The development site at Salt Village
“Bob had plans to develop it but things changed and he decided to sell. “The property sold for $24 million plus GST so it was $26.8 million. “It’s a record sale for the area and an amazing outcome.” Nick said the site was bought by a group called PODIA, who have a number of apartment developments including The Bonobo by Raes in Byron Bay, a luxury new residential development on the southern end of Johnson Street. “They are out of Sydney and plan to develop the site, subject to council approval, over the next few years to
houses, apartments and some retail and commercial,” Nick told The Weekly. “We are really excited about the sale and looking forward to future work with them selling apartments. “We are continuing to welcome interest from developers and people from interstate and overseas. “We are getting about ten percent locals moving around, 50 per cent of interest from interstate including the Gold Coast, Sydney and Melbourne and 40 per cent is from expats moving back to Australia.”

A BLOCK of development land at Salt Village (pictured below) has sold for $24 million plus GST, a record for the area and a sign that Kingscliff is still the place to be and attracting plenty of interest. The 1.59 hectare development site at 4-8 Bells Boulevard, Kingscliff, is next to Mantra and Peppers Resorts in Salt Village precinct and a stone’s throw from the beach and one of the last vacant beachside blocks on the coast. The site is currently zoned part R1 General Residential (11,450 m2 ) and part SP3 Tourism (4,454 m2 ). This zoning allows a wide range of residential, tourism and tourism support uses. The maximum building height limit is 13.6 metres. The site was sold in December by Head of Witheriff Group at LJH Kingscliff, Nick Witheriff and settled in January. “The property was sold by a gentleman from Queensland named Bob Ell who runs Leda Holdings (Leda are the developers of Kings Forest and Cobaki Lakes),” Nick said. “He paid $23.5 plus GST for it in July 2022.
