Lovely Banora has been discovered By Jo Kennett

BANORA POINT: with views like that who could ignore it? Yes Banora Point has finally come into its own after years of being treated like every other suburb's poor cousin. In 2014, locals rented a twostorey house with a massive verandah in Seaview Road, East Banora, with the most stunning views over the river, Fingal Head, Cook Island and down to Kingscliff. At the time, homes in the area were being sold for four to five hundred thousand dollars, cheaper than anywhere on the coast as Banora Point flew under the radar. On the other side of the highway around Darlington Drive it was even cheaper, around $350,000 for your average home in 2015. That beautiful East Banora home went to auction in 2015 and sold for $570,000 and then sold again in 2018 for $665,000,

when homes in places like Kingscliff and Casuarina without views were going for around the $1-million mark. Now, other homes in the area with lesser, but still lovely views, are going for $1.5 million and up, so whoever got in then is laughing all the way to the bank. A fair bit of this big suburb is on the hill with great views, either over the ocean, the Tweed River, or the Gold Coast to the north, with the added advantage of sitting right between the Tweed Coast and rural parts of the shire, and the shopping, restaurants and action of Tweed Heads. The population, according to the latest Census data, has hardly changed over the years, going from 16,167 to just 16,460 in 2021, and the median age from 50 to 49. Interestingly, the median rent has only gone from $360 to $440 in 2021, but if you run a search on rentals now you are lucky to get a unit for $440 a week, with prices up around the

$800 mark and more for homes. There is plenty of stock on the market at the moment, 103 properties in all, with most of the stock between $200,000 and $400,000 in retirement villages. One of the cheapest homes is a two-bedroom duplex with a garage at 1/68 Oyster Point Road - a lovely, quiet area with the river just down the road. It’s on the market with Tate Brownlee for $475,000 to $525,000. Tate also has an impressive home at Point Vue, 16 Daintree Close on the market for $1,500,000 to $1,650,000 with broadwater and valley views, guest quarters, landscaped gardens and a pool. The most expensive property for sale for $1.75 million is a palatial home at 8 Walter Crescent, once again in East Banora, with knockyour-socks off views. According to PropTrack, last month Banora Point had 30 properties for rent and 114 properties for sale.

Median property prices over the past year range from $975,000 for houses to $675,500 for units. Houses in Banora Point rent out for a median of $740 per week and units rent for $600 per week. Based on five years of sales, Banora Point has seen a compound growth rate of 30per cent for houses and 35.1 per cent for units. This is not great for renters but good news for owners, especially those that

recognised what a bargain this area was a few years back and got in then. There’s so much to love about Banora Point and few places that can top it for views, and those of us who saw the writing on the wall can now kick ourselves for not getting our act together and grabbing that little piece of paradise when it was one of the best spots for a bargain property in the shire.
