Safe Summer Driving Tips for Teens and Young Adults (StatePoint) Warm weather means more young drivers on the road as they head to summer jobs, parties and embark on road trips. Often, young drivers feel invincible, but they shouldn’t take their safety for granted. Many experts say driver safety begins with tires, as they are the only thing connecting a car to the road. To help teens and young adults stay safe on the roads this summer and all year long, Cooper Tire & Rubber Company and the National Organizations for Youth Safety (NOYS) offer these tire safety tips. • Check tire condition. Damaged tires can shorten tire life and even cause tire failure. Visually check tires for cuts, cracks, splits, punctures and bulges. If any of these conditions are spotted, or if there are any doubts about the condition of the tires, have them professionally inspected. • Check tire pressure. Proper air pressure improves fuel consumption and helps prevent uneven wear of tires. It also offers drivers better control, which is important for those with less experience behind the wheel. More than 50 percent of American vehicles have at least one under-inflated tire, according to a Rubber Manufacturers Association survey. To test pressure, wait until tires are cool — a minimum of three hours after driving. Then, remove the tire’s valve cap and press the top of a tire pressure gauge firmly on the valve stem. A reading will pop up on the gauge. If the reading is lower than the recommended level, add air and check again. Once the recommended pressure is reached, replace the valve cap. • Check tire tread. Proper tread depth helps maintain traction, improves handling of the vehicle and prevents hydroplaning. To check it, insert the edge of a penny into the most worn groove of the tire tread, with Lincoln’s head down and facing the driver. If the top of Lincoln’s head is covered by tread, there is at least a minimum acceptable amount of tread. If the top of his head is visible at any point, it’s time to replace the tire.

• Make it a habit. Technology can prepare young drivers for safer driving. For example, the free Tread Wisely app from Cooper Tire and NOYS, informs users how to check their tires using helpful videos and allows them to set automatic monthly reminders to perform tire checks. Other videos on the app instruct young drivers how to change a flat tire, what to do if they are in an accident, and how to handle other issues on the road. The app also includes a unique “I got there” feature, which reminds young drivers
to let parents or friends know after they make it to their destination safely, using pre-loaded text messages. More tire tips and information about the Tread Wisely app can be found at TreadWisely.org. “As a parent, you can’t help but worry,” says race car driver Johnny Unser, whose teen daughter Loni uses the Tread Wisely app. “However, you can give your kids the tools and information they need to succeed out there on the road.”

With a few helpful hints your home can get organized… and stay that way.
Conquer a Clutter-free Kitchen.
With a wealth of gadgets, it’s no wonder the kitchen is a clutter culprit. To start your cleanse, remove everything from drawers and cupboards. If you haven’t used an item in the last month (unless it’s a holiday necessity) – purge it! Since many toiletries, such as toothbrushes and make-up, should be replaced quarterly, this is the perfect time to purge. Empty drawers and linen cabinets and toss out items that are old or aren’t being used. Checklist: 5 Camping Essentials for a Safe and Enjoyable Adventure (StatePoint) More than 30 million Americans camp in tents yearly, according to the Outdoor Foundation. As with any outdoor adventure, having the necessary equipment is crucial. Whether you’re hiking through backcountry or headed to an established campsite, this checklist will help you prepare for your expedition.
1. Navigation
Approximately 9 million campers backpack to outdoor destinations, making navigation a top safety necessity. Remember that camping often means leaving behind cell coverage, Internet access or a GPS signal, making such lowtech gear as a compass and map mandatory. Other potential tools include a topographic map combined with an altimeter to help gauge your journey’s terrain and altitude.
2. Insulation
Knowing climate and weather conditions is vital. According to Backpacker.com, clothing is just as important as a tent or sleeping bag to stay insulated. Outerwear should repel rain and snow, but also breathe so you don’t get wet from perspiration. Your base layer should be made of moisture-wicking fabric — not cotton — to prevent chafing. Consider that day and night temperatures can differ greatly, so layer clothing, and choose materials and thicknesses appropriate for your destination — and don’t forget a hat and extra socks.

3. Illumination

Accidents happen to even the most experienced and best prepared campers. Your kit can prove invaluable if you, or another member of your group, are in a first-aid situation, need gear repaired or are under other tense conditions. Do not skip your “final walk through” before closing escrow on your new home...

I have written in the past about the importance of the final walkthrough to verify the condition of a property right before closing, and this last weekend was a good reminder why it is so critical for buyers to take one last look at the house after the seller moves out and before closing. Paragraph 15 of the California Residential Purchase Agreement addresses the final verification of property condition...this is not a contingency of the sale (meaning, the buyer can't cancel the contract), however it gives the buyer the right to verify the condition of the property within 5 calendar days of closing. So if the seller has agreed to make repairs, the buyer can use this as an opportunity to visually verify the repairs are done. Or that the appliances that are included in the sale are indeed still in the property. Or that the seller has been maintaining the property in substantially the same condition as when the buyer's offer was initially agreed upon. I could post lots of photos from my final walk-through with my buyers this last weekend, but this one is probably the most telling. The carpet is a creamy white color, and this particular room was filled with rugs and dining room furniture before the seller moved out. Now that the property is vacant, we can see that the carpet is horribly stained. This condition was not disclosed. Aside from that, the home was pretty filthy, there were some holes in walls that were not there before, there was a large previously concealed stain on the vinyl flooring in the master bathroom, all three of the flat screen television brackets were removed and holes not patched, texture not touched up, etc. Again, thankfully we discovered these conditions BEFORE closing the transaction. While the final walk-through is not a contingency of the sale, the seller should turn over the property to the buyer in satisfactory condition. How was this situation remedied? The seller did not want to delay closing, and did not want to do any additional work or repairs. We negotiated a $1,000 credit to the buyers to offset the costs of these newly discovered issues. Had we not done a final walk-through and discovered this before closing, it would have been very difficult to negotiate any sort of compensation for the buyer for the condition of the house after closing, short to taking the seller to small claims court.

Get Cozy
A portable fire pit is a cozy gathering space that’s simple and cost-effective to create. First, select a location and obtain any necessary building or fire permits. It’s best if the fire pit is set at least 10 feet away from your home, fence and other manmade structures. The space should be about 15- to 18-feet in diameter, which allows for five to six feet for the fire pit itself and another five to six feet around the perimeter for seating and mobility. Mark the space then prepare the general area by raking away debris and leveling the ground. Use fire-resistant materials such as mini slate chips, stone or brick to create the floor of the pit. Then, select seating and other accessories to give this space the same cozy feel as any room of your home.
Connect the Dots
Walkways and paths can enhance the beauty and functionality of your yard, tying together outdoor spaces. Gravel and mulch are cost-effective materials that are easy to install. To kick it up a notch, use paving stones, which are more durable and less likely to cause drainage problems. Before starting, call
811 to have all utilities located and marked. Then, measure and mark the locations of your walkways. Use a sod cutter to remove existing sod and make room for the walkway to be installed. Next, level and prepare the area. After laying the pavers, fill the joints with sand and install a soldier course along the border to tie the walkway together. Finally, compact the entire walkway so it’s level with adjoining surfaces, eliminating trip hazards.
Layer Up
Select and install plants that vary in form, size, color and leaf structure to help you create the dream out-
door space. Seek plant varieties well-suited for your growing conditions. Note, this will change as you move around the yard, as sun exposure varies. Also, when planning, keep in mind that plants will be larger once they mature. 4 Tips to Flip the Switch to a More Beautiful Home (StatePoint) The average home has 45 light sockets which means you probably have more light bulbs than just about any home product, and yet the lighting aisle can still be a daunting place. With the right knowledge, you can save money, protect the environment and bring the best features of your home to life.
Here are four quick tips to get you started:
• Opt for LED. By 2020, half of all residential sockets will have converted to LEDs, which is good news, as LEDs can last over 10 years and use up to 85 percent less energy than the traditional lighting you may use today. Available in a variety of shapes, sizes, wattages and color temperatures, they are becoming increasingly affordable, too. Just a few years ago, LEDs topped $40, but today you can find a high-quality LED for less than $5. A few lighting facts can help you make useful purchases. For example, an average 60-watt re-
placement bulb would require about 800 lumens. The higher this number is, the brighter the light will be. And remember: when you invest in an LED that’s expected to last more than a decade, you want one that’s going to reliably live up to your expectations, so brands that have been around for a while and have proven their commitment to quality truly matter in this space. • Identify how you use each room and the mood you’d like to create. Use comfortable, soft white light in cozy places like bedrooms, family rooms and dining rooms. Active spaces like laundry rooms and playrooms can benefit from an energetic daylight bulb. Feature pure, clean lights in kitchens, bathrooms and craft and hobby spaces that tend to benefit from light that delivers exceptional color contrast and brightness. Today, select manufacturers such as GE, are taking the guesswork out of the equation by listing whether each bulb has a warm or cool tone and by offering room and use recommendations on the packaging. A warm white light will have a lower K (Kelvin) number, while a cool daylight will have a higher K number. • Put your home in its best light. Safety in and around the pool Beating the heat in a pool is one of the most popular warm-weather activities. Swimming attracts people of all ages because of its various benefits. In addition to being an enjoyable recreational activity, swimming also is a low-impact way to exercise. Having a backyard pool makes swimming and outdoor fun that much easier. Although exact numbers are difficult to come by, various sources indicate there are approximately 4.5 million residential swimming pools across the United States. While it once was relatively rare to find a backyard swimming pool in Canada, things have changed — especially in Quebec. No other province comes close to matching Quebec for backyard pools, which has well over 300,000 backyard pools, more than Ontario (which has five million more people). Quebec also has more pools per capita than almost anywhere else in North America according to numbers compiled by Pool & Spa Marketing magazine. Pools can be enjoyable places to gather and make for the focal points of yards, but they require careful use so fun is not overshadowed by tragedy. Unfortunately, young children have the highest risk of pool injury or drowning, with more than 200 youngsters drowning in swimming pools each year. The American Red Cross and National Swimming Pool Founda-
tion® have partnered to educate home pool users. The following guidelines are important when adults and children are enjoying the pool. • Create barriers. Preventing accidental drowning means removing easy access to pools. Pools should be surrounded by secure fencing with an automatically latching gate. Fences should not be accessible by climbing. Extra precautions like installing a safety cover on inground pools and removing or securing ladders when the pool is not in use can help as well. • Establish rules. Each pool owner should establish their own set of rules for the pool. These can include “no running around the pool,” “no diving in a shallow pool” and “no riding toys at poolside.” Pool owners can customize rules as they pertain to safety issues in their yards. • Maintain constant supervision. People of any age can drown. That is why it’s always safest for swimmers to swim with a buddy or with someone watching. The American Academy of Pediatrics says an adult should be in the water and within arm’s reach when infants and toddlers are swimming. This is known as “touch supervision.” For older children, an adult should be paying constant attention and remain free from distractions, like talking on the phone, so-
• Use approved flotation devices. Individuals who do not know how to swim should rely on a Coast Guard-approved flotation device. Water wings and general pool floats are not adequate, especially in situations that requires someone to be saved.
• Take swimming lessons. Knowing how to swim will not entirely remove the risk of drowning, but it certainly can reduce it. Many swim programs teach water survival skills as well as general swimming techniques. Fun around the pool is par for the course come summer. But fun must be balanced with safety when swimming.

Did you know? According to the U.S. Department of Energy, welldesigned landscapes can save homeowners enough energy to make the projects pay for themselves in less than eight years. The DOE notes that homeowners’ landscaping strategies should be dictated by the climates in which they live. For example, homeowners who live in hot, arid regions should employ landscapes to shade their homes’ walls, windows and roof, while those who live in cool regions should make sure their landscapes are not blocking the winter sun from reaching their homes’ south-facing windows. The DOE also advises that shading is the most cost-effective way to reduce solar heat gain in a home, noting that well-planned
landscapes can reduce previously unshaded homes’ air conditioning costs by as much as 50 percent. The DOE also notes that, in tree-shaded neighborhoods, summer daytime air temperature can be up to six degrees cooler than the air temperature in treeless areas. Homeowners considering adding trees to their landscapes should know that deciduous trees shed their leaves annually, which means they will block solar heat in the summer but allow sunlight into the home in winter. That’s ideal for homeowners who live in regions where temperatures climb in summertime but drop considerably in winter. Homeowners who want year-round shade might consider evergreen trees and shrubs.

8 ways to use less energy when the weather warms The temperature is rising, and that can be a good thing for those people who love long days of outdoor recreational activities. Sometimes, though, there can be too much of a good thing, and consistently hot temperatures may become uncomfortable and even dangerous. Finding ways to keep cool without spending a fortune or using a lot of energy is challenging but possible. 1. Find your comfort zone Determine an indoor temperature that works best for the household. Keep the thermostat set as high as possible to maintain that comfort level. If you will be out most of the day, set the programmable thermostat at a higher temperature, and then lower the temperature about an hour before you plan to return home. This reduces the number of hours the air conditioner is running. 2. Keep curtains closed Draw the blinds and close curtains on south- and west-facing windows during the hottest times of the day. This prevents the interior of the home from heating up.
3. Maintain air circulation Invest in ceiling fans, which can move air through the home. This will help prevent pockets of hot air in certain spaces. According to the U.S. Department of Energy, even in homes with air conditioning, ceiling fans enable homeowners to raise the thermostats on their AC units by about 4 F with no reduction in comfort. Attic fans can draw heat out of a home through vents, also helping to reduce indoor air temperatures. These devices can reduce reliance on air conditioners, especially on moderate days or cool nights. 4. Cook outdoors Put that backyard grill to good use. Plan meals around outdoor cooking so the ambient heat will stay outside and you will not have to turn on the oven or the stovetop. Include side dishes, such as salads, fresh vegetables and fruits or gazpacho, that can be served cold. If you must heat something indoors, try doing so in the microwave. 5. Run appliances at night Wait until the washing machine or the dishwasher is full before turning on the cycle. Temperatures are cooler at night, and you may not notice the
extra heat in the home generated by such appliances. Consult your energy bill as well. Sometimes energy rates are lower in the evening than during the peak hours of the day. 6. Line dry clothes Maximize that fresh air and warm sun by hanging freshly washed clothes to dry outdoors. This also works for quickly drying swimsuits and towels used at the pool or the beach. 7. Rely on natural light In the summertime, the sun stays out longer, so you’ll be less reliant on electric energy to keep things illuminated. Spend more time outdoors so you can read, play or chat in the sunlight while keeping indoor lights off. 8. Determine pool filter efficiency Experiment with reducing the amount of water filtration time until you come up with an amount of time that still maintains water sanitation. If you think your filter and pump are no longer working efficiently, consult with a pool supply retailer. When the heat is on, learn strategies to keep homes cool and use less energy in the process.

Making a family move easier Whether or not to relocate can be a difficult decision. Sometimes such decisions are borne out of necessity when a parent is relocated by his or her company. Other times it is a personal reason to try out a new neighborhood or upgrade to a larger home. Date from the U.S. Census Bureau indicates a stable annual rate of moving hovering at around 12 percent of the population since 2008. Whatever reason is behind a move, it can take some time to adjust to both the idea of moving and the new living space — especially for children who may seem disconnected from the decision. The following tips can make the transition a little easier for families.
Talk about it
Do not blindside children with a move. Begin having conversations as a family as soon as the possibility of moving arises. Involve the children in some of the decisions. Ask about the features they want to see in their new home. Explain that people, be it prospective buyers, real estate agents or movers, will be visiting your current home and that this may be a little disruptive. Talk about the reasons for the move, such as a new job or that the family has outgrown the space. Kids can process much more than many adults give them credit for.
Discuss any concerns
Children may have concerns about the move that differ from adults’. Many of these may pertain to fears about making new friends or coursework at a new school. Let them voice their opinions. Removing some of the mysteries by visiting schools or local hangouts before the move is made can assuage some fears.
Create some familiarity
Set aside boxes or bins that will house kids’ toys or things that the family recognizes. These may include photographs, games, throw blankets, or the creature comforts of home. Make these the first items that are unpacked upon moving into the new house.
Use the agent as a resource
Many real estate agents live in the towns where they make their living. Find out if the agent can set up a meet-and-greet or if he or she knows of any clubs or leagues that suit your family’s interests. Making a few introductions ahead of time will give children and adults some familiar faces on their first days in their new home. Families shouldn’t shy away from making their own introductions as well. Knocking on a few neighbors’ doors and letting them know a new family is coming to the street can pave the way for familiarity and friendships.
Stay in touch
Encourage children to stay in touch with their current friends. Video chat enables kids to see and speak with peers. When things settle after the move, arrange for a surprise play date where children can introduce their old friends to newer ones.
Stick to a routine
One of the ways to breed familiarity is to stick to the same routine. If a big Sunday family dinner was the norm, continue the tradition in your new home. Wake in the morning and go to bed at the same time. According to Vanessa Lapointe, a registered psychologist in Surrey, British Columbia, structure and routine are key for children. Try to focus on one new thing at a time to minimize stress. Moving can be exciting and scary at the same time. Children may be anxious about the process, but families can work together to iron out the kinks and settle into their news homes successfully.
