prices exploding on the Tweed Coast, The Weekly has looked at a snapshot of properties available in part two of what’s for rent and sale on realestate.com.au and also at average prices over the past year using data from Hometrack Australia and realestate.com.au.
Casuarina
Median property prices over the last year range from $1,300,000 for houses to $620,000 for units. Houses in Casuarina rented for $780 per week on average, with an annual rental yield of 3.1 per cent, while units rented for $473 per week with a rental yield of 4 per cent. Based on five years of sales, Casuarina has seen a compound growth rate of 7.8 per cent for houses and 12.1 per cent for units. Casuarina had four properties available for rent and 17 properties for sale on Friday, January 29.
Sales
The last beachfront home blocks are going up for auction in the new Casuarina Beach development, expected to fetch somewhere around the $1.5 million mark. A five-bedroom home by the beach was listed for sale for $3,850,000 and another luxury five bedder in a similar beachfront location was listed for $4.2 million. Houses further from the beach were asking between around the $1 million to $1.5 million mark.
A four-bedroom home 150 metres from the beach with a pool was listed as “exceptional value” at $1,400 a week. A three-bedroom house at Seaside Village had a price tag of $750 a week.
Pottsville
Median property prices over the last year range from $840,000 for houses to $553,500 for units. Houses in Pottsville rented out for $595 per week on average, with an annual rental yield of 3.7 per cent, while units rented on average for $450 per week, with an average rental yield of 4.2 per cent. Going on the previous five years of sales, Pottsville has seen a compound growth rate of 10.1 per cent for houses and 7.2 per cent for units. Pottsville had 12 properties available for rent and 32 properties for sale on Friday, January 29.

A six-bedroom home at the top of Koala Beach with views to Mt Warning was listed for sale for $1.45 million.

There were several units around the $200,000 mark for sale, however, these were in resorts where a minimum 50 per cent deposit is usually required, plus stamp duty, and they are ineligible for first-home owner grants. Another two bedroom unit without those limitations was listed for sale for $550,000.

Pottsville remains popular with buyers
The Pottsville General Store is on the market for $2.4, with the agent noting its development potential. A three-bedroom home was listed for $895,000, while a five-bedroom home further from the beach in Seabreeze was under offer for $899,000. There were a few houses on the market in the high $700,000s to the mid $800,000s. A two-bedroom unit on Tweed Coast Road was listed, with the owners looking at a price from $450,000 to $480,000.
Rentals
A five-bedroom home in Seabreeze Estate was listed for rent for $1,000 a week. A three-bedroom house in Overall Drive with creek views was listed for $1,100, but the majority of three and four-bedroom rental homes, some with pools, were on the market for between $580 and $750 per week.

Clarence Property is selling the 4,083-square-metre site at the heart of the final stage of Casuarina Beach, located adjacent to the Casuarina Shopping Village and lifestyle precinct The Commons, and is being marketed by Mark Witheriff of CBRE together with Brendan Hogan and Chris O’Driscoll of Colliers International. The Casuarina masterplan has preliminary approval for a four-level apartment building on the site, which is part of the final stage of Casuarina Beach, with all earthworks and civil works complete. The final stage of Casuarina Beach includes 70 sold out beachside home sites, a new oceanfront community parkland and the Grand Parade, which will ultimately feature a mix of restaurants, boutique retail and commercial space. Mr Witheriff said the site has the potential to yield the first new medium density offering in Casuarina in several years, at a time when demand for coastal apartments is reaching a new high. “You only have to look at the sky high demand for beachside apartments on the Gold Coast and the way people are being priced out of Byron Bay to know this is a rare opportunity to leverage the market,” he said. “This is the final stage of development and one of a limited number of development sites in the area. “We are expecting developer interest from right across the eastern seaboard, as there are very few coastal regions with blue chip sites located within a brand new, construction ready, masterplanned community with established amenity.”
