FACILITIES MANAGEMENT | From the desk of the Associate Vice Chancellor
D
ear Facilities Management Teammates,
As I close out my time as your associate vice chancellor, I want to thank each of you for the hard work and dedication you have put into “Creating a Campus of Distinction” at UNC Charlotte! This is truly a special place because of what you do every day to make it so. In reflecting back on my time here, I see clearly how far we have come toward achieving our vision. It has been an honor and a privilege to serve with so many good, caring, honest, and hardworking people. It has been a pleasure to help guide the phenomenal growth of the campus that all of you made happen. Perhaps most rewarding for me was to be part of the maturation of our facilities organization. We (Facilities Management) have literally “grown-up” in my time here. We have great leaders, people with exceptional talent, and the resources to successfully plan, build, operate, and maintain the campus at an elite level. We have matured into a high performing organization capable of taking on every challenge. I applaud you for your commitment to continuous improvement, which has become part of our culture, along with safety and teamwork. I’m proud of all we have accomplished together. I leave confident that the organization and each of you individually will continue to grow, prosper, and reach even greater heights. Thank you for your support and love. I wish each of you Godspeed and courage in every endeavor. As the old Army saying goes, “I’ll see you on the high ground.”
MISSION To provide a quality learning, research, and living environment for the benefit of students, faculty, staff, and the community by planning, building, operating, and maintaining the campus of the University of North Carolina at Charlotte.
VISION A leader in Facilities Management distinguished by safety and excellence. A proficient, responsive, and adaptable ‘Team of teams’. Providing high quality services and facilities in an environmentally sustainable manner. CREATING A CAMPUS OF DISTINCTION
May the road rise up to meet you, may the wind be ever at your back. May the sun shine warm upon your face and the rain fall softly on your fields. And until we meet again, may God hold you in the hollow of his hand. ~Irish Blessing

FACILITIES MANAGEMENT | Cover Story
Jeanine Bachtel excels in dual leadership roles P
hilip M. Jones, Jr., associate vice chancellor for Facilities Management recognized Jeanine Bachtel, associate director for Capital Projects - Design for her extraordinary leadership roles. She served as interim director for two units back to back, as well as serving full capacity in her own position for an entire year, May 2017 - May 2018. His submission stated, “During the past year, Jeanine was asked to take on additional duties as the Interim Director of Facilities Planning. She stepped into a challenging situation as there were key vacancies within the planning team, and she performed exceedingly well. In this role, she successfully completed highvisibility Board of Trustee and Board of Governor actions. She initiated the process for developing the next Five-year Capital Construction Plan 2021-2026 by meeting with all divisions of the University. This undertaking will lead to dramatic changes to the campus.” Jones continued by stating, “Due to her outstanding success in the Interim Planning Director role, Jeanine was asked to take on extra duties as the Interim Director of Capital Projects when the former director retired in January 2018. She never hesitated when accepting this position and has, again, proven herself as an effective and strong team leader.” “She is regularly asked to participate on various University boards, committees, and other diverse groups as a source of knowledge relating to campus infrastructure and facilities management. Jeanine is active in professional organizations and community service. She recently completed her tenure as vice president of Construction Professionals Network of NC (CPN). She continues as a Board of Director with CPN and is Chair of CPN Institute, which performs public service by advising small North Carolina towns on development opportunities at no charge. Under her leadership, CPN has conducted planning sessions and provided written reports to multiple towns throughout the State. This work includes developing and refining their master plan

and outlining how to enhance economic development. These towns, with limited resources (both funds and staff), have a difficult time making progress. Jeanine’s leadership of this effort is making a difference in North Carolina.” Jeanine began with Facilities Management in July 2010. She has successfully managed over $500,000,000 worth of projects. She was nominated twice for UNC Charlotte’s employee of the year award. Her new director, Bart Bruchok, says, “She was able to provide direction to the staff and responsiveness to campus clients, ensuring an almost seamless transition once the director position was ultimately filled. Jeanine had to quickly become knowledgeable of all capital business in order to perform in this office in addition to her existing associate director responsibilities.” Jeanine leads a talented team of project managers who speak very highly of her. This team is responsible for planning and overseeing the design of construction for all capital projects at UNC Charlotte. When asked, here are their thoughts about their supervisor.
Facilities Focus | Issue 66
My word is.......MOTIVATING. Jeanine is an incredible leader who energizes her team to be the best! - Lisa Lanier She is a beautiful pillar of strength inside and out. - Elizabeth Frere Jeanine is a great role model, provides constructive feedback, and has supported my professional growth in ways far beyond my expectations. I have learned a great deal from Jeanine, and I admire her ability to adapt to different roles and make her job look effortless, though it is far from that. I would aspire to become as focused and astute as Jeanine and be as targeted in my planning and decision making. - Donia Schauble Simply, Jeanine cares. Not only does she care about our campus, taking on additional responsibilities to fill gaps in staffing, but she cares about her coworkers and employees, always saying hello and asking how our lives are going. Caring is important and an excellent quality of hers. - Brian Kugler Congratulations Jeanine! By Beverly R. Imes Associate Vice Chancelor’s Office

Phil’s Retirement Celebration O
n February 12, Associate Vice Chancellor Philip M. Jones announced his plans to retire. On February 13, we decided to celebrate Phil’s legacy by nominating him for the coveted Frank B. Turner Award, which we submitted on February 23. He won! Read https://tinyurl. com/focus65 for the details. In March, his direct reports planned a series of farewell events in his honor. In collaboration with FM’s communications office and many others, we did our best to make sure we sent our boss off with style and class. This included a pre-celebration at our departmental spring fellowship in May, a special edition of Facilities Focus with Phil as the cover story, our last team building on August 13 and the final celebration on August 17 with more than 250 people in attendance. Special thanks to our speakers, Chancellor Philip L. Dubois; Elizabeth A. Hardin, Vice Chancellor for Business Affairs; John Storch, Operations Manager for Housing and Residence Life; and Lee Snodgrass, Director of Facilities Operations, who spoke on behalf of the FM Department. Phil is humble and does not care for fanfare. We just wanted to do something extra special for the best boss ever! A few months ago Phil stated, “One can tell a lot about an organization by the way they welcome new employees and how they say goodbye to employees who are leaving.” He always thinks about the wellbeing of the FM staff and their experience as an employee. Now, it is our turn to pay it forward to him. We hope we made him proud. After all, he deserves the best. Phil, we are thankful for your leadership, support, and care for us as a work family. Your contributions to our team are immeasurable. Enjoy your retirement, doing the things you love with those you love. We will miss you, but we are very happy for you! Beverly R. FACILITIES MANAGEMENT | Employee of the Quarter
Employee of the Quarter - Bill Allerton Bill not only helped keep the J building cool in the summer but came up with an idea to keep it warm in the winter. This past winter Bill did some research on radiant heaters. With the help of Joe Loder, the supervisor of Zone 6, they were able to decide on a heater best suited for the shop. The radiant heater keeps the shop warmer during the cold winter months and helps keep the floor dry on wet, snowy days. Chris Facente states, “Bill brings a tremendous amount of experience to the shop with a great attitude every day.” Kathy Fisher, Motor Fleet administrative assistant says Bill is “always very pleasant and polite.”
Philip Jones presents Bill Allerton with the Employee of the Quarter plaque.
C
ongratulations to William “Bill” Allerton, grounds mechanic, for being named Employee of the Quarter. Bill was nominated by his supervisor, Chris Facente, for his innovative ideas. Recently, Bill came up with an idea to paint the doors on the J Building white to absorb less heat. By switching the paint color from gray to white, it lowered the internal temperature of each door approximately five degrees. This helps put less strain on the HVAC system and helps keep the building temperature cooler.
Bill, along with his automotive teammates, Bobby Robinson and Vince McNeil, painted the shop doors early in the morning before the oppressive heat started. Chris stated the door temperatures went down from as high as 112 degrees to 85 degrees. The reflective paint brightened up this area of the shop. As a team, they found a way to make the shop more comfortable for everyone in the shop without spending any additional funds. This is truly a service to your coworkers.
Bill joined Facilities Operations in 2015. He is a former gas station and auto repair facility owner. His skills include gas and diesel engine repair, automatic and manual ttransmission repair, small engine repair, commerical lawn equipment diagnosis and repair, and heavy equipment diagnosis and repair. Bill has Ford Hybrid training and Bendix Air Brake System certifications. Bill’s dedication to his craft is unsurmountable. One of his hobbies includes restoring his Camaro. Bill’s impact on the University is evident from his ‘can do’ attitude to his creative solutions. Bill continues to make UNC Charlotte a brighter and more efficient place to work. ongratulations to our new Team of the Quarter. The Office of Waste Reduction and Recycling would like to nominate Gary Edwards and the construction crew: Jim Stafford, Steve Plott, Randy Walters (retired) and Mark Blackwelder for their outstanding help over the past few months. Gary and the crew went above and beyond to help our office finalize the new recycling warehouse facility.
Prior to our office’s occupancy of the new building, multiple projects needed completion, including a project to install bollards, inside and outside of the facility. Thanks to the hard work of this crew, the bollards were ordered, painted (twice), and installed successfully. They also assisted in delivering and installing heavy steel shelving inside the facility. Additionally, after we mixed parts from two different shelf sets, the crew worked hard to put them together correctly. As each of these
Rerouted a downspout to reduce flooding in the facility Anchored down shelving and moved the cardboard baler into the facility Helped organize the warehouse and the way our pallets are organized Brought all existing pallets from the compound to our building to allow new companies the ability to pick up from the loading dock rather than ground level
Without our own equipment to move the pallets, the construction crew supports our efforts by making themselves available to load the items as needed. This is a tremendous help to our office and ensuring our mission of diverting waste from the landfill is met. These activities are not necessarily on this crew’s daily job responsibilities; yet, they are always willing to help out with a smile. We could not accomplish all we do without their help. They truly represent the word teamwork within Facilities Management.

W
e have a few changes going on in the world of recycling. First, we have a new drop off location for pallets. Due to a change in pallet vendor and for ease of loading and unloading, we now store the pallets at the new recycling warehouse located behind the Facilities Management/ Police and Public Safety building on the left. During the hours of 8:00 a.m. - 4:00 p.m., the gates are normally open for easy drop off. If you arrive and the gates are locked, please stop in the BES&R office and a recycling team member can assist. We are also updating signage around campus. Keep a lookout for new labels on the recycling Slim Jim® bins for container, paper, and landfill products. These signs are colorful, informative, and
best of all, consistent. They all include the recycling hotline phone number 704-6870607! We saved the best for last. Our new recycling education coordinator, Steve Olson, joined the team in July. His responsibilities include educating the growing UNC Charlotte population to reduce their consumption products they use, showing them how to recycle correctly, and encouraging them to reuse everyday objects in a sustainable manner. Through guest lessons, outreach programming, special events, and social media, he hopes to increase recycling participation rates on campus, with our amazing recycling team. He is making his way around campus introducing himself
to building liaisons and members of the FM team. By the way, he was selected as Business Affairs’ Giving Green cochampion. You will hear more on that soon. Prior to coming to UNC Charlotte, he was an earth and environmental science teacher at West Charlotte High School. He loves playing the ukulele, going to car shows, and has 17 pets! If you have not had the chance to meet Steve, please stop by his office / studio in the BES&R modular. You may contact Steve at solson10@uncc.edu and 704-687-8396.

T Scott Hall
he Scott Hall renovation, which all will agree compliments the South Village community, finished just in time for the 2018-2019 academic year. The project has taken 15 months to complete, but the time was well spent. Renovations for the 500-bed highrise facility built in 1972 included a new exterior membrane, window and roof replacements, new mechanical, electrical, and plumbing systems along with IT upgrades. Student rooms and restrooms have been renovated and the number of beds were reduced to 420 to accommodate student lounges. Just a reminder that Moore Hall (built in 1969) will be demolished to make room for a new residence hall (Phase 16). Sanford Hall is slated for demolition once construction of Phase 16 is completed.
The Academic Complex Renovation project, which encompasses the Denny, Macy, Barnard, Garinger, and Winningham buildings, is still ongoing. The renovation, which began May 2016, includes new windows, flooring, acoustic ceilings, interior finish upgrades, mechanical, electrical, and plumbing upgrades, and ADA accessibility renovations to all of the buildings. Phase 1 (Denny) was completed 2017 and Phase 2 (Macy and Barnard) just finished in time for the new academic year. Phase 3 (Garinger and Winningham) is scheduled to begin shortly with completion expected August 2019. Academic Complex
Facilities Operations and Parking Complex
Construction on the Facilities Operations and Parking Services (FOPS) Complex is quickly coming to an end. The long-awaited facility will replace the current Facilities Operations and Parking and Transportation building which was constructed in 1976. The new facility will accommodate Facilities Operations personnel, Parking and Transportation Services, Receiving and Stores as well as Transportation Motor Fleet and PaTS buses. Units will begin moving to the new facility after Labor Day. Once vacated, the old facility will be demolished to make room for the new science building.

Kidney Buddies for Life!
Pictured left to right are Robert Braun, Robbie Braun, and Ken Braun
R
obert Braun, known to many of us as Bubba, works in Facilities Operations’ Renovation Shop. He has been employed here since August 1997. Bubba recently returned from a trip to Detroit. This was not your average family vacation to the Motor City; this was a chance to save a life. Two years ago, Bubba’s brother, Ken Braun, found out that his kidneys were no longer functioning normally. Ken was on dialysis and in search of a kidney donor because his kidneys were less than 20 percent functional. Enlisting help from family members, Bubba’s sons were tested to see if they were a potential match for their uncle. After paperwork got lost in the mail, Bubba’s oldest son, Robbie Braun
facilities.uncc.edu
decided to take matters into his own hands. He flew to Detroit to see if he was a donor match. As luck would have it, he was. Regardless of not physically seeing his uncle in over ten years, Robbie Braun decided to donate his kidney to help save his uncle’s life. The operation went much better than expected. Robbie’s organ started functioning within minutes of being in Ken’s body. Ken and Robbie were also the talk of the hospital for sporting matching “Kidney Buddies for Life” t-shirts. Three days ahead of schedule, they were both released from the hospital. Being a supportive father and brother, Bubba helped look after the men while they recovered from their operations. He even helped around their house and did some repairs, not surprising since Bubba
is a key member of Facilities Operations Renovations Team. After approximately three weeks in and around the Detroit area, both Bubba and his son Robbie returned home to Robbie’s two excited children. When Ken asked Robbie if he would do it again, he said “Yes,” and teasingly added, “If you get tired of it, can I have it back?” While the road to recovery will be a long one for Ken, thanks to Bubba and his son, Ken will have many more years to share with his brother, nephews, and family

he seventh annual Appalachian Energy Summit, held at Appalachian State University in Boone, NC, was attended by over 25 staff, faculty, and students from UNC Charlotte. FM employees from Capital Projects, Automotive, Recycling and Waste Reduction, Design Services, and the Sustainability Office joined forces in this small mountain town to collaborate and learn new ways in which we could reduce our impact with our peers from other institutions. Over the course of the three days, our attendees had the opportunity to attend breakout sessions on: High Performance Campus Design, Academic Integration, Transportation-Orientated Opportunities, Zero Waste/Waste Reduction, and Energy Reduction. Some of the brightest minds in the state on these topics were in attendance, as well as other representatives who were not from UNC Charlotte. As a campus, we are always looking for ways in which we can reduce our impact on the environment and operate a little more efficiently. Hopefully this Summit sparked some ideas that our entire 30,000 plus member community will be able to benefit from!
Campus Sustainability Week October 15-19 October 15 at 8:00 am – Tree Banding Volunteers are needed to help protect our campus trees from their sworn enemy: the cankerworm. Exact location is still to be determined, though this will be well communicated once known.

October 16 from 10:00 am - 2:00 pm Campus Cleanup The grounds crew does an amazing job of keeping this campus pristine, but some places that are harder to access on a regular basis need a bit of attention too. Staff, faculty, family, friends, or whoever else that is looking to rid the campus of any hidden trash and discarded recyclables is welcome to join in. Cleanup supply stations will be located at McMillan Greenhouse, South Village, and Motorsports Lab.
October 19 from 8:00 am - 2:00 pm Electronic Waste (E-Waste) Collection If you are looking for a way to responsibly dispose of that old 8-track player, Atari, desktop computer, vintage cell phone and charger, or anything else that can be plugged in or powered up with batteries, the E-Waste Collection is the event for you! Stop by the Recycling and Waste Management warehouse behind the police station to drop it off! UNC Charlotte joins Clean Construction Partnership
T
he University of North Carolina Charlotte has taken a step to improve air quality for its students, staff, and neighbors during construction on the growing campus. Clean Air Carolinas helped UNC Charlotte staff understand the air quality and health impacts of diesel-fueled engines commonly used in construction. They also provided information on best practices for guidelines and monitoring of construction equipment. Inspired by the recent actions of two major healthcare companies in our region, Novant Health and Atrium Health, UNC
Charlotte added diesel emission reduction standards to the University’s Design and Construction Manual. UNC Charlotte is the first university to join these healthcare leaders in the Medical Advocates for Healthy Air (MAHA) Clean Construction Partnership. The new standards discourage unnecessary idling of equipment at construction sites and require all construction equipment on site to use the lowest exhaust-emitting machinery. Diesel engines must meet the US Environmental Protection Agency’s Tier 4 standards. These cleaner engines have been available since 2008, and all diesel
engines manufactured since 2014 will meet the Tier 4 standard. The burning of diesel fuels produces particulate matter, a toxic blend of fine and microscopic particles, and nitrous oxides, a component of smog. Exposure to particulate matter has been shown to have adverse health effects. The cleaner, Tier 4 engines that UNC Charlotte will require can reduce particulate matter pollution by as much as 96 percent compared to equipment from the 1990’s that could still be in use today.
