Energy-efficiency is more topical than ever considering the current gas and electricity prices. Almost 80% of all housing stock in the Netherlands dates from before 1992. Did you know that, based on the current electricity prices, the energy bill for a regular town house or terraced house can be as high as €650 per month?
GAS-FREE
Our gas-free new-build homes allow you to reduce your monthly electricity bill by over 50%, and even by 60% with the larger homes! And considering the current prices, that will easily save you hundreds of euros each month.
The houses in The New Mess are energy-neutral as standard. The installed solar panels generate enough electricity each year to compensate for your annual building-specific electricity consumption, which means your total annual energy consumption can be reduced by a further 50%.

BIODIVERSITY, CLIMATE RESISTANCE AND CIRCULARITY

PERFECTLY LOCATED
Eindhoven is conveniently located at a central junction of various national highways. Via the A67 you can drive either to Venlo and Germany, or to Belgium. The A2 takes you to both Maastricht and Den Bosch/Utrecht. The A58 connects Eindhoven with the west, passing via Tilburg and Breda.
You can also quickly reach your destination by rail.
There are many regional buses to municipalities in the Eindhoven area. And the super-fast HOV bus offers an excellent connection to Eindhoven Airport.

Canal Zone
Thanks to the Campina and NRE site, for example, the Canal Zone is not only popular during the annual Dutch
Design Week. More and more creative people, innovative eateries and other must-visit attractions are arriving in this emerging factory area. For example, PHOOD, creative collective NUL ZES and Onomatopee have already led the way. This rich history is reflected in the DAF Museum, the former factories and the raw, casual atmosphere.
De Bergen
De Bergen is one of the oldest districts in Eindhoven. Because this district was largely spared during the war, it now consists of characteristic buildings and streets. As the name suggests, they specialise in seating furniture. How ever, the collection has now been expanded considerably with tables, lighting, side and coffee tables, and home accessories. Trends are closely monitored and the ever-changing collection is adapted accordingly. Zitfabriek is not a standard store - the ad vantages of an online store (orientation, decision-making and 24 hours of shopping pleasure) are combined with the advantages of an ordinary physical store. YOUR NEW HOME
Van Wanrooij Van Schijndel Bouw- en Ontwikkelings maatschappij is developing a green and sustaina ble housing project called ‘The New Mess’ at the Sliffertsetraat, in the unique Bosrijk district,. The site of the former officer’s hotel and mess, which is located next to the entrance of the former Welschap air base, is being used to build 18 new homes with attractive architecture. Cars and bicycles can be parked out of sight in the underground garage. And unique in Bosrijk: all homes have a lovely sunny private back garden.
BEAUTIFUL AND HEALTHY LIVING
The plan for The New Mess emerged as the winner in a competition called ‘Bosrijk cluster 3’, which was launched by the Municipality of Eindhoven. Bosrijk is located in the Meerhoven district, and is a unique place.
It is characterised by an abundance of greenery and the park-like surroundings, where the houses have almost been arranged like in a sculpture garden.
Energy-efficiency, circularity and sustainability are key concepts that best describe this plan. In addition, the communal garden with walking paths and atmospheric lighting is an ideal place to meet.

The New Mess
The New Mess will allow you to live in an environment where greenery, health and sustainability for future generations are self-evident. The spacious semi-detached houses are characterised by their special location and glass conservatories. The extra space in the houses also makes it possible to work from home.
LIVING AMONG GREEN SURROUNDINGS
It is a small-scale project with 18 homes, a communal underground car park and communal grounds. This location is for people who are looking for tranquillity in their own homes as well as the special communal and public landscape. So they can live in an environment where greenery and well-being are prioritised.
Houses will be built with and without a winter garden. Residents who opt for a house with a garden can enjoy their winter garden in the winter or early spring. The opening sections mean it will not be too hot in the summer. Houses without winter gardens will have attractive sliding shutters at the rear, so that heat can be kept out on hot summer days.
SOOTHING GREENERY
Many existing trees will be preserved. On the east side, the existing trees serve as a strip of forest between Bosrijk and the canal. On the west side, the trees are part of an avenue of trees.
After construction, we will plant new trees in various places, so that both new and existing residents live in a wooded area.
A number of new native trees, such as silver birch, oak, rowan, hawthorn, bird cherry and sweet cherry, will be added to the new piece of forest, on the site of the former parking lot. Groups of shrubs, forest rhododendrons and a flowering ground-cover will make this piece of forest a special place within Bosrijk.
PRIVATE GARDEN
Unique to this project is that all houses facing south or southwest also have a private garden. This cannot be witnessed anywhere else in Bosrijk. Furthermore, a package box will be discretely inserted into the garden wall of building number 14. Residents can have packages delivered there. You will receive a message if something has been delivered for you. This can be very useful!
PARKING
All houses will have their own parking space and bicycle storage in the basement. In addition, 5 parking spaces are available for visitors in the basement.

The New Mess
Biodiversity and flora & fauna
The plan is committed to sustainability, energy-efficiency, climateresilience, biodiversity and circularity. In other words: optimal use has been made of solar energy, very good insulation, and the connection to the Eindhoven district heating grid. The location of the houses is based on the sun, and the use of glass has been maximised in the south-facing rear façades. In the summer, direct sunlight will be partly blocked by new and existing trees, but also by spacious overhangs and wooden movable shutters. In addition, the winter gardens serve as comfortable heat buffers. The other façades are solid and primarily closed. This improves thermal insulation and ensures minimal heating. This also ensures recognizable architecture and fits in with the closed façades of the existing buildings.
Solar panels are used to generate electricity and are subtly recessed into the roof surface. The houses are energy-neutral as standard! Additional solar panels are optional. Due to the efficient design, the use of raw materials has been minimised by using as many recycled products and materials as possible.
Sustainable and circular The gardens
Unique to this project is that all houses facing south or southwest also have a private garden. This cannot be witnessed anywhere else in Bosrijk. The low garden walls - together with the lush flower garden and the robust hedges - ensure privacy in the gardens. The houses and private gardens are located on a ‘mound’, almost one meter higher than the surrounding terrain. The communal garden is a flower garden with trees, plants and grass, but also features walking paths and several gathering areas. A residents’ association will be established for the management and maintenance of this communal garden.
Climate adaptation
A lot of attention has also been paid to climate adaptation (water management, prevention of heat stress). All homes are equipped with a green roof, which slowly releases water and allows part of it to evaporate. Residents can use rain barrels to collect the remaining water from their roofs for individual use in their (winter) gardens, but also in the communal flower and herb garden.
The communal, centrally located flower garden features a mix of native butterfly and insect attracting plants, such as knapweed, musk candleweed, black mullein and flax bill. There is also a communal herb and picking garden, which will help to further diversify species. And everything will be finished off with a larger shrub. We will also place butterfly boxes and insect hotels in the flower-rich courtyard. This diversity in plant species will attract a variety of birds and butterflies. Various species of tits, sparrows, wrens, magpies, finches, lapwings, swallows, robins and greenfinch will feel at home in The New Mess.
“The residential cluster is encircled by old trees and itself surrounds an inviting, green open space. Neighbours and passers-by will soon gather here, and it will be a great place to relax. You can also cross over to the canal zone, via a wooded detour.
The strip of forest next to the canal side and the avenue structure on the Sliffertsestraat form the strong landscape that supports the plan.
The new homes will be located on a hill, thus creating a beautiful view of the surroundings. This will also ensure a soft transition from the public wooded area to the lush, native flower garden between the new homes. Together with the various climbing plants and flowering trees and shrubs, this will not only form a new home for the residents, but also for birds, butterflies and bees. Large shrubs, together with the climbing plants over the pergolas, guarantee privacy in the private gardens.
The paving is partly open, so that rainwater can easily penetrate into the ground. Green roofs with a mixture of herbs will appeal to insects, and will also help to slow down rainwater drainage. Cars and storage areas will be placed underground. The basement will be accessed via a bridge deck, so that the trees on the Slifferstestraat are protected. In short: greenery really dominates everything in and around The New Mess.”

“During our initial consultation about The New Mess project, it immediately became clear that Van Wanrooij van Schijndel had seized the ambitious sustainability ambitions of the Municipality of Eindhoven with both hands. This led to intensive collaboration between Inbo, landscape architect Buro Lubbers, Van Wanrooij and Van Schijndel, which ultimately resulted in a successful competition entry.
Our design stands out because it highlights the principles of ‘passive construction’. The orientation of the houses is based on the sun. The special visual elements, such as large overhangs, wooden shutters and winter gardens, help to reduce solar radiation.
Effective insulation in the houses has been guaranteed because the other façades are largely closed. This enhances the sculptural character of the buildings and makes a subtle reference to the closed façades of the former officers’ mess.
The design team questioned traditional material choices, which has resulted in unusual materials and finishes. This means raw materials have been limited through efficient design. For example, the closed façades are made of detachable bricks. Even the assembly method was part of the design process. The aim was to make materials releasable, so that they can be reused in the distant future.
Because landscape and architecture have been merged within this design, we have created an integral design together with the landscape architect.
People and animals will meet in the commu nal flower garden that flows into the private gardens. The green roofs buffer rain water from heavy downpours and provide extra cooling for the homes. Thanks to this special design process, we have created a future-proof living environment that serves as a unique addition to Bosrijk.”

Our aim is to build homes (or have them built) in the most LEAN manner possible. This means that, among other things, the construction process is optimized and material waste is kept to a minimum. In addition, we offer a wide variety of options so that everyone can have their house built in accordance with their wishes and the house can be used immediately after handover. Our standard homes are equipped with underfloor heating on the ground floor, radiators on all floors and hardwood frames.
All homes in The New Mess are energyneutral. Extra solar panels can be chosen as an option! Houses are designed so that first and foremost energy needs are limited wherever possible. The energy that is actually needed is obtained via ‘renewable sources’ if possible. For instance, by generating electricity using solar panels.
Be smart with the heating in your home. This is good for the environment and your wallet. In a well-insulated house, the best way to save is by turning your thermostat down a degree.
It is easier to help generate sustainable energy than you might thing.
Opt for green electricity from a green company (preferably a company that invests a lot in green energy sources) or green electricity that is primarily generated in the Netherlands. Green energy is barely more expensive (if at all) than grey energy and switching is easy.

Kitchen cheque
