Choose Your Own Green Adventure
A
s we were sifting through photos for the green energy feature in this issue, a staffer commented, after viewing shot after shot of soaring vaulted ceilings, and walls of multi-storied windows, “It’s funny that it’s usually the more well-todo that can afford to build energy efficient homes.” It got me thinking. Back in the ’70s when I was a baby, my parents, true to their generation, were into Bucky Fuller’s geodesic domes, and living lightly on the earth. It didn’t take much money to live that kind of idealistic life. Yet, like so many parts of life, the green building movement has become dominated by technological complexity. When we think of green building now, we think of solar arrays, high R-value spray-foam insulation, and heat exchange units. These have ticket prices in the thousands. For many, the price tags are intimidating and out of reach. People who live outside societal norms, like the Marsiglios of Stony Creek Farm (page 18), are willing to be experimental, and often apply their inventiveness to lower tech solutions. Their ideas can be very practical, and the result is often unusual design, and high-engagement homes. While not many people choose to live that way, those who do can be inspiring, and their choices slowly shift norms. At the same time, people with deeper pockets, who are willing to pay for early adoption of new technologies, keep green-tech companies in business and give contractors, architects, and installers an opportunity to get used to prescribing appropriately. I have heard war stories from friends who built highbudget, environmentally ambitious homes. They often end up with more robust systems than the site needs, overpaying, often through the well-meaning inexperience of the professionals involved. They have the luxury of laughing that the payback on their investment is multiple lifetimes. They can take solace, or even pride, in the knowledge that they are on the cutting edge, contributing to a more efficient future. If that happens to a homeowner whose budget is tight, they might be left having to live through the winter without a roof. Friends of mine had to do just that when the HVAC professional didn’t quite know what he was doing, and they were left without enough funds to finish their restructured house before the weather turned. When I renovated my house 10 years ago, it was hard to find contractors who were willing to work

Back in the ‘70s it didn’t take much money to live an idealistic life. with unusual materials or appliances. I had difficulty locating a flooring installer who would finish my oak floors with a product I wanted to use called hard oil, a penetrating oil finish (made by BioShield) comprising a mixture of nontoxic oils and resins. It’s based on traditional wood finishes that have stood the test of time, but it works differently from contemporary latex or urethane floor finishes—they protect wood by sitting on top, while penetrating oil does what it sounds like. It hardens the surface of the wood itself and keeps wood from drying out, while also protecting against water and mildew damage. My installer finally agreed to use the finish, refusing to guarantee his work, since he had no experience with the product. Later he and other skeptics admitted to me they were impressed with its look and water resistance. It also had a pleasing smell while being installed, unlike urethane finishes whose fumes smell like they’ll kill. I also found resistance to a tankless hot water heater. My plumber was unfamiliar with them in practice, and he didn’t like the sound of them. I have never regretted my choice to install it. It’s cheap to run, and I’ve never run out of hot water. It’s a great convenience to be able to run the dishwasher and washing machine simultaneously, and still be able to take a hot shower without worrying about running out of hot water. Chores in my house are compressed into a few hours at the beginning and end of the day, and the machines work hard during those hours. The stories in this issue explore both types of green adventure—one for DIYers like my parents and the Marsiglios, and another kind of endeavor, more specialist-based. If you’re like me, you admire both adventures and study the results. May your life be filled with efficiency and sustainability.

Surface Area Jules Anderson. Sometimes a table is more than a
table. Take the case of Hudson-based woodworker Jules Anderson. First, her work is her home—literally. She uses wood salvaged from the renovation of her house, mostly vintage hemlock, to fashion her pieces. Each piece invites tactile exploration with its rough cuts and use-wear scars. Her pieces embody age and rediscovery. Anderson started out in broadcasting in her native New Zealand, and after an odyssey through the US, she eventually studied cabinetmaking at the New England School of Architectural Woodworking. Now she makes one-of-a-kind furniture in her Hudson studio. I
t started, as many good things do, with kale. A big bunch of lacinato was sitting on Jim Hyland’s table in his home in New Paltz, the bounty of his weekly CSA share. “There was no way I was going to be able to use it all,” he says. And then, the proverbial light bulb went off. “I realized that I could freeze it.” The Hudson Valley, once known as the “breadbasket of New York,” is a hotbed of agricultural activity, with some 4,000 farms and 659,394 acres of farmland. But there are two big hurdles farmers still have to climb: surviving the winter and dealing with excess, or damaged, crops. Hyland found a way to deal with both. That fall, he filled his freezer with extra vegetables from his CSA share for use all winter long. When he found out that excess kale is often plowed under instead of frozen for later use, he realized he could rescue lots of vegetables by way of freezing. The experiment was so successful that Hyland is now the owner of Winter Sun Farms, a New Paltz-based company that purchases fresh produce from local farms in the warmer months, freezes it, and then distributes it throughout the winter. Winter Sun works with 30 different farms, flash-freezing their crops using a nitrogen-tunnel freezer that preserves the maximum amount of flavor, thanks to its speed. “They go from fresh to frozen solid in six to eight minutes,” says Hyland. Each product—blueberries, peppers, sweet corn, green beans, edamame, broccoli, and cauliflower, among others—displays the name of the farm from which it came. The vegetables may be frozen, Hyland says, “but we know who’s growing these vegetables and exactly where they came from.” They also know where the products are going. Winter Sun has developed winter farmers’ markets in Kingston, New Paltz, and Poughkeepsie, and has distribution points, where members can pick up winter shares, throughout the Hudson Valley and in many spots in New York City.

Winter Sun now has some 3,000 members, and its reach, both to farmers and to customers, is vast and inclusive. “We have three- to four-acre farms and farm groups that have thousands of acres,” Hyland says. “We hit every market that you could possibly think of, from small stores in New York to individuals to winter shares, CSA groups, schools, and broad-line distributors.” His customers include Bard and Vassar Colleges, SUNY’s New Paltz, Albany, and Purchase campuses, and other institutions. Hyland’s operation grew so big that he opened a 30,000-square-foot facility in Kingston called Farm-to-Table Co-Packers, a “contract packaging facility that produces everything from frozen vegetables and soups to jarred pickles and sauces,” according to its website. “It’s an aggregation center,” says Hyland. “Farms bring it here, we process and freeze it and then distribute it.” He calls it a “Hudson Valley good hub” that sells jars of preserve and applesauce, tomato sauce, and pickles. “Hundreds of thousands of pounds of local produce come through our facility each year,” he says. Earlier this year, a local farm had a huge crop of spinach that had been pockmarked by hail. It was delicious and in season, but unsellable in retail markets. “We asked the local colleges if they’d take it as a chopped product, and they said yes,” says Hyland. “We bought the whole field and froze it in five-pound packs.” Another farm near Albany had a crop of butternut squash that didn’t look good enough to hit the retail market, but was perfect on the inside. “We cut it into chunks and sold it as puree,” says Hyland. “It might have gone to waste.” There are still challenges to being in the vegetable rescue business, especially in convincing customers to pay more for products that they can get for less in the frozen foods section of their local supermarket (shares in the Hudson Valley are $132 for five months). “You need schools and consumers to say, ‘I value this for more than its taste,’” he says. But the taste, he promises, is great too.

Newburgh

N
ewburgh is a city of contradictions: gritty and glamorous, dilapidated and grand. It is rich in history but its present is still a bit on the wobbly side, and the future is uncertain. It’s home to George Washington’s Revolutionary War headquarters as well as some of New York State’s grandest 19th-century houses, many of them designed by famous architects. The city is situated in a transportation nexus: across the Hudson River from Beacon and its Metro-North stop (a ferry from Newburgh to Beacon runs each weekday); near the crossroads of 1-87 and 1-84, and a few miles from Stewart Airport. Even with all that going for it, Newburgh has hit upon hard times. It’s a rust-belt city, having lost its shipping industry and many other trades as the US de-industrialized. Urban renewal gutted the city’s historic district and replaced a third of the grand homes with humble cookie-cutter apartments. There’s blight and decay and a really, really bad reputation. Still, it has a committed cadre of boosters who say life in Newburgh bears no resemblance to the hype. The violence, they say, is limited to a few bad blocks, and while there is property crime, plenty of other Upstate cities have burglaries and car break-ins. Meanwhile, an influx of artists, artisans, and small businesses from New York City is breathing new life into Newburgh.

One thing is for sure: It is home to some of the most beautiful houses in New York State, and almost all of them are affordable. THE SCENE Most Newburgh residents are passionate about their homes. There are dozens of community groups, nonprofits, and websites all gunning for the city to bounce back (and occasionally arguing with one another about how best to do that). The poverty is visible, and unemployed folks hang out on the historic streets. (“Visitors sometimes mistake these neighborhoods as dangerous, when in reality people might be barbequing on the street,” said one resident.) The bounce back is visible too. Liberty Street (known as King’s Highway before the Revolutionary War) is the site of a nascent renaissance, with new cafés and bars popping up within spitting distance of Washington’s Headquarters. The real heart of both the culinary scene and the community spirit takes place at Newburgh Brewery, opened by two young men who learned the trade in the city and came back to Newburgh to help reshape its reputation and its business scene. Its taproom, serving local Hudson Valley fare, is packed most nights, and it’s the site of many fundraisers and community events.

The bulk of Newburgh’s fine-dining establishments are along the waterfront near the ferry dock, where a movie theater and a live theater have recently opened. The website Newburgh Restoration chronicles the ever-growing business, arts and community scene. THE MARKET Andrew Jackson Downing, the founder of American Romantic architecture and the mentor of Calvert Vaux and Frederick Law Olmstead, among others, created some of his most important works in Newburgh. Some are restored. Some are in disrepair. Some are downright abandoned. As such, Newburgh has dozens of historic homes on the market, ranging from renovated Second Empire Victorian homes with river views—those can be had for under $400,000—to fixer-uppers for less than $50,000. There are tens of homes in foreclosure, and the city’s land bank has counted at least 700 abandoned properties. Some of them are magnificent. The range and variety of architectural styles will delight old-house buffs: Gothic Revival, Queen Anne, Richardsonian Romanesque—the list goes on. The city’s reputation and the sensationalizing of its troubles in the media are the primary reasons for the prices. But the taxes don’t help the cause: $7.84298 per $1,000 assessed value, and that’s not including county taxes. The city does offer tax breaks for various kinds of historic restoration.

POINTS OF INTEREST: Newburgh is famous for George Washington’s Revolutionary War headquarters in the center of town. The Crawford House, a neoclassical mansion, home to the Historical Society of Newburgh Bay and the Highlands, holds events, including an annual tour of the city’s grand homes. Newburgh has several neighborhoods of intact 19th-century homes, including the East End Historic District, Washington Heights, and Colonial Terraces. Safe Harbors, an affordable housing and arts nonprofit, holds events in the restored Ritz Theater in town; the group has spearheaded mural projects all over town.

Hudson

“I
t’s like a Brooklyn neighborhood was airlifted to the woods,” one recent visitor said of Hudson. In the early ’90s, a faltering economy and crack epidemic nearly turned this postindustrial city into a ghost town. But a revival has taken root, driven largely by a burgeoning cultural community. Still, many are struck by this small-but-dense city’s extremes: Hudson is home to both restored period homes and worn-down housing projects. One-hundred-twenty miles north of New York City, Hudson was the first US city chartered after Independence, settled by whalers and merchants. Its two-square-mile grid is a living architectural lesson in the American vernacular; visitors sometimes get “Hudson Neck” from gazing up at its Federal, Greek Revival, and Victorian gems, many of which were saved from the wrecking ball over the last 20 years. The comeback was driven in part by East Coast antiques mavens who launched operations on Warren Street’s mile-long stretch of historic façades. They’ve since been joined by galleries, music venues, bookstores, high-end boutiques, and restaurants of international renown. (Try Swoon Kitchenbar or Fish & Game, but be sure to bring a credit card, or two.) Hudson’s locale has helped its popularity: The Amtrak station sits at the end of Warren Street, and the city is less than 10 miles from the Taconic State

Parkway. Easy access has encouraged an influx of the pressworthy, including performance artist Marina Abramovic, who is opening an institute for performance art here. Downstate businesses like Etsy have opened outposts, though the largest employer remains Columbia Memorial Hospital. If steady work is sometimes scarce, there’s plenty of fun to be had. Basilica Hudson—a performance and film venue housed in a former glue factory—is one of many arts venues. The Saturday farmers’ market is both a social event and the place for fresh veggies, since Hudson still has not lured in a supermarket. (A Whole Foods-style emporium is purported to be in the works). Hudson has had its share of growing pains. Despite a $40 million annual budget, the Hudson City School District gets poor ratings from the state year after year, while managing to turn out some standout students. A controversy over a proposed coal-fired cement plant raged for almost seven years (it was stopped). A single developer, Eric Galloway, has ruffled feathers as he has acquired an estimated 40 buildings, some of them still empty. THE SCENE Local graphic designer Bob Mechling used to quip, “Hudson is a college town for old people.” A decade later, it retains that feel of a grown-up urban campus while attracting younger people in droves. Unlike some parts of the Hudson

Valley, Hudson’s population is diverse. In warmer months, Warren Street hosts a succession of special events: the Bangladeshi and Black Arts festivals and the Hudson Pride and Flag Day Parades. The most popular community gathering, and the one when Hudson’s contentious residents get along best, occurs on the first Saturday of December. Warren Street is closed to vehicular traffic, store windows are full of tableaux vivants and carolers, and shopkeepers hand out gallons of nutmegged eggnog. The Half Moon, a cinderblock tavern run by ex-New Yorkers, features treats from a new bakery, Bonfiglio & Bread, plus edgy live music by bands and DJs several nights a week. REAL ESTATE Having weathered downturns after 9/11 and the recession of 2007, building sales are moving briskly again. Realtor James Male recently sold a brick Federal to a buyer, sight unseen. Even modest Warren Street buildings now start in the $400,000-$500,000 range, with several current listings topping $1 million. But in neighborhoods off Warren there are still deals to be found between $100,000 and $200,000, especially for buyers willing to put in sweat equity. Rents depend on location and condition. Upscale two-bedrooms can run $1,500 a month or more. Property taxes are a constant source of complaint, as Hudson has a whopping combined city, county, and school tax rate of $32 per $1,000 of assessed value, higher than those of most of the rural towns that surround it.
OTHER POINTS OF INTEREST: The American Museum of Firefighting on the outskirts of town is one of Hudson’s least known but most appealing attractions. Stair Galleries, an auction house founded by a former Sotheby’s restoration expert, draws large monthly crowds who stay afterward to shop and dine. Olana State Historic site, the Moorish-style home and sculpted grounds of Hudson River School painter Frederic Church, is five minutes away in neighboring Greenport.

Rustic and Righteous An Experimental Family Farm By Ann H. Hutton | Photos by Matt Petricone
T
he approach to Dan and Kate Marsiglio’s home is unmarked except for a wire wheel rim, painted red and nailed to an otherwise blank sign. It leads deeper into a rise, separating new fruit trees and a garden on one side from pastures on the other. There, snuggled into the folds of hills outside Walton, New York, is Stony Creek Farmstead, a working farm and farm-stay operation owned by the Marsiglios, and the site of their seriously environmentally friendly house. Situated above Dan’s parents’ farmhouse on the same land, the two-story structure is a rustic work in progress that has caused a stir among sustainable-practices groupies for its combination of experimentalism and idealism. The Marsiglios seem to be in constant forward motion, managing the household and farm together, dealing with ongoing construction details, and checking in with Dan’s parents’ house, where their kids do their home-school work. They may be young—in their 30s—but they’re not naïve about the work their endeavor requires. Introduced to Buckminster Fuller’s ideas while at Syracuse University, Dan is firmly rooted in design concepts that measure structural integrity on all fronts—material, environmental, and communal. “Green design focuses on the inputs and outputs, not only on local impacts, but on a global scale; everything factors in,” he says, echoing Fuller’s forwardthinking worldview. Built in a bolted, post-and-beam style with rough-cut hemlock that was procured 85 miles away and milled by a three-man crew in a tiny sawmill even closer, the Marsiglios’ house fits Fuller’s definition of integrity: strong, whole, complete. They’ve been careful to avoid using composite materials, such as plywood or chemical-based adhesives and paints that offgas toxins. The house is a paragon of energy efficiency. Passive-solar, built into a southfacing slope, it takes advantage of shade from tree cover in the heat of summer and the warmth of the sun in cold weather. An active solar panel on a hillside to the north hooks up to the grid for trickle charging in inclement weather. “We used to use a gas generator during the winter,” he says, explaining that if the sun doesn’t shine for weeks at a time, it doesn’t matter how many solar panels you have—it’s never enough in this region of the country. Folks who want to run off the grid in the Hudson Valley either need hydro, wind, or gas, he explains. Instead, Marsiglio says, “we trickle charge to keep the 200-pound, deep-cycle batteries topped off.” An entryway doubles as a greenhouse and is recessed four feet below ground level to retain captured heat. Embedded in its concrete walls is PEX tubing, through which wood-heated water flows to radiate warmth into the space during sunless seasons. From the greenhouse, a staircase leads to the bright kitchen and living room, which are flooded with sunshine streaming in from above. The many skylights are constructed of thick-corrugated polycarbonate, an almost indestructible material used in commercial greenhouses. A central woodstove augments interior temperatures during the winter, and warm air flows freely to the second-floor sleeping quarters.

The Marsiglios have also designed an ingenious answer to the HVAC system. An exterior wall slides away to expose the whole kitchen, floor to ceiling, to the outdoors. “The wall is built on a rail, like a sliding barn door,” Kate explains. While glass walls are all the rage in what Kate calls “fancy houses”, she maintains that “glass is inappropriate for this region. You need the ability to close up your house and have it be cozy.” It evokes the feeling of a clubhouse, one hand-built of salvaged wood and outfitted with superefficient appliances and the latest IKEA amenities. Since the Marsiglios strive to impact the environment as little as possible, they operate with higher building standards than zoning codes require. Reuse is important to them, so they’ve repurposed some building materials from other structures; the interior walls in the bathroom and mudroom, for instance, are tongue-and-groove pine from a disassembled silo. The bamboo flooring in the living room didn’t grow wild along the creek, though. “This is my one Walmart purchase,” says Dan. “It came on a truck one Christmas, and I kicked everybody out to install it.” The couple and their two children have occupied the house for six years through various stages of its evolution. The latest, the completion of a twostory section that will double the living space, is now under way. The north wall of this area, made of concrete and embedded with PEX tubing, will be bermed with earth from the hillside to help retain heat in the frigid months and provide coolness in the summer. Most homes are insulated by a “frost wall” around the basement, but their concrete wall will rise four-and-a half feet above the floor level, effectively creating a basement on half of the first floor. “Being subterranean on the north and east will help to moderate temperatures,” says Dan. “It might be possible to run cold water through the PEX to cool the space in the summer, too.” Above the concrete, he plans to use densely packed cellulose to insulate the wood-framed walls, while the original section of the house was insulated with chemically inert Icynene spray foam, which has a lower R value than polyurethane but doesn’t offgas into the house. The Marsiglios’ vision extends far beyond the walls of their home. Their mission is to implement a philosophy and create a functioning example for sustainable living. They produce most of their own food and

They offer “art farm” camp to kids from five to 14 years old, to supplement their income and educate the next generation of farmers. The Marsiglios want to figure out how other people can work to build a house, grow some food, and bring members of the community in. “This need not be some anomaly,” Dan says. While he’s glad that many people have become interested in growing organic food and backyard farming, he believes change has to go further than keeping a handful of chickens. “Hobby farming is not a model that can be replicated for full financial solvency,” he says. “We’re a full farm. We keep sheep, cows, pigs, chickens, guinea fowl, turkeys, and bees,” Kate says. “Our goal is to show people what a model sustainable farm looks like.” A solar shed beyond the house’s deck shelters over 100 laying hens through the winter and gives them outdoor access. Livestock is raised according to the method of Joel Salatin—a renowned farmer made famous by Michael Pollan’s book The Omnivore’s Dilemma— which rotates animals on pastures of healthy grass. Flocks of fowl are moved in behind the cows and sheep to peck through the dung and eat protein-rich fly larvae while fertilizing the field with their droppings. Clearly, living the dream takes a lot of hard work. Stony Creek Farmstead is also a farm-stay camp, currently managed by Feather Down Farm Days, a Dutch company that arranges a B&B-like experience for visitors to stay in charming tent-cabins on farms. A gravel path leads pedestrians along a picturesque creek bed where five tent-cabins are situated. A shower house and outdoor wood-fired oven provide amenities for campers. The Marsiglios have hosted more than 300 guests from all over the world. 20

“We were the first American farm to do this,” says Kate, mentioning the challenges of setting up tents with flushable toilets and running water, in compliance with the New York City DEP. She says the farm-stay business and the educational programs they offer do draw them away from strictly farming, yet family and community are important to them. “We try to keep the other pieces small enough so they’re manageable, but large enough so they work in concert together,” she says. “We could be a more successful business and make more money if we didn’t take time to spend with our parents and our kids.” Scrambling to get the house enclosed before the snow flies, Dan talks about future plans—another earth-bermed section with a sod-covered roof, perhaps. Meanwhile, he dreams of using the hillside to generate hybrid hydromechanical energy. “It’s basic physical science, to turn the potential to kinetic by using the stored energy of water at elevation,” he says, adding, with a laugh, “or maybe we could do everything with an old water mill. We could mechanically run any device that just needs to turn—our coffee grinder, our mixer. Maybe we’re just optimistically ambitious. Someday, when I get the time to experiment, I’ll figure it all out.”

pool is more than a place to swim—whether the focus is sociability or exercise, relationships are built and strengthened by water. In this newly built Putnam County house, the pool forms the emotional center of the home, anchoring the overall design. When the owners of the sunny, four-bedroom, five-bath post-and-beam home, a retired psychiatrist originally from Norway and an educator from New York, imagined their dream retirement abode, they wanted a pool at the nucleus because they benefit physically and emotionally from swimming together an hour a day. But their pool-centric vision proved a conceptual and technical challenge. By the end of the home’s construction, they came to count their architect as a friend. The 6,000-square-foot house, which is recessed into bedrock, is designed to harmonize with its setting. The house is clad at the exterior base with native stone, found and hand-cut onsite. The high-tech synthetic clapboard siding, made of rot- and fire-proof fiber cement board (a stable mixture of sand, cement, and cellulose) is painted a creamy toast color. The metal roof is a soothing fir green. All of the major living spaces face south. Each room has a clear purpose and is exactly large enough and no bigger. One walks beside, not through, the various built-in structural arrangements, such as seating areas and parts of the kitchen.

The pool forms the emotional center of the home, anchoring the overall design. Because the octogenarian doctor swims more dexterously than he walks these days, the key spaces of the house are concentrated on the main floor, arranged in three distinct sections. There’s the capacious swimming pool wing, almost 2,000 square feet. The main living and kitchen area, and the master bedroom wing (which includes an office), meditation room, and laundry area total about 2,500 square feet. Accessed by either elevator or stairs, the downstairs holds a guest bedroom with full bath, a children’s bedroom, and a versatile third sleeping area. Upstairs, there’s a cozy “tower room” with a fireplace; the room opens onto a deck with a spectacular mountain view. An outdoor eating area across from the kitchen gets mosquito-proofed with motorized screens. In coming years the landscaping will feature native ground covering that does not require mowing or much water, to complement the rock outcroppings and mosses that initially attracted the owners to the property. For much of their 43 years together, the couple, who met through friends, divided their time between a rented apartment in Manhattan and a traditional 1800s five-bedroom shingle in Amagansett. But over the years the Hamptons traffic and noise grew wearisome. Eventually, they decided they wanted to build an eco-friendly contemporary in the Hudson Highlands. Five years ago, they found a secluded 15-acre lot in Philipstown perched about 800 feet above sea level. They hired top professionals, but grew unhappy with the first design. “We just weren’t on the same page,” says the educator, a no-nonsense woman in her late 60s who began her long career teaching math to young children in the South Bronx.

The doctor, an entrepreneur who once owned several businesses in New York, was frustrated, so he hired his former financial operations manager, Tom Kelly, to hire a new team and manage the project on-site. On impulse, the owners attended a meet-and-greet sponsored by New York House (a former incarnation of this magazine) in February 2011. There, they met several architects whom they auditioned to get the project back on track. They eventually chose to work with Alfandre Architecture, a New Paltz-based firm that specializes in the design of high-performance and environmentally responsible green buildings. Its sister company, EcoBuilders Inc., which built the house, is a general contractor and construction-management business. The couple was committed to building in a way that considers the environment in as many ways as possible. “We quickly realized that [the firm’s principal architect and designer] Rick Alfandre could deliver on our plan to build in the most environmentally sustainable way possible,” says the educator. A strong working relationship mattered too. “We clicked,” she adds. “Rick immediately understood our vision, and he knew how to get it built properly,” says the doctor. “Plus, he brought a lot of great ideas to project we would not have come up with on our own.” A big issue for the owners was the pool. “This isn’t a house with an indoor swimming pool,” Kelly jokes. “It’s an indoor swimming pool with a house.” Why was this so easy for Alfandre to intuitively interpret as the architect? “My Scarsdale grandparents used their outdoor pool together every day they could for 40 years,’ he says. “I simply understood the priority.” While the stresses of budget, construction, and design decisions cause many couples to experience personal turbulence during the building process, this couple, unmarried though they lived together for four decades, quietly tied the knot during construction. “Rick, who is now our dear friend, kind of insisted,” jokes the educator. “We recently celebrated our second anniversary.” To cut down on transportation and fuel usage, the green aspect of the project began with hiring a local architect and building contractor. Next, the owners bought whatever they could from local suppliers and manufacturers. The beams, the structural insulated panels used for all the exterior walls, and whatever new furniture purchased to complete the home were all made in New York, New Hampshire, Vermont, or Connecticut. The wood floors

are all red oak sourced in the Northeast. The rustic oak bathroom vanities are cleverly fashioned from trees cut to clear the building site. The owners did much research to find the least toxic, most energyefficient fixtures and appliances, searching out the highest-available Energy Star ratings. Solar panels provide about half the home’s electrical needs. The chemical-free pool, which is heavily insulated, is mechanized for maximum efficiency. Throughout the house, the faucets boast water-saving features and meet strict lead-free requirements. In choosing lighting fixtures, the owners selected models using LED bulbs wherever possible. They bought from companies with reputations for enduring performance and quality, such as a German-made Miele washer and dryer. The fireplace uses a closed-loop ventilation system that permits only heat to enter the room, not fumes from the burning propane. Similarly, no heat escapes out of the living space through the chimney. “My favorite place to sit and read and look out the window is the living room nook,” says the doctor. There, I can also enjoy the beautiful glass-walled fireplace.”
The bedroom mattresses are made from natural organic rubber latex with certified organic cotton and wool batting—no chemicals, polyurethane foams, or wire springs. The interior and exterior paints are all VOC-free. The wood shelving and cabinets selected do not offgas, and many of the decorative fabrics are organic. “We already owned most of the furniture,” says the educator. “So it had outgassed years ago.” Interior Designer Michele Sayres of M. Sayers Design based in Millbrook, assisted the owner with many of the home’s finishing touches. She is an expert on Feng Shui, the Chinese system of creating spaces and positioning objects to maximize the healthful and auspicious flow of chi, or energy, and brought that sensibility to the project. The educator is particularly enamored with the way Alfandre used light as a design element throughout the house. Over 70 triple-glazed windows open the building envelope to the surrounding landscape. “Our Amagansett house was dark, with small windows, so we wanted this house to have a lot of light,” she explains. “Rick was really thoughtful in the way he positioned everything, so we have amazing views year-round, and it makes the most of the passivesolar effect, too.” The house project has been a pleasurable process to the owners and the architect alike. “To me, there is such a sense of belonging in nature about this place,” says Alfandre. “And the silence! It’s wonderful. This is a dream construction site and these are ideal clients. It just doesn’t get any better.” The doctor resorts to his mother tongue to describe his experience. “Godt fornoyd!” he says. “That means ‘well-satisfied’ in Norwegian.”

T

he words “eco-friendly house” can conjure up visions of hand-hewn, humble little joints, places where design and comfort might be sacrificed in the name of green. Yet Bill Ross and John Longman have managed to create the opposite: a massive, artful, and contemporary home that is as green as it is chic. Since Ross and Longman met at an Upper West Side bar 25 years ago, they have shared many homes: a third-floor walk-up in Astoria; a brownstone and then a loft condo in Hoboken; and an A-frame in Rhinebeck. Each place had its charms and its limitations, but when it came time for the couple to build their dream house, they didn’t hold back. Their modern incarnation of a farmhouse measures 7,000 square feet, is complemented by 2,000 square feet of decks and porches, and is sited on 30 acres of a former apple orchard. The pair dubbed their compound Three Fields. The decision to hew to green technology was both environmental and financial, with a prudent eye toward resale. The massive house is warmed by geothermal heat, which uses the earth’s temperature to heat or cool a home. The system, centered in six four-hundred-fifty-foot-deep wells drilled into the front yard, avoids the pitfalls of oil heat and uses hot water more efficiently. “You cannot possibly build a 7,000-square-foot house in this day and age and have it run on propane,” says Ross. “It would cost a fortune.” Conventional heating would run at least $2,000 a month in winter, he says, and adding that geothermal after construction would cost them, or the next owners, some $40,000. Because geothermal heating was relatively untested in the area and unfamiliar to the contractor from Stewart Heating & Plumbing when Ross and Longman had the system installed, the contractor erred on the side of excess and fitted the house with three heat pumps. This afforded Three Fields more than enough heat for the house; it could eventually heat both the pool and hot tub adjacent to the front porch and cool the house through the cement-slab floors, rather than through forced air, as they currently do. (A 1,000-gallon propane tank, primarily used for cooking, is refilled once annually.) “It’s nice to have the future options to expand the use of the system and grow even greener,” says Ross. Geothermal isn’t the only heating system. The concrete floors offer radiant heat, which Ross, a stage performer, first encountered on a theater tour in Japan. The house’s massive, custom-made windows push the interior temperature to the 80s on sunny days, even in winter, allowing Ross to walk around in a T-shirt and shorts. The master bedroom roof has been set up for solar panels, should installation costs for them become more affordable. Ross and Longman had originally come to Rhinebeck in 2000 looking for a weekend home after Longman, a long-time acoustical engineer, had soundproofed private dog kennels in the area. For several years, they lived in a 2,700-square-foot 1960s A-frame on four acres in Rhinebeck, which eventually felt too small for weekend guests, even after they upgraded and expanded. upstate HOUSE

“I’m a huge person about flow. I don’t like dead ends in a house.” Their friend and architect, Sean Miller, invited them to tour a property in Clermont where he was planning to build and sell a house on spec. A former apple orchard, the area had long ago gone to seed. The weeds, Ross recalls, were almost six feet tall. The couple was not interested until they saw it the next spring, when the A-frame was feeling extra cramped and the apple trees at Three Fields were in blossom. Ross turned to Longman and declared, “Okay, I like this.” Three Fields was designed with numerous rural accents, its silhouette cleverly suggesting a farmhouse. “We were very sensitive to the fact that we are in an area that’s [dominated by] family farms,” Ross says. “So, even though we wanted a modern house, from a distance we wanted it to look like it belonged in the neighborhood. We didn’t want some giant glass cube on a hill.” Rather, the house, which has five bedrooms, four full baths, and two half baths, was inspired by the restaurant Blue Hill at Stone Barns: country, but with high chic factor. It includes marble countertops, a screening room, and a 1,500-bottle-capacity wine room. 28

Theater veteran Ross took an active role in the creation of Three Fields, approaching the challenge as if he were building a stage set; Ross has stacks of binders filled with sketches, notes, measurements, and historic references recording every idea, however briefly entertained, in the creation and furnishing of the house. The lessons learned from residential life in Astoria, Hoboken, and Rhinebeck were applied to Three Fields. After feeling boxed in by their three-floor Hoboken brownstone, the couple agreed that an open-floor plan was best. “I’m a huge person about flow,” Ross says. “I don’t like dead ends in a house.” Working with Miller and Longman, Ross created a silo-like tower feature, “a three-story breezeway” that connects the master bedroom to the rest of the house. The couple chose post-and-beam construction, bypassing the need for steel girders for the sprawling structure and hewing more closely to their farmhouse vision. Despite objections from contractors, Ross elected to paint the house frame white. “[Painting] took it from being a barn to a modern architecture. You stopped looking at all the wood and started looking at the shape.” The stone at the front door extends into the foyer in a wrap-around style, a nod to the Tokyo home where Ross lived while on tour in the 1980s. “When you come into a Japanese [foyer], you’re still considered to be outside,” he says. “It’s not until you take off your shoes and put them in a closet and step up into the house that you are [considered to be] in the house.” The decor of the house reflects the melding of their individual styles. Ross comes from Columbia, South Carolina, and Longman hails from the Surrey section of London. Select items from all their previous homes, including the Mediterranean accents obtained from vacations abroad for the Hoboken loft, survived the massive furniture culling and are scattered throughout the home, meshed with new finds from places like tony Domus Design on the Upper East Side. They graduated from the antique decor of the brownstone—a style Ross now calls “old-lady, Victorian crap”—to a predominantly mid-century modern style.

The four guest rooms of Three Fields offer a combination of styles: country bed and breakfast meets boutique hotel. The sleeping and sitting areas are filled with chic flea market finds, complemented by furniture and baubles from Ross family members dating back four Southern generations. On walls and in corners, colorful details offer the design equivalent of a knowing wink, like the glass bottle of buttons on the dresser from Ross’s grandmother, or the antique Flexible Flyer sled anchored to the wall. The en suite bathrooms offer a sleek counterpoint to the farmhouse feel with modern sinks, elegant tiling, and sleek shower fixtures. The setting of the master bathroom takes full advantage of the house’s removed location, where the road to the house winds a half mile through woods; the shower gives out onto the front field with a view of the mountains, allowing al fresco bathing without neighborly interference. As a nod to his show-business background (he presently directs and stars in numerous productions at the Rhinebeck Center for the Performing Arts), Ross programmed the 200 lighting sources throughout the house on a computerized system so they illuminate in unison, providing “a theatrical effect at night.” As the sole full-time resident of Three Fields, Ross is also its caretaker, house cleaner, and gardener. “I like the overgrown, English garden look,” he says. It’s a trade-off enacted with Longman for not having a full-time job. (During the week, Longman occupies an 800-square-foot Hoboken pied-aterre; he is currently working on the high-profile Hudson Yards project). Between housekeeping, theater work (he recently played the king in “Spamalot”), and new duties as at-home office manager for Longman’s company, Ross finds little opportunity for downtime. However, when unwinding is crucial, he heads to the basement screening room and curls up on a couch in front of the eight-by-twelve-foot screen to watch a sci-fi blockbuster. Despite its numerous elegant touches, Three Fields is not a stuffy showcase home, its owners insist. Ross sees it as “a beach house in the country” where children and dogs are welcome to run and tumble about with full-time canine residents Lylah and Obi. “It’s meant to be lived in,” he says. 30

One thing is for sure: Whether you go just for the day or spend the night, a spa can be a mini vacation—closer, easier, and a heck of a lot more relaxing than getting on a plane. The restful feelings spas inspire come not only from their treatments, but, from the setting and the design of the spaces in which those treatments occur. hat happens when a successful Long Island businessman, with a social conscience and a desire to “give back,” dies suddenly, leaving a 236-acre farm in Dutchess County to his horse-loving, yoga teacher wife? The result is Old Stone Farm, a “boutique retreat and wellness center,” born from Sherry Kahn’s effort to keep her husband Stu’s dream alive. Kahn has ambitious plans for the property and its impeccably restored stone houses and barns. Old Stone Farm is both an inn and conference center that Kahn hopes can grow into Stu’s vision to foster “spiritual development, deep education, entrepreneurship, and global change in an atmosphere of openheartedness and natural beauty.” The natural beauty is unmistakable. Entering the property from Route 9G’s prosaic stretch of gas stations and straggly trees, visitors are greeted with a sudden view of idyllic horse country: barns, fences, and rolling hills. The property is picture-perfect and absurdly pastoral, with flocks of Canadian geese, grazing horses, and bounding deer. Old Stone Farm is meant to be a sanctuary, and no detail is ignored. “We like to pretend there are no cars here,” offers Kahn, and indeed, there is not a car in sight. The farm suffers none of the smells and noises of most working farms; it is more like the living evocation of a work by romantic painter George Stubbs— relaxation is unavoidable. The buildings are light-filled, with a spare, Colonial New England feeling, yet are much more comfortable than our forefathers would have dared imagine. There are 10 guestrooms above the spa, each named for one of the farm’s well-loved horses. Assembled over the years, Kahn’s liberal collection of naïf paintings and Americana adds a charming aspect of discovery around each turn. Stay packages include meals meticulously crafted to each guest’s preference, which are served in three intimate dining rooms.

Everywhere, a disarming sense of quiet prevails. A full array of massage modalities is available in three traditional massage rooms, including therapeutic massage, hot-stone treatments, and aromatherapy. These are deeply carpeted sanctuaries to relaxation, endowed with plush tables covered in Frette linens. The spa also offers custom-built cedar steam-cabinets for sweating as Edgar Cayce recommended (the head remains cool), and a wet room for scrubs, wraps, and panchakarma—treatments based on ancient Indian Ayurvedic principles of health. Perched atop a hill is the yoga barn, a well-equipped studio for classes with exposed beams and a two-story grid of windows framing magnificent views. Recent workshop subjects include dream decoding, yoga, and mystical Judaism. Like a platonic ideal that seems too good to be true, yet with perfection easily recognized, Old Stone Farm is a labor of love, informed by a vision. “I try to hear what Stu is saying to me,” Kahn admits. Her project embodies a strange and beautiful marriage of horse culture, spiritual seeking, and luxury accommodations.

wned by Tibet House and founded at the behest of the Dalai Lama, the Menla Mountain Retreat Center has an exalted parentage and an extraordinary gravitational field. Spread across 325 wooded acres atop Panther Mountain in the Catskills, it’s the site of a four-million-yearold meteorite crater. “Because of its unique geology, we all weigh .2 percent less here,” says Nena Thurman, the retreat’s managing director. Her husband Robert is the spiritual director. The Esopus, Mahican, and other native peoples recognized the land’s sanctity and its power to spiritually nourish. “We have artisanal waters, we’re a registered Audubon bird sanctuary, and wild animals practically eat out of our hands,” says Thurman. Yoga teachers like Baron Baptiste and Rodney Yee, who come seasonally, say the mountain’s energy and atmosphere deepens their practice and increases their students’ receptivity. The center offers healing arts from Ayurvedic medicine to various types of massage. The Mahasukha Spa (Sanskrit for “great bliss”) occupies the mountain’s peak. Designed by Manhattan architect Duke Beeson in collaboration with Thurman, its interior utilizes strong primaries and muted pastels as focal points of color. Vivid reproductions of a venerated 17th-century Tibetan medical treatise hang in each of the 11 healing rooms. Many others collaborated on the spa. Tibetan master artist Rabkar Wangchuk carved the vibrant threshold. Local woodworker Geoff Baer crafted furniture from a felled maple tree. Fashion designer Donna Karan gave advice on feng shui, famed spa designer Clodagh chose materials and fixtures, and master stonemason John Kahn built paths and walls around some of the outdoor spaces. Before developing the spa’s list of treatments, Thurman consulted with a number of prominent integrative practitioners, including Drs. Frank Lipman and Alejandro Junger, who see detoxification as the foundation of good health. With Tibetan medicine at its core, the current menu blends Eastern and Western modalities, including Swedish, deep tissue, hot-stone, aromatherapy, and Ayurvedic massages. Cranial-sacral work, reiki, and jin shin do acupressure, shiatsu, acupuncture, and moxabustion are also available, and guests can choose between a traditional steam room or an infrared or Finnish sauna. Tibetan medicine diagnostician Dr. Tashi Rabten prescribes Himalayan herbs after reading the body’s 12 different pulses. The center’s general programming attracts large gatherings and includes such diverse offerings as Sufi dance, martial arts, kirtan, and meditation. Customized for individuals, a weekend package includes a spa treatment of choice, access to numerous rugged hiking trails, and use of the on-site meditation room, tennis court, and swimming pool; it also leaves ample time for participants to take advantage of local skiing, inner tubing, fishing, and horseback riding facilities. “I feel as if we’re stewarding the land and giving people access to a wonderful escape from their stressful lives,” says Thurman. “We’re blessed to be of service to nature, and to the well-being of the people who make their way here.” Top to bottom: To explore the variety of Buddhist art throughout Mahasukha Spa and the Menla campus is a journey in itself. SPA DESIGN Q+A with Spa Designer Clodagh By Linda Okeefe
B
orn in the west of Ireland in Oscar Wilde’s former house, Clodagh is a self-described visual nomad and perennial traveler. She’s also one of the foremost spa designers in the world, inducted into Interior Design magazine’s hall of fame, and routinely listed in roundups of the world’s best designers. Clodagh, who goes by her first name only and says she proudly has no formal training, started her career in fashion design, then practiced feng shui. She switched to interior design in 1983. Whether she customizes furniture for hotel chains or perfects a simple, elliptical sink for Kohler, her signature style is clutter-free, mindful, and as quiet as possible. She has also authored two books. Her studio is in Manhattan, and she often weekends in Beacon, where her husband, Daniel Aubry, runs his own photography gallery.
How would you characterize your personal approach to spa design? I can talk forever about the latest citrus scrubs and honey blossom rubs, but the best spas nurture the soul as well as the body. I see a symbiosis between the current interest in spas and my residential clients asking for larger bathrooms. We’re all placing more importance on the ritual of bathing and cleansing. In purely practical terms, when I’m devising a color palette for a spa I use warm neutrals overall and I incorporate all the chakra colors—violet, indigo, blue, green, yellow, orange, and red—in subtle ways. I use all the metals for their healing properties, and I prefer wood and organic materials where there’s a detectable patina. I avoid using hard, echoing surfaces, and, apart from using mirrors to visually open up confined spaces and bring in light and views, I steer clear of anything shiny and bright. I also love reflections in flat troughs of water.
So the first impression of walking into a spa is extremely important? Absolutely! Ideally, a sense of calm is palpable as soon as we enter. The receiving area is quiet but not silent—stone silence can feel ominous. Sight is the most promiscuous of the senses, so a lack of detectable clutter is important, and all visible surfaces should appear clean but never clinical. It’s an aesthetic I refer to as life-enhancing minimalism. It’s beneficial to activate the sense of smell with essential oils, and lighting is best kept comfortably low and indirect—of course, natural light is optimal. Hopefully, this orchestrated atmosphere opens us to taking in a few long breaths. So this “god-is-in-the-details” philosophy brings us into presence? I think so. There’s nothing superficial about it, it’s really quite profound. Everywhere you look in a spa should be beautiful, so every surface needs to be thought through. In a massage room guests spend a lot of time on their backs and they’re often facedown in a neck cradle, so in my office we discuss ceilings and floors a lot. A spa I go to in New Zealand stations a bowl of water filled with floating flowers directly under each neck cradle. It transforms the incidental into something indelible. Are the best destination spas also sanctuaries? Yes. In our everyday lives how often can we say, “I’m happy, I’m well, and I’m safe”? When there’s peace, trust, shelter, and refuge, with one person touching another in a spirit of respect, generosity, and healing, the sixth sense often gets activated. It’s really quite sacred.
What’s the biggest difference between the experience of a day spa and a retreat spa? In a day spa, we take an hour or a concise, limited slice of our hectic lives sandwiched in between our regular appointments, so time is of the essence. When we overnight or spend a weekend in a spa, we have the luxury of forgetting about time, and if we look at our watch it’s invariably because we’d rather not miss a scheduled back rub or the next yoga session. Traveling to a destination resort or retreat is a greater commitment in every way, so there’s an opportunity to submit to a deeper mental and physical surrender.
What are some of your spa pet peeves? Well, I can’t stand terry-cloth robes. They make everyone look like a big bear. I prefer the Japanese yukatas, the soft cotton kimonos, or kaftans for women and pajamas for men. And I’m very particular about towels; I like them generously sized and in abundance. Endings are as important as beginnings. In Asia they’ve perfected the art of terminating sessions gracefully with a gentle whisper, or they ceremoniously serve an herbal drink. I generally pay for my services beforehand rather then when I leave, because I don’t want all the bliss I’ve accumulated to be neutralized with a financial transaction. That would definitely send me back into the world on the wrong foot.
How does design help promote that holistic experience? Walking into any spa requires a gear change, a shift in thinking, so the door to a spa is important. It’s not just any old entrance. It’s a threshold, a portal. We’ve elected to be pampered, so once we’re inside, anticipation heightens all the senses and each one—smell, sight, hearing, taste and touch—should be addressed during our visit. I like to be offered nibbles and I’m not adverse to a glass of wine! It’s not about self-denial. It’s about opening our bodies to receive wellness.
Apart from working alongside Nena Thurman on the creation of the Mahasukha Spa at the Menla Mountain Retreat, Clodagh has rebranded over 80 Elizabeth Arden Red Door salons and spas. She also designed the Miraval Resort and Spa in the Arizona desert; the Spa de Serville in Aukland, New Zealand; the Sasanqua Day Spa in Charleston, South Carolina; the Nemacolin Woodlands Spa in Laurel Highlands, Pennsylvania; and White Horses at Doon Beg Resort in her native Ireland. She’s currently finessing the spa facilities for next year’s opening of the East hotel in Miami.

W
hen the Mohonk Mountain House’s directors decided to add an eco-friendly, 30,000-square-foot spa in 2005, they faced a dilemma. The resort, often referred to as a Victorian castle, prided itself on its timelessness, that Old World feel of rustic comfort and simplicity that hadn’t shifted much since it first opened in 1869. They needed it to fit the historic architecture and Quaker sensibility, but still speak to spa patrons accustomed to a certain amount of luxury. “The Spa at Mohonk Mountain House was designed to look 100 years old the day it opened,” says Nina Smiley, Ph.D., Mohonk’s director of marketing. The first addition to the original hotel building since 1902, the spa was designed by architect Michael Rudden, then with Saratoga Associates. Treatment rooms have the familiar warm oak doors and stained-ash wainscoting found throughout the hotel, but their ceilings are draped with soft white fabric that diffuses the light. Pine floors are covered with custom carpet depicting a lily from the Mohonk lily pond. The walls are adorned with the photographic work of founding family members Ruth and David Smiley, among others. Long porches lined with rocking chairs are one of Mohonk’s most iconic features. So the most stunning sections of the spa, the 80-foot-long, glassenclosed verandas—one for men and one for women—were designed to reflect them. Spa-goers relax in rocking chairs and sip tea, munching grapes and gazing out—there are 200 windows—to woodland scenes and the dramatic quartz stone that surrounds the property. “The idea was to bring the outside in,” says Smiley. Six hundred tons of stone were excavated from the site and recycled throughout the spa. A solarium with a stone fireplace offers breathtaking views of the surrounding landscape.
The solarium gives way to the enclosed veranda, both surrounded by windows with rocking chairs and chaises longues positioned to maximize the view of stones and forest. A hot tub and more relaxing patio furniture are just outside.
And then there’s the pool. Sixty feet by 30 feet, the heated indoor swimming pool is serenaded by an underwater sound system. The pool area is awash in natural light, thanks to windowed walls and cathedral ceilings lined with exposed beams. Visitors can watch the sun set over the Catskills from the pool. The spa is also a paragon of environmental friendliness. It is crafted largely of local timber and cedar shingles, and heated and cooled by an environmentally sound geothermal system. A green roof not only insulates the building but it also provides a habitat for butterflies and birds. As relaxing as the spa’s spaces are, the services command high praise. Its signature “Mohonk Red” massage combines aromatherapy, breathing techniques, and guided meditation, with Swedish, Hawaiian Lomi Lomi, and Thai massage styles. It’s named for the Mohonk Red witch hazel growing on the grounds, which is infused into warm towels. The spa also offers reflexology, stress-relief pedicures, and a microcurrent technology facial called “Nature’s Facelift.” Perhaps most unique are the Spa at Mohonk Mountain House’s wellness offerings: yoga-qigong personal training; tai chi; meditation by the pool or designed to help with weight loss. And if a visitor gets overwhelmed by the abundance of offerings, she or he can always retreat to the sauna or the outdoor hot tub.
