Lakeshore is a Grade II listed 20th century icon, formerly known as the Imperial Tobacco Factory, Bristol’s monument to famous architect Mies van der Rohe. This building showed the confidence of the tobacco industry: building offices over a lake and importing the architects from Chicago. It was initially built in 1973 and designed by American architects Skidmore, Owings and Merrill. Its striking Cor-Ten structural steel frame, which has an 800-year design life, was left exposed on the exterior with the offices sitting inside the frame. Set within 4 ha (10 acres) of land, the building sits over a man-made lake, created as part of the original development. The site initially employed 1,000 office workers and 2,500 factory workers. It once included a restaurant, bank, post office, supermarket and cinema.
It had its successes but became run down in the 1980s and 1990s, ending up a graffiti-covered vandalised shell of a building. In 1991, the factory was largely demolished although the headquarters office building remained. Our plan was to bring it back to life, not only returning it to its 1960s modernist roots but adding contemporary features such as ground source heat pumps and an inflatable ETFE roof, and restoring the lake and natural habitat around it. It’s our greenest scheme to date, with an expected EcoHomes ‘excellent’ rating.

It’s the perfect natural setting for the most balanced of buildings. Where else can you live above a lake, with a countryside setting on your doorstep that includes allotments, fishing facilities, a picnic island, BBQs, an outdoor gym, an orchard and a boules court? We hope that the residents at Lakeshore will not only love their apartment, but will love what they will be a part of at Lakeshore. It’s a bit like its own country manor. The structure sits on a concrete plinth like a sculpture. The frame, an exoskeleton, is made of a special steel which is designed to oxidise on the outside, leaving the inside stronger. Tom ‘This building doesn’t need anything extra, so instead this is about what we’ve taken away. We’ve opened up a street through the middle of the building. This grand atrium lets air circulate and means that every apartment has a view on the outside too.’ As with the general site strategy, the design of the apartments was to take advantage of the ‘as found’ space rather than impose arbitrary design standards that bore no relation to the building and its qualities. The open plan nature of the apartments and the circulation space is as important a part of the scheme, to be enjoyed by those using the building rather than merely for ‘getting from A to B’.
