Let lighting take center stage in your home’s design.

(StatePoint) Whether you’re remodeling for a fresh take on an old style or contemplating a new build, there are choices you can make that will definitely pay off, say experts. To add value to your project, consider these recommended tips from Stephen Quick of Stephen Alexander Homes, builder of the 2018 Coastal Virginia Magazine Idea House. Once an afterthought, lighting takes center stage in a home’s design. “Consider your lighting needs at the start of the project. Wait too long and it can become expensive to move or add lights,” advises Quick. When planning lighting basics, think of the design as a whole: choose your decorative lighting fixtures at the same time you choose recessed. A large fixture throws a lot of light, so keep adjacent recessed lights to a minimum. Dimming capabilities are a must, and Quick recommends using “smart” dimmers like Hubbell’s iDevice to customize the dimming range. The control offered by these dimmers means you can use larger statement lighting pieces with many bulbs to create amazing, but not overwhelming, spaces. Quick tends to use lighting with a classic foundation, but loves to play with the eclectic. Adding a bold piece that is “whimsical” in an unexpected area offers a surprising focal point, he says. “We’ve relied on Progress Lighting for twenty years,” says Quick. “Especially in the past few years, as they’ve taken giant leaps in design.” Stephen Alexander Homes incorporate “lifestyle focus” open floor plans as

their signature look. Now, they are pioneering a new trend in home culinary spaces. Pantries are re-imagined to not only be practical, but a spot to display the homeowner’s hobbies and interests. Think useful collectibles like olive oils, wine or beer. Lighting this room properly is a must, as the light needs to be functional, yet have an added element of drama to showcase the hobby. Beyond mere dollars and cents, make style choices based on the manufacturer rather than the component. As a builder, Quick starts with a “basket” of necessary elements, but it’s how they are applied that ultimately makes the design special. Consider engaging an interior designer. Even with a smaller remodel budget, hiring an expert who knows which brands give you the most bang for your buck is worth their fee. You’re more likely to end up with the look you want at a price that is worth the investment. Paint is one of the biggest design tools at your disposal. “A new coat of paint sets the tone for everything. Choosing the perfect colors can be hard, but paint companies are on target with the latest trends within the color spectrum, adding colors that hit the mark to give your spaces a fresh look,” says Quick. And if you don’t like the color once it’s on the walls? “Don’t be afraid to change it. Paint is not expensive. 5 simple ways to go green at home and save money (MS) — Thinking green throughout the year can offer some significant benefits. Here are some easy ways you can go green in your own home and lower your energy bills: Invest in a programmable thermostat. It will automatically adjust the temperature in your house, saving you energy while you’re out for the day, away on vacation or sleeping.

Switch all of your lightbulbs to CFLs (compact fluorescent light) or LED bulbs. They last longer and use up to 75 percent less energy than standard incandescent bulbs, saving you money on your electric bills. Insulate well. Use insulation with a high R-value, such as Roxul Comfortbatt, to top up insulation in your attic. Aim for an R-value of 50 or a depth

of 16 inches. For whole home efficiency, ensure other areas of your home are well insulated, such as crawl spaces, basement headers, walls and ceilings. It will keep your house cool in the warm weather and take the stress off your air conditioning unit. Stop air leaks around your home by sealing existing gaps and cracks. Use caulking or weather stripping around

doors and windows. Installing a door sweep is also a good idea. Replace old appliances with energyefficient models. Only do laundry or run the dishwasher when you have full loads. Remember that many little improvements can add up — providing valuable monthly savings for you, while protecting our environment for the future.

Expert Tips for Lighting Your Home’s Outdoor Spaces

(StatePoint) Many homeowners spend time and money perfecting curb appeal, but forget to make it shine at night. Experts say a well-lit home exterior and surrounding landscape is both beautiful and functional. “The addition of outdoor lighting is transformative, making it possible to see beauty that would ordinarily be hidden at night, while also extending your living space to the outdoors at all hours of the day,” said Linkoln Dixon, product manager at Progress Lighting. “Additionally, lighting provides safety and security, creating visibility and eliminating hiding spots.” To help you tailor lighting for enhanced beauty, visibility, security and ambiance, consider these tips from the experts at Progress Lighting: Just like inside the home, layering light outside is essential to create a welcoming atmosphere. Light layering uses three layers of light: ambient, task and accent lighting. Begin by selecting ambient lighting that provides a comfortable level of brightness. Wash the home’s exterior with light, using a combination of downlights and uplights to cast a warm, gentle glow on outdoor living spaces while providing indirect lighting to entryways. Next, select task lighting to add focused illumination that makes entrances and pathways visible and shadow-free. A rule of thumb for lighting doorways is to size lighting in proportion to the door itself. Select wall sconces and lanterns that measure anywhere from 1/4 to 1/3 the size of the door. Mount outdoor sconces and lanterns at eye level, with the center of the light source between 5 1/2 to 6 feet off the ground and 8 to 10 feet apart.

Install soft, non-glaring path fixtures about 14 inches high that direct most of the light downward. Define the edges of the path by placing lights about one foot from one or both sides of the walkway, staggering the placement slightly to create a natural flow. For steps, install lights directly into the risers. This soft light provides just enough brightness to mark each tread and prevent glare. Finally, add accent and decorative lighting that accentuates your home’s architectural features. For entertaining areas, select wall-mounted fixtures such as sconces or lanterns, or overhead lighting that focuses task light on work surfaces. Outdoor chandeliers and pendants are a stylish way to bring the design appeal of indoor lighting outside. For a professional, pulled-together look, choose light fixtures with the same finish as door pulls, fencing and outdoor furniture. Other accent lighting choices that add flair include post lights, spotlights, strip lights and water-feature lighting. As a finishing touch, use timers, dimmers or motion sensors to control lights, turning them on or down as desired. Remember, outdoor lighting must be rated for outdoor use to ensures it’s waterproof and that dust and rain won’t interfere with the bulb or circuitry. Sacramento Area Quarterly Market Update

The last half of 2018 ( July - December) saw Sacramento County area sales volume drop by about 8.8% when compared to the last half of 2017 according to MetroList MLS data. That drop in volume can be partly attributed

to rising interest rates at the same time that prices continued to increase leaving buyers with less purchasing power. The reason prices continued to rise even though interest rates were increasing was due to high demand and low inventory. December and January sales volume drops of 23.2% and 21.4% respectively were extreme to say the least. However, those sharp drops have been buffered due to recent drops in interest rates combined with typical upswings in spring and summer market activity. So what is sales volume like thus far in 2019? When compared to the same period last year ( January - May) volume in 2019 is down about 10.1%. This drop over the past 12 months has resulted in home prices increasing at a much slower rate. Although prices continue to rise, they are rising much more slowly. In the Sacramento area the median

price of a home increased by about 9% from 2017 to 2018, but so far in 2019 that median price is only around 3.5% higher than 2018. Buyer confidence appears to remain a bit shaken probably due to recent economic uncertainty in the financial markets and talk about a possible recession. Because the price of housing continues to significantly outpace increases in wages buyers continue to report that the most difficult challenge to buying a home is affordability and obtaining a loan. Data from the California Association of Realtors and the Bureau of Labor Statistics reflects this gap between wages and home prices. In 2017 the minimum income required to buy the median priced home in California was $110,000. To put that into perspective consider that the 2017 annual mean wage for registered nurses was $102,700, police and sheriffs $93,550, elementary school

teachers $77,990, and firefighters $73,860. Some economists are predicting that this extended drop in sales volume will continue and that pricing pressures will not see a significant easing until there is a pull back in the economy. Only then will we see substantial increases in sales volume, and those may be partly generated by speculators. There is a chance that if sales volume continues to drop, for whatever reason, and prices notch downward, more buying will occur. It is also possible that wages will increase which will help buyers enter the market assuming rates stay low. As the summer months pass and we head into fall it will be interesting to see what happens to Sacramento home sales both in terms of volume and pricing. Please keep in mind that different neighborhoods and market segments within Sacramento County are experiencing variances to these overall trends.
