RIGHT REAL ESTATE AGENT
Buying a home is often a difficult thing to do.The stress of making such a big financial commitment is a struggle for many home buyers, whether they have purchased a home in the past or are doing so for the first time. One way to make the process a lot less anxiety-ridden is to work with a real estate agent you can trust.Those who have previously purchased a home might already have a strong relationship with a real estate agent. But for those moving out of their current location or buying for the first time, finding the right real estate agent requires some effort.Those in the market for an agent to help navigate the home buying process should consider the following tips.
Find a buyer’s agent. Real estate agents are often affiliated with sellers instead of buyer’s.This means their primary goal is to help the seller and not the buyer.When shopping around for a real estate agent, ask companies about their buyer’s agents. Buyers should always have someone with their interests in mind, and not the interests of the sellers.
Find an agent first, then a property. Many times homes remain listed online or in “home for sale” brochures even if they are under contract or sold. These homes are often luxurious and appealing to a wide array of prospective buyers, and some agencies use them to attract customers.While this isn’t a typical bait and switch, it is a way real estate agencies get customers in the door. It is important to find a real estate agent before looking through home listings. This allows the buyer to choose their agent based on merit and not due to the potentially glitzy houses he or she may have listed previously.
Find someone with a track record. Real estate can be an exciting and
financially rewarding industry in which to work.As a result, lots of people want to be real estate agents, even though few succeed and last a long time. When interviewing real estate agents, inquire about their history in the business. A more experienced agent will make things far less stressful and easier, and a long career indicates they are good at what they do. A real estate agent with a long history in the business will likely be a full-time agent as well. Prospective buyers should look for a full-time agent, which is not as common as some buyers might think.Many agents work part-time, and buyers could receive less attention as a result.
Don’t place too much emphasis on agency size. Real estate agencies come in all shapes and sizes.When it comes to ability, the size of the agency should not factor in. A smaller independent agency can be just as qualified and reliable as one of the major franchise agencies. Buyers who find someone they trust should go with that person, regardless of how big or small their agency is.
Get a referral. Friends and family members who have been through the buying process before might be great resources. Buyers looking in “Town X” who have friends or family already living there should consult those friends or family and ask for any agent referrals. Those relocating because of work should ask their company to refer an agent. Chances are companies have relocated employees in the past, and might have a strong relationship with an agency in town.

MORTGAGE PROCESS Have you ever had so much to do that you needed a check-list to keep it all straight. The same approach is a smart way to venture into the home buying process. First you look at current income and expenses and figure out what you can afford and this will give you an idea of whether you can secure a mortgage or not. From here the exciting part is touring homes to see which best fit your needs and lifestyle.
Access Your Loan Officer
call some of the local banks and ask what their best mortgage rates are.
You probably already have a bank that you do business with, therefore you may already know the loan officer and this sometimes makes for an easier approach. Your record(s) of accounts (checking, savings, IRA) would already be in the system and this may save you some time. Would you rather shop around for a mortgage that’s okay too? Ask your local real estate agent for a referral. A good loan officer and a top producing agent rely on each other for business. You may also
Pre-Approval A mortgage lender will fully expose your financial situation. You will need banking records, tax returns, pay stubs and W2forms. These items along with checking your credit score will provide a general idea of the amount that you will be qualified to borrow. What is your credit score? Your credit score signifies your capability and willingness to repay debt. Credit scores range from 350 to 850. This number is determined by current debt,
payment history and credit type. As a potential borrower your lender will give guidance on how to improve your credit standing if need be. Once you are pre-approved for a loan pay close attention to make sure bills are paid on time and do not purchase big ticket items where credit can be pulled as this will lower your credit score. Preapproval offers usually last for 90 days before having to be renewed.
Understanding the Terms
Once you find your “home sweet home” and officially apply for a mortgage make sure you fully understand the paperwork that you are signing when you close the loan. The fees outlined should closely match what you actually pay during the closing process.

HOUSE STYLES101 As the old adages go, “a man’s home is his castle” and “there’s no place like home.” What type of house a person chooses to call home can say a lot about his or her personality and priorities.
Colonial
Homes developed during the colonial period of the United States and remain one of the most popular housing styles to date. Colonials generally have a distinct square or rectangular shape and are often large and stately. Main rooms are on the first floor of the house, while bedrooms are on the second level. A center-hall colonial can have a staircase or hallway
splitting the home into two distinct sides.
Ranch
This style became popular in the 1960s, when many families were flocking to suburban areas. Long, spacious homes were first seen on the country’s ranches. As they cropped up in different areas, they were still referred to as ranch-style homes or ranches. Ranch homes are very popular with seniors because most are one-level homes.
Tudor
Tudor-style homes are reminiscent of the Tudor architectural style popular in England between 1485 and 1558. These homes are characterized by an asymmetrical floor plan, tall,
thin windows, a large chimney, decorative half-timbering, and steeply pitched roofs.
Craftsman
Craftsman homes came out of the Arts & Crafts movement that spurred architectural styles as well as furniture design. Craftsman homes are built from stone or stucco and are meant to blend in with the surrounding landscape. Oftentimes one-story, the Craftsman may have one dormer over the roof and feature thick pillars on a front porchway.
Contemporary A
contemporary or “modern” house has little ornamentation and may be asymmetrical in design. It uses glass extensively and other modern building materials. Contemporary homes are often designated by sleek, unadorned lines.
Cape Cod
Homes built from the 1930s through the 1950s. The style originated in colonial New England, but then spread to other areas of the country. The homes are usually compact and feature a
center hall layout with rooms branching on either side of the hallway. Capes may be one- or two-story dwellings with small rooms and dormers that protrude out of a sharply pitched roof.
Split-Level
A split-level home is a multi-leveled dwelling with a small staircase that leads up from the main level and another that leads down from the main level. A sidesplit may be visible when looking at the front of the home, where a backsplit may only show when looking at the side elevation of the home. A bi-level home only has two levels.
Mission
This style became popular in southern areas of the country between the years 1485 and 1558. It was inspired by Mexican mansions. Mission style homes are distinguished by exterior stucco walls and parapets, or a low wall that runs at the perimeter of the roof. Mission homes also may have an arcade, or a series of arches supported by large square columns to form a large, shaded entry porch.

First time home buyers easily can be overwhelmed by the process of buying a home. In addition to the legal hurdles associated with purchasing a home, the stress of committing such a substantial amount of money can lead to some sleepless nights. But first time home buyers in the market for a home can prepare themselves for the process ahead of time. Though the following tips might not guarantee a smooth and stress-free home buying experience, they can answer a few questions and facilitate the process.
• Establish your price range. As the housing crisis of the last
several years indicated, many homeowners got in well over their heads. Some lost their homes to foreclosure, while others found it extremely difficult to pay their mortgage each month. Conforming Mortgage Loan: Any mortgage loan that’s at
or below the amount that Fannie Mae and Freddie Mac can purchase and/or securitize in the secondary mortgage market. The current loan limit is up to and including $417,000 in the continental United States.
Construction Loan: A
temporary loan that is used to pay for the building of a house.
Conventional Mortgage Loan: Any mortgage loan
not guaranteed or insured by the government (typically through FHA or VA programs).
Existing Home Sales: Based on the number of closings during a particular month. Because of the one to two month period between a signed purchase contract and a closing, existing home sales are more influenced by mortgage rates a month or two earlier than the prevailing mortgage rate during the month of closing. New homes sold, on the other hand, are
counted when the purchase contract is signed. The reported figure is generally a seasonally adjusted, annual rate.
Fannie Mae and Freddie Mac: The nation’s two federally
charted and stockholders mortgage finance companies. Forbidden by their charters from originating loans (that is from providing mortgage loans on a retail basis), these two GovernmentSponsored Enterprises (GSEs) purchase and/or securitize mortgage loans made by others. Due to their directive to serve low-, moderate-, and middleincome families, the GSEs have loan limits on the purchase or securitization of mortgages (in 2001, the conforming loan limit is $275,000). The difference between these two entities often comes down to size (Fannies larger), business strategy and execution.
Home Equity: The difference
between the current value of the house and the amount of money owed on the mortgage.
Home Equity Line of Credit: A type of home loan that
allows you to borrow money as you need it.
Home Equity Loan: A loan that is secured by a home and limited
by the market value of the home among other factors.
Home Improvement Loan: Money lent to a property
owner for home repairs and remodeling.
Home Loan: Money provided
by a bank or lending institution to pay for a home.
Interest Rate: A measure of the
cost of borrowing.
Jumbo Mortgage Loan:
A mortgage loan for an amount exceeding the Fannie Mae and Freddie Mac loan limit. Currently a Jumbo loan is a loan for $417,001 or more in the continental United States. Because the two agencies can’t purchase the loan from the lender, jumbo loans carry higher interest rates, generally about a quarter of a percent higher.
Loan-to-value Ratio (LTV): In a mortgage loan, the
amount borrowed relative to the value of the property. An LTV of 80% means that the mortgage loan is for 80% of the value of the property, with the borrower making a 20% down payment.

Mortgage Refinancing: Getting a new home loan and using the proceeds to pay off an existing home loan on the same property.
Private Mortgage Insurance (PMI): is
insurance that protects your lender against nonpayment should you default on your loan. It’s important to understand that the primary and only real purpose for mortgage insurance is to protect your lender-not you. As the buyer of this
coverage, you’re paying the premiums, so that your lender is protected. PMI is often required by lenders due to the higher level of default risk that’s associated with low down payment loans. Consequently, it’s sole and only benefit to you is a lower down payment mortgage.
Securitization: The pooling of mortgage loans into a mortgage backed security. The principle and interest payments from the individual mortgages are paid out to the holders of the MBS security. Underwriting: The determination of the risk a lender would assume if a particular mortgage loan application is approved. Ability and willingness to abide by the mortgage loan terms, as well as the value of the property involved, are critical to the underwriting analysis.

Why You Need A
HOME INSPECTION
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation.
Buying a home is probably the single most expensive largest investment you will ever make. Before you buy you will want to learn as much as you can about the piece of property that you are interested in. This may alleviate possible future problems or difficulties. A home inspection may identify the need for repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection the insight will let you know more about the house, which in turn lets you make a better buying decision.
Garage or Carport The garage doors will be checked to make sure they open and close properly, framing, and proper ventilation (to prevent accidental carbon monoxide poisoning).
A standard home inspection report covers:
Roof The areas to be checked are for are loose or missing shingles, where water may be or have been entering the home, ridge vents or attic fans and gutters.

Interior Plumbing
Checking for damaged or missing siding, cracks and to see if soil is excessively close with the bottom of the house, which can lead to insect damage. Foundation Usually the foundation is not visible but can be checked for secondary evidence of cracks or settling.
Grading The inspector
will let you know whether the grading slopes away from the house as this could cause water damage.
Checking for all faucets and showers, checking for visible leaks in the pipes and testing the water pressure. They should also be able to locate the main water shutoff valve.
Electrical Testing of
electrical outlets, the kind of wiring the home has and ground fault circuit interrupters. They will also check the electrical panel (breaker box) for any safety issues. The water heater should be checked for proper installation and security and identify the age of the unit.

twelve years ago when I purchased my home one of the most stressful steps to the home buying process was the closing of the home purchase. The anxious feeling in the pit of your stomach is not very pleasant at all. With a mound of documents to prepare and sign, moving dates to arrange, unexpected cost, and sometimes other difficulties. The day before your closing is scheduled, gather all paperwork you have received throughout the home buying process: good-faith estimate, contract, title search, insurance papers if necessary, home appraisal and inspection reports. Being prepared for this part of the home buying experience can be nerve racking. Knowing what to expect can save a lot of anxious uncertainty! before going into the closing the home buyer is entitled to a walk-through inspection. This is to properly ensure that the seller has vacated the property and left it in the conditions specified in the sales contract. Should any potential problems arise they can possibly be addressed before closing. Closing a home purchase takes place after the home seller has accepted the buyer’s offer. On closing day, all parties involved will sign prospective paperwork officially sealing the deal and ownership is respectively transferred to the new owners. Closing is typically held in an office setting with the attorney, real estate agent(s), mortgage lender and home seller
present. Legal documents are signed to transfer the title of the property from seller to buyer; deeds, mortgage papers and other documents are prepared, signed and recorded with the local property record office at the courthouse. Closing cost, legal fees, transfer taxes and other claims must be paid at that time. They either roll them into the principal balance of the new loan or agree to higher interest rates and the lender foots the bill or the fees are paid out-of-pocket. Once you’ve reviewed and signed and received your copy of all closing documents, the house keys are yours and you will have successfully bought your new home!
