am incredibly lucky; I have work that has revealed to me my innermost self. And I am not who I thought I was. I must first point out that real estate is a strange job. I’ve had a lot of professions, so I speak with authority. I’ve been a journalist. I’ve taught high school. I’ve been in HR and I’ve been on TV. I’ve been

an executive with a staff and I’ve poured coffee at a trendy cafe. I’ve never had a weirder job than real estate. Fun, yes, but weird. What other job could challenge my people skills, driving ability, patience and belief in humanity while also providing not only an income but truly wonderful friends, a deeper understanding of where I live, and an opportunity to satisfy my addiction to really cool houses?

Real estate does all that. But it also has highlighted not only my character strengths but also my less attractive qualities. I’m telling you this because of course we’re all friends and neighbors, and you wouldn’t judge me, would you? Of course not. Thank you. In case you’ve been hiding in a cave, let me begin with this fact: we are in a realestate boom. The Brooklyn invasion is at high tide and is inundating Kingston. The

effect is seeping into nearby communities. Don’t take my word for it: count the new real-estate offices. Companies that didn’t exist five years ago now have multiple offices. I’ve faced a new professional phenomenon in this feeding frenzy: the Over-Excited Buyer. I’m not alone in this. They don’t make an offer on one house. They make several offers on several houses. After each offer, they go home, they think about it, and they have second thoughts. The buyers got cold feet. Sorry. You’ll have to back out of the deal you’ve made, too. There was a day I’d have stuck with those buyers until they finally settled down and followed through. But I’m getting older. I don’t like being the bearer of bad news over and over and over. And here’s my first revelation about my character: my patience isn’t what it once was. good reason except your own impulsivity, I’m not the broker for you. Think before you act, please.

his market is also encouraging arrogant sellers, the ones who know it’s a hot market. They think their house is going to make them rich. But they don’t want to make their house ready for sale. They don’t think they need to tear out the carpet that smells like grandpa’s cigars or their aging dog. Underground oil tank? Knob-and-tube wiring? A collapsing foundation? Let the buyer deal with it if they want the house! They want top dollar, as is. “Look at those views,” they say. “This place is worth a million bucks.” I admire the distant mountain view from the rooftop, note the abandoned house next door, climb down, pick my way through a lifetime’s collection of Life magazines stacked in five-foot piles, and wish them the best of luck. This is hard for me. I was raised to be a compulsive pleaser. There was a day I’d have been seriously tempted to try to make the relationship work. If only I tried harder? Age has taught me that you truly cannot please everyone, and there are times there is no point in trying. That is a listing I will

not get, and that’s okay. Then there’s the impact a hot market has on the value of a handshake. Or your word. Or even your signature on an agreement. Real estate involves legal transactions. I’ve learned I want to hang on to that word-is-my-bond way of life. And I’m uncomfortable with it’s-only-business as an explanation for breaking it. It’s okay for some people, and I’m not judging. I’m just not comfortable with some of this, which may mean I’m a dinosaur. I can live with that.

I’ve had buyers who arrived an hour or more late for appointments we’ve had set up a week before because they “just couldn’t get going.” That’s a problem. I want people to respect my time, to respect a seller’s time (no, you can’t get into a house without an appointment), and to respect a buyer’s time (if we have an appointment, please let them look around). to feel a real-estate professional is about as trustworthy as the stereotypical usedcar salesman caricature. Sadly, I’m sure they’ve had experiences that make them feel that way, but I no longer have the desire or energy to win them over. If we’re not on the same team, you’ll be happier mistrusting someone else. I’ve had a seller tell me if he listed his house with me he “wouldn’t tell his wife.” No, thank you. I’ve gotten Lyme disease (again) after showing a house in the woods. Lovely. I’ve had buyers who, when I checked, proved to have some, let’s just say legal problems, in their past, who want to bluster and bully me into conveying their verbal offer to a seller. They don’t want to sign an offer. “Trust me, I’m good for it,” they vow. “I’ll give ‘em a million dollars cash.” And I know a bridge in Brooklyn you can buy. I am becoming that harrumphing woman who looks around and says, “The world used to be better.” Consideration of others seemed more common. Courtesy was expected and received. Rudeness was surprising and upsetting.

demand a lot from myself, and I’ve begun to demand the same effort from others. So I’ve discovered a quick solution to my inability to excuse what my mother would have called “the height of ill manners” (trust me — that was the absolute worst thing you’d want to be accused of by a very polite woman). I work with people referred to me by people I’ve really enjoyed. It works out very nicely for all of us. And it makes us all remember that buying and selling a house can actually be a lot of fun. For all those stories, there’s another like the couple who bought their dream home in April. I knew they were the right buyers when she started to cry as she stood in the living room. The sellers were thrilled to know their home was going to someone who loved it as much as they did. They left a bottle of champagne for them in the refrigerator.
