The Buildcorp Group delivers high quality construction solutions along the eastern seaboard of Australia. Established for almost 20 years, we now have more than 230 staff generating over $270M revenue per annum. This represents a major force in the construction industry. Our excellent reputation in the property sector gives us the privilege of regularly working for some of the industry’s biggest players including Goodman International, Investa, GPT, ING Real Estate, Dexus, Harvey Norman, Bunnings, Sydney Airport and Sydney University. Operating entities The Group comprises several operating entities managing projects of different scales and disciplines; each has an enviable track record in the delivery of complex building and engineering projects. Buildcorp Contracting – large-scale construction solutions from $2M, focussed on the industrial, commercial, health, education, community and retail sectors, with business units in NSW and Queensland.

^^

Buildcorp Interiors – large-scale interior fit-out and refurbishment solutions from $1M for the commercial, retail and hospitality sectors.

^^

Buildcorp Asset Solutions – specialist remedial building services and small-scale construction projects in NSW to $5M in value.

^^

Euroline – high quality architectural joinery, shop fit-out and small-scale interior fit-outs in NSW to $1.5M in value.

^^

Across the group, our focus is on developing lateral solutions that sustain the changing needs of our partners, from project inception and planning through to on-time completion and hand-over.

Tony Sukkar B.Build (Hons) Group Managing Director

Group leadership The Group is led by its founder and owner, Tony Sukkar. Tony has over 25 years of experience in project and general management in construction and property development. In his role as Group Managing Director, Tony directs his energy and talent to providing organisational leadership, people development, strategic planning, risk management and governance for the Group. Mark Tonkin is responsible for the Group’s financial management, which encompasses strategic planning, finances, systems development and risk management. Mark has been with the Group since its formation, sharing his extensive experience in the construction and civil engineering industries gained in Asia, North America and Australia. Financial strength As a group of businesses, Buildcorp has traded profitably and maintained a cash positive position since inception in 1990. Group revenues have grown at a compound annual rate of 27% for the five years ended 2008. From a Group perspective, this year will deliver record revenues and profits. We have long-standing trusted relationships with our bankers, insurers and financial advisers. The Group maintains substantial undrawn banking and surety bonding facilities to support all new business. We ensure business and risk integrity across the Group’s major trading companies through an annual audit process conducted by PKF Chartered Accountants. This prudent financial and risk management combined with a solid financial base and strict reporting procedures has underpinned our success and longevity in the highly volatile building industry.

Group focus areas

STRONG TEAM. depth of EXPERTISE. SPECIALIST SKILLS. Business management teams Each of the four businesses have their own management teams that are responsible for project procurement and on-time delivery. The General Managers leading these businesses are long-term Buildcorp people, who have been with the Group for a combined 65 years.

Building engineering services The building services team brings together experienced services design and installation management professionals who provide Buildcorp with the highest standards across ‘all things services’, from concept scoping and auditing to final subcontractor delivery and commissioning.

They are supported by senior personnel who have the appropriate academic and field qualifications to manage large-scale projects and consistently deliver a quality result. The average tenure of over 60 of our senior project delivery staff is five years, enabling them to share a depth of experience and knowledge across the entire Group.

Buildcorp’s clients benefit from first-class services management input into areas such value-engineering, cost control, risk mitigation, strategic and spatial planning, compliance and sustainibility advice, detailed coordination and ultimate quality control.

Group support The group management team provides the four operating businesses with important specialist expertise spanning: Health and safety ^^ Environmental management ^^ Building engineering services ^^ Quality and business systems ^^ Marketing and relationship management. ^^

Health and safety For every building company, safety is of paramount importance. For Buildcorp, it is the number one priority to ensure the health and safety of our people and all persons working at or visiting our sites. We regard our AS/NZS4801:2001 certification for Buildcorp Contracting as a minimum standard. Our unique Building on Safety program, developed in-house, is designed to raise the standards of safety management well beyond that required by law. Our track record speaks for itself – some of the lowest injury figures in the industry. Specifically, over the last five years we have not had a workers compensation claim in the Group that exceeded five days lost time. Environmental management We are proud of our leadership position within the context of the latest ‘green’ building codes. Our Building on Sustainability program has seen every person in the Group, from Contracts Manager and above, become a Green Star Accredited Professional. Our internal experts are continually developing new, environmentally responsible techniques and systems, and training our people in their implementation.

This methodology streamlines the integration of the services elements into the total building package, and is a guarantee that the roles of services consultants and subcontractors will be optimised for the critical circumstances of each project. Quality and business systems We are continuously improving our project control mechanisms and business systems to consistently achieve the highest possible quality outcomes. Our systems are progressively being moved online via intranet and extranets, to benefit from faster and more reliable information exchange and improved knowledge sharing. At the same time they are being updated in line with International and Australian Standards for quality, environmental and safety compliance. Marketing and communications The longevity of our relationships and the volume of repeat work we win is the best testament of our success. Our growth has been based on return work of 52% across more than $1.2B of completed work – extraordinary in this industry. This is partly due to our ability to choose the right people to manage each project and build partnerships with clients and sub-contractors. It can also be attributed to our teams’ understanding and adherence to our values. Finally, it’s because we firmly believe that partnerships underpin our business. This is demonstrated by the fact that Buildcorp has never incurred legally enforced liquidated penalties or damages under a contract, nor have we ever litigated against a client; our focus is on building long-term relationships.

We are also meticulous about our responsibility to protect the environment through every phase of a project. This was confirmed when we were awarded the opportunity to build Workplace 6 at Darling Island Pyrmont, NSW’s first Six Green Star GBCA rated building.

In this day and age, we need to be thinking about tomorrow. We strive for environmental excellence in our developments, and this is one reason why we chose to fund and own NSW’s first Six Green Star building. As an existing partner, we also had enormous confidence in Buildcorp’s proactive approach to become the market leader in sustainable capabilities. Tony Cope, Head of Office The GPT Group

GROUP CONTROL 4

I was impressed at how profoundly Buildcorp adopted the principles of the Council to achieve Corporate Green Star Accreditation. They were prepared to provide the opportunity for all of their staff, their consultants and even their clients to become Green Star Professionals by facilitating the necessary courses and examinations.

Flexibility and success

longevity of relationships. repeat work. the measure of our success. We keep coming back to Buildcorp because they are reliable and trustworthy, and they build quality facilities. They have a strong understanding of our business drivers. They are very approachable and easy to deal with. David Van Aanholt, CEO Asia Pacific, Goodman International Ltd

Awards We know our clients want high quality building solutions for a fixed budget within a set time frame, with no surprises. For Buildcorp, this is just the base line. Our objective is to work with our clients to achieve extraordinary, award winning results whilst maximising returns for all stakeholders. In the last 15 years we have won 28 MBA Excellence in Construction Awards – last year we won more awards than any other builder. Flexible engagement We adopt a flexible and diverse approach to project delivery, assessing each to develop the appropriate contractual response. The Group is prominent in the design and construct sector for accepting design risk and completing projects for a guaranteed maximum price. Increasingly we are invited to be part of consortium partnerships, where we develop the project approach together with the client and team from the outset, resulting in a more coherent and integrated outcome. Integrated solutions The combined specialist expertise of our operating businesses provides competitive advantage, particularly for integrated fit-out of commercial buildings where construction, interior fit-out, joinery and possibly remedial works are all required. For example, this combination of skills was required for Foxtel’s $53M project at North Ryde, Sydney and the $30M project for Domayne at Alexandria, Sydney. Specialist areas of expertise The operating businesses share a common niche expertise working in live environments such as hospitals, schools, airports and retail centres, where business must continue ‘as usual’ during the construction process – clean, noise free and safe. We have completed over 100 such projects during the last 18 years, 45 of which have been hospitals, 25 schools and universities and 15 retail facilities. Across the Group, we have built more than a dozen business parks, more than 15 aquatic and sporting centres and even an ice rink. Each time we embark upon a new project, we bring specialist methodology developed in previous like-projects to ensure a streamlined solution.

Community enrichment

INDUSTRY leaderSHIP. TIME AND expertise. Sporting sponsorships We provide significant grass roots support for various sporting groups in Queensland and NSW, including mentoring players, providing cadetships and performing pro-bono work. However our main focus is on University football. ^^

^^

Sydney University Football Club – When we first began in business, we developed a strong association with Sydney University Football Club. We have been their principal sponsor for nearly 20 years, through their many ups and downs. Rugby is about speed, intelligence, strength and teamwork. The game, and this long-term partnership, has taught us a lot about business and relationships, and we have consistently applied this learning to the Buildcorp culture and values. University of Queensland Rugby Football Club – Recognising our geographic growth, we recently became the major sponsor for the University of Queensland Rugby Football Club. This builds on our Sydney-based sponsorship, and enables us to help young athletes realise their goals through cadet programs, sporting and career counselling, and employment opportunities.

Involvement in the arts In line with our values of creative thinking and lifelong learning, we are becoming more actively involved in the arts sector. ^^

^^

Biennale of Sydney – The mission of the Biennale of Sydney is to bring the world of contemporary art to all Australians. We share their belief that ‘Art has the power to transform - individuals and communities, even cultures and generations - through new ways of looking at the world’. Our contribution as a Biennale Benefactor will help bring artists to Australia, and present the exhibition and its programs free to the public. Museum of Contemporary Art – Our membership of the MCA Ambassador program will support solo exhibitions of young Australian artists in the Level 4 galleries.

Buildcorp have been the major sponsor for the SUFC since 1991, which I believe is one of the longest running major sponsorships in sport. As the oldest sporting association in the country, we have a strong sense of tradition based on loyalty, hard work and success. For these reasons, Buildcorp are the perfect partner and we are proud to be associated with them. David Mortimer, President Sydney University Football Club

POSITIVE INFLUENCE 10 community involvement. financial assistance.

Community responsibilities We are pleased to take an active role in providing both financial assistance, time and expertise to a wide variety of community related activities. ^^

^^

^^

^^

Sydney Cancer Centre – We have a major commitment over the next five years to support the Sydney Cancer Centre, whose aim is to integrate new research findings and innovative treatments into patient care by both improving cure rates and quality of life. YWCA’s In School Mentoring Program – We are also supporting our people to be volunteer mentors at Glebe Public School during work hours, as part of the YWCA’s In School Mentoring Program. This is part of a national, professionally run program that provides children and young people at risk with positive adult role models offering support and friendship. Redkite Cancer Fund for Children – We support Redkite, an organisation dedicated to assisting childhood cancer sufferers and their families. Our last Golf Day raised over $50,000 for Redkite, and we intend to better that result at the next event. Movember – Our support of Movember is a major staff initiative whereby staff seek sponsorship for growing a moustache in the month of November, a worthy cause for male depression and prostate cancer. In addition, we proudly support:

The Spastic Centre Daffodil Day ^^ Jeans for Genes Day ^^ Brainwave Australia ^^ George Gregan Foundation. ^^ ^^

Buildcorp has been associated with Redkite since 2002 as a major donor and more recently as the host and organiser of one of our major charity fundraisers. Buildcorp is a family oriented company that appreciates our commitment to supporting children and their families through their difficult cancer journey. We are truly grateful for their ongoing support. Jenny Seton, CEO Redkite

We worked with Buildcorp Interiors on our complicated new Sydney head office project. We found everyone, from the Project Manager down, to be extremely cooperative and helpful.
