This document is intended as a standard approach to Royal William Yard external furniture — a guide for restaurant occupiers for setting out permitted parasols, external seating, signage and planters. These guidelines are in alignment with the Listed Building Consent approval that protects the long term quality and integrity of Royal William Yard for the benefit of all.

As we are living in the Post Covid-19 world, the opportunity of outside seating, re- imagining our public spaces, has been tried, tested and worked. It is critical as part of the long-term recovery plan for Covid-19 the restaurants are supported by covered external seating areas which in turn, provides a vibrant place for locals and visitors to enjoy all year round.

01. Parasols

Detail

The meticulous workmanship of the Uhlmann Strongwind range is combined with beauty and strength in this jumbo parasol. Designed for exposed areas, their proven superior wind resistance makes them a perfect solution for any windy location where extra strength is necessary.

Frames are manufactured from high-grade powder-coated aluminium and reinforced for strength and durability. An internal winder is provided for easy opening and a telescopic system to close over tables.

Ligthing may be included as an additional option. The standard light system uses warm white 3000K LED spotlights mounted on the masts. Lighting options must be considered at the time of initial purchase to allow cabling to be fitted internally to the frame, inside the mast or arms. Please note, the power for mechanical lighting must be run from the individual unit to their parasols.

The parasols must be closed every night by 22:00 with the lighting turned off. Additionally, although the parasols are permitted year round, in extreme weather conditions it is to be agreed the parasols remain closed. Heaters are not permitted.

There are to be no valances on the parasols. In order to control the discharge of water from the parasols, gutters can be directly attached to join parasols. These can be specified upon order with the supplier.

The parasols must be arranged according to the layout plans shown. Existing doorways and entrances must not blocked by the parasols or go beyound the building facade into the street. A 5m Emergency Vehicle access is to be retained at all times.

Installation

The Uhlmann StrongWind parasols must be anchored with an in-ground base plate fixing where the tenant must install the base. The fixings for the Uhlmann Strong Wind Parasols must be corrosion resistant fixings, suitable for the coastal locations.

Occupiers must submit details to Landlord of any proposed installation, along with cable routes (if applicable) for approval prior to commencing work. Approved Contractors and Suppliers are listed, other contractors may be used with prior approval from the Landlord.

— Eos Range by Case Furniture

Detail

The Eos furniture range, designed by British furniture designer Matthew Hilton and manufactured by Case Furniture is a very versatile collection of outdoor tables, chairs and benches that are constructed from powder coated aluminium with plastic floor glides. Both chairs and tables are stackable for compact storage. Chairs are available with or without arms and tables are available in a square or rectangular format.

Please note that all seating in an operators outside seating area must be of a single colour.

Detail

Occupiers may use corten steel planters to separate tables and external demises. The planters have rounded and dressed edges, 30mm returns to top, drainage holes and 25mm channel feet to the base providing a shadow gap beneath.

Please note that all planters must be sized and produced in accordance with the specifications detailed and configured in similar layouts to those shown.

— Plinths

Detail

Occupiers must use our floor mounted plinths for external messaging, enabling consistent signage and wayfinding which helps to support a strong brand and identifiable destination.

The fascia panels are magnetically mounted and double sided for occupiers to display alternate messaging if needed, for example a sale, specific promotion or daytime/ evening menu variants.

Please note that the plinths and panels are the property of the Landlord but are the responsibility of the Occupier to ensure that they are positioned in such a way as to not impede on or potentially harm members of the public.

Content

Office occupier plinths are available to businesses who have ground floor unit frontage within their lease. Office Signage will include the business name(s) and US logo to support wayfinding and our brand. Retail occupiers can include their logo and an overview of their offer. Any branding will be reproduced in a specific position and size, white on black and text content/layout will be consistent with our brand.

Ordering

Please email us with any requests for plinths, including your company name, logo and any content you require. Once recieved we will provide a proof of your content prior to production.

Occupiers must not produce their own graphics, attach anything to the plinths or write on them - if you feel you need additional panels or a change of content please notify the Marketing Manager.

Understandably, given our location, the Yard suffers from heavy winds from time to time. Our plinths are weighted as much as possible, but we ask that you position them close to your building to limit possible damage from wind. If there is severe weather on the horizon, bring your plinth inside (please ensure that when lifting/ moving you adhere to your own manual handling policy).

Reasonable wear and tear is expected over the lifetime of our plinths and panels. However, should damage occur due to misuse, any resulting repair or replacements required are the responsibility of the individual occupier.

— Blade Signs

Detail

Occupiers may use corten blade signs for additional external brand representation and wayfinding. They are produced using 10mm corten steel with waterjet cut stencil lettering mounted into a stainless steel collar and fixed to the stone string course or a similar position, where applicable.

Please note that the blade signs are the responsibiliity of the Occupier to procure and arrange installation of.

— Entrance Sign

Detail

Occupiers may use illuminated cut out lettering above a main entrance. They are produced using 25mm corten steel waterjet cut lettering mounted onto a removable stainless steel mounting bar with spacers as indicated. The bar is then mounted to a slotted fixing channel with solid ends and drainage holes. The fixing channel carries power feeds for a top mounted LED strip that allows for an illuminated wash onto the stone wall.

Please note that the entrance signs are the responsibiliity of the Occupier to procure and arrange installation of.
