reetings from maternity leave! It’s with great joy (and exhaustion) that I announce the birth of our healthy baby girl just days ago. With that said, please forgive any errors you may find in this beautiful issue. Sleep deprivation is no joke! While I’m transitioning into life with two children under the age of two, we are all experiencing the transition from spring into summer – my favorite time of year. In this issue, we celebrate the season of outdoor living and all the beautiful designs – natural and manmade – that surround us. From dining al fresco to basking poolside, we’ve highlighted some of the best new products to create that outdoor oasis for which we’ve all been yearning (page 32). The school year is coming to a close, pools are opening, and vacation days are upon us. See how designer Angie Persson of Swell Décor transforms an ordinary shed into a backyard sanctuary for her daughter (page 28). And despite the expression that all good things must come to an end, you can create an outdoor retreat inside by incorporating some of these beautiful textiles, accessories, case goods, and more into your home that offer year-round enjoyment (page 20). From natural coastal waters to lakes and pools, some of Charlotte’s finest designers have created beautiful waterside spaces for their clients to enjoy both near and far. ClubHouse Rules Angie Persson of Swell Decor turns a custom shed into a cozy backyard retreat for her daughter. By Aleigh Acerni Photography by Dustin Peck

What do you do when your preteen daughter outgrows her childhood swing set? If you’re Angie Persson, the designer behind Swell Decor, you get to work—replacing that long-neglected swing set with a chic clubhouse instead. “I wanted something that could grow with her and also with me,” Persson says. “If I’m going to put this in my yard, I’m going to live with it for a long time.” Persson outfitted the space, a semi-custom prefabricated building from Home Depot, with windows, French doors, and interior shelving. Elise, Persson’s eleven-year-old daughter, chose the color palette, and the pair spent three weeks painting it. “She takes a lot of pride in it,” Persson says. Inside, wood-and-pigskin chairs from Holistic Habitat at Cotswold Marketplace create a fun casual vibe, while a large dog painting by local artist Michelle Rivera hangs on the wall. Finally, the hardscapes and plants went in with the help of Mike Kennerly of The Essential Gardener. (Those stainless steel tubs are horse troughs!) As a birthday gift, Elise’s grandfather had electricity routed to the shed, making it even more useful for slumber parties, studying, or reading. Persson and her daughter both love the way it turned out. “I think it makes my yard look bigger,” Persson says. And while the versatile, charming space is claimed, for now, Persson has lots of ideas for what she might do with it someday when it’s no longer a favorite hangout for Elise. “It could be a music room, art studio, home office…” No matter what she decides, she’ll definitely spend many evenings enjoying the cozy setting. “It is so magical at night,” she says. “Every night, the yard lights come on. t was time to go. The couple had been toying with the idea of moving to Myers Park from their Concord-area home to shorten their work commutes, and one particular home kept popping up during their search. “My husband kept showing it to me, and I just kept telling him, ‘No. It’s way too big; it costs too much’,” she says. It wasn’t until a family friend suggested they go look at the home “just to see,” that the couple finally scheduled a showing. “Literally, as soon as we walked in, I knew it was the one,” she says. Within hours, the couple put an offer on the home. After much back and forth, though, the homeowners eventually rejected the couple’s final negotiated offer. “At this point, we’d already sold our house, so we had to move into a hotel,” she explains. “Our heart was set on that home, and we didn’t have a plan B. But as I was packing my things, we got the call from our realtor that they wanted to know if we’d still honor our last offer.” The home, it seems, was meant to be theirs. While they loved the bones of the circa-1927 Colonial-style home, they knew that it would need updating. That renovation, though, would not take place until nine years later when their next door neighbor offered to sell the couple their home. “We were ecstatic,” she says. Tearing down the adjacent home would allow the couple to expand their existing home while also making room for the swimming pool the husband had dreamed of having in the backyard. “It was the perfect situation,” she says. “Tearing down that home would allow us the space we needed to do everything we wanted.” Not long after purchasing the adjacent home, the couple reached out to architect Frank Smith whose vision for the home was to maintain its stunning yet unassuming cottage curb appeal and seamlessly expand the home so that you could never tell where the original structure began and where the addition and renovation started. “We probably went through five or six drawings with Frank before we got to the point where we knew this renovation was exactly what we wanted,” she says. To expand the kitchen from its original galley style and make room for the swimming pool and outdoor living area—both hers and his top priorities with the renovation, respectively—the footprint of the home needed to be reworked. The couple enlisted the help of designer Laura Archibald, who worked closely with Smith to redesign the existing home’s layout to better fit the homeowners’ needs. What was once the living room became the dining room while the former dining room was transformed into a library with a staircase that leads to the second floor. The original garage transitioned into the new master suite while the existing den remained as is. With the addition came a larger living room, new kitchen, and a threecar garage with a room above.

With the redesigned footprint, the homeowners now have two master suites—one upstairs and one downstairs—so that when they become empty nesters they can easily live on one floor of the home. This master bedroom boasts the same neutral color palette found throughout the home but complemented by varying textures and patterns to provide interest to the space.

Though the renovation nearly doubled the square footage of the home, the ultimate goal was to design a home that was aesthetically appropriate for the neighborhood. Being a oneand-a-half-story home, it’s unassuming from the street. “People often don’t realize how large the home really is when you see it from the sidewalk,” the homeowner says. “And being that it’s situated on a hill, we really wanted to make sure we weren’t going vertical with our square footage.” Archibald helped create a comfortable interior with the use of a calm, soothing color palette of greys and neutrals. Though the homeowners ideally wanted to use most of their existing furniture and accessories, Archibald ultimately installed new pieces while seamlessly weaving in some of the older items from the home’s original design. In the dining room, Archibald kept the original dining room table but switched out the traditional chairs for more transitional ones by Charles Stewart in a Duralee fabric while the homeowners’ china cabinet was “the perfect size for that space, so we decided to keep it in the mix,” Archibald says. In the den, the designer reupholstered the existing oversize sofa in a Pindler fabric but then added a pair of new Charles Stewart armchairs. “It was really about elevating the look to a more transitional style with color and textures,” Archibald explains. “It was such a departure from what we were used to,” the homeowner says. “But it was exactly what we wanted, and Laura nailed it.” The one-time small galley kitchen was transformed into a stunning open-air room overlooking the den. Archibald and the homeowners worked closely on the design of the kitchen designing the custom cabinetry by Johnson Custom Cabinetry and choosing the finishes and appliances. Because of its proximity to a living space, Archibald wanted to make sure the kitchen table felt more like an extension of the den, so she added a metal-top table by Bernhardt she found at High Point market coupled with skirted upholstered dining chairs on the side facing the living space. ou won’t find a single basket of shells or miniature palm tree at this oceanfront Isle of Palms, S.C. vacation home. Yet, the minute you walk in, you know you’re at the very beachiest of beach houses. And it was designed that way. When a Charlotte-area couple decided to build a seaside escape, they went with their tried-and-true. They hired their long-time designer, David Smith of Custom Interiors, to bring their vision to life. Smith and the couple practically communicate telepathically. “We’ve worked together on many projects,” Smith says. “They trust me.” The trust runs so deep, in fact, that the pair told their architect, Herlong & Associates, to allow Smith leeway to make changes to the blueprints. “I’ve never had that happen,” Smith says. “The architect gave us a beautiful exterior and a basic interior layout based on the needs of the client. It was up to me to design the interiors.” “If the walls needed to be moved to accommodate the furnishings or open a space up or allow for better views, I had that freedom,” he continues. “I was able to design all the interior elements from the walls, handrails, lighting, tile, cabinetry, countertops, decorative beams, and furnishings – all with amazing support from the builder and architect. My clients let me roll with it.” Smith and his clients made the decision to have few walls on the main level. Beyond the extra-large foyer is what Smith describes as “one grand room”. “It stretches the full width of the house,” he says. “It contains the dining room, family room, kitchen, and even the butler’s pantry. Big, sliding doors give an uninterrupted view of the beach.” Also on the main level are two guest suites with private baths as well as a powder room. Lots of natural wood and light, creamy taupes, pale blues, soft browns, and grays – and a complete lack of visual clutter – provide a sedate backdrop for a vacation home meant to induce utter relaxation. Plenty of white space gives the furnishings and art room to breathe. And it reminds homeowners and guests that an oceanfront house is a place to let out a big exhale. As elegant as it is, the couple originally planned on something grander. At first, this house was conceived as the guesthouse. They planned to build it first and then use their land on the adjacent lot to build the main house. But Smith explains that the homeowners fell in love with its comfort, so they no longer needed the second build. “Even though it’s a sizable house, there’s an intimacy to it. It’s relaxing. They decided this was exactly what they wanted.” It’s easy to see why. Their architect designed what Smith calls a “Lowcountry farmhouse with a vintage Southern spin.” “It fits in with its seaside environment, but it doesn’t scream ‘beach house.’” It’s built in the Southern farmhouse vernacular – but with every upgrade imaginable. Yes, the front porch is there. But it’s oversized for outdoor living. A ground-level veranda has a luxurious living area and a dining table that seats eight. The interior, heavy on neutrals and pecky cypress, is designed to soothe – not excite. “One of my client’s only directives was that she wanted to see soft colors,” Smith says. “And that’s the palette I’m most comfortable working in. There’s nothing too bold or loud in this house. There’s nothing wrong with either of those, but this house was designed to be calm and quiet.” June / July 2018 | Home Design & DecoR Charlotte 57
Oh, to be a kid again – specifically one staying at this house. Some might argue that the kids’ suite is the best room in the house. All the natural wood makes it feel like a tree house. Four built-in bunk beds are custom-made for sleepovers.

Pecky cypress beams and doors are reminiscent of driftwood, perfect for a coastal retreat. Countertops are Arabescato marble, a beautiful combination of soft whites and dusty grays. The owners have three adult sons and can’t help but dream of the grandkids they hope to welcome to the beach one day. Those future grandchildren were very much taken into consideration in the home’s design. The home’s second story has one guest suite and a showstopping bunk suite with four built-in beds and a boys’ bathroom and a girls’ bathroom. On the upper level there are two master suites with balconies overlooking the pool, landscaped backyard, and ocean beyond. An elevator provides easy transport from one level to the next. Smith managed to pull off the nifty trick of making a house both grand and down-to-earth. As sophisticated as it is, the house is also
what he calls “very casual and lived-in.” “This is not a hands-off atmosphere,” he declares. Wicker chairs at the oversized kitchen island, shiplap walls painted a creamy white, and a minimalist aesthetic all combine to make the home feel like a place you want to be barefoot. A beach house doesn’t need to have a beachy theme to remind owners and guests they’re at the shore. In the case of this classic oceanfront home, the wall of windows overlooking the sand and sea do the job quite nicely. W
hat do we want? That was the question Cam and Jen Dyer mused with designer Anne Buresh on the banks of Badin Lake as they stared out across their new property, a peninsular stretch of waterfront heaven that would be the site of their future lake home. Having worked previously with the Dyers and now with the opportunity to start fresh on a new construction, Buresh drew on her knowledge and relationship with the family to open up a dialogue about their must-haves for the home. “Transparent communication is paramount to the process, from vision boarding and conceptualization to implementation. The key to the perfect design is determining a clear idea of the client’s needs then proceeding through a systematic process that provides both direction and shared expectations,” Buresh says. “That’s exactly what the Dyers and I accomplished.” The Dyers wanted to establish continuity between the home and property, seamlessly bringing the outdoors in to create an organic yet chic design that embodied the tranquility of the natural setting. Buresh’s mission was to create a space that embraced the casual and functional, as well as the contemporary luxe. “The design was all about balance, whether the family was entertaining friends, relaxing with family, or simply having kids in wet bathing suits running in and out,” Buresh says. And balance is the key element of the comprehensive design. While outdoor luxury living was a cornerstone element, a nature-inspired palette of grays, neutrals, greens, and blues were infused throughout the interior, reflecting the beauty of the outdoors inside. Buresh also used layers of textures and colors to soften the space without compromising the airy openness of the home. Ample outdoor living areas effortlessly extend the home’s livable square footage, all with a picturesque backdrop of the pool and lake. Extra seating offers guests the opportunity to sit back and relax with a glass of wine on a poolside lounger, at the stone fire pit, or in one of the eight Adirondack-style rocking chairs that line the back patio. Buresh’s use of textures and subtle colors throughout the master suite echoes the cohesive design. Natural woven blinds are layered with soft blue window treatments in the bathroom to offer privacy while also adding a dash of color to accent the gray cabinetry and white marble. The bedroom, the Dyers personal sanctuary, is full of texture – from the upholstered headboard with nail-head trim to the textured silver gray
bench to the classic, European damask linen curtains. In the kitchen and dining room, the portion of the home Buresh lovingly dubs “Grand Central,” the design centers not only on the balance between chic and casual but also focuses on accessibility and durability. Feefer farm table that comfortably seats a crowd. The table’s protective coating and the chairs’ faux ostrich fabric are both beautiful and easily maintained. Likewise, the custom, extra-long formal dining table seats up to sixteen and the nail-head dining chairs were selected to encourage lingering at the table long after a meal. Both tables were constructed one to two inches taller than average to give Cam Dyer a maximum amount of comfort and mobility. It was this attention to detail that made the unveiling of the finished product a day that neither the Dyers nor Buresh will soon forget. Buresh’s “reveal day” is never complete without a few homey touches like her signature bottle of wine and bowl of nuts on the table, which she says is an invitation to sit down and enjoy some Southern hospitality. “I honestly believe our living environments affect our physical and emotional well-being,” Buresh says. “That’s why my passion is creating a design that embodies the client’s needs—a haven where they can relax, put their feet up, and enjoy life.”u Top: Window treatments in textured blue Pindler fabric soften the gray cabinetry and white marble. craved. Overall, a carefully thought-out plan maximizes the small outdoor space available through the implementation of a few techniques: Designing the bench as a multi-purpose feature. By building vertically, the Terrys enjoy the dual benefit of added privacy and the additional seating needed for parties. Installing contrasting shapes. The semi-circular shaped curve of the benches contrasts with the horizontal patio, creating a sense of interest and embracing the outdoor features as a special room. Paying attention to scale. Despite government regulations, the outdoor living space needed to be designed in proportion to the house and dressed up with luxurious and architecturally significant features like natural flagstone. “This patio helps us play more and maintain less,” Jennifer Terry says.u

ennifer and Bill Terry retired and downsized to a home in the Regency at Palisades, where they enjoy an active lifestyle. With their smaller home comes a smaller yard, and for this couple, government restrictions on the amount of impervious surface they are allowed to add to their lot. Restricted to 150 square feet and wanting to add an outdoor living space in proportion to their home, the Terrys called on The Stone Man for help. Despite the square footage restrictions, George Crump of The Stone Man encouraged the couple to add the high-end features they wanted in a stone patio so they could enjoy outdoor entertaining in this home as much as they did in their previous house. “Smaller spaces often have a basic patio with builder-grade pavers that lack character,” Crump says. “But high-end design is possible in small spaces.” The Terry’s patio features irregularly shaped Pennsylvania bluestone underfoot with an accent perimeter stone for contrast. With just enough space on the patio for a couple of comfortable chairs and a grill, Crump designed a double curved stone bench for extra seating. The vertical benches also maximize privacy. “It is intimate, but with high-end features to match our home,” Jennifer Terry says. “Since this neighborhood does not allow privacy fencing, the benches help create a sense of privacy. When decorating, start from the floor and work your way up. Let your rug be the first thing you choose.
A
good rug is a hard worker. It must stand up to foot traffic. Often, it needs to be soft enough to sit on. And this workhorse of a home accessory has the additional job of visually pulling all the other elements in a room together. “It all starts with the rug,” Parveez Raja said, an Atlanta-based direct importer of rugs from Pakistan, India and Turkey. “You’ve first got to know how much floor you want to show. Don’t get the maximum size rug you can get for the space. If your room is twelve by fifteen, then a nine by twelve is probably right.” After considering size, then think about color, budget and quality. Hand-knotted rugs have always been the gold standard, but the labor involved makes them cost-prohibitive for some. Tremendous effort (it could take three people up to eight months to create one of these beauties) goes into producing some of these rugs. They’re not only organically beautiful; they’re also durable, able to be cleaned and generally childand pet-proof. In Charlotte, Raja’s rugs – vintage and new, machine-made and handmade – are sold at The Furniture Connector (TFC) in SouthEnd. “Parveez has been in the rug business for more than forty years,” said Rodney Hines, TFC’s owner. “I wanted to partner with an expert.” Hines, a vintage rug collector himself, starts with a rug when he redecorates (which he often does). “I begin with the rug and springboard from there,” he said. “If my rug has enough colors in it – and one of them has purples, yellow, gold and orange – then I never have to worry when I buy new upholstered furniture if it’ll go with the rug. Of course, it’ll go.” “Anyway,” he continued, “rugs, like art, don’t have to match the sofa.”
What’s right for you? Bob Kirby, TFC’s in-house rug expert, is adept at helping customers choose the right rug for their room, budget and lifestyle. It doesn’t have to be an eighty-year-old hand-knotted, one hundred percent wool rug with an intricate design. But if it is, customers must decide if they want a rug that features a central medallion or an overall pattern. “A central medallion has a classic beauty, but it may be more difficult to work with in some rooms,” Kirby said. Or, your rug could have the look of an old “Oriental” rug but it’s actually machine-made with synthetic fibers. Improved design of machine-made rugs has helped broaden their appeal. Many are also made with fibers that can withstand pets and children. A cowhide rug from Brazil, however, might be right for you. Some of TFC’s newest cowhide rugs have metallic accents. It’s an unexpected look for someone with eclectic tastes. Even vintage Persian rugs are undergoing a transformation before being offered for sale today. “Old Persian rugs often had deep reds and blues,” Raja said. “Consumers want something softer today – a ‘washed-out’ look with coral, light blue, celadon and beige.” So, rug importers often take some of the color out to create a more neutral palette. Those who invest in a handmade rug are likely to be happy with their purchase for decades. The beauty, quality and durability are exceptional. Clearly, there’s a lot to consider when buying a rug. Don’t wait until your room is finished before giving the room’s anchor some consideration. “Think of the floor surrounding the rug as a frame for the art that is the rug. ecently, I went on a trip to California with several girlfriends to celebrate a special birthday. On the long plane ride, I sat next to one of my particularly talented friends, Maureen, who has a boutique DIY studio that she recently franchised with nearly 100 locations across the country! Over the five and a half hour plane ride, we had an invigorating conversation about being female entrepreneurs and the unique challenges we face daily - especially in keeping our designs fresh, current and, most of all, forward-thinking. Maureen asked me questions I don’t typically think to ask myself because in the busy day-to-day flow of business, many things run together. Being 40,000 feet in the air, with no emails, texts or phone calls provides a rare opportunity for an earnest conversation and a moment of clarity. We talked in-depth about what inspires us and what overwhelms us in our businesses, especially in our designs. I think what we learned is pretty solid advice for anyone building a new home. It’s no surprise that I’ve always been inspired by the architecture around me – especially older homes and buildings. I love historic details; especially those that serve a purpose and those that were painstakingly created by hand years ago by talented artisans. The extra deep roof overhangs, high ceilings, and interior transoms that reduced solar exposure and allowed hot air to rise and circulate, keeping homes cooler long before the days of air-conditioning. The meticulous handcrafted details, which are so rare today in an age when it’s much easier and cheaper for a machine to crank out a simpler, homogenized version. I don’t watch HGTV or do much browsing on Instagram or Houzz, and I’m never on Pinterest; maybe I should be… But I’ve learned that too much looking doesn’t inspire me, instead it overwhelms me, clouds my vision, and often shuts down my own design ideas. It was nice to learn that I wasn’t alone in this feeling of “too much,” that Maureen

felt similarly and found her inspiration from everyday life rather than social media as well. I was surprised to realize that the most meaningful inspiration for me, the daily influence in pushing my design just outside the “normal” margin, is our clients and their dreams. They inspire me to figure out new solutions to old problems, to tweak designs to allow for their one-of-a-kind (if perhaps wacky) family heirloom and to combine all their favorite (if perhaps competing) design elements into one cohesive and well designed home. The more difficult their request, the better I become and the more fun I have. The design is better overall because it has the perfect blend of uniqueness and our New Old feel which translates into one incredibly inviting, beautiful, and completely original home. It’s the details that make a house a home and it’s the individuality of each of our clients that keep our homes innovative and fun. hen working with my clients on their Elizabeth home, I had one goal in mind: to create a global mix. I wanted to pull in patterns, colors, and textures and select pieces inspired by travel and style. The layering process is always key. Each new introduction gives the space more depth and interest. I tell my clients all the time not to forgo the “accessory allowance,� because it finishes the space by giving it personality and interest. The dining room in this home is centrally located on the way to the new kitchen. I wanted to offset the space and create functionality for the window bench and use it

as seating. With that in mind, we relocated the new chandelier, moving it over and centering it over the seating area. I added a two-sided bar cabinet in between the columns with a nice size surface on top – the nail head detail and Addison Weeks pulls made me weak in the knees. Wanting a large dose of color, I installed custom wallpaper by Lindsay Cowles which pulled it all together and defined this happy space.
A Few Tips: • Use your imagination when choosing furniture – there are no rules. • Large art creates a dramatic visual. • Every room needs a little black to ground things.

ur design and remodeling business is all about improving the spaces in which our clients and their families live. Once the design and decision-making process is underway for an upcoming project, it is not uncommon for us to hear our clients say they underestimated the number of decision approvals they’d have to make. For those that have experience with remodeling or building, we often hear the phrase “I wish I would have (fill in the blank) when I built/remodeled my house the last time.” Home building or remodeling regrets are all too common. As professional advisors to all things home design and remodeling, it is our job to help our clients avoid saying “I wish I would have” after the completion of their upcoming project. With that in mind, here are just a few things that we advise clients to at least consider getting done now to avoid future remodeling regrets. IN THE KITCHEN More drawers. No adult enjoys getting on their knees to dig for items buried in the back of a base cabinet. There are more items in your kitchen than you might realize, and adding drawers later is not a simple task. Stain resistant counters. All of you purists including some in our office may disagree, but with the improvement in fabricated quartz surface colors and effects, there is no reason to install porous natural stone countertops including marble, granite, and quartzite. Stone will stain. Period.

High-quality, built-in appliances. It is not easy dealing with a dead appliance surrounded by custom-fitted cabinetry. If you do choose built-in appliances instead of standard sized free-standing appliances, make sure they are reputable brands with strong warranties. IN THE BATHROOM Heated floors. Heated floor mats are laid before the installation of floor tiles, and the added cost is usually less than you might have guessed. Consider a heated shower bench as well.
Handheld shower wand. Whoever cleans your shower will love you for this feature. But even those that don’t use it for cleaning will find it very handy, especially if you have a seat or bench in the shower. Outlets inside the cabinets. Rechargeable razors or toothbrushes are not meant to be decorative accessories sitting on your vanity top.
