Scope: Adaptive Reuse Size: 128,682 SF Brand: Hyatt House - Hyatt Place Key count: 209 Status: Design Development

Richmond Hotel is a dual-brand Hyatt House + Hyatt Place located at Main and 7th St downtown Richmond. The existing building is adjacent to the Monroe Ward Historic District, which imposes certain restrictions on the design, both interior and exterior. However, we also see this as an opportunity to coordinate historic elements into our design and at the same time earn tax credits. This hotel provides 209 guestroom units, including 80 extended stay Hyatt House units and 129 transient Hyatt Place rooms. Richmond Hotel also offers great amenities: a 1600 sf fitness room and 2 meeting rooms on top floor. The 18 ft high lobby space on ground floor is dedicated to public program to include an upscale bar, lounges, and games zone that is open to both hotel guests and public use. Value is added to the living experience during the guests stay via a breakfast buffet, dining lounge, and work zones within the public space.

Metropolitan floor system is a floor assembly used in the 1890s- early 1900s REF. amidst the rising demand for an inexpensive fire-rated and structurally reliable A1/ A0301 floor system in New York and Chicago. The system comprises of catenary wires embedded in a mixture of plaster-of-paris (75% by weight) and wood chips (25% by weight). These cables consist of 2 iron wires twisted together, secured to the top flange4of the beam 5 and are6placed 1" -7 1.5" apart.8 9 10 11 0

The building façade is truly unique in the District and that, in addition to its prime location, has made it a natural draw.

The interior of the lobby space opens in its entirety to the street with vertical bi-fold doors which create an expansive indoor outdoor semi private urban space. The bar radiates out into a small market, a comfortable lounge, and a large outdoor terrace filled with games and places to gather. The space in front of the historic structure becomes a recreational garden sidewalk cafĂŠ space. These new activations significantly improve the K street urban space.

DES MOINES FEDERAL COURTHOUSE DES MOINES, IA Roles: Revit modeling & rendering. Collaborators: Nathan McKewon (Revit modeling & diagrams), Deep Chaniara (Photoshop & section drawing).

A scheme that fuses a federal courthouse with the buzz of commercial activity and dense residential presence for Des Moines. The biggest challenge was implementing Residential, Commercial, and a Federal Courthouse onto a single site, where security is a high priority. The Courthouse is centralized and secured in the center of the site to address security concerns. The courthouse is represented as a simple large cube to heighten its clear monumentality to the public. The Commercial component was implemented as a source of activity but also security. The surrounding food and retail centers were placed to activate the center of the site. Restaurant, Bars, and CafĂŠs were all centralized within the bottom floor of the courthouse to serve as an activated buffer. The original scheme called for an elevated urban dwelling for the residential component, raising it high in the air over the courthouse for dynamic river and city views for residents.
