The Grid House P
rotected from the winds and close to the forest, a small valley was chosen as the site for this quite spectacular single-storey residence known as The Grid House. The grid consists of a nucleus, with washing area, social area, guest room and the owner's apartment together with three isolated guest modules, with two bedrooms each. Among these, the empty modules highlight the structural continuity and enhance the empty spaces where the garden can be seen. This fragmented combination of empty and closed spaces

protects the privacy of the users and, at the same time, enables an understanding of the grid as a cohesive unit. Suspended above the valley and merging into the hills, the house becomes the land and the land becomes the house, creating a new landscape. As if emerging from the ground , the wooden grid (supported by a set of concrete pillars) is set on the hill on two sides, with its elevated design allowing visitors to see the stones, garden and native forest all around. On the top of the highest hill, from where one has the most generous view of the mountainous horizon, lies the leisure pavilion, divided up in two blocks, with the same modulated design of the main residence. Another 3 service pavilions with garage, housekeeper's house, other staff accommodation, dressing rooms, warehouses, etc. are also pavilion-like constructions, with the same 5.5Ă—5.5 meter module, albeit in a stone structure. Intelligently landscaped by using native species to create a transition between the open field and the closed forest and with interwoven paths leading to resting spots in the areas where the best views can be observed, the exterior of this property is just as impressive as the interior. Sycamore Valley Ranch, California is one of those properties — although most will know it under its previous name, Neverland. The former residence of the King of Pop, Michael Jackson, was a home, fairground, ranch and ultimately a sanctuary for him from the outside world. Although the fairground rides and exotic animals are no longer at the property, a private railway, railway station and 50- seat cinema still remain. Resurgent Ireland Before the financial crisis, Ireland's economy was booming, with property in particular driving the country's economy. Progress at Admiralty Arch, London The UK Government recently completed a long-awaited deal to lease the landmark Admiralty Arch to Prime Investors Capital (PIC). Can you describe current activity in the market for private islands? It largely depends on the type of island. It’s important to note that of all the world’s privately owned islands, perhaps only 5% of these are what I would consider to be “quality” islands — islands which fulfil the criteria on our check-list (see previous page). Such islands are always in demand and can always attract a high price — partly because there are so few of them available. Most island owners buy for emotional rather than economic reasons. Islands have an intangible value and we often find that it’s only in the case of a divorce or ill-health that such islands get placed up for sale. When they do enter the market, however, they tend to be sold fast — whatever the cost. Whilst we are able to openly advertise many of our islands, a number of our more exclusive properties are offered on a strictly off-market basis though so it’s always worth enquiring! The remaining 95% of the world’s islands are what we call “adventure islands” — islands that might not have a freehold title or building permits and where there may be difficulties with development and infrastructure. These islands paint a different picture of the market. The speculation boom of the mid-nineties and early naughties saw their value rapidly inflate. Since then, they’ve fallen victim to the global financial crisis and their prices are in free-fall, much to the disappointment of all the would-be island investors.

The prices may well drop further in the next couple of years — it’s difficult to say — but either way, it’s a relief to see the island market on a healthy footing, bringing us closer to our original ethos — islands for enjoyment. The lower prices have also brought about a further interesting market development. Indeed, one of the biggest changes we have noted — and which have been documented across the press and within the Private Island News website (www.privateislandnews.com) — is that governments and nature conservancy groups have begun to make use of the recession, by buying up low-priced, undeveloped islands for the sake of the next generation.
Where such investments didn’t work out as planned, we often witness low prices as the islands enter the market again. One famous example is Nautilus Island in Maine (USA) — a truly beautiful island which, once valued at around USD 12 million, was finally sold for only USD 2 million. One can find further examples of such low prices the world over. These price drops have however been successful in bringing the island market to a healthy momentum last seen in the 1990s. This is a positive development indeed, because it allows those with a genuine interest to

What are the principal drivers for purchasers of private islands today? Privacy, asset security, investment, development potential etc. What are the key things to consider when buying a private island? Yes, you are right, the principal drivers are privacy, asset security, investment and development potential but first of all buyers are looking for laid back living and a back-tonature lifestyle. Island owners generally look for solitude, tranquillity, privacy and a place away from the everyday routine. They are nature-lovers, respect nature and wish to harness the spirit of a quiet and untouched piece of land, surrounded by water. And they are intelligent, as they often need to improvise. They often have found that an island could be a cure for their soul, although they sometimes live only two or three months on their island.
How much did the financial crisis affect the market? Has the market now fully recovered? The crisis didn’t really affect quality islands. For all other islands, which we call adventure islands, those prices are still coming down and have already

reached a much lower, normal level. In many private island auctions it could be seen that prices dropped dramatically. What is the highest value island you currently have for sale? What is the largest island you currently have for sale? The highest value is Cave Cay, Bahamas with an asking price of US$ 90m. Isla de Altamura, Mexico, is the largest — covering approximately 25,000 acres To what extent have technological improvements — such as renewable energy technology — improved the practicalities of island living over the course of your career? It affects the quality of island life — and therefore the selling of islands — very much; it’s now much easier to live on an island. Nowadays, within the time period of approximately three months, a pre-fabricated home, electricity, phone and water (drill or desalination) can all be made available on an island without any great problems. How much interest do host countries take in the development of private islands? Do owners have more freedom to develop an island than they would when purchasing a conventional piece of real estate? Every piece of land stands under the law of that country and an island is no exception, so governments are very much interested in what you are doing with it. They even view the islands themselves to see if they can buy it for nature conservancy.
What is the secret to the lengthy and continued success of Vladi Private Islands? What does a typical week look like for you? We work very closely with our clients and benefit from word-of-mouth marketing — outside of the sometimes stressful internet market. There is no typical week for us; every day is a new challenge with new islands and new clients. After 40 years in the business, how much time do you now spend physically visiting islands? Still a lot of my time as you can only sell an island successfully if you have been on the island yourself and if I’ve taken good photos myself. Also I often visit an island together with interested clients. We understand that governments and non-profit nature groups are increasingly interested in acquiring islands. How significant is this trend for your business? Yes, this is a huge trend — within recent months we’ve sold 40 islands to the government of Nova Scotia, Canada. Although you are known principally as an island broker, you also deal with island rentals for vacations. How fast
Are there any areas [geographically] where you feel there are significant/undiscovered opportunities for today's private island buyer? There is still potential in Nova Scotia, Canada, as this region lies in a politically stable area and also in a good climate area — being on the same latitude as the South of France. How much does uncertainty over climate change and the possibility of rising sea levels impact the decisions made by buyers of private islands? In an area where the water mark will be higher within coming decades, such as the Maldives, we don’t offer private islands for sale but in any case, if the sea level rises dramatically you should be more anxious about the millions of people living near the water’s edge worldwide (e.g. our city — Hamburg), than the one person who lives on his private island. You personally own an island in New Zealand, do you manage to use it frequently? Have you developed the island since purchasing it? Yes, the island is still in my hands. Every year I take holidays there with my family. The Lodge was built after I purchased the island.

Initially there were island owners who wanted to rent out their island for the time they weren’t able to use it but within recent years the demand for island rentals has been growing very fast. They want to be free from the responsibility and work that comes with island ownership

The Elusive Search for Lateral Living Penny Mosgrove CEO of Quintessentially Estates
P
eople often ask me what the biggest challenge I face as an international buying agent, assuming the answer will be meeting the whimsical demands of clients. It is true that I have been known to go the extra mile — or quite literally thousands of miles — to get the job done, whether catching a last minute flight to New York to close a deal or dashing to The White Company to buy Egyptian cotton sheets. However, whilst my to-do list can and — often does change — at any time, there is one search brief that is always on the list. Not a week passes without a brief for lateral living space landing on my desk. No longer is the traditional West End townhouse in vogue; homeowners are shunning stairs for sprawling apartments. With respect to square footage, it is often simply a matter of swapping vertical floorplans for horizontal space of the same size. As well as the steady demand, unsurprisingly prices are driven by the limited stock, as architecturally London does not typically lend itself to large apartments on one level. In fact, some buyers will pay a premium of up to 25% for lateral properties, which illustrates the extent of the appetite for London’s hottest real estate. Lateral properties are especially popular with buyers from Asia and the US, as this is the style of living they are used to. Whilst developers are responding to this
