ONLINE REAL estate auctions are
poised to transform the way properties are sold, according to Raine & Horne Murwillumbah, with Murwillumbah’s first online property auction recently declared a “roaring success”. Raine & Horne Murwillumbah are now leading the charge by offering this sales method and have launched a major marketing campaign (see this week’s wrap). Sales consultant Jason Dittmar said he successfully sold a prime riverfront Murwillumbah property via the online auction method, with “spirited bidding and an outstanding result being achieved”. “With buyer demand exceeding supply, properties, particularly riverfront holdings, can be hard to come by in Murwillumbah, so there was no shortage of interest in number 29 Tumbulgum Road,” Mr Dittmar said. “The online auction platform is amazing, with open negotiation and full transparency for all parties.” Mr Dittmar said competition during the online auction was “fierce”. “Following eight private inspections and six open homes, a total of 58 people inspected the property, and seven contracts were issued,” he said. “There were five registered bidders and multiple offers received prior to auction, with two bidders battling it out in the final stage online. “The property sold for an incredible $611,500, achieving $31,500 over the reserve.
“The vendor is overjoyed at the result and the buyer is happy to start renovating the classic home as soon as possible.” Always early adopters who are eager to embrace innovation, Raine & Horne Murwillumbah principal Julie-Anne Manahan said her team now “lead the local market after recently facilitating this revolutionary online process for the first time”. “With the vendor attending the auction in the relaxed environment of our boardroom and the purchasers online from the comfort of their lounge room, there was no on-site auction pressure, yet the result was outstanding – it’s a win-win for everyone involved,” she said. Online auctions are similar to a traditional property auction, with a fourweek auction/marketing campaign being run and bidding open to registered buyers from the first open home. Buyers must be registered and identified before they can bid, they have plenty of time and scope to inspect the property, to view pest and building inspections and to peruse the contract prior to bidding. Bids are placed under the same conditions as a live auction, with all bids binding. Each time another party bids, the portal alerts all other bidders of the increase in bidding. Once the reserve is reached, a notification is sent out, saying, “We are now selling”, so everyone knows what is happening – there’s complete transparency. “We’re very excited to be the first agents to offer this innovative method of selling to the local market. We believe it will be a game changer,” Ms Manahan said.

By Jo Kennett AS THE housing crisis in the Tweed Shire deepens, some community members have raised concerns about the increasing number of Airbnbs that they say are leading to a shortage of long-term rentals and increased housing prices. One post on a local social media site sparked a fierce debate over the rights of people to have affordable housing versus the rights of owners to rent their properties out, with the author saying many of the Airbnb properties were “illegal.” The Weekly contacted Tweed Shire Council’s Director of Planning and Regulation Vince Connell, who said that in December, the NSW Government announced a new code of conduct for the short-term holiday letting (STHL) sector. “This is ahead of the introduction of a statewide planning framework for STHLs which is expected to be in place by mid2021,” Mr Connell said. “These reforms will include formal avenues for complaints and dispute resolution, as well as new rules relating to the permissibility and approvals of STHLs. “Once the NSW Government’s full package of STHL reforms are introduced, it is Council’s understanding that NSW Fair Trading will have the primary responsibility for responding to complaints made by residents in respect of the conduct of legitimate STHL operations, whilst NSW councils will be responsible for STHLs that have commenced in an unauthorised manner under the Environmental Planning and Assessment Act 1979. “In recent years Council has been attempting to apply a balanced approach to its compliance and enforcement in

respect of STHL enquiries and complaints, and will continue to apply this approach until the introduction of the new planning legislation. “Under the current legislation, STHL or short-term rental accommodation is generally defined under the Tweed Local Environmental Plan (LEP) 2014 as tourist and visitor accommodation. “This land use requires a Development Approval from Council, subject to site and permissible land use. “In the Tweed LEP residential zones, tourist and visitor accommodation is prohibited in the R1 General Residential, R2 Low Density Residential, and R5 Large Lot Residential zones, and permitted with consent in the R3 Medium Density Residential zone. “In the rural zones, tourist and visitor accommodation is prohibited in the RU1 Primary Production and RU2 Rural Landscape zones, and permitted with consent in the RU5 Village zone. “These legislative requirements are currently the basis for any investigations undertaken by Council into complaints received from Tweed residents in respect of STHL use.” Further information can be found on the NSW Fair Trading website: fairtrading.nsw.gov.au/housingand-property/short-term-rentalaccommodation
