Frequent Violations to Avoid 1 2
Trash Cans Remember to store them out of view. They are not to be stored on the side of your home or in front of your garage. Only place them at the curb on trash removal day. Basket Ball Goals Portable basketball goals are now allowed however they must be installed in accordance with the current guidelines. They must be placed on the side of the driveway (like the permanent goals) and they must be screened with evergreen shrubs. Please see the ARC guidelines for complete details. An application is required for both permanent and portable basketball goals.

Pine Straw Refresh at least twice per year or as needed. Especially if it has turned white or gray or if there is bare dirt showing.

Weeds Lawn and plant beds should be free of weeds. Remember to treat or pull them on a regular basis.

All homeowners who wish to make any modifications to their property are required to submit an Application for Modification. Applications can be submitted at any time and you will receive a decision letter in the mail within 2 weeks of your submitted application. Please plan ahead for all projects, including Holiday and Birthday gifts. Once an Application is received it will be reviewed and decided on within 2 weeks. Our Newsletter Needs Community Specific Information! to
Putting together a newsletter for our community is quite challenging considering there is so much more include in it than we do. Between our Management Company and the Board of Directors, we try to include items in our newsletter that not only inform owners of important business matters before the association, but we are also attempting to help educate our members on some of the on-going challenges that associations must face on a monthly basis.

Issues such as the Annual Audit, Reserve Study, Budgeting Process and Rules Enforcement are included throughout the year in order to help owners understand some of the complexities of running our association. Both the Board of Directors and the Management Company hope that if more members understand why the Board must make the decisions that it does, then this knowledge will help make living in a common interest development more comfortable. Another benefit of increasing the members’ awareness of association issues is to help motivate others to take an active role in our community. The more we understand about how our Association functions, the more likely we are to get involved.

Understanding a Dog’s Sense of Smell By Susan Tanner, Windermere Pet Sitter
How many times have you taken off with your pup anticipating a vigorous walk, yet it quickly becomes a “sniff fest”! I have become intrigued by a dog’s sense of smell as I watch them often smell just about every blade of grass during our walks. So I did some investigating on this subject and learned some interesting facts. A dog’s nose not only dominates his face, but his brain as well. In fact, a dog relies on his sense of smell to interpret his world in much the same way people depend on their sight. Your dog can actually interpret as much as info as we do. However, he does most of this by smelling an object or animal not by starting at it.

To gain respect for a dog’s sense of smell. compare it to a person’s nose. Inside the nose of both species are bony scroll-shaped plates called turbinates over which air passes. A microscopic view of this organ reveals a thick, spongy membrane that contains most of the scent-detecting cells, as well as the nerves that transport information to the brain In humans, the area containing these analyzers is about one square inch or the size of a postage stamp. If you could unfold this area in a dog, it may be as large as 60 square inches or just under the size of a piece of typing
paper. Though the size of this surface varies with the size and length of his nose, even flat nosed breeds can detect smells far better than people. A dog’s brain is also specialized to identify scents. The percentage of the dog’s brain that is devoted to analyzing smells is actually 40 times larger than that of a human! It has been estimated that dogs can identify smells somewhere between 1,000 to 10,000 times better than nasally challenged humans can. Your dog’s nose has a pattern of ridges and dimples that , in combination with the outline of the nostril openings make up a nose print believed to be as individual and unique as a human being’s fingerprints. Companies even register nose prints as a way of identifying and helping to locate a system that is now being used by kennel clubs around the world. My beloved foxhound, Lyla (that I very sadly lost 3 years ago) had the best sense of smell of any dog I have ever seen. A peanut butter & jelly sandwich pushed way back on a counter could easily become her lunch within seconds if I walked away from the kitchen!

5 Important Reasons to Clean up Pet Waste DEAR HOMEOWNERS,
We have received quite a few complaints about a big problem relating to picking up after your pets. It is more than just a nuisance, it is a health hazard! Please see the article below for 5 important reasons to pick up after your pet. Dealing with pet waste is one of those topics that every pet owner must deal with but no one likes to talk about. The fact is that the majority of community and neighborhood pet problems result from the inappropriate handling of pet waste. In addition, pet waste is the greatest source of potential health risk for your pet and your family. This article will highlight the five most important reasons to properly dispose of pet waste. 1. Disease Control. There are several very common diseases that can be transmitted to dogs, cats and people through feces. These include giardia, roundworms, salmonella, and Ecoli. In addition, your dog can spread or contract parvovirus or corona virus through infected feces. All of these diseases are very serious and common and every effort should be made by pet owners to keep their pets and family away from potentially infected feces. Protect your children, your pets and yourselves- pick up after your pet every single time. 2. Make your Yard more Useable. Nobody likes to walk through a yard that is hiding “doggie land mines.” If you and your children are afraid to use your yard because of the dog, then you are wasting one of your biggest time and financial investments. In addition, the pets will get less interactive exercise and suffer as well. Once or twice a day ‘scooping’ off your yard with a shovel or Grabber pet waste shovel will only take a couple of minutes and make it a place where everyone enjoys spending time.

3. Fly Control. Flies will consume and lay eggs in feces. These same flies will then come into your house and then spread disease as they pause on your counter and food. Need I say more about keeping feces cleaned up to prevent this cycle? 4. Responsible Pet Ownership. Your responsibility to clean up after your pet doesn’t end when your dog leaves your yard. In fact it is even more important to pick up after you pet once they leave your yard. There are probably fewer things that aggravate neighbors more than a dog that ‘goes’ in their yard. Be a courteous neighbor and clean up after your pet every time they go to the bathroom. Period. No exceptions. When walking your pet in the community, pick it up with a plastic bag or a scoop. Don’t make your responsibility somebody else’s problem. Once you have picked up the poo and put it in a bag be sure to dispose of the bag properly. This does not mean throwing it on the ground for someone else to remove. 5. Preventing Stool Eating. While most dog owners think this doesn’t apply to them or their dog, the shocking truth is that most dogs will engage in this unsavory practice at some point in their life. Dogs evolved as carnivore/scavengers and feces were considered fair game in lean times. To prevent this from becoming a life-long habit, clean up feces right away, every single time. Additionally, we have been receiving more and more complaints about dogs not on leashes and roaming through out the community. Please know that it is not only prohibited as stated in the community covenants, but it is in violation of the Forsyth County ordinance. Failure to keep your pet on a leash may result in fines assessed by the association as well as being issued a citation and fines by the county. Which I know, you all aspire to be!
7.TryTurn down the music. to keep your tunes from drifting beyond your property lines. Go out to the street and check if you can hear the stereo or garage band. If you are hosting a party, invite your neighbors (or at least warn them and give them your phone number to complain about noise). Please also be sure to follow the County noise ordinances as well as the community covenants which prohibit noise that disrupts the safety and comfort of others. It’s best to follow the golden rule and keep noise from disturbing neighbors.

3. Respect a power tool curfew and other noise ordinances. Try to limit the use of chainsaws, leaf blowers and other
noisy tools to one hour at a time. Try to wait until after 9:00 a.m. but before 8:00 p.m. and also try to make some effort to accommodate napping children and night shift workers.
4. Control your pets & pick up after them.
Let Fido get some fresh air during the summer in a securely fenced yard. Also invest in some obedience training so he doesn’t just bark all day while you are at work. There is a leash law in Forsyth County and it is written in the covenants that if your pet is outside and not in a fenced yard, it should be on a leash. Also, pick up after your pet even in your own yard. No one wants to smell the aroma coming from your yard on a hot summer day.
5.Let Let kids be (good) kids. the kids play outside during daylight hours and
introduce them to the neighbors, both for courtesy and safety. Don’t let them play in neighbors’ yards without permission, and teach them that yelling is generally inappropriate and unnecessary especially if they are playing outside early in the morning or later in the evening.

Park your vehicles in your garage or in your driveway. You should never park vehicles in the street where they block a neighbor’s driveway. They should not have to perform automotive acrobatics to get out of their driveway. Parking in the street also can obstruct other vehicles especially if someone is parked on both sides of the street. Recently, a delivery truck was not able to get through because vehicles were parked across from each other on both sides. Parking in the street can also make it difficult to see children that may be running across the street to a friend’s house. Do not park on the street overnight or for long periods of time. Do not park in cut through or turn lane areas. This is especially a problem along Windermere Crossing in the East Village section of Windermere.
10. Take out the trash. Don’t take out the trash two days early “just in case you
forget.” And don’t leave out the trash if it doesn’t get picked up for some reason. Contact Sanitation Solutions in they fail to pick up your trash on the specified day. Take out the trash the morning of your trash pickup to avoid attracting bugs and vermin. Store your trash can out of sight after your trash has been picked up. Storing your can on the side of your home is not acceptable if it can been seen by your neighbors or from the street.
These are just a few ways that you can be a good neighbor and help to create a more harmonious community.
6.TalkDon’t smoke out the neighbors. to the neighbors and pay attention to the prevailing winds before lighting a bonfire or starting a backyard cigar-of-the-month club. 20

No Solicitation Rules, Signs, & Action Plans While Windermere has always been a No Solicitation neighborhood, the Sheriff’s Office has informed us that they won’t be able to enforce it unless we prominently displayed this fact. So, we have installed No Solicitation signs at each neighborhood entrance. This means that no one is allowed to engage in door to door soliciting unless they (a) have a county-issued solicitation permit, which they must display at all times, or (b) are representing a bona fide charitable or nonprofit association (e.g. boy/girl scouts, religious organizations), or (c) are students participating in approved school-sponsored fundraisers (e.g. discount cards). Therefore, anyone knocking on your door and trying to sell you newspapers, sanitation services, or pest control services, for example, is in violation of the Forsyth County ordinance, and is subject to a fine of up to $1,000 fine and/or six months’ incarceration. SO, WHAT DO YOU DO IF YOU HAVE AN UNWANTED SOLICITOR AT YOUR DOOR? Politely remind them that Windermere is a No Solicitation neighborhood, and ask them to leave. If they refuse, or if they continue to solicit other neighbors, call the Sheriff’s Department non-emergency number at 770/781-3087. If it’s after business hours or on the weekend, call 911.

HOLIDAY DECORATIONS
Reminder
Per Section 2.22(H) of Windermere Architectural Guidelines, Standards & Procedures, holiday decorations must be removed within 10 days of the holiday they are intended as described below: (h) Holiday Decorations Holiday decorations for holidays recognized in the United States are both permitted and encouraged and will not require approval by the ARC. However, such decorations may be installed no sooner than 30 days prior to the holiday and must be removed within ten (10) days after the holidays for which they are intended. The sound level associated with holiday decorations shall not exceed 80 decibels measured from the front door of any adjoining dwelling, and all sound shall be turned off between the hours of 11:00 pm and 8:00 am. ARC reserves the right to require the removal of decorations which do not comply with these guidelines or which, in the judgment of the ARC, pose a potential public safety risk.
