5 signs it might be time to reduce your asking price

If your house has not sold and it has spent more than the average number of days on the market for your area, then price may be your issue. There are a few indicators that point to price as the reason your home isn’t selling.

1. No Showings

One indicator that your price may be too high is that you have no showings in a reasonable amount of time. If you are not seeing the amount of activity you should be, then one conclusion is that the price is too high and deterring buyers from even taking an initial look.

2. Feedback From Showings

If you are getting a decent number of showings but still no bites, then most likely your receiving negative feed-

back. Feedback from the buyer’s agent will most likely indicate that the price was too high. If an offer doesn’t follow, then the feedback is right. Also, if you are seeing multiple feedback reports about the same issue then it is a definite indicator.

3. New Comparable’s

Several things determined your initial listing price and most likely one of them was recently sold comparable properties in your market. If another comparable property sold in your area since your listing was active, then it may be time to reevaluate your asking price.

4. Lower Price Competition

If new houses have come on the market since your listing went live that are similar or feature even more amenities, they may hurt your asking price. You may be forced to lower your

2000 22nd Street

A masterpiece of Sacramento architecture The elegant four story white house has sat majestically on the southeast corner of 22nd and T Streets in the downtown Poverty Ridge area since 1911. Internationally known author and Sacramento native Joan Didion calls her former residence a “wedding cake,” while its current owner, Mary Didion Armstrong, often comments that the house regularly attracts the public’s attention. It is one of the most interesting structures to have survived in Sacramento from the Colonial Revival of architecture, which thrived in California roughly from 1895 until 1910. Seadler and Hoen, early 20th century architects who worked primarily in Northern California probably designed it, while some of the city’s most accomplished women have lived in it. It was probably around 1906 that the architects received a commission from William Roan and his wife Mary Ross-Roan. Her unusual background greatly contributes to the historical importance of this house.

Some of the façade details, as well as the motifs, were inspired by the Viennese Secessionists. Stylistically this house is most closely linked to another one that was built for Joseph Marzen (2100 F Street) the man then known as the pioneering “Cattle King”. Visually these houses share the same use of clap boarding on their exterior, a horizontal emphasis of Frank Lloyd Wright’s Prairie Style in their broad front porches, as well as prominent bay windows found on their facades. Although the basic layouts of the two houses differ, there are additional similarities in the balance between their eclectic features and their traditional designs.

Mary Elizabeth Kendall was born in Illinois in 1845, the daughter of Judge William and Berzilla Kendall. In 1857 the family moved to Sacramento, and her father purchased a farm in the Fruitridge area. By 1861 she was

married to Charles H. Ross (d. 1876), who was a wellestablished businessman and rancher. He was director of the Sacramento Bank and even served a term as County Supervisor from 1867-1869. After his death she became a director on the board of the Sacramento Bank. Initially she was one of the few female bankers in the country, and it was undoubtedly due to her influence that the Sacramento Bank allowed married women to open their own accounts. In 1901 Mary became the wife of William Roan who worked as a salesman for Weinstocks Lubin Department Store, but from this point on she personally hyphenated her married names perhaps because of her prominence in the community. Mary provided the funding for their new home, and she was responsible for the interior’s lavish details. In 1913, Sacramento author William Willis commented, “One of her chief pleases has been the beautifying of her home, and a stranger, noting with admiration the artistic arrangement of lawn and flowers, would promptly decide that the lady of the house possessed the most refined taste, such as opinion would be deepened by a view of the interior with its aspect of culture and simple elegance.” Unfortunately, the couple did not get to enjoy their new residence together for very long. In October of 1912, William Roan slipped on the sidewalk at the house and broke his leg; complications developed and by early November he was dead by pneumonia.

Mary Ross-Roan continued living in the house until her death in 1917, although it is unclear if she lived there alone. On October 31, 1918, the Sacramento Bee reported that two relatives of her first husband filed a scandalous petition in the court of Judge Peter J. Shields charging

that “. . . the distribution of more than $450,000 was ‘not written or signed’ by Mrs. Roan, and that the purported will was made through the undue influence of Fred Ankener, a friend, and William S. Kendall, a nephew.” Because Mary’s estate was comprised entirely of money from her first marriage they thought that her wealth should be equally distributed among the immediate members of the Ross and Kendall families. Furthermore, they claimed that Mary had become infatuated with younger men, and that she had reverted to her second childhood at the time the will was written, so she was unable to fairly distribute her possessions. Ankener who officially acted as her chauffeur, and her nephew, William, who was director at the Sacramento Bank and her primary heir, were accused of conspiring to control her actions.

Quite likely Judge Shields would have been well aware of the situation while deciding on the validity of the petition, as his newly built residence designed by Rudolph Herold (2009 23rd Street) was located just around the corner from Mary’s home. The case may have been settled out of court or dismissed, since no official records on his decision have been located so far, although other resources do suggest that some of the petitioners’ claims were exaggerations. The home remained vacant until 1922 when William Kendall moved in with his family. At this time, Duensing Decorative Furnishings made some changes to the interior, although many existing features like the wall sconces with Mica shades found on the first floor and the simulated leather wallpaper found throughout See Didion house, page A-15

the house remained in place. In the dining room, however, Joanne Kendal added Tiffany velvet wall paper that changes colors when moving around the room, and she exchanged a large circular stained glass fixture for a delicate tier-drop chandelier that continues to hang in the room today.

The house changed ownership to the Didion family in the late 1940s, at a time when the State of California decided to further expand their office buildings into the neighborhoods surrounding the Capitol. Among the many houses in the area that faced demolition was J. Frank and Genevieve Didion’s home at 1213 O Street. They challenged the State because they thought their lovely Victorian house was under appraised, but in the meantime they purchased 2000 22nd Street from Mary Kendall Richardson for their future home. Mr. Didion’s eldest son and his family moved in temporarily while the case was in court. (It was during this time that Joan Didion received a rejection letter from the Stanford University, which she has framed and keeps as a memento.) J. Frank Didion died in March of 1953 so at the end of the year his widow moved into the house alone. Genevieve Kiernan Didion (1891-1974) was a well-known community activist. For many years she was a member of the Board of Education, she prompted legislation that resulted in the construction of Sacramento State Uni-

versity, and she founded Camilla Grove at the State Capitol in memory of the State’s pioneers. An elementary school located in the Pocket area was named in her honor in 1981.

Mrs. Didion and her family made a few practical changes to the interior, but for the most part its notable features had remained unchanged until the current owner, Mr and Mrs Chris Dolan, substantially remodeled the kitchen, updated the systems and re-roofed the home . There is beautiful red fir wood found throughout the rooms, particularly as dado paneling along the walls. The house still has its original oak hardwood floors, some of which are inlaid with walnut to form a linear pattern. Visitors most often comment upon the ornate ceilings found in the den and the dining room. One interesting feature upstairs is a screened in sleeping porch with a built in Murphy’s bed. This practical invention is sometimes still used during warm summer nights, although the house boasts an early form of California air conditioning,” a system of strategically placed vents that naturally encourages the air to circulate.

The house continues to fascinate passersby, perhaps because it is such a substantial reminder of an era of gracious living long since passed. Personally, as a young child visiting her grandmother, the large structure scared me, although as a neophyte scholar it inspired me to write a master’s thesis on contemporary local public designs.

Create a sale-worthy showplace The sentiment “don’t judge a book by its cover” can be applied to many situations. When it comes to selling their homes, homeowners should remember this adage as they prepare their homes for prospective buyers.

Statista indicates that there were 560,000 houses sold in the United States in 2016. The Canadian Real Estate Association said a record 536,118 residential properties changed hands in 2016, marking a 6.3 percent increase from 2015.

Homeowners who want to make their properties stand out can take the following steps.

De-personalize the home.

Homeowners fill their spaces with family photos, heirlooms, personal interests, and other conversation pieces. Prospective buyers may not be able to see past personal belongings and may even be distracted by them. For example, buyers who have strong beliefs about animal welfare may not buy a home displaying hunting trophies. Remove personalized items where possible, replacing them with generic items.

Improve the exterior.

HGTV says that curb appeal is crucial to making a strong first impression. A messy or lackluster landscape can turn buyers away even before they reach the front door. Mow the lawn and make sure shrubbery has been trimmed. Seasonal potted flowers and plants can help make the house look polished. Repair cracks or damaged walkways, and consider a fresh coat of paint on trim around windows and doors.

Pressure-wash siding if necessary.

Put things in storage.

Rent a storage unit to house items that can make a home appear cluttered. Clean out closets and cabinets, so that when buyers “snoop” during appointments or open houses they see orderly storage areas. If closets are brimming with stuff, buyers may assume the house doesn’t have enough storage space and move on.

Make it light and bright.

Open up all of the drapes and blinds, and turn on overhead lights so the house is well-lit. Add table lamps or other fixtures to especially dim rooms.

Create a hotel experience.

Forbes suggests making bathrooms look like a spa.

Stack a few pretty washcloths tied with ribbon, add some scented candles and faux plants and buy bathmats and towels in coordinating tones.

Remove extraneous items from kitchen counters and replace them with vases of flowers. In addition, set up dining spaces as if one were sitting down to a meal, and ensure appliances are sparkling clean.

Use common ‘scents’.

Skip the fish, bacon or other aromatic meals for a few days, as such foods can leave lingering aromas.

Baked goods, vanilla and cinnamon might make for more appealing scents.

Making a home sell fast involves preparation and the knowledge that buyers are often greatly influenced by their first impressions.

Make moving much easier It should come as no surprise that spring kicks off one of the busiest times of year in the housing market. Warm weather makes it more comfortable to see and display homes, leading to more listings and open houses.

According to the U.S. Census Bureau, the average person in the United States changes residences more than 11 times in his or her lifetime. With each move, the process of moving may become more familiar. But even the most practiced nomad can find moving to be an overwhelming experience.

Those on the cusp of moving and nervous about packing up and leaving can employ a few tricks to make moving much easier.

Research areas carefully

Buyers are advised to do their research when seeking new towns or cities to call home. There are many factors to consider, including school district ratings, proximity to shopping, distance from work/commute times, availability of transportation, climate, and crime ratings.

Before falling in love with a particular home, potential buyers can visit the area in which the home is located during a typical weekday to get a feel for the atmosphere. Check out shopping centers, observe the residents and drive by the schools and businesses. This can help paint an accurate picture that may or may not differ from that depicted in the real estate listing.

Stack the deck

Working with qualified professionals who have gone through the moving process before can make for easier work for buyers and sellers. Ask for recommendations regarding real estate companies, real estate attorneys, home inspectors, insurance agents, and all of the other people who will assist with buying, selling and moving. Carefully vet these professionals, relying on third-party reviews as well as any information provided by the Better Business Bureau.

Secure temporary storage

It can help to put some belongings into a storage center prior to moving, and then gradually take items from the storage unit to your new home. This will free up space to make repairs to your new home and give you time to figure out decorating schemes while ensuring clutter won’t get in the way of renovation projects. New homeowners also can take their time sorting through boxes and getting rid of items they may not need in their new homes.

Get estimates and verify licensing

The BBB advises consumers to verify all licensing for movers. Solicit at least three in-home estimates and get those figures in writing. Confirm insurance coverage for the company chosen, and be sure to have all agreed upon information spelled out explicitly in a written contract. Red flags to consider include movers who don’t make on-site inspections for estimates and those who demand payment in advance before the move.

Have a first-week survival kit

New homeowners can pick up takeout restaurant menus and premade grocery store meals. In addition, stock up on staples such as paper plates, toilet tissue, light bulbs, and cleaning supplies in advance of the move so you won’t have to unpack everything at mealtime or when you want to clean after arriving at your new home.
