THE DEVELOPER of a luxury apartment block at Casuarina says that sales are going well, with only nine of 47 still available, and they have been surprised that most of the interest has come from local Tweed Coast residents.
Godfrey Elmonde is the director of Holm Developments, which is developing the luxury apartment building Pama Casuarina on Grand Parade, as well as highend true beachfront apartments on Murphys Road at Kingscliff.
“We originally thought it would be Sydney and Melbourne people, but it turns out there is a lot of demand from locals,” Godfrey said.
“I think it’s because there was a shortage of apartments and a lot of them that had been developed to date were holiday zoned.
“They were designed to attract tourists so there were restrictions on how you could use them and you couldn’t occupy them permanently.”
Godfrey said there has been a
lot of interest from people wanting to downsize.
“We also have had a few people who had apartments in the holiday letting zone that wanted more flexibility as to how they use their own premises,” he said.
“There are 47 apartments in total and we have only nine remaining, but we haven’t blown it out of the water, we just have had consistent enquiries and sales. We would probably sell two a month on average.”
Godfrey said that the design of Pama is one of the reasons it is so popular.
“The architecture is very appealing and a lot of work went into creating something well suited for the environment, the climate and the location, with the orientation and all those things that are a response to the local environment,” he said.
“It’s still good proximity to the beach but also to the shops and other amenities.

“There have been horror stories of developers going broke and homes not being finished.
“The fact that it’s funded by ANZ bank and being constructed by Hutchinson Builders lets people know there is security.

Holm Developments are also developing Kai at Kingscliff.
“I am doing a project at Moffat Beach on the Sunshine Coast and I just had the concept that a highend beachfront project would do well and the same applies to Kingscliff where 95 per cent of the beachfront properties are all on Marine Parade so they are not true beachfront,” he said.
