Cost vs. Value: Will Your Remodeling Pay Off When It’s Time to Sell?

Now that spring is almost here, many homeowners are looking to start a remodeling project. Remodeling magazine and the National Association of Realtors® completes a cost vs. value study each year. The latest report from 2017 can give you some insight as you review remodeling plans. Something as simple as a front door replacement will recoup much of the expense, but not all. The study found the national average cost for a fiberglass entry door replacement to be $3,126 with an average resale value of $2,474 making that an 82.3 percent return. The report also found that a steel

entry door replacement costs $1,335 nationally, with a resale value average of $1,217, showing a 91.1 percent return. So, if you need a new front door, go for it. Don’t expect buyers to repay you for every cent of the change though. Instead, enjoy the new addition and how it makes your home look nicer! Other popular projects that provide a decent return include a bathroom remodel and major and minor kitchen remodels. Again, though, don’t expect a full return on cost. If your home needs updating, do it to enjoy the update before you have to sell your home. A bathroom remodel costs on average nationally

$17,908 with an average return of 65.7 percent or just $11,769. Similarly, with an average return of 64.9 percent, a major kitchen remodel (new cabinets, appliances, countertops, paint room/trim, etc.) costs $59,999 and the resale value is $38,938. However, if you go for a minor kitchen remodel (refacing kitchen cabinets being the main difference between a major and minor kitchen remodel), on average you’ll spend $20,122 according to the national average, but resale will return you $16,716 or 83.1 percent. So, if money and time are tight, you might consider a minor kitchen remodel for the best return when compared with a major kitchen remodel.

A pending sale is a sale in which the seller has accepted an offer, but the transaction is not complete. For example, inspections, repairs, and other negotiations may still need to be done. As far as pricing goes, sacramento county did actually experience a 3.6% decrease in the median price of homes sold when comparing January 2019 ($352,000) to december of 2018 ($365,000).

in summary, the market is slowing down or at least not going up as fast. the large increase in pending sales so far this February may be a sign that the

dips in sales volume over the winter will be offset by a high level of spring activity. of course, as always, we will simply have to wait to see.

5 things to consider before expanding your home

Homeowners who feel their homes are a little confined may be interested in expanding their homes to make them more comfortable and serviceable. Several questions may come to mind when homeowners are considering adding on to an existing home.

Expanding a home requires careful consideration. While the end results can be spectacular, expansion is typically a long and costly process that will impede on the lifestyles of a home’s inhabitants during the renovation process. Expect loud noises, work crews

and sawdust throughout the project. Depending on which areas are being renovated, residents may feel their lives are in upheaval until the expansion project has been completed. Familiarizing yourself with the expansion process and recognizing potential snags along the way can make planning and coping that much easier. 1. Many homeowners first consult with a contractor when mulling over expansions. However, you may want to speak with an architect first. He or she may be able to suggest renovations that fit with your neighborhood and appeal to prospective buyers when you decide to sell your home in the future. 2. Visit your building inspection or municipal office to learn the local regulations. You want to ensure that any renovations you make are done in keeping with safety codes and laws. 3. While you’re thinking of your neighbors, give them the heads up

on your potential plans. This way they will not be surprised by the extra noise and activity when the renovation begins. 4. Remodeling can cost anywhere from $200 to $600 per square foot added. You’ll need to figure out a way to pay for the renovations, and you may consider refinancing your home. Make sure it is a smart time financially to do so based on current real estate market conditions. Also know that additions will likely increase your home insurance coverage needs. Consult with the insurance company about estimated charges and any restrictions they have. 5. Consider a standalone structure when mulling over your options. Sometimes the cost of putting up a free-standing office or another structure on your property may end up being less expansive than expanding on what you already have. Think creatively and research all of your options before committing to a project.

for new windows Windows help regulate the temperature in a home, let in natural light and keep insects, weather and outdoor elements outside where they belong. The right windows also can add value to a property by providing aesthetic appeal and increasing curb appeal. Although homeowners can typically get many years out of their homes’ windows, ultimately windows will need to be replaced. Homes that are more than 20 years old and still have their original windows could be due for an upgrade. Aluminumor wood-framed windows also may be ripe for changing. Here are some signs that it’s time to replace windows, courtesy of Good Housekeeping, Centra® and the real estate website Redfin. • Drafty feel in the home: Window frames can begin to shrink as they age, allowing air to flow from the outdoors in and vice versa. Homeowners may notice drafts when standing near windows or hear whistling on notably windy days.

• Rising energy bills: If energy bills are inexplicably on the rise, then old windows could be to blame. Aging, drafty windows can make it necessary to run HVAC systems more often and at higher or lower temperatures in order to keep homes comfortable. • Windows are difficult to open or close: Homeowners may get used to the quirks of their windows, but those that are difficult to open or close may require replacement. In addition, if windows need to be propped open, it’s time to replace them. • Water infiltration: Warping or decaying window frames can make it easy for rain or snow to get into the home. Wood frames are particularly prone to moisture decay. If frames are warping or allowing water into the home, it’s time for an upgrade. • Condensation on windows: Fog or condensation buildup on windows can occur if the seal between panes is broken. In this instance, replacement windows are necessary.
