Nasio G Force trip 4 October / November 2014 4 intrepid volunteers set out this year to face their biggest challenge yet from their annual trips to Kenya. Jonathan Marshall ( Uneek Projects) from Newark, Richard Channer from Hucknall, Chris Jackson from Hucknall & Matt Stimson from Shirebrook, have given a few weeks every year, for the last 4 years to make life better for the villagers in the Butere area of Kenya.

By the end of the three weeks the foundations were in place ready for fitting the Concrete base slab upon it, in readiness for the main building construction above it. A local Project Manager was sourced along with Electricians and plumbers to take over the project. Other work that was completed included The installation of fabricated playground equipment into the St Irene’s School at Butere. And the arrival of G forces Land Visit to St Mary’s hospital in rover after its long trip from Mumias to deliver hand knitted Nottingham items for new born babies. Personal highlights were a close Repair of a roof on a local up encounter with a cheetah, dwelling orphaned elephants and giraffe Making some Black (chalk) and zebra Boards for individual children to G Force Members this year use

Or donating time to one of the local charities or shelters. These are really positive ways of improving someone’s life without giving more than just your time. The reward of seeing a dog or another animal regaining trust in a human again is immense.

The need for initial cash to start the business and the requirement for cash on a day to day basis should form a major part of the planning for any new business. As part of this agreeing from the outset terms with suppliers and, if relevant customers is important to ensure the business will have sufficient funds to trade and grow. Many profitable businesses have failed due to a lack of cash. Those starting out should also draw up a cash flow forecast showing the expected cash
incomings and outgoings to identify any potential shortfalls. This forecast should be realistic and include provision for unexpected changes e.g. sales being less than expected or customers delaying payment. It is also important that this forecast is updated on a regular basis as the business grows. The financing of equipment for the business should also be considered as part of the cash planning. With many options available the decisions made will affect both the cash required and, if relevant the timing of any VAT reclaim. We are delighted with the wardrobes, they make such a difference to our room. We chose the split panel design in black and soft white, and went with the grey tinted mirror glass in the centre. The inside layout of the wardrobe really works well for us having a side each (her side is bigger than mine!) then behind the centre door we share a large column of shelving for linen, bedding and jumpers etc, with wide drawers below. Are you an accidental Landlord? By Chris Gillon Britain is fast becoming a nation of private landlords not shopkeepers, and, for many, it’s happening by accident. Sometimes it makes better sense to rent homes rather than sell them and this new trend has led to the coining of a new term, the accidental landlord. We’ve calculated that a third of all the properties on our books are now owned by accidental landlords it’s a major change in the property market and it is here to stay. Napoleon famously called Britain a nation of shopkeepers, but it looks like we’re now becoming a nation of private landlords. It’s certainly happening here in Newark! Homeowners are becoming accidental landlords in their thousands for a number of reasons. Some discover they are in negative equity and cannot sell their property for a price that repays the mortgage. Others find that, they cannot find a buyer quickly enough to take advantage of opportunities, such as new jobs in other areas. At the same time, demand for properties to rent has been rising as more people find they cannot afford to own a home, or that, because of modern lifestyle choices and patterns of work, renting suits them better. One of our clients became an accidental landlord when they tried to sell their two bedroom terraced house in Newark due to re-location. Isobel, 29, said: “Our mortgage was £106,000. But, because house prices had fallen, we only got offers of around £100,000. The house was on the market for a year and there was no sign of us selling it. “As a last resort, we looked at renting the house. It’s a very tidy property and within a month, CPG Property had found us a tenant. It meant we could cover the mortgage, with a bit to spare. So it made perfect sense. “Now I wished we had thought of it earlier. It means we keep the house as an asset and we can now make our move. We started off as accidental landlords, now it feels perfectly natural. If we were in the financial position to do so, we’d consider buying another property to rent out.”
Interestingly, people like Isobel are having a positive effect on the private rental market, because accidental landlords often have very nice homes in good areas. This means the properties are attractive to good tenants and easier to rent out. The trend is helping to up the quality of properties in the private rental market. We now have accidental landlords on our books who are buying more properties to rent and creating a very decent income stream and longterm investment for themselves. In the early 1900s, there were only around 300 private landlords in the whole of the UK. Now, we are heading to a point where around 50% of all homes are privately rented. And Another Thing... The Winged Chariot by Tom Hughes I dread January. Not because of the long winter nights or post-holiday credit card bills (although they aren’t much fun), I hate New Year because that’s when the Mondeo has its dreaded MOT. Could I squeeze another year’s motoring out of the old darling? The mechanic’s intake of breath was so sharp I thought he was going to hyperventilate. MOT fail! Now, I’m sure that to Jeremy Clarkson my Mondeo Ghia X is a tired old rep mobile, good only for slogging up and down the M6 driven by some dull-eyed paperclip salesman. But whenever I nestle behind the wheel (in my half leather heated seat) I am not in a Ford, rather I am in a beautiful Winged Chariot, perfect for whisking Sarah away to distant magical places, like Southport. The mechanic shook his head as the bonnet slammed shut. Sarah put a comforting hand on my shoulder. It was time to face facts; the old chap had to go. And that meant only one thing - a visit to the showroom to lock horns with a
car salesman.

He shook my hand, nodded to my car and said, “That your Deo? Great car....in its day.”

“In its day? Cheeky -” I was about to give him a mouthful when Sarah interrupted me, “Shut up Tom. Now what about this one?”

Why can’t I take “him” for a spin?” I said indignantly. “Very well sir, I’ll get the trade plates.” He glanced at Sarah, shook his head in sympathy, and handed me the keys. With Sarah sat demurely in the back we eased out of the showroom as Colin explained

Tom, can you just pull over a second and put her in reverse gear for me?” I stopped the car and engaged reverse as Colin jumped out and ran to the back of the motor. I looked in the rear view mirror and saw Colin waggling his hips and waving his arms about. “Tom, what is he doing?” “I’ve really no idea.” After this strange display was over, he trotted up to the driver’s side, stuck his sweaty face through the open window and asked hopefully -

Too embarrassed to ask what that actually meant, I smiled and began trundling along the B road, nervously creeping round an endless procession of blind bends. Exasperated, &ROLQ EHJDQ VKXIĂ LQJ DERXW LQ his seat. â&#x20AC;&#x153;Now Tom, canâ&#x20AC;&#x2122;t you feel it? She wants to go, come on, give her her head!â&#x20AC;?
I looked in the mirror at Sarah, who shrugged her shoulders. Colin was insistent, â&#x20AC;&#x153;Put your foot down, letâ&#x20AC;&#x2122;s see what this baby can do!â&#x20AC;? The engine whined as I stamped on the pedal. The bonnet lifted and the car lurched forward as
