Now in their late thirties, the couple have decided to turn their passion for property renovation into helping other people maximise their profits in the booming Tweed property market. Denise Dangerfield said she and husband have been partners both in and out of business for as long as she can remember. “We’ve been together since we were 14,” she said. “We were high school sweethearts, and we bought our first property at the start of a boom, and were sitting back watching how quickly the value of it was growing, and that was all it took for us to be hooked,” she said. “When we first started out, we were living in our own properties and doing them up at the same time, and it wasn’t until 2016 that we were both able to quit our businesses and move into property flipping full time.” The couple, who have four boys aged between eight and 15, admitted it felt like they were living on the TV reality show, The Block. “We were actually asked to go on a Gold Coast show that was similar to The Block, but it wasn’t a good fit for us at the time, but we’ve definitely lived the block,” she said. “Before we had children, we demolished the inside of one
place we were working on and I remember going to bed with a dust mask on because it was so dusty. “In the early days you do things a bit differently and then you learn from that,” she laughed. Mrs Dangerfield said that while they have completed numerous new home builds in the Tweed and Gold Coast region, they found a niche market in renovating and flipping apartments. “We worked out the recipe that worked for us and how to maximise the return,” she said. “For us, it was all about how to best present the property to get the most out of it, we’ve got a saying which is, ‘not to leave anything on the table’ as far as the value of the property goes.” As part of this strategy, they started selling some of their own properties and this was one of the reasons they decided to launch their own boutique agency. “We’ve dealt with a lot of agents with buying and selling properties and we actually had an experience with a very successful agent with a high reputation who appraised our property for much lower than we knew we could achieve,” she said. “In the end, we were able to sell it for $120k higher than he said, and as a result, we felt like there was a gap in the market for someone with that vision to

achieve the highest price with the service to match. “That’s why we launched Dangerfield Real Estate and we have teamed with Kollosche, a luxury prestige agency on the Gold Coast, that is looking to expand into Casuarina and Kingscliff.” For investors wanting to maximise their returns, Mrs Dangerfield said it is all about building something that’s relevant to the market. “When we were flipping, we bought the properties no one was interested in because they had really bad layouts, so our renovations were all about making the livability of the apartments work,” she said. “We made sure all our presentations on our properties
were top notch so people were commited and had that emotional attachment, so as agents we’re going to be focusing on helping other people achieve that same thing.” In terms of getting the best bang for your buck, Mrs Dangerfield said generally it is best not to over capitalise. “It depends on the vendor’s circumstance, but if they’re looking to maximise their potential return, definitely investing in a new paint job or even just hiring furniture can make a massive difference to the presentation of the property,” she said. “Even on a small budget you can create the look of a high end finish, it’s about knowing how and where to spend the money.”
While the market in the Tweed is already hot and getting hotter, Mrs Dangerfield said she is not expecting it to slow down anytime soon. “I think it’s only going to continue to grow, especially while borders are still randomly closing. “Property is definitely where people are spending their money and focus, which is why we’re seeing the property boom at the moment.” For more information visit www.kollosche.com. au/employee/brian-anddenise-dangerfield/
