PROPERTY | PROJECT DESCRIPTION: LOCATED IN THE HEART OF DOWNTOWN, THIS URBAN BLOCK IS CURRENTLY USED AS DUAL PARKING LOTS FOR THE SURROUNDING HIGH-RISES AND OTHER SURROUNDING STRUCTURES. IT IS CURRENTLY BORDERED BY THE FORT BROOKE GARAGE, WHITING GARAGE, AND THE SUNTRUST TOWER. THIS DISTRICT HOUSES RESIDENTS, TOURISTS, AND BUSINESSES YEAR ROUND. THE SITE IS NEAR A MAJOR HIGHWAY, MANY ROADS USED ON A DAILY BASIS AND THE RIVERFRONT NEAR AMALIE ARENA. THIS DESIGN ALLOWS TO FURTHER ENHANCE TAMPAS SKYLINE, BRING IN MORE REVENUE TO THE CITY, AND CREATE A MORE LUXURIOUS OPPORTUNITY FOR THOSE VISITING THE BEAUTIFUL CITY. THE MAJOR COMPONENT IS THE TALL TOWER WHICH CONNECTS TO THE RESIDENTS PORTION WHICH ACTS AS A BRIDGE TO LINK THE FOUR MAIN PROGRAMS: HOTEL, RESIDENTIAL, PARKING GARAGE, AND RETAIL SPACE.

PROCESS | PARTI MODEL 1” = 60’ - 0” THE PARTI MODEL WAS DONE JUST BEFORE MY FINAL DRAFT MODEL. IT HELPED ME TO IDENTIFY ANY STRUCTURAL ISSUES AND TO CLEAN UP ANY OF THE MODULAR COMPONENTS BEFORE THE FINAL DESIGN. THE MODEL SHOWS THE HOTEL TOWER AND ITS RESIDENTIAL BRIDGE CONNECTION TO THE PARKING GARAGE ON THE OTHER PLOT OF LAND. THE DIAGRAMS SHOW AN ANALYZATION OF THE SITE, WHATS THE BEST ORIENTATION FOR THE MODEL, AND POTENTIAL MODULAR DESIGN OF CERTAIN PARTS.

THE DESIGN FOR THE LUXURY HOTEL IN DOWNTOWN TAMPA CALLED FOR A HEFTY PROGRAM. THIS PROGRAM CAN BE BROKEN DOWN AS SEEN ABOVE INTO MODULES THAT WORK TOGETHER AND HAVE ACCESS TO AND FROM ANY ONE AREA TO ANOTHER. WE WERE TASKED WITH TWO PLOTS OF LAND SO I DECIDED TO HAVE ONE PLOT PRIMARILY FOR THE 400-SPACE PARKING STRUCTURE AND ONE PLOT FOR THE HOTEL AND THEY WOULD BE CONNECTED OVER MARION ST BY THE RESIDENTIAL MODULE WHICH HOUSES 20 UNITS. BREAKING DOWN THE HOTEL IT HAS OFFICES FOR THE HOTEL OWNERS, 330 ROOMS FOR GUESTS, MANY OUTDOOR AREAS TO ENJOY THE FLORIDA WEATHER, BACK OF HOUSE FOR ALL THE EMPLOYEES AND A RETAIL COMPONENT OF 800 LINEAR FEET TO BRING REVENUE IN.

THE “FRAMING” SEEN IN THE LEFT RENDERING WORKS AS A SHADING DEVICE AND ALLOWS FOR GUESTS TO BE ABLE TO IDENTIFY FROM A FAR WHERE THEIR ROOM IS; THEY SHAPE OUT THE DIFFERNET TYPES OF HOTEL UNITS. SHOWN IN THE REDERING ON THE RIGHT, THE BULK OF THE HOTEL ROOMS, ALL OF THE RESIDENTIAL UNITS, MOST OF THE AMENITIES, AND THE OFFICE LEVEL ALL FACE TO THE SOUTH WHERE THE BEST VIEWS ARE OF THE WATER FRONT. THE NORTH SIDE OF THE HOTEL IS SHADED ALMOST YEAR ROUND AND HAS A GREAT VIEW OF DOWNTOWN TAMPA BAY. BY MAKING THE PARKING GARAGE TALLER, THE UTILIZATION OF DIFFERENT SPACES WAS CREATED. THE PARKING GARAGE CAN BE USED BY THE PUBLIC TO WALK UP IT BY USING THE STAIRS LOCATED AROUND WHICH BRINGS YOU UP TO THE OUTDOOR GARDEN ON THE ROOF. THE GARAGE IS NOW ACTIVATED BY USERS AND PROVIDES A NEW SPOT FOR ENGAGMENT AND SIGHTSEEING.

PROPERTY | PROJECT DESCRIPTION: LOCATED IN THE HEART OF SANTA MONICA CALIFORNIA, THIS URBAN BLOCK IS CURRENTLY USED AS A PUBLIC PARKING LOT SERVING THE BUISNESSES AND HEAVY PEDESTRIAN TRAFFIC THAT COMES TO THE AREA. THE SITE IS BORDERED BY OCEAN AVENUE, A VERY BUSY STREET DURING THE DAY AND EVENING. THE STREET CURRENTLY HOUSES RESTAURANTS, BARS, AND PUBS ALL TAKING ADVANTAGE OF THE VIEW OF THE PACIFIC COAST LINE. THEY ALL HAVE TERRACES AND BALCONIES WHICH OVERLOOK THE DIRECTION OF THE OCEAN WHICH ALLOW FOR PEOPLE TO ENJOY THE SUNNY, CALIFORNIA WEATHER. TAKING AN ELEMENT SUCH AS A “MUSEUM OF MODERN ART” AND PLACING IT INTO THIS TYPE OF LANDSCAPE CREATES MORE REVENUE FOR THE AREA BY GENERATING A HIGHER INFLUX OF TOURISM. THE PROGRAM FOR THIS MUSEUM IS DIVIDED INTO SEVEN MAJOR COMPONENTS: A CAFE/RESTAURANT, GIFTSHOP, WORKSHOP, AUDITORIUM, ADMINISTRATION, SERVICE, AND THE MAJOR EXHIBITION SPACES.

THE PROCESS MODEL WAS DONE JUST BEFORE MY FINAL MIDTERM MODEL. AFTER GENERATING ROUGH FLOOR PLANS, THIS MODEL WAS THEN PRODUCED. IT HELPED TO FIGURE OUT IF THE ORIENTATION, SHAPE DESIGN, AND MODEULE CONFIGURATION WORKED BEST FOR THE LANDSCAPE IT WAS BEING PUT INTO. THE MAIN GOAL FOR THIS PROJECT WAS TO HOUSE ALL OF THE MAIN GALLERY SPACE TOGETHER UP HIGH SO IT CAN BE A GRAND GESTURE INTO THE SKY AND CREATE A GRAND COURTYARD BELOW STREET LEVEL THAT COULD HOUSE MANY PEOPLE WHICH WOULD MIMIC THE DOWNWARD MOVEMENT OF THE CLIFF ON THE OTHER SIDE OF OCEAN AVENUE.

THE MUSEUM INTERVENTION BRINGS IN A NEW FORM OF REVENUE FOR THE HIGH END AREA AND ALLOWS FOR NEW DEVELOPERS TO HOP ON THE TREND OF TRYING TO ADD NEW ATTRACTIONS TO THIS HIGHLY POPULATED AREA. WHILE THE MUSEUM SITS ON THE BUISNESS STRIP, DOWN BELOW PAST THE CLIFF SIDE HEADING TO THE OCEAN IS A NEIGHBORHOOD OF MILLION DOLLAR HOUSES ALONG THE PACIFIC COAST HIGHWAY. THE U-SHAPED BUILDING DESIGN ALLOWS FOR VIEWS OUT TO THE BEAUTIFUL OCEAN BY HAVING THE ORIENTATION OF ALL THE VIEWS OUT TO THE WEST. THE ALLOCATION OF SPACES CREATES AN INTERESTING UPWARDS MOVEMENT. THERE IS INTERIOR AND EXTERIOR CIRCULATION WHICH FUNNELS GUESTS THROUGH INTERIOR AND EXTERIOR GALLERIES, WORKSHOPS, TERRACES, AND THE AUDITORIUM.

LOCATED IN SUNNY, TAMPA FLORIDA LIES THE GEM THAT IS THE UNIVERSITY OF SOUTH FLORIDA. RANKING AS THE TOP UNIVERSITY IN FLORIDA AND FIFTH BEST IN THE NATION, USF IS KNOWN TO MANY AS BEING A GREAT SCHOOL FOR ACADEMICS AND RESEARCH. WHAT USF LACKS IS A REAL NOTION OF PLACE BRANDING, WHEN SOMEONE THINKS OF USF THEY JUST PICTURE THE BULL LOGO OR WHAT THEY PERCEIVE THE TAMPA BAY AREA TO LOOK LIKE; USF HAS NO TRUE BRAND THAT CAN MAKE THE UNIVERSITY STAND OUT LIKE OTHER WELL-KNOWN SCHOOLS. IT IS IMPERATIVE TO CREATE A FUNCTIONING DESIGN THAT CAN GIVE A BETTER BRANDING DEFINITION TO THE SCHOOL TO ATTRACT MORE STUDENTS, STAFF, AND VISITORS; WHILE MAKING THE LIVES OF THE PEOPLE ALREADY THERE MORE ENJOYABLE AND CREATING A CULTURE WITHIN THE PARAMETERS OF THE UNIVERSITY PERIMETER.

THIS PRIMARY PATH, WITH ITS ADDED DENSITY OF PROPOSED BUILDINGS, ALSO INCLUDES NATURAL AND ARTIFICIAL SHADING FOR EMPLOYEES AND STUDENTS. THE NATURAL TREE CANOPY ALONG WITH THE WATER FEATURES HELPS TO KEEP THE AIR COOL AND FLOWING THROUGH THE N/S PRIMARY PATH. THIS DISTRICT IS ABOUT STUDENT AND PUBLIC ENGAGMENT, WE’VE PROPOSED A NEW FOOTBALL STADIUM AND ATHLETIC FIELDS NEAR IT SO ANYONE CAN ENJOY RECREATIONAL ACTIVITIES ON A REGULAR DAY OR SPORTING EVENT DAY. THE CONVERTABLE STREET ALLOWS IT TO BE A NORMAL ROAD EVERYDAY BUT ON GAME DAY IT CAN BECOME A HEAVY PEDESTRIAN FRIENDLY AREA WHERE OCCUPANTS CAN HAVE FUN, INTERACT, AND EXPERIANCE SCHOOL SPIRIT WITH COLLEAGUES. THE PROPOSED BUILDINGS ARE A MAKE-UP OF RETAIL, SOME ACADEMIC CLASSROOMS, AND STUDENT ACTIVITY ROOMS.

THE SECONDARY PATHWAY WE DEVELOPED CREATES A DIRECT PATH TO THE DORMITORIES AND HAS BREAK OUT MOMENTS WHERE STUDENTS CAN INTERACT WITH ONE ANOTHER.
