and President Brett Morgan comes to Farmers and Merchants with a wealth of experience, including 33 years with First Alabama Bancshares/Regions Bank in southern Alabama before moving to Carrollton, Ga., to ultimately serve as CEO of First Georgia Banking Co. Morgan said the move to Carrollton pulled him out of retirement, allowing him and his wife to be closer to their daughter, son-in-law and grandchildren. The move did not come without difficulty as the bank was considered distressed at the time Morgan was hired. "I initially came to First Georgia Banking Company after the bank had experienced rapid growth, expanding to 12 offices," he said. "My primary role was to work on standardizing lending procedures and processes, as well as reviewing existing loan policy. The CEO of the bank resigned, and I was asked to take his place. Unfortunately, the situation was such that the bank simply couldn't work its way out from under the position that it was in, and the FDIC forced its closure in May 2011." As has been reported previously in the Statesboro Herald, Farmers and Merchants is operating under a consent order issued by the Federal Deposit Insurance Corp. on Feb. 24, 2012. The order was issued as the result of an examination of the bank by regulatory agencies in August 2011. Under this order, the bank agreed to strengthen its financial condition through written plans that target improvements in capital, liquidity, earnings and asset quality. According to Nessmith, the bank has been doing just that over the last several months, posting a profit in each of the first two quarters of fiscal year 2012 as evidenced by the bank's call report issued by the FDIC. Nessmith said the hiring of Morgan is part of a plan drawn up by the bank to address his desire to retire. "I have been with the bank since 1995, and have served as its president since 2002," he said. "Three years ago, I had a heart attack and surgery that resulted in four bypasses being performed. I knew it was time for me to retire, but the
board wanted to make sure that the bank had the right person to lead it forward. We hired a consultant that brought several candidates to us, and Brett was clearly the best choice." Morgan said he did a thorough analysis of the bank's condition, loan portfolio and deposits and felt very comfortable that the institution was on the right path. "The board was very open with me, and I feel that they are doing the things that need to be done to meet the directives of the FDIC, to serve the bank's customers, its shareholders and this community," he said. "I am very confident that the financial condition of the bank will continue to improve; however, the economy will dictate how quickly the bank can completely recover." As with other banks across the state, Farmers and Merchants has been forced to "shrink" to become profitable again, reducing the amount of brokered deposits it has on hand and "cleaning up" its loan portfolio. It now has assets totaling approximately $190 million. "We, like most other banks in Georgia, have had to return to the basics," Nessmith said. "We have a great core business with great core deposits. We feel very comfortable that we have identified all of the potential issues with the loans that we have on the books and are prepared to continue posting a profit. Obviously, the economy is very important and something that we cannot control." Nessmith said Morgan's experience is a perfect match for the bank and what Farmers and Merchants needs over the next several years. "I have promised the board that I would be here for at least five years, if not longer," Morgan said. "This is a great community, and I feel very confident that the board and the bank's officers have done what they needed to for the bank to return to the level of profitability that it experienced prior to the collapse of the economy. I would not have accepted the job if I didn't believe that. This is where I intend to conclude my banking career." Nessmith, who served FMB as executive vice president for seven years and as president and CEO for 10 years, will assume an expanded leadership role as COO and vice chairman of the Board of Directors. Nessmith will continue as president of FMB Equibanc Inc., the holding company of the bank.

Kayce Williams, the owner of Kayce's Pet Parlor, merged her business into the Westside Veterinary Clinic on West Main Street in fall 2012. After seven years of successfully operating on Savannah Avenue, Williams said she was ready to focus just on grooming and her family, leaving the business end of her operation to be handled by the staff of the clinic. "I have loved the seven years that we were on Savannah Avenue," she said. "But this move will take the managing of the business side and the facilities off of my plate, which will make things much easier for both me and Allie, who has worked with me from the beginning. We are so excited that we are moving into their amazing facilities." This will not be the first time that Williams has worked in the clinic and for its owner, Dr. Stan Lee. "Kayce worked with us here when she was in high school, and then again as veterinary assistant when she was attending Georgia Southern," Lee said. "She moved to Indiana after high school, and when she called to say that she was moving back to Statesboro to attend Georgia Southern, we were happy to find a place for her here again, because she is so good with animals." Lee said the move should be seamless for William's clients. "Kayce has taken the last few days to move everything over, and to get set up," he said in November. "Other than that, the service that she and Allie provide will remain the same as it always has been. It's just a matter of coming to our location on West Main ver-

Williams said she wants her clients to know how much she appreciates their willingness to switch sites. "We understand that change can be intimidating, and we are working very hard with Dr. Lee to help make this transition as smooth as possible for everyone," she said. "We want, more than anything, to maintain our client relationships. Kayce's Pet Parlor has the most amazing and loyal clients, and we will always respect and honor that, no matter where we are located." Lee opened his veterinary clinic in 1986 and has remained in the same location ever since. He said times have changed, and he felt he it would be beneficial to his clients to locate additional services within the clinic. "We want to make things as convenient as we
can for our clients, so bringing Kayce's in just seemed like a very good ancillary service that we could offer," he said. "She has such a wonderful reputation in the community through her hard work, dedication, and professionalism. Allie is also very well respected. I think it will be a wonderful fit." Allie Woodall has worked with Williams since Kayce's Pet Parlor opened. She is thrilled with the change. "I am very excited, because it will finally give us a chance to step back and focus on our grooming rather than paperwork," she said. "It will take us back to where things were when Kayce's first opened. It was all about playing with dogs all day and having a good time. Of course, change can be a little nerve-wracking, but once we get into the swing of things, it is going to be
Realtor Hirsch wins top honor Local real estate agent Pat Hirsch of ERA Landmark Realty was named one of America’s top real estate professionals by The Wall Street Journal and REAL Trends in fall 2012. Hirsch is now a member of the “The Thousand Top Real Estate Professionals,” a prestigious national awards ranking sponsored annually by the two respected publications. She is now ranked Hirsch in the top one half of 1 percent of the more than 963,000 Realtors nationwide. According to “The Thousand Top Real Estate Professionals,” Hirsch had a total of 147.5 transaction sides, ranking her 170th in the nation. In each real estate transaction, there are two sides that can be represented by a real estate agent: a buyer’s and a seller’s. “Becoming a member of such an elite group as the The Thousand Top Real Estate Professionals is an incredible accomplishment in any market, but what Hirsch did during these challenging times is impressive on so many levels,” said Marti Gallardo, the vice president of classified advertising for The Wall Street Journal. Hirsch is a well-known and well-respected Realtor in this area and has been the recipient of several awards over the years. “I am absolutely thrilled to be named to

Hirsch attributes her continued success through the real estate recession to a solid client base and work ethic. "I have been licensed in Georgia since 1994, and have built up a loyal customer following," she said. "I receive a lot of referrals. Also, I treat the sale of real estate as a full time job. Every single day, it is my plan to either list or sell a house. I love this business." Hirsch said she sees market conditions beginning to improve. "I really do think things are getting better, and there is recognition by
lenders that foreclosed homes or short sales need to be moved out of the marketplace," she said. "They are looking to real estate agents to help them do that, and hopefully the market will begin to improve." Congratulations to Hirsch on her prestigious award. It is quite an honor.

Walmart: Give more, live better
Boro store contributed $60,000 to charity, sponsorships in 2012 By JEFF HARRISON jharrison@statesboroherald.com
A business well-established as the predominant retailer in Statesboro has quietly become one of the region’s most charitable. Known more for affordable prices than hefty handouts, Walmart’s impact on the local community is beginning to extend far beyond the cash register. Under the leadership of store manager Phillip Myhand, Walmart contributed approximately $60,000 to charity and local sponsorships or causes last year alone. “I feel like I have been blessed and giving back is

the right thing to do. I know it is the right thing in my heart to do for others,” said Myhand, who began as manager seven years ago. “We have given back more than $103,000 to the local community in recent years — to Bulloch and surrounding counties.” According to Myhand, the Statesboro store is currently partnering with dozens of local groups in an attempt to better the community it serves. The philosophy is part Walmart and part his own. “We are here to truly help people save money and live better. And we want to put money back into our community,”

Myhand said. “That is our mission.” Schools, charities and organizations — and the people benefiting from them — are included on the list of local Walmart beneficiaries. “We do a lot of things in regard to education and feeding the hungry,” Myhand said. “We donate a lot of food to the local food bank. That is huge for us. We are able to help feed people who don’t really have anything by donating food that in the past would have been thrown away.” Also, “we have a scholarship, offer grants, and partner with the community college to help folks receive their GEDs and further their education,” he said. “We provide gift cards to local teachers from a different school every year and donate school supplies throughout the year to schools in Bulloch, Screven, Jenkins, Emanuel and Candler counties.” The local store also assists churches, providing occasional gift cards to help those in need, and sponsors several causes.

Members of the McIntosh family, once recipients of the services provided by the food bank, are now regular volunteers. The Statesboro Walmart is a contributor to the Hearts & Hands Clinic, Salvation Army, Tour de Cure, Relay for Life, Children’s Miracle Network and several Georgia Southern University programs.
All of the support has not gone unappreciated. “(Walmart) gives us so much. We are able pick up food daily,” said Joe Bill Brannon, the director ofthe Statesboro Food Bank. “They contribute more than anyone else in town.
That helps a lot of people.” Brannon said food from Walmart has allowed the Food Bank to regularly give more food to several more families. “It is all because we started picking up food from Walmart,” he said.

With 24 years of experience working at the Daily Grind between them, Liz Anderson and Rebecca Wildi have fulfilled a dream by buying the local coffee house. "The original owner sold it about a year ago, and both Rebecca and I continued to work here," Anderson said. "We felt like we could do a great job running it, and really have a passion for this place. So we approached the new owner offering to buy it, and she agreed to sell. We closed on it this past Sept. 1." Anderson began working at the Daily Grind 13 years ago when it first opened. "I had been a homemaker up until that point," she said. "I came to work here and never left." Anderson is primarily responsible for food preparation, and Wildi can be found out front serving customers. Wildi starting working at the coffee house 11 years ago as a freshman at Georgia Southern University. "I worked here all of the way through college, and just continued to do so after graduation," she said. "I have a B.S. in geography which really doesn't tie into this, but I love it and am so glad that we were able to buy the business." The Grind, as it is lovingly referred to by its loyal customers, was the first in a string of coffee houses to open in Statesboro over the last several years. It is the only locally owned coffee house remaining open at this time. "Of course, there are national chains here," Anderson said. "But, as far as I know, we are the only local one left. There have been three or so that have opened since we did, but they haven't lasted. We try not to worry about that, and just continue to do what we know how to do." Peggy Herrington has been eating lunch at the

"We have a group of ladies that meets here for lunch each week," she said. "The chicken salad is just wonderful, and the atmosphere is great. We sit and chat, and thoroughly enjoy each other's company and being here. The food is really, really good." Anderson prides herself on her food preparation in a very limited space. "You wouldn't believe what you can do with a toaster, a microwave, and a Fry Daddy," she said. "I am very proud of the food here. Everything is fresh, and homemade each day. My day begins by going to the store and getting the ingredients that we will need that day for lunch. Nothing is pre-packaged." Vicki Hill is the owner of H.W. Smith Jewelers in downtown Statesboro. Grind several times a week. "It really is very fresh and good, as well as convenient," she said. "I am sure that they will do a great job, and am excited for both of them." Anderson said even though the Grind is a coffee house, and not a bar, she feels like it has an atmosphere similar to Cheers, the bar in the 1980's sitcom of the same name. "We have quite a few loyal customers that come in here every, single day," she said. "It really is like we are a family, and we say hi to one another, and are glad to see each other. That is what Rebecca and I love about this place." Wildi also starts her day very early, arriving a 6:30 a.m. to get preparations underway. "While Liz is picking up the ingredients for lunch, I'm making coffee," she said.

How to make $33 an hour You never know who you are going to meet in a line at the store. On a Saturday last May, my husband and I struck up a conversation with the gentleman behind us as we waited for a dreaded price check. The man's name is Richard Johnson, and he is career opportunist for the Local Union 150 Plumbers and Steamfitters based in Augusta. We talked about what we all did for a living, and Johnson asked me to please get the word out about the all out effort by his organization to find welders, specifically pipefitters to work at the 20 or so plants in this area for which he recruits. "Right now our main focus is on Plant Vogtle," Johnson
Inside Bulloch Business Jan Moore said. "We need 180 to 200 pipe welders for that project alone. The expansion of Vogtle is going to take a number of years. I am on the road all of the time looking for welders to put in these jobs." Jeff Rice is the apprenticeship director for the Augustabased union shop. He is concerned that local technical colleges have not been able to provide the specific training that is needed for someone to be certified as a pipefitting welder. Most are geared to
produce structural welders. "There is a demand as well for structural welders," he said. "So it is good to have those programs. We are just trying to get our local technical colleges to augment the programs that they have in place to produce pipefitting welders as well. There is a real demand for them right here." Rice said a pipefitting welder could be put to work today in this area making $26.52 up to $33 per hour, plus $13 per hour in benefits (retirement, insurance, etc.). If you are interested in learning more about the employment options referred to in this column, email Jeff Rice at jatc150@bellsouth.net. He also can be reached in his office at (706) 722-7704.

Your contribution is what keeps those businesses around. If just half the employed U.S. population spent $50 each month in independently owned stores, their purchases would generate $42,629,700,000 in revenue.* Imagine the positive impact if 3/4 of employed Americans did that. For every $100 spent in independently owned stores, $68 of it returns to the community through taxes, payroll, and other expenditures. If you spend that in a national chain, only $43 stays here. Spend it online and nothing comes home.

Wi-Fi at Mill Creek Park By JAN MOORE jmoore@statesboroherald.com
In May 2012, Frontier Communications launched a new community Wi-Fi Hot Zone covering Mill Creek Regional Park. Known simply as a "Hot Zone," this series of interconnected and overlaid outdoor Wi-Fi access points forms a continuous Wi-Fi Hot Zone that allows customers of Frontier and visitors to stay connected to broadband Internet services while visiting Mill Creek. Wi-Fi-enabled devices, such as tablets, smartphones and laptops, are supported. “Our Hot Zone that blankets Mill Creek Park is now a reality in Statesboro,”
said Jaclyn Cason, Frontier general manager. “This service enhances business capabilities and personal communications. We are committed to bringing the latest technology to Statesboro and surrounding communities and keeping our community at the forefront of innovation.” Bulloch County manager Tom Couch said negotiations between the county and Frontier began in 2011. "Mike Rollins, our parks and recreation director, was trying to find a means in which to provide Internet service more seamlessly throughout the park," Couch said. "Thanks to Frontier Communications Wi-Fi, park-goers can now
enjoy the amenities of Mill Creek Park while staying connected to the Internet. Bulloch County government is pleased that Frontier Communications was willing to partner with us and provide this service at one the community's most used venues." Wi-Fi service in the park is not free, but it can be accessed from Frontier for a nominal charge which is offered on a tiered level through company's Internet website. "If you try and use the Wi-Fi while on park grounds, a message will come up directing you on how to access the service from Frontier," he said. "The user can then make the appropriate choice themselves."

Walker, who along with husband Lindsay own Walker Pharmacy’s five locations as well as other businesses, gave credit to her employees as she took the spotlight during the Chamber’s annual meeting, held at Georgia Southern University’s Nessmith-Lane Conference Center. “I am just blown away,” she said. “I didn’t expect this. I don’t feel worthy of this, and I can look around and see many, many more who are more deserving.” Darron Burnette, second vice chair of the StatesboroBulloch Chamber of Commerce board, introduced Walker by dropping clues as to her identity as he spoke. “The 2013 Business Leader of the Year exemplifies the highest standards of service and a desire to con-

Bulloch Fertilizer turns 50 Andersons mark milestone with a celebration
By JAN MOORE jmoore@statesboroherald.com
Bulloch Fertilizer Company celebrated an impressive milestone in February 2013 — its 50th year in business. Founded in 1963 by Bill Mikell, John Cobb and Raybon Anderson, Bulloch Fertilizer was created in conjunction with a sister company, East Georgia Liquid Feed Service. Anderson served as the managing partner, and liquid nitrogen and liquid feed were the main items offered for sale. First-year sales were approximately $100,000. Anderson said that at the time the company opened, competition was plentiful, with 12 companies offering fertilizer and farm supplies in the area. "Initially, we had one full-time employee: Frank Smith," he said. "There were two part-time employees, and my wife, Janelle, answered the phone for no pay at home. In year 2, we added bagged fertilizer and
seed for sale. We also purchased a new mixing plant where liquid fertilizer was mixed. It was the first of its kind in the southeastern United States." By the company's 10th anniversary, it had grown to 16 employees with a large fleet of trucks and vastly increased storage. "By this time, we were offering seeds, fertilizer, farm chemicals, feeds, farm hardware, limestone, and other supplies farmers needed," Anderson said. "In 1974, Ralph Lawhorn, Everett McBride and myself formed Georgia Agricultural Chemical in Swainsboro to focus on the agricultural chemical supply side of the business. In 1982, United Agriproducts purchased the company, and it is still in business today." Anderson bought the business outright in 1975 from Cobb. Mikell had passed away three years prior. "We had also purchased Statesboro Farm Supply, and moved the retail store to 201 W. Main St.," he said. In 1985, Anderson's sonin-law Dr. Stan Lee joined the company, and in 1987 the Westside Vet Clinic was opened next to the retail store. Anderson's son Mike Anderson joined the company in 1988 after graduating from the University of Georgia. "The last 25 years have been challenging, but my dad has been real good
about giving me room to grow," Mike Anderson said. "He has been very supportive, and overall, it has been really rewarding. I think some of what we have done to grow the company has been my idea, and dad has let me do that." Mike Anderson said he encouraged his father to get into the golf and turf markets. "In the late 1980s, we began applying fertilizer on golf courses and on turf farms," he said. "We also expanded the plant to include a bagging operation to bag fertilizer. I don't know that dad would have gotten into that end of the business at his age if I hadn't really wanted to do it." Westside Vet came under Lee's sole ownership in 1991, and he sold his interest in Bulloch Fertilizer to the Andersons at that time. In 1993, a new business office was constructed on

"Purina came out with a program called their premier stores, and one thing led to another, and we decided to open one of our own," Mike Anderson
said. He said there are 15 employees at the fertilizer plant and 23 at the general store. Mike Anderson serves as the company's president, and Raybon Anderson continues as chairman of the board. The Andersons held a reception in honor of the company's 50th anniversary at the company's West
Main office. "We would love to have our customers and friends stop by, visit and help us reminisce about the last 50 years," Mike Anderson said before the reception. "I would like to thank my mom and dad for all of the sacrifices that they made in the early days to make it possible for us to celebrate our 50th anniversary."

Downtown is strong Statesboro looks to fill vacancies By JAN MOORE jmoore@statesboroherald.com
2012 saw continued positive economic development for Statesboro's historic downtown area. In an interview, Downtown Statesboro Development Authority Executive Director Allen Muldrew gave both highlights from the year, as well as ever-present challenges. SCOTT BRYANT/Herald file "We were fortunate to have several new businesses Bulloch County officials ride past the Bulloch County Courthouse in downtown Statesboro and redevelopment in the in a miniature courthouse during the 2012 Kiwanis Ogeechee Fair Parade in October. downtown area this past year," Muldrew said. "The biggest pop to downtown has been 40 East Grill. Owner Heath Robinson has jumped into downtown looking for ways to contribute. They are great team players sponsoring events and participating in activities." Muldrew said one thing local residents may not realize is that Chops on Main has expanded to host events and receptions in the new Walnut Room, which opened this past year. Muldrew said the Averitt Center for the Arts remains downtown's largest economic engine. "Bringing in close to 50,000 people a year, as well as assisting a host of other activities, the Averitt Center remains the centerpiece of activity year round," he said. "By partnering with the city and the arts center, we were able to finish the last redevelopment of 58 East Main, which is home to Georgia Southern's city campus. The old white block building in the rear was an adaptive reuse project and redevel-

This was over 4,000 square feet of undeveloped, vacant and unsightly property that is now a very attractive and productive space in the downtown area." Muldrew said that even with all of the positive developments that have happened this past year, historic Statesboro still faces significant redevelopment hurdles. "The biggest challenge is taking vacant property and buildings and turning those into productive use that compliments the downtown area," he said. "The downtown area has a good clientele mix, is easily accessible with consistently wonderful traffic counts for retail. We are becoming successful by continually getting the message out and going in where the DSDA can help in the redevelopment process. Our incentive package for business and loft apartments is also designed to assist."
With the continued success of the Statesboro Farmers Market, Muldrew hopes to find a permanent home for the weekly event, which has become popular among local residents. "The proposed Signature Park in the downtown area still has strong community support and would serve as a strong economic redevelopment tool for the city and the county," he said. "This multipurpose venue would be the home for the Farmers Market. The whole project is still a priority." Muldrew senses a shift in development direction for the area. "One example of the changing dynamics is that there is a waiting list for people looking to live in the loft apartments," he said. "If a developer wants to experience full occupancy, come downtown. Also, a unique dining experience can be experienced best in the downtown area, and I think it can grow."

Student housing boom continues
All photos SPECIAL
AT LEFT, Aspen Heights will occupy 64 acres on the northeast corner of Highway 67 South and Burkhalter Road. It will have up to 1,087 bedrooms in 339 units. AT RIGHT, an illustration of the planned Monarch301 apartment complex is shown. Construction is now under way, and units are being leased with occupancy expected this coming summer. BELOW, a rendering of the new One Eleven South apartment complex is shown. The complex on Rucker Lane is also scheduled for occupancy this year.
Forum opens; Monarch, Aspen, One Eleven South coming soon By JAN MOORE jmoore@statesboroherald.com
After three years in which only one new apartment complex was built, Statesboro's apartment community is experiencing a major boom as three new developments are under construction and set to open in the next few months. Altogether, the three complexes will add more than 2,300 beds to the student housing inventory near the university — more than has ever been added at one single point in time. These three come on top of the 780-bed Forum at Statesboro on U.S. Highway 301 South, which was completed in August 2012 and has been at or near full occupancy since.
One Eleven South Demolition of the apartment complex formerly known as the Varsity Lodges on Rucker Lane is complete, and its replacement is being built. The new 683-bed complex on Rucker Lane is going to be called One Eleven South, and is being developed by CampusWorks, a Charlotte, N.C.-based student housing developer and builder, The Preiss Co., a Raleigh, N.C.-based student housing developer and property manager, and Entasis Design, a Concord, N.C., based student housing architect and design firm. Steve Helfrich is vice president of business devel-
opment for CampusWorks. Helfrich said his company looked at the Statesboro market for the last few years. "Enrollment continues to rise, and the popularity of Georgia Southern continues to increase," he said. "Also, we feel that students really get a 'college town' experience in Statesboro." One Eleven South will have four main apartment buildings with two, three, four, and five-bedroom apartment units available for lease. This will be the first complex the company has developed with a fivebed option.
Aspen Heights
The developers of Aspen Heights on Highway 67 South are bringing a new concept in college student housing. Described by its owners as "Colorado-style homes with all the convenience and amenities of a luxury apartment," Aspen Heights will be one of the largest student housing complexes built in Statesboro. According to development manager Ryan Fetgatter, Aspen Heights Statesboro will have up to 1,087 beds in 339 units. "We will have two- and three-bedroom duplexes, row homes, and four- and five-bedroom cottages," Fetgatter said. "There will be two swimming pools, a 10,000 square foot clubhouse and sport courts." Aspen Heights will occupy 64 acres on the northeast
corner of Georgia Highway 67 South and Burkhalter Road.
Monarch301
Construction is well under way on the Monarch Douglas apartment complex on a 10-acre site on Highway 301 South near Old Register Road and Highway 301 South just north of Veterans Memorial Parkway. Local engineer Joey Maxwell said the complex will have 180 units housing 546 students, and be referred to as Monarch301. Maxwell said this apartment complex is a little unusual in comparison with other apartment projects built near Georgia Southern over the last several years. "This is going to be a dorm/apartment style building with interior corridors as opposed to the traditional apartment buildings that reside along the perimeter of the GSU campus," he said. "Also, the facility location on the edge of the GSU campus provides the student with a short walking distance to the GSU academic buildings as well as the RAC building and fields." Shannon King, the CEO of Charlotte-based Monarch Ventures, the complex would have amenities including a 12,000-square-foot clubhouse, a resort style pool, a fire pit, outdoor seating areas and a volleyball court. "It will be a premier complex with state-of-the-art amenities," she said.
