’s approach to planning and preconstruction provides agility through direct connections with suppliers and manufacturers, open-book pricing, and choice in materials and equipment. Our specialized teams are made up of equipment planners, builders, and engineers who consult with owners and project managers to provide quality materials that satisfy the building’s intended use. Ultimately, we simplify the supply chains and bring value to a project’s cost and schedule very early in the process, while providing transparent communication throughout. Our model allows our clients to have greater control over the supply chain, which is becoming increasingly important in today’s global economy. We hold the manufacturers accountable to the deepest level of details and communicate the compliance, deviations and exclusions to the plans and specifications to all stakeholders. This process allows our clients to gain a deeper understanding of true scope of supply, costs and insight to variables among the specified products. Our award recommendations offer our clients: • • • • •
Choice of manufacturer Detailed bid summaries Specification compliance review Competitive pricing and analysis Detailed coordination matrices
We provide medical equipment, furniture, and transition planning throughout the preconstruction and construction processes. Our clients have greater assurances around sourcing, costs, delivery, and installation of equipment and products.
Engineering Solutions Turner Engineering Group (TEG) provides expertise, oversight, and analysis to formulate engineered solutions for design-related challenges that arise on projects. Equipped with in-house experts that include registered and licensed architects, engineers, and designers, TEG’s mission is to mitigate potential design risk, identify coordination challenges and generate potential system optimization opportunities. Healthcare Overview Medical Equipment and FF&E Supply Chain Medical Research Solutions SourceBlue is a specialized group within Turner Construction Company, the country’s largest builder of healthcare and medical facilities. The SourceBlue team understands both the clinical and technical needs of healthcare projects, and brings a wealth of construction experience—as well as extensive equipment planning, furniture planning, procurement, and coordination experience—to projects of all sizes and levels of complexity. For complex construction projects such as healthcare facilities, hospitals, research centers and educational buildings, SourceBlue’s Medical and Research Solutions uses design and industry expertise to explore the function of the building. How will people live, work, heal and learn in these buildings? Using virtual reality, the Medical Equipment and FF&E supply chain explores the workflow and placement of critical equipment to create a plan that meets the occupant’s functional and financial goals of the space. Our team has practical application knowledge—experts such as medical equipment planners, architects, civil engineers, construction specialists, designers, nurses and radiology technicians who have experience within the setting. We work hand-in-hand with the building’s end-users to understand how they work and memorialize their processes in a specifications book that details the equipment required. Next, we source the specialized products and medical equipment, and manage their installation. Our team goes beyond designing to see the project all the way through—from planning to unloading and installing equipment to when the building is in use.
