What to know about refinancing a mortgage Historically low interest rates have made now a good time to be a homeowner. According to the Federal Home Loan Mortgage Corporation, also known as Freddie Mac, the average interest rate on a 30-year fixed-rate mortgage in mid-September 2021 was 2.86. Just ten years earlier, the average rate was 4.09. That’s a significant dip, and one that’s saving today’s homeowners tens of thousands of dollars over the life of their mortgages. Interest rates dipped during the pandemic and have remained low ever since. That’s unlikely to last forever, which has given many homeowners a sense of urgency regarding refinancing. Refinancing can be financially advantageous, but there are some things homeowners should know prior to contacting their lenders.

Refinancing does not always save money over the long haul It’s hard to blame homeowners who jump at the chance to refinance their mortgages. Refinancing is often associated with significantly

lower monthly payments, and such savings can be used to finance home improvements, pay for tuition or build retirement nest eggs. However, homeowners won’t necessarily save money over the long haul if they’re refinancing an existing 30-year mortgage with another 30-year mortgage. The mortage experts at Mortgage Calculator note that a Change Terms mortgage refinance is characterized by a shift to a loan charging a lower interest rate. The initial savings with such a refinance are undeniable, but changing from one 30-year to another 30-year restarts the mortgage clock, which can add years to the time homeowners will be repaying their debt. As a result, homeowners may end up paying more interest over time than they might have had they just kept their initial mortgage. Homeowners interested in a Change Terms refinance may want to look into switching from a 30-year to a 15-year mortgage. A shorter term mortgage will increase the monthly payment, but the loan will reach maturity much faster, greatly reducing the

amount of interest homeowners will pay over the life of the mortgage.

Refinancing can be costly Lower monthly payments might be the number that catches homeowners’ eyes as they look to refinance, but it’s important that homeowners recognize that refinancing is not free. In fact, the personal finance experts at Kiplinger note that refinancing incurs many of the same costs that homeowners had to pay when they signed their initial mortgage papers. That includes fees, taxes and appraisal costs. These costs are sometimes paid

up front, but they also might be rolled into the loan balance. In the latter instance, homeowners could be paying interest on their refinancing costs. Homeowners who are refinancing solely because of lower interest rates should know that some lenders raise interest rates to compensate for refinancing costs. That can negate the savings and end up costing homeowners more money than the original mortgage. Refinancing is an option for homeowners who want to save money. Homeowners can speak with a financial advisor to determine if this is the best way to save money over the long haul or if refinancing will ultimately cost them more over the life of the mortgage.

3 factors to consider when choosing a mortgage lender A home is the most significant purchase many people will ever make. Perhaps because of that, many buyers, particularly those purchasing a home for the first time, are understandably nervous about the home-buying process. The decision regarding which home to buy warrants ample consideration, but so, too, does the buyers’ choice of lender. Mortgage lenders can be found all over the internet, and the sheer volume of lender options can make it hard for home buyers to find the right fit for them. Couple that with lending-related terminology that many firsttime buyers may be unfamiliar with, and it’s easy to see why prospective homeowners can feel overwhelmed about the process of borrowing money to buy their homes. When looking for a mortgage lender, prospective homeowners should never forget that the choice of lender is, in most cases, entirely theirs to make. When making that deci-

sion, a host of variables should be considered. The following are three such factors that, upon ample consideration, may help buyers rest easy knowing they did their due diligence when looking for lenders. 1. Reputation/recommendation Just like other businesses, lenders have reputations, and oftentimes those reputations can be determined via some simple online research. Peruse online reviews to determine what past buyers felt about a given lender. If possible, ask friends, family or colleagues who they worked with to secure a mortgage. 2. Fees Fees vary from lender to lender. Fees should not be mistaken for interest rates, which change daily and are typically dictated by the financial industry and prospective buyers’ credit history and financial standing. When

speaking with potential lenders, ask for a rundown of their fees, and the services those fees include, and closing cost estimates in writing, then compare and contrast fees and costs of various lenders before making a final decision. Some lenders may charge considerably more in fees than others, so buyers should put in the effort necessary to comparison shop. 3. Personal interaction Buyers, especially those who have never before purchased a home, will likely have

lots of questions. This is where personal interaction with a prospective lender should be noted. Securing financing for a home purchase can sometimes seem like an impersonal process, but it doesn’t have to be, and many lenders are happy to answer buyers’ questions. Lenders who answer questions quickly and clearly can make buyers more comfortable about the home buying process. Buyers may want to avoid lenders who seem evasive or unwilling to answer questions in writing.

Sites like Niche can paint a picture of an area, providing information regarding its demographics, points of interest, schools, and much more. However, an inperson visit will be needed to get a true feel for the neighborhood.

Understand the costs Apart from the fees associated with buying a home, relocating involves hiring movers, unpacking belongings, temporary storage rentals, charges to turn on/off utilities, repairs for the new home, and several other expenses. If you’re moving because of a career opportunity, the company may contribute to some

of the moving costs. Check with a human resources professional to determine if the company provides relocation compensation.

Get out and meet people Use every opportunity to meet neighbors and people with shared interests. Attend community events and/or school func-

tions. Some employers may have meetand-greet events. Online services like Meetup list groups of like-minded people who may periodically meet up in your community. The sooner you make friends and acquaintances in your new town or city, the more likely you are to feel at home. With some planning and a little assistance, relocating can go smoothly.

How to reduce risk of home fires this holiday season Safety might not be the first thing people think of as the holiday season approaches. Faith, celebrations, decorations, and holiday dinners all come to mind when considering the holiday season. But that doesn’t mean safety should be left out of holiday planning. Fire safety bears special consideration during the holiday season, when the prevalence of fire hazards like Christmas trees, holiday lighting displays and other decorative items increase the risk for home fires. Such tragedies can be averted with a few simple safety measures. • Tend to your tree. Live Christmas trees are awe-inspiring, but they also pose a significant fire risk. The National Fire Protection Association urges celebrants to purchase only healthy trees with fresh, green needles that do not fall off when touched. Such trees are less likely to dry out, especially when well-watered throughout the season. Dry trees can catch fire more easily than healthy trees if embers from nearby fireplaces or candles drift in their direction.

• Recognize that location matters when decorating. The NFPA notes that Christmas trees should always be placed at least three feet away from any heat source, including fireplaces, space heaters, heat vents, candles, and even overhead lights. If decorating with candles, never place them on the tree or on tables where other flammable decorations have already been placed. Chanukah menorahs should never be placed near curtains or other decorations. • Turn off all lights and extinguish all lit decorative items when leaving the home or going to bed. Lit candles and menorahs should never be left unattended. The NFPA recommends turning tree lights and exterior decorative lights off when leaving the home or going to bed. • Utilize a fire screen on fireplaces. Embers can catch on trees, decorations or anything else that’s flammable if they escape the fireplace. Fire screens prevent that from happening by ensuring embers from burning logs stay in the fireplace. Like candles and

menorahs, fires burning in a fireplace should never be left unattended. Make sure all embers have been extinguished before leaving the home or going to bed. • Keep discarded trees away from your home. A 2014 analysis from the NFPA found that none of the ten days with the largest share of Christmas tree fires were before Christmas.

Dried out trees still pose a fire risk even after they’ve been removed from a home. When discarding a tree at the end of the holiday season, place it at the curb or keep it a safe distance away from your home and garage until you can. Fire safety measures are an important component of the holiday season that can prevent this joyous time of year from turning tragic.

Simple, inexpensive staging strategies Staging has long been part of selling a home, and for good reason. When selling a home, it makes sense for sellers to make their homes as appealing as possible, even if a recent study indicates that staging may not compel buyers to offer more money. Researchers at Old Dominion University and Johns Hopkins University found that staging did not have a significant effect on the actual revealed market value of a property. However, homeowners should not interpret that as a reason to skip staging. In fact, the study’s authors note that staging gave buyers more favorable impressions of a property, which might accelerate the selling process. Staging a home need not be difficult. In fact, homeowners can employ several simple and inexpensive staging strategies to entice buyers to make offers on their homes.

• Clear out the clutter, especially in bathrooms and closets. Clear out the clutter in each room in the house before hosting an open house. Note that it’s not just bedrooms and living rooms that should be made to look open, spacious and clutter-free. A luxurious, hotel-quality bathroom that’s open and airy can impress buyers, as can organized closets that are not jam packed with clothing, shoes and other wardrobe items that have a tendency to take over closets the longer someone lives in a home. • Let the sun shine in. A home that’s bright and airy tends to appear more spacious and livable than one in which the windows and blinds are closed. Before hosting an open house, open the blinds and crack some windows if the weather permits.

• Start right inside the front door. A welcoming, clutter-free foyer or primary entryway makes a strong first impression, immediately giving buyers an idea of what it will be like to welcome their own friends and family into a home should they buy it. If you hang your coats on a coat rack in a foyer or entryway that does not have a closet, remove the coat rack before hosting an open house. Coat racks can make the space feel cramped. If there’s room, place a small table and bench just inside the door. • Take care of the yard. You only get one chance to make a first impression, and the first thing buyers will see when they pull up outside your house is the exterior of your home. Landscaping is important, and a well-maintained yard suggests to buyers that owners have taken pride in their homes, and that may extend inside the home.

How to care for fresh holiday wreaths Majestic Christmas trees garner the lion’s share of the decorative fanfare when the holidays arrive. Trees may be the focal points of holiday decor, but the humble wreath adorning the front door is the first decoration guests are likely to see when visiting a home. Wreaths may need some care to maintain their beauty all month long. Here are some tips to help holiday wreaths last as long as possible. Choose a wreath wisely: When shopping for a wreath, choose freshly cut greenery that you assemble yourself; otherwise, look for wreaths made from freshly cut boughs with their foliage intact. Make sure not too many needles or leaves are falling off. Heavily decorated, preassembled wreaths may be convenient, but ornaments can make it challenging to give the wreath the moisture it needs to survive.

Moisture/water: Access to moisture will help to keep the wreath fresh. While a Christmas tree trunk may sit inside of a stand filled with water, wreaths require a little ingenuity. According to the wreath and garland retailer Club Botanic, if you will not be hanging a freshly purchased wreath right away, keep it in a plastic liner in a cool, dark place to help it retain moisture. Just make sure you don’t seal that liner closed. Before hanging, lay the wreath in a couple of inches of water for about an hour or up to a day so that the cut stems can soak up water. Once the wreath is hanging on a door or elsewhere, spritz it with water every few days to prevent it from drying out. Location, location, location: Where you hang the wreath is key to its longevity. Wreaths and garlands hung indoors likely won’t last as long as those hung outside, advises the floral retailer Bouqs.com.

Evergreen boughs tend to require a colder climate to thrive, and indoor heat can prematurely zap moisture from the wreath. Using a humidifier indoors or misting the wreath may help. It’s probably best to hang fresh wreaths outdoors, but avoid direct sunlight, which can dry out the greenery. Slightly shaded spots are best. If your front door is bathed in full sun for hours, hang an artificial wreath here instead of a fresh one. Maintain airflow: Another factor that can affect the wreath’s longevity is an ample flow of oxygen. Get in the habit of saving more each month Saving is a vital component of financial planning. However, more than half of Americans are saving too little and do not have an accurate grasp of their spending habits. A recent survey from Intuit Mint Life found that, in 2019, 59 percent of Americans were living paycheck to paycheck and 65 percent didn’t know how much they were spending on a monthly basis. The situation is similar in Canada, where the annual BDO Canada Affordability Index indicates 53 percent of Canadians are living paycheck to paycheck and 25 percent say their debt load is overwhelming. While there’s no magic formula to save money, and the amount of money one should save each month depends on how he or she wants to live now and in the future, a handful of strategies can help people save more money each year. • Follow the 50/30/20 rule. The popular 50/30/20 rule advocates for allocating 50 percent of your budget to essentials like rent, food and housing, 30 percent for discretionary spending and 20 percent for savings. Many people cannot save 20 percent of their income. In such instances, people can make a concerted effort to save 10 percent of their take-home pay.

• Build an emergency fund. The credit reporting agency Experian recommends consumers keep between three and six months’ worth of expenses in an emergency fund. The fund should cover expenses on the absolute necessities paid each month, like utilities rent/mortgage and groceries. • Set goals. Savings goals can help a person stay on track and provide motivation to put money away. Establish separate savings accounts for each goal to reduce the temptation to spend. For example, if the goal is to save more for vacations, then a person can open an account where funds are used exclusively for vacations. • Automate with your employers’ help. Certain employers allow workers to direct deposit a paycheck into more than one bank account. It’s easy to request the payroll manager put 10 percent or 20 percent of a paycheck into a savings account while the remainder is deposited into a checking account. Automated deposits can help individuals get accustomed to living on less. Saving money isn’t always easy, but with goals and certain strategies in mind, it’s possible for individuals to grow their savings and secure their financial futures.

Tips for home buyers during a seller’s market A combination of factors, including low interest rates and a pandemic-driven decision by many city dwellers to look for houses in the suburbs, has created a housing boom for much of 2020 and 2021. That boom has created an undeniable seller’s market in real estate. Just what is a seller’s market? The financial resource Investopedia defines it as a marketplace in which there are fewer goods for sale than there are interested buyers, giving sellers the ability to dictate prices. Since mid-2020, there has been an extremely low inventory of homes for sale but a very high interest among purchasing parties. Data from the National Association of Realtors indicated that, by the end of February 2021, housing inventory fell to a record low of 1.02 million units. These factors have led to a surge in competition from buyers, including bidding wars on homes and all-cash offers to entice sellers. In December 2020, the median listing prices for single-family homes shot up 13.4 percent from the same time the previous year, according to Realtor.com,

and it hasn’t slowed down much since. Jeffrey Mezger, a 40-year veteran of the real estate industry and CEO of KB Home, says it’s the best seller’s housing market he’s seen in his career. So where does this leave buyers interested in relocating? Here are some tips. • Consider areas with slower overall price growth. Experts say the southern and midwestern United States offer the best value for home shoppers because of their meager price growth. ClearCapital, which tracks housing values, says San Antonio, St. Louis and the Dallas/Fort Worth areas experienced the least price appreciation from 2019 into 2020. • Get preapproval or have your funds ready. Speed is the way to go if a buyer is interested in a property and wants to make an offer. Real estate professionals say buyers should be “offer ready,” which means having a mortgage preapproval letter or proof of funds for a down payment ready to go. Failure to have funds in check can slow down the process or compel sellers to reject an offer.

• Work with a real estate agent. These are complicated times and it pays for buyers to have a professional working in their corner. A real estate agent uses his or her knowledge to make a timely offer and negotiate on the buyer’s behalf. He or she also will provide insight into specific neighborhoods, amenities and school districts. • Eliminate certain contingencies from the equation. Contingencies are factors that must be met before a sale can go through, according to the relocation site Moving.com. A common contingency is the need to sell one’s current home before closing on another. Asking for extended closing periods or certain home repairs are some additional contingencies that can make buyers less attractive to sellers. • Make it personal. Buyers can offer a personalized note with the offer that may connect with the seller emotionally and set one them apart from others who have made similar offers. Cash-out vs. change term mortgage refinancing Mortgage refinancing has long been a valuable option for homeowners looking to save money. Refinancing has become an especially enticing option since the onset of the pandemic, as mortgage interest ranks have sunk to historic lows. Despite that, a recent survey from Bankrate found that 74 percent of homeowners who have had the same mortgage since before the pandemic have not refinanced. Homeowners who haven’t yet refinanced but are considering doing so can consider two types of mortgage refinancing options. • Cash-out: According to the mortgage experts at MortgageCalculator.org, a cash-out mortgage extracts equity from a home. Homeowners in the United States have more than $6 trillion in untapped home equity, and that can be used to pay for various expenses, including home improvements, tuition and medical costs. The financial experts at Nerd Wallet note that a cash-out refinance works by replacing an existing mortgage with a new home loan for more money than homeowners owe on their homes. The difference is then given to the homeowners in cash, which they can use for the aforementioned expenses or other costs, including paying down high-interest debts. Lower interest rates typically entice homeowners to refinance, but if homeowners are solely looking for lower rates, then a cash-out refinance is probably not the best option.

• Change term: Also known as a rate-and-term refinance, a change term is a refinance characterized by shifting to a lower interest rate. Homeowners also may refinance utilizing a change term to shift from an adjustable rate mortgage to a fixed-rate loan. Change term refinancing also is popular for homeowners who want to switch from the standard 30-year fixed rate to a 15-year fixed rate. This can shorten the term of the loan, saving homeowners a lot of money in interest over the 15-year period. However, homeowners should note that switching from a 30-year to a 15year loan will lead to higher monthly payments. This switch might be most suitable to individuals earning significantly higher salaries than they were at the start of their initial mortgages and/ or homeowners whose cost of living has recently decreased due to certain changes, such as children graduating from college. Homeowners also may consider change term mortgages to lower their monthly payments. In such instances, they simply swap out an existing 30-year mortgage for a new 30-year mortgage with a lower interest rate. That can save money up front, but homeowners should calculate the long-term interest costs of switching to a new 30-year mortgage. The lower monthly payments might be tempting, but homeowners may ultimately pay more in interest over the life of both loans by switching to a new 30-year mortgage.
