Private Showings begin after Broker Open House, with showing appointments booked through ShowingTime.
You will receive feedback reports from agents who showed the house via ShowingTime on an ongoing basis as they respond to our requests (+ you will receive weekend summa ries and updates throughout the week, as appropriate)
If the feedback indicates the possibility of multiple offers, we will discuss your "wish list" for your "highest/best" offers. This information will be distributed to ALL showing agents so that every Buyer can present a great offer with everything YOU want it to be
We will present the offer(s) to you and these are the Components of the Offer to review:
Initial offer amount
Good faith deposits
Down payment amount
Closing date
Other conditions
Copy of pre-approval & proof of funds
Signed disclosures
Congrats! You will now sign the accepted offer, creating a fully executed contract that will be distributed to all parties, including your attorney and the other side
Components of AR:
Showings can continue, unless there were multiple offers and then we will stop showing (since you already have back up offers)
Consider yourself "dating" the Buyers but not fully married yet AR starts within 3 days of fully executed contract, but can take as long as necessary until all parties are satisfied. During Attorney Review, either you or the Buyer can cancel without penalty
Congrats! You are officially "married" to your Buyers and showings stop
If there are additional offers, they are placed in back-up position
The buyers will conduct their Main/General inspection which includes inspections for termites, oil tank sweep, radon, structural, mechanical, & safety issues You are asked to leave house for 3-7 hrs.
There will be supplemental secondary inspections based on inspector’s request - may incl roof, termite repair, mechanical, electrical, plumbing, etc & we will give you as much notice as possible (although you can be home during these if easier!)
The day of your home inspection is incredibly important Your home should be staged, with all lights turned on, and feel the same as it did on the day when your Buyer fell in love with it originally. Feel free to leave the Buyer a handwritten note welcoming them to their new home, along with a pitcher of water and drinking glasses + snacks This lays wonderful groundwork for the Buyers to have a positive experience in the house yet again. You should plan to be out of the home for 3 to 7 hours during the home inspection It is important to not be present, as often times inspectors will ask “leading” questions to try and ascertain additional information about the house, other than what they would have discovered through their own inspection We find it beneficial to allow the inspector to only discover what their time in the house allows to be revealed. Please make sure that they know how to access the garage and attic, and if there are any highlights that you would like for them to be aware of, you may leave an additional note pertaining to such Please also know that the inspector will leave a radon canister in your basement, which will be picked up from the house in two to three days The rule of thumb with radon testing is that you leave all windows closed during those 2 to 3 days Please try your best to adhere to this.
Pollock Properties Group will be reaching out to your Buyers' agent after the inspection to try and find out a preliminary list of possible issues that may be raised We will have to wait, however, for the detailed and official letter from their real estate attorney to know what needed repairs we will be negotiating At that time, we will strategize on our offer for repairs, based on their total list of requests Pollock Properties Group will help bring in contractors to give you estimates for the necessary repairs and we will help walk you through that entire process After the Buyers make their request, we will negotiate back-and-forth until we have come to an agreement on what repairs will be made and/or what credits will be given at closing out of the proceeds of the sale Please do not hesitate to let any of us know what questions you may have!
Checklist:
Clear access to the electrical panel
Clear access and ability to inspect the garage
Clear access to the water heater
Clear access to the furnace
Clear access to the attic
Set out water, snacks and note
Remove all vehicles from property for the oil tank sweep
We will negotiate on your behalf and agree to repairs or provide credit to Buyer at closing, if necessary
Around this time you will confirm your move with your movers and pack up the final wave of things!
Review ClosingforaCause org and select your charity of choice for us to donate to after your closing as a thank you! Based on your township, you will make your home compliant with smoke detectors, fire extinguishers and have it inspected by the town
We will distribute certificates to all parties on your behalf.
You will schedule final meter readings, final utilities, and change and submit change of address with USPS and services
You review the HUD1 statement & approve it with your attorney
You confirm your move date & closing date with your movers, attorneys and our team.
You prep the house for the closing date (prepare for it to be vacant, paint/patch, book cleaners and be ready for closing day)
All parties must attend the closing in person OR you may provide Power of Attorney to your attorney & they can close the sale on your behalf.
You leave house vacant and broom swept
You bring keys, any documents/manuals, etc to the closing, or get it to us or your Attorney ahead of time
You leave the original CO in the kitchen
The Buyers will conduct their walkthrough with their agent about an hour before the scheduled closing time.
After closing a legal recording by your attorney, with your settlement, will be wired or the check will be mailed to you (arranged by Attorney)

With 24/7 availability, agents and sellers can receive optimal service any time of the day, every day of the year Showing time checks each agent’s credentials and license before giving permission to show the home to their buyers/renters
The Listing Manager and ShowingTime concierges will take care of bringing Buyers to your home Once your home is "active on MLS", you will download the ShowingTime App to accept showings and keep track of the schedule All you need to do then is keep your home prepared for showings!
Yes, you can receive emails, phone calls, and/or text messages depending on your appointment preferences Please let us know which communication you prefer: text, phone call or email
You can call the ShowingTime Appointment Center (800-746-9464) to let them know.
Appointment Required - a confirmation must be obtained before the showing may occur Courtesy Call/Text - an appointment is automatically approved, but a call is placed to notify the owner/occupant. Go & Show - no approval from you is required and the request can be immediately confirmed (best for vacant homes or set hours when you will be out of the home/away)
Please let us know which type of appointment you prefer, and how much advanced notice you will need before a showing can occur (ex: 30 minutes, 2 hours, 24 hours etc )
ShowingTime and your Listing Manager will make note of times or dates that absolutely do not work for showings No showings will be allowed during these specific hours, or on specific days. We can always update this. Please let your agent and our listing team know if there are days/times where you can not accommodate showings
Our listing team, as well as your ShowingTime Concierges, will make sure any instructions you would like included are relayed to the agent showing your home Some examples include; shutting off all lights, being mindful not to let the cat out, removing shoes upon entering home etc We will completely customize any instructions to best suit you and your family’s needs Please let us know if you have any specific instructions you would like us to include
Your listing team and ShowingTime concierges will always request feedback after the showing. Some agents choose not to share any, but if your agent does receive feedback, they will share it with you as soon as it is received and keep you alerted to any interest or issues
