Tweed market set to go off in 2021

By Jonathon Howard THE TWEED Shire real estate market outlook for 2021 is “extremely strong” according to several leading local agents with reports southern NSW residents are more eager than ever to invest alongside first-home buyers. The Weekly put questions to several local agents including DJ Stringer Principal David Stringer and Raine & Horne Murwillumbah Principal JulieAnn Manahan. “I haven’t seen a market this strong since the late ‘80s early ‘90s,” she said. “The Northern Rivers and Tweed Shire markets are extremely strong and the current outlook is very positive. “Many properties are being sold ‘sight unseen/pre-market’ and with the use of our digital walk throughs/ 3D plans and videos, buyers are happy to offer subject only to pest and building inspections. Serious buyers also have their finance preapproval in place or are cashed up. Mr Stringer said the outlook for 2021 is “very promising”. “With an abundance of southerners looking to purchase notwithstanding many first-home buyers and investors looking for both capital growth and a yield more fruitful than what the banks are offering,” he said. The Weekly asked whether the market has now flipped towards a sellers’ market as a shortage in properties is driving up demand. “With such a shortage of properties available for sale and buyers extremely active in the marketplace

Mr Stringer agreed and said: “It certainly is a seller’s market fuelled by a groundswell of buyer enquiry and limited stock, which is pushing prices upwards.” Both Mr Stringer and Ms Manahan provided some great tips for buyers currently considering the Tweed Shire for their first home or investment. “Prospective purchasers should be prepared with respect to finance if they are borrowing,” Mr Stringer said. “Pre-approvals should be obtained by buyers to know what they can borrow and be able to commit to a contract with confidence. “Buyers should also put their best offer forward as in many cases there are multiple offers and they may not get a chance to negotiate.” Ms Manahan said anyone looking to buy should ensure all “your ducks are in a row”.

Ms Manahan added that the year has started off with a bang and although there is considerable chatter around JobKeeper and JobSeeker coming to an end, “I don’t believe we will be as affected as our metro markets”. “COVID has shown and made people work remotely and you have to admit, once you visit our beautiful region, why would you leave. We certainly do live in paradise,” she said. Mr Stringer said 2021 will continue as 2020 left off. “A hot market with record prices being achieved especially for coastal areas and minimal time on the market,” he said. The Tweed Shire is seeing one of the tightest rental markets in the country (0.1 per cent according to Core Logic with Byron Bay on 0.3 per cent) and property prices are still rising, thanks largely to an influx of cashed up sea changers since the pandemic struck. Principal at Fresh Estate Agents, Simon Beck, said he has never seen anything like the current housing market in the Tweed. “The amount of people coming to the area is at a pace we have never seen before,” Mr Beck told The Weekly. “They’re coming from Melbourne, Sydney, Brisbane, Canberra; just all over. “We’ve had the odd person from Canberra before, but of late there seems to be more and more migrating to the coast.” Mr Beck said there were also a lot of Gold Coasters moving to the Tweed Shire “for the quieter lifestyle.” “A lot of people are looking to buy, but if they can’t find what they are looking for straight away, they are looking to rent, but both areas are very difficult here,” he said. “It’s crazy; we have two new rental properties coming up and we have vacate dates and we already have people queueing up for them. “We’d probably have hundreds looking for rentals; we are getting 30-50 through each rental open home. “Not many people leave the area, that’s for sure, they certainly don’t leave the area and go back to Melbourne.” Mr Beck said a lot of his clients are now working remotely. “They either have permission to work remotely or are waiting on permission and have to go back to the city for company meetings maybe once a month,” he said. “Some are driving back already for that, but once the Coolangatta Airport opens back up with flights to Sydney they will just fly back.”
