Association Manager’s Corner

Overnight and Long-term Parking & Pet Disturbances From Kathy, your Association Manager Recently, a large number of calls have been received by the Association office regarding overnight and long-term parking of vehicles on the streets. Please note that long-term parking and on-street parking is NOT permitted within the Association, per the covenants (as detailed below): 2. Restricted Activities : a) Overnight parking of vehicles on public or private streets or thoroughfares, or parking of commercial vehicles or equipment, mobile homes, recreational vehicles, golf carts, boats and other water craft, trailers stored vehicles, or inoperable in a manner approved by the Reviewer pursuant to Article 5; provided, construction, service and delivery vehicles shall be exempt from this provision during normal business hours for such period of time as is reasonably necessary to provide service or to make a delivery to a Unit or Common Area. Also, a common complaint received is in regards to barking or whining dogs and their disruption of neighbors’ harmony within their own homes. Residents are responsible for their pets, including managing their waste, keeping them leashed when on community property and any long-term barking concerns.

b) Raising, breeding or keeping animals except that a reasonable number of dogs, cats or other usual and common household pets may be permitted in a unit. However, those pets which are permitted to roam free, or in the Board’s sole discretion, make objectionable noise, endanger the health of safety of, or constitute a nuisance or inconvenience to the occupants of other Residents shall be removed upon the Board’s request. If the pet owner fails to honor such request, the Board may remove the pet. Dogs shall be kept on a leash of otherwise confined in a manner acceptable to the Board whenever outside the dwelling. Pets shall be registered, licensed, and inoculated as required by law. To report possible rabies contact, an animal bite, dangerous animals or other animal-related issues, contact Animal Services between Monday - Friday between 8 a.m. - 5 p.m. at 770-5316830. During non-working hours contact Hall County Non-emergency Dispatch for bites, abandoned injured domestic animals, or animals showing aggression at 770-536-8812.

Annual Meeting Q&A • Will annual assessments / dues increase in the upcoming years? Annual assessments have increased an average of approximately 2% per year since the start of the community. • Are there any plans to renovate the Clubhouse or amenity areas? There are no plans to renovate any existing amenity. • Who should residents contact in regard to maintenance of our streets and sidewalks? The City of Flowery Branch maintains streets in completed sections and the Developer maintains streets in sections still under construction. • Are there plans for new equipment in the Fitness Center? There is budget set aside each year for maintenance and equipment in the Fitness Center. The current equipment is serviced periodically as part of a maintenance agreement. If the budget supports the purchase of new equipment, it will be added as space permits to the Fitness Center. • What is a Reserve Study and how does it affect the Association Budget? A reserve study is a long-term planning tool which identifies the current state of reserve funds and forecasts expenses for future maintenance and projects (i.e. replacement of the roof of the buildings, replacement of pool equipment, resurfacing tennis courts, etc.). The reserve study is performed an average of every five

years at an estimated cost of $8,000 per study. A copy of the current Reserve Study is on file in Kathy Andrews office at the Clubhouse for residents to view during business hours. • The annual budget states the Association has a deficit of more than $100,000 for expenses. How is the deficit being managed? The developer has historically paid the shortfall each year. There will be a time in the future when resident annual assessments will be enough to cover the Association expenses. • How will the HOA manage the community when the developer completes development? The Homeowner Advisory Committee (“HAC”) and the existing committees, which consists of resident volunteers from the Tennis, Finance, Modifications, Lakes & Trails and Pool committees, is the framework that will build the future resident-managed Board of Directors. • What is the Annual Events Budget? How is it spent? The association events budget has historically been approved for $15,000-$20,000 annually. Of the $870 annual assessments / dues per home, approximately $16 is contributed to this budget. The Activities Director raises roughly $30,000 - $35,000 every year to support events. Lakes & Trails Tidbits: Canadian Geese For this year’s issues of Sterling Life, the Lakes & Trails Committee would like to help you learn more about our lakes’ ecosystems… Watch for more “tidbits” coming in future issues, and a NEW informative page on our community website www.Sterling-Life.com! Our population of Canadian Geese is resident, non-migratory geese. Historically migratory geese passed through Georgia, but today practically all Canadian Geese are resident birds that do not migrate. In the late 1970’s and early 1980’s, Georgia Natural Resources started a “restocking” of geese in Georgia to increase the resident geese population. Today the count is estimated at 45,000 birds. The resident birds adapted very well to urban areas such as community lakes and golf courses. A DNR hunting program was established, mainly in the northern part of our state with Lake Lanier being the most concentrated area for geese. As the restock birds matured they became wise to the areas that were hunted and flocked to safe areas (nonhunted areas such as community lakes and golf courses). Today the adult birds find local areas that may include multiple lakes to call home, traveling during the day to

other sites but returning to their resident lakes at dusk. During the hunting seasons our community may see an increase in our geese population. Breeding season starts in early March, with nesting occurring in March, April and May. Residents may see our geese nesting along the banks at the water’s edge. Please do not approach or disturb the nest. Nesting geese can become aggressive if the nesting area is approached. If any of the geese finds a resident’s property as “the perfect place” to build a nest, please inform the Lakes & Trails Committee via email to Lake@ Sterling-Life.com and we’ll contact the DNR to attempt relocation. Relocation may only occur if the nest is on a resident’s private property or in close proximity to trails or high volume areas in the common areas. Swim Team REGISTRATION IS OPEN Check the www.Sterling-Life.com website (under the Pool Section) for our 2017 Sterling Stripers Swim Team registration forms. Team practice will begin in late May, but your registration must be completed by the end of April! NEW Swimmers are welcome to join… no team experience required, just the initiative to be a participating swimmer

POOLSIDE FOOD! This summer, we will welcome a caravan’s-worth of food truck options for poolside food service on the weekends. Each weekend will feature a different food truck with a great variety. Pricing of menu items varies per vendor, cash is always accepted (credit/debit may be available depending on the vendor). Mondays & Wednesdays at 10:00AM and Tuesdays & Thursdays at 7:00PM, held at the Clubhouse. PiYo delivers the muscle-sculpting, core-focused benefits of Pilates along with the flexibility and power of Yoga. PiYo’s low-impact compound exercises engage multiple muscle groups at the same time – while keeping your body in constant motion to elevate your heart rate and build and sculpt muscles. This drop-in style class is open to your friends & family. Bring a yoga mat and water. Shoes optional.

Restorative Smooth Yoga at the Lodge Motion Yoga Tuesdays at 12 Noon. Meditation is not limited to sitting silently and contemplating one’s own thoughts… Restorative yoga includes muscle focus and strength building postures and breath work. Each session will change to keep your interest and may include some phrasing/ chanting, mental imagery, etc. that will be incorporated into the class.

Mondays & Thursdays, 7:30-8:30AM Yoga includes strengthening and stretching movements, breath control and simple meditation. Our instructor (Heather) is certified in restorative and orthopedic practices, and can target movements to help you strengthen after surgery or injury, or to alleviate pressure or discomfort during your exercise. Held in the Clubhouse.
