Quick fixes to make your home sell faster
By Lorraine Gibson
In June last year, the cost of an average home in Dorset had shot up by more than 10 per cent on the year before to £320,000. That’s the fastest increase in a decade. With housing stock in the county low, you could say it’s a buyers’ market, however if you’re selling, there are you can take to get the best price possible. Most house hunters decide whether to buy or not within about seven seconds of entering your home, so here are are some easy things you can do to ensure it’s love at first sight. Declutter. We know it helps, but we don’t do it. Basically, if it’s in the way, either give it away or store it away. Clear surfaces, unfussy walkways and tidy rooms give a sense of space. Clean. It’s basic but view your house through the eyes of a clean-freak. A quick clean of doors and surrounds takes minutes. Remove marks from furniture or carpets - a throw or rug will cover a multitude of sins. Make taps and cookers shine. Tidy your bed. It’s amazing how many property details show images of crumpled duvets. Get all boutique-hotel about it and smooth those covers and fluff those pillows. Lived-in vibes. Now that it’s clean, make it look it look more home than show-home with a vase of fresh flowers, a classy painting or a bowl of colourful fruit. Banish bad odours. Scented candles and fresh coffee are all very well but pets can pong. Kingsland ADVERT.qxp_BMV 1/2 page 23/02/2022 16:17 Page 1 Use the least whiffy food on viewing days. Add diffusers and if possible, open windows and put litter trays outside well before.

18th Century Georgian splendour to let
A stunning Grade II Listed Georgian rectory at Mapperton, near Blandford is available to rent through Symonds & Sampson. Dating from the early 18th Century, the house is believed to have been built for the mother of the then owner of nearby Charborough Park. In the same ownership now for over 100 years, the house has been meticulously updated to provide a comfortable and well equipped family home.
The character of the house is retained during the modernisation, with impressive cornicing, shutters and wooden/flagstone floors throughout most main rooms within the 5700 sq. ft. of accommodation. A newly fitted handmade kitchen with Aga and new bathroom suites have been fitted. 6 bedrooms, 6 bathrooms and 3 receptions make up the main part of the house, with a further 3 ground floor rooms with a shower/wet room situated beyond the pantry perfect for an integral annexe or teenager’s den if required. Technology hasn’t been forgotten either, Fibre Optic cabling provides a 900 Mps download speed for communication, whilst remote heating, secure camera and alarm systems are installed for comfort.
The house is approached via the walled and gated entrance with a driveway through the gardens with ample parking to the front of the property. The landlord has created outside patios to the rear opening onto gardens with some notable specimen trees to the front and side including a “cloud pruned” Yew created by the landlord’s father and a Wysteria tree believed to be the same age as the house. The garden to the rear is open plan with no boundary extending into a field beyond. This is also owned by the landlord and although not included within the tenancy, the occupiers are very welcome to have access. All garden maintenance is included. The landlord has landscaping and planting plans for the gardens and some input is welcomed from the tenants if a long term tenancy is found.
The house lies close to the Grade I Listed Church of St Mary, and is well situated for access to Blandford, Wimborne, Dorchester, Poole and Wareham. The Purbecks and Jurassic Coast, home to some of the county’s best loved towns and landmarks are all within a short drive.
Rachael James, Partner & Head of Letting at Symonds & Sampson is excited to bring a property of this calibre to the market. It is available in April at a rent of £7,000 per calendar month to include all garden maintenance, please contact her on 01258 474265 or visit www. symondsandsampson.co.uk for details.
