T

his time of year allots itself to reminiscing on the best happenings of the past twelve months and welcoming renewed energy for 2017. It’s a time to cherish the past and exhale excitement for what’s to come! We are in keeping with that theme here at Home Design & Decor as we reflect back on some of our favorite features from the past year. This issue highlights five homes that showcase an array of styles from different designers while capturing exquisite interior and exterior elements. Also during this time of reflection, I am reminded how thankful I am for my magazine family and all of the talents that surround me every day. I’m beyond thrilled to introduce you to the newest member of our team, Ashley Hotham Cox, who we recently welcomed as the new associate editor. A native Charlottean, Ashley returns home after spending four years in New York City working for Traditional Home magazine and now brings with her a wealth of knowledge in print journalism. We are blessed to have her on board! Check out her featured trend story where she highlights a number of handsome essentials for your Southern-inspired outdoor entertaining. stephanie semmes I have had an interest in interior design since I was a young child. I moved around the country during my youth, and my parents always bought homes that needed to be renovated. I loved helping with the design ideas from the architectural design decisions down to the perfect little vase on a French side table. My style is minimalistic, while my parents, being antique collectors, liked a more unrestrained design. The juxtaposition of the two styles is what built my unique, eclectic approach. A comfortable, warm blend of crisp modern fabrics and furnishings with classic crunchy accents are what define my design technique. That mix of styles continues to define how I work with clients. The best interiors are a result of creative collaboration between aligned but not identical styles. By first understanding the client’s needs, I am able to quickly know if their styles will make for a good, creative collaboration. By accepting compatible work and clients, I have found that not only is the process much more enjoyable for my clients, but I am also able to set a higher design standard. It’s not a job for me. It’s a passion to find creative solutions that express the client’s style in new and inventive ways.

There’s an old adage the “cobbler’s children have no shoes,” referring to the phenomena that talented professionals rarely have the time or ability to provide themselves the services they so lovingly provide for others.

T

hrough the many homes we’ve featured in Home Design & Decor, we’ve discovered this is never the case for interior designers. In fact, it’s the constant evolution of style in their own homes that keeps their eyes keen and their style sharp. And when we get the rare opportunity to showcase a designer’s home, we’re just giddy to share such a personal space. BesT of Guide 2016 | Home Design & Decor 21

Angie Persson, interior designer and co-owner of Swell Décor in Charlotte alongside Merrin Lowe, opened up her home and proved unequivocally that the cobbler’s children have beautiful shoes. After working and studying design abroad in London for five years, Angie and her husband moved back to Charlotte. The search took three months, and though the home they purchased was not their “dream home,” they were eager to maximize its potential. “Before moving in, we renovated the kitchen and repainted the entire house.” Angie remembers. Since then, there have been lots of small projects along the way. The busy family of four rarely slows down, so the Perssons 24 Home Design & Decor | BesT of Guide 2016

knew they needed a home that would call them to relax. The large trees and older homes of the neighborhood spoke to the calm they were looking for, but the in-town location was perfect for their need for activity. With her husband’s Swedish background, Angie discovered a love of Swedish antiques and incorporates them all over her home, mixed oddly, though perfectly, with Mid-Century modern and contemporary pieces. “I usually start with a design plan that’s in scale with the room and has a neutral canvas. Then I add the fun stuff over time with layering,” Angie explains. “One of the benefits of being a designer is having access to the newest things on the market. So it never fails; when I am out shopping for clients, I usually find something I need, too!” The other benefit, of course, is working


with talented locals like Andrew Roby for her most recent renovation last spring, and William Perez, who painted the branch piece that hangs in their back courtyard, as well as a few pieces in her home. “William works for Merrin and me on many client projects, so it’s a win-win for me.” Angie’s passion for antiques and treasures from her travels can be seen in every nook of her home along with pieces made of Lucite and tons of texture in the form of cowhides, reclaimed wood, horns and fluffy pillows. “My favorites pieces are the elk antlers in the dining room, the petrified wood coffee table in the sun room and the original oil painting of a doll that was gifted to my daughter, which now hangs in the living room,” she says. Angie adds that she tries to avoid a home that looks overly decorated, but that instead is cozy, relaxing and unpredictable. “Design is about breaking the rules and creating a home with a story.” Of course, her expertly mixed accessories are only amplified by her booth at Cotswold Marketplace called “Simply Swedish,” where she sells her signature mix of Swedish antiques, which are sourced directly from Sweden courtesy of their summer family vacations, and Mid-Century and contemporary pieces. “I only buy what I love and in the event it doesn’t sell, it comes home with me,” she laughs.u

Susan and Gus van Soestbergen have always had a passion for Mid-Century modern structures and style.

T

he couple came across this beautiful Lynbrook Drive house after rekindling a desire to connect with nature, yet still be close to the city. They were drawn to the house and location because of the proximity to the city, but also the great community spirit and family feel. “Susan, being an avid researcher of Mid-Century modern design, concepts, architecture and homes in the Charlotte area, as well as the overall fundamentals of the period, has a keen eye

for finding hidden gems within the region,” Gus says. The house was originally designed by famed architect Alan Ingram in 1960. There have been a few renovations since, but most of the style of the house has been preserved. Throughout the house, you can find the geometric shapes and clean lines that are characteristic of Mid-Century modern design. Expansive windows all around the house let in light and nature from every angle. “Important features of the design period have been BesT of Guide 2016 | Home Design & Decor 29

maintained and can be seen both within and without its walls today,” Gus explains. “These include design features which allow the home to open up and unfold to visitors whom enter and are invited into the space.” Susan handpicked all the furnishings herself. Her passion for the Mid-Century style inspired her to keep the influence within the décor. “We strive to combine today’s modern concepts with the functionality and design of the past,” Gus says. The dining room is just one example of how the Mid-Century modern features come to play. A gorgeous chandelier with a chrome finish hangs above the wooden dining table. The owners chose the chrome finish after some discussion because of other chrome accents in their home. Having just moved in, the two plan on conducting a few renovations in the near future. Above all, they would like to keep the Mid-Century modern look of the home, restoring certain areas to their original state. Some advice these two would give to those looking to buy a home from this era? Be yourself. “Look for a property that suits your character. Do you believe in magic? The transformation of this Appalachian Mountain house is both magical and unpredictable in its use of color and texture, how spaces are delineated and the effect of “hidden” rooms.

C

ompleting this 5,000-plus square foot project in a record ten months, architect Ruard Veltman of Ruard Veltman Architecture and interior designer Cindy Smith of Circa Interiors formed a team that was able to visualize the relaxing retreat hidden inside this abandoned construction project. The color palette is a source of relaxation for the Charlotte family who owns this mountain house, a weekend retreat from a hectic lifestyle. Cindy intended the muted interior colors, such as walls stained gray with a drop of blue and the slightly tinted and lime-washed wooden floors, to blend with the natural surroundings outside the windows.

“This well-traveled family wanted a quiet, serene, spa-like home, so I did not make any big design statements but decorated around the architecture and mountain views,” Cindy says. “The house is up high in the clouds, and the color translates from inside to outside. A mix of muted blues and soft Scottish wool plaid in the dining room are just a couple of touches that provide a slightly masculine feel. “Toning down the dark wood with a slightly tinted wash of color is more elegant than the traditional rustic mountain home, Cindy continues. “And natural fiber materials – wool and cotton, for example – are tactile and provide a hand-hewn feeling.” Earth-toned colors and palpable textures in this mountain retreat are not the only surprises that await guests. method of breaking up spaces while still maintaining an open floor plan adds character and intimacy to the home. His magic elixir to remedy this home’s cavernous living room with uncomfortably tall ceilings was simple: lower ceilings (to twelve feet!) and add an entire second floor above the space. This adjustment enables the homeowners’ guests to have a private lounge and bedrooms on the second floor all their own. It also allows the owners to close off the upstairs when the children and grandchildren are not visiting and live very happily on the first floor, where the master suite resides. Varied ceiling heights in different spaces also help the eye recognize separate “rooms.” The dining room’s timbered ceiling with alternating dark wood between the timbers is clearly delineated from the adjacent living room ceiling where timbers are alternated with painted plaster for a lighter effect. The entryway off the living room has its own personality with a smooth, lowered ceiling height (still at nine and one half feet). A traditional English inglenook at the fireplace provides a room within a room, with its own intimate touches of cozy bench seating and an even lower ceiling height. Cindy enhanced the architectural features with a touch of muted colors including toned-down wooden beams to coordinate all the spaces and ensure the elegant and romantic aesthetic of this unpredictable house is consistent throughout every nook. One of the most surprising – and can we say magical – features of the home is its “hidden rooms.” The kitchen is streamlined with beautifully appointed cabinetry, a simple island sink and a cooktop – a nice place to have a cup of coffee or a quick bite of lunch. The trick of it all is a full chef’s kitchen and butler pantry all rolled into one behind-the-scenes workhorse space. Can’t find it? It’s behind an “invisible” entrance, which is a barn door near the cooktop that blends with the wall but can be pushed aside for access. The same goes for the laundry room, which hides behind a paneled door minus its hardware. It is accessed via an automated system that operates the door. Closing off these utilitarian spaces enables the homeowners to have every appliance and convenience they need, all the while keeping the modernistic streamlined appearance in all the public spaces. Likewise, the master suite on the first floor is behind paneled doors near the living room fireplace and appears to be a part of the wall, allowing the owners a nearby retreat that others cannot see. Cindy advises homeowners involved in a fullscale renovation project like this one to stay true BesT of Guide 2016 | Home Design & Decor 37

to the architecture of the structure without letting the design compete with it. The homeowners did not have existing furnishings, so the mountain home’s clean slate gave Cindy the opportunity to carefully choose pieces the owners loved. “My favorite house is one with thoughtful architecture and spaces that allow for furniture, not just relying on fabrics and window treatments,” she says. “This house has no bad spaces to cover up and decorate around. Although there are very few walls for hanging artwork, we achieved strong design by accessorizing with a few large items, choosing handmade objects with pretty form and shape and “found” items like strong earthenware pieces. “Above all, we considered the environment and moved the eye from inside to outside, so it feels like one natural progression. Many people talk about building their dream home often far from the busy roads and surrounded by vistas and landscapes.

F

ew, however, actually seize the opportunity to do so. But when Louise and John Andrews sent their children off to college, they felt the time was finally right to build their dream home. Perfectly, John’s family owned over 300 acres of gorgeous land in Midland – located on the outskirts of Charlotte and a dreamscape for a custom home. They purchased 13 acres and built their home in the clearing. “John’s family has owned this land since the ’70s,” Louise explains. “Over the years, we talked on and off about building a house on the land, but it wasn’t until our kids were out of high school that it really seemed feasible.” The couple envisioned a European farmhouse with a modern feel filled with light from floor-to-ceiling windows. Plans for an open-concept home with few hallways and plenty of airy rooms were drawn up. “We like to walk through rooms to get to other rooms,” Louise says. “Hallways seem like such a waste of space.” The sprawling home was constructed over the course of a full year. Before the home even broke ground, however, the Andrews teamed with interior designer Stephanie Semmes to help plan the interiors around the architecture. Louise had seen the home of friend Mollye Bell, also featured in Home Design & Decor and designed by Semmes, and knew immediately that Stephanie would be the woman for the job.

“Stephanie was instrumental in getting this home completed,” Louise says. “From tweaking the floor plan to paint selections, plumbing fixtures, floor stain colors and elevations, she was key to the success of this home.” “It’s really easy for me to envision the design well before it’s installed,” Stephanie says. “And thankfully, I have a knack for translating that into words so that my clients can see what I see.” Stephanie incorporated many of the Andrews’ personal pieces into the overall design. A painting of a large urn from Louise’s parents’ home was repurposed in a modern setting. A painting created by their daughter, Hunter, was hung in their master bedroom along with an original piece by Sarah Otts. “In a home like the Andrews’, the architecture is the star,” Stephanie explains. “So the palette needs to be mostly neutral and designed with soft furnishings so that the architecture stands out.” The juxtaposition of modern design next to historical architecture is part of Stephanie’s general aesthetic as a designer but was really the soul behind this project. “It just has to be done properly,” she advises. Stephanie says collaborating with Louise was her favorite part of this project. “She was challenging in the best way,” Stephanie laughs. “Louise has impeccable taste, and so I couldn’t present her with just anything. It had to be a perfect piece.” She admits that she had to push the boundaries only a few BesT of Guide 2016 | Home Design & Decor 43

times, including Louise’s request for purple in her daughter’s room. “I just don’t work with purple,” Stephanie jokes. “But I did it anyway, and when neither Louise nor I liked the look of the room, she finally acquiesced and let me do my thing, which was an Aspen-inspired room.” This vision, Stephanie says, was inspired by her many years moving around as a child – from the Southwest to Charleston to Asheville and beyond, she brought a little something from each environment into her design repertoire. Pulling pieces from Phillips Collection, Oly Studio, La Donna and Arteriors, to name a few, Stephanie created a cohesive look that pays homage to the landscape, the architecture and interior design – a trifecta of perfect planning. “My favorite room in the home is the living room,” Stephanie offers. “Every single accessory was thought out, every nuance planned.” BesT of Guide 2016 | Home Design & Decor 47


The Andrews also wanted to highlight the incredible landscape around the home, so they worked with the late John Byrd and his good friend Hugh Crump with Greenline Design. The landscape includes some formal spaces with a sodded yard,

boxwoods and a rose garden, but also more rustic areas for the shed and vegetable garden. “It’s beautiful now, but I can’t wait to see what it looks like in a few years when it’s matured!” Louise says.u

When a couple of young, successful entrepreneurs decided to create their ultimate lakeside getaway, they knew exactly who to enlist — someone who would not only dream big with them, but a person who also possesses the ability to see beyond boundaries and expectations.

T

hey’d enlisted the same talented designer to guide them through a beautiful redesign of their Chapel Hill home several years before, so luckily, they knew exactly where to find her – at Heather Garrett Design. It was clear from the beginning that this project would be different. Tucked into the beautiful banks of Lake Gaston in Littleton, N.C., the homeowners envisioned

a space that was perfect for entertaining, yet had all the cozy comforts of a retreat uniquely designed for their growing family. The couple had fond childhood memories of spending precious family time on a lake and wanted to recreate those experiences while adding their own personal flair. “What I loved about these young clients is that they really didn’t care about ‘normal’ at all,” Heather said. “The original architectural plans called for a detached master suite with

a bedroom and bath, but we realized through our design process that the husband brainstorms best while in motion. So he wanted to have circus rings or a trapeze or a basketball court instead of a master suite there!” When asked more specifically, the homeowner clarified that it was about functionality, adding, “I’d rather sleep in a little bedroom upstairs and have a climbing wall downstairs than a fancy master bedroom.” As changes like these came along, Heather worked with builder Corbitt Hills Construction to make the adjustments. This change resulted in a spectacular gym complete with a robust climbing wall. “Talk about a real learning curve for us,” Heather said. “We discovered a lot about building code compliance for a climbing wall!” Another out-ofthe-box change included ditching the idea of a traditional dining room in favor of a luscious, deep upholstered niche and shuffleboard table. In place of a traditional boat dock, Heather created an exquisite floating lounge with a full-size wet bar, huge flat-screen TV and a swimmer’s platform perfect for all their treasured wakeboarding adventures. Guests and family members would also be able to enjoy breezy, lazy afternoons lounging in the oversized hammock or swinging carefree in lounge chairs as they gaze up to the gorgeous vaulted wood-paneled ceiling or out onto the breathtaking lake. “Nature, without question, is why I’m drawn to loose and relaxed shapes with gritty textures and imperfect forms,” Heather said. “Imperfection has a very romantic quality to BesT of Guide 2016 | Home Design & Decor 55

it, in my opinion. In terms of architecture, I favor clean and pure structures. Whether it’s a classic French traditional or a contemporary California plan, an uncomplicated, open structure is a dream.” Another part of Heather’s overall design philosophy includes her love of organic ornamentation. “Essentially, it’s the idea that nothing made by man is as beautiful as that found in nature,” she explains. Inside and out, this lakeside dream space provides a refreshing continuity from room to room – from Heather’s use of multiple organic shapes and textures to her soothing neutral palette of colors. wood grains and more, she creates a spirit of comfortable and casual elegance that flows from every corner. Happy Holidays?

I’d like to spin an idyllic tale about my holidays growing up in Rhode Island, but we all know the holidays are a mixed bag. There are layers of good and bad, as well as frustration and elation. For Thanksgiving, we would visit my grandmother in Kingston, RI. She lived in a beautiful, modern house on eight acres of woodlands and fields. The house had huge glass windows where it was possible to gaze out at the horizon and catch an occasional glimpse of a fox or a deer passing through. Both my mother and grandmother were great cooks. Our meals would consist of roasted turkey, chestnut stuffing, giblet gravy, mashed potatoes, rutabaga, cranberry sauce and roasted green beans (because we need something green). About half way through the food preparation, it would start. My mother would subtly provoke my grandmother and eventually a fight would break out. Invariably, there would be a huge blowup and one or the other would storm off in a dramatic huff. In retrospect, I’m sure these battles had more to do with some childhood wrong than the fact that the giblets were not ground properly. The result was that dinner was always delayed, but it was worth it because the food was amazing. Eventually, the ladies would settle their differences, and we would gather around the dining room table, break out the fine silver and enjoy good food and family. After everyone was stuffed, we would bundle up and take a long walk on some wooded paths that circled through the property. When we got back, we would light a fire and eat homemade pumpkin and apple pie.

In the restaurant business, the holidays are a mixed bag, too. My employees have become my family. We go through the crush of the season together, dealing with high stress and large demands of our customers. Usually, we emerge feeling physically and verbally beaten. Even though we get on each other’s nerves (kitchens are tight quarters), we still celebrate together. I close the restaurants on Thanksgiving and Christmas, so we all end up either at Good Food or my house. Everyone brings a dish, and we enjoy a great, big holiday meal. And, yes, from time to time, one of those holiday arguments or quarrels breaks out. It takes a Village

A carefully planned renovation really does take a village! I’m amazed at the number of design professionals that it takes for a kitchen project! When you think about all of the skilled people that will play a role in your kitchen renovation or new construction project, it’s surprising and can be overwhelming. You can see from my illustration that the number of individuals involved in your renovation can be dozens! Don’t be intimidated, though! Here’s my advice: There are two things that you cannot compromise when planning a kitchen project: 1. You must be organized, and 2. You should engage with experienced professionals. Remember that ‘you get what you pay for’. I cannot remember a time in my life when that hasn’t been true, and my home means too much to me to risk using anything but proven and skilled craftsmen. The Unexpected

When working on this open kitchen space with wall-covering cabinets and windows, backsplash and very little wall space, my eye shifted up. The architectural detail of the long white beams overhead screamed to be showcased when I first saw them. I have always felt the ceiling was a fifth wall and often a missed opportunity. The overall colors in this warm, open kitchen were beautiful enough being neutral, but I felt a pop of pattern would really set things off. This graphic paper added that unexpected touch and uniqueness I was going for, taking what was a simple kitchen to a fabulous kitchen with just a touch of wallpaper. To continue taking it from ordinary to special, I mixed two nearby light fixtures, very different yet still complimenting each other and drawing your eye upward to that special ceiling. The mix continued in the dining chairs — two styles and all covered on their fronts with a faux vinyl. Today’s vinyls aren’t your mother’s. These textiles are rich, soft and pattern-filled if you choose, not to mention extremely durable and stain resistant. I couldn’t resist another graphic pattern on the back of the head chairs, a great way to add that pop in a primarily neutral design. Try that unexpected centerpiece. If you have a black thumb, something permanent may be the ticket. I found these rubber succulents and was surprised at their life-like quality. A driftwood sculpture added just the right amount of color to this tone-on-tone space. So don’t forget about your fifth wall overhead. Paper or paint, patterned or solid, contrasting or subtle can add the punch to the simple.u

I love a little bit of the unexpected, and I love pattern-on-pattern even more.

You’re ready to build your new home. You’ve found your land, decided on your budget and chosen your builder. Now you’re ready to go to contract, but what type of construction contract is best for you? There are two main types of residential construction contracts: cost plus and fixed fee. They both have distinct advantages and potential disadvantages. Depending on which bank and contractor you’re working with, both options may not be available. While the choice may not be entirely yours, it’s important to understand the basic differences between these contracts so you can recognize which is the best fit for your project. A cost plus contract is just as it sounds. It reimburses the contractor for the actual cost of construction plus a management fee, which is typically a percentage of the cost. It’s an open-book, transparent method that is generally used when a buyer is paying cash rather

than utilizing bank funding. With this method, the buyer is able to capture the upside when costs come in lower than estimated. They typically have a lower contractor margin because of their limited cost exposure, and the buyer has a better understanding of how each line item drives overall cost. But with this type of contract, there is no final price guarantee. The buyer also absorbs the cost overruns and price increases, and traditional lenders tend to shy away from contracts that don’t have a clearly defined final cost. On the flipside, a fixed cost contract means your construction cost is fixed regardless of incurred construction expenses. Your contractor bears all the risk. You pay no more or less than the negotiated upfront contract cost, which gives most buyers and lenders a little less heartburn. For either type of contract, your contractor should be very good at estimating current costs and projected inflation of pricing throughout your build. For a cost plus contract, they should be able to provide actual bids to back up their estimates. They can’t just shoot from the hip. In a fixed fee contract, bids must also be very tight, because extensive losses would quickly put a contractor out of business. However, they cannot overly project inflation that could significantly increase the contract

cost, as they have to stay competitive in the current market. I’ve found a pretty even mix of builders favoring one type over the other, and most are ardent about why they feel their contract choice is in both parties’ best interest. We offer both types of contracts because we feel there are times when one or the other is a better fit for the project. During initial meetings, we go through the various contract idiosyncrasies to determine which is the best fit for that project. In either contract, the most important aspect is to clearly identify scope, specifications and their related cost in detail. Clear communication and pricing education is by far the most vital aspect of any project.
