WORKING INTO 2024 Giving Thanks As a non-profit just 2 years into fully operating, we are hopeful and excited about moving into 2024. First – thanks must be provided. The VETCares’ humble beginnings and growth milestones experienced the past 2 years, would not have been possible without the VAREP Family building and growing the SDP Program over the recent years. 10
A big thank you to USA Homeownership Foundation, Inc., DBA VAREP, our sister company, for incubating us since 2019. We could not have done this without VAREP National, VAREP Partners, VAREP Chapters, and VAREP members – your generous and continued support is well appreciated. Without you, VETCares grants provided in 2023 would not have been possible. Through the work of
VAREP volunteers, additional veteran lives were transformed in 2023.
Looking into the future Despite obstacles in our rear-view mirror, VETCares has persevered and helped many veterans and veteran organizations along the way. Our story lies in our first annual report that is now posted on our
website. Within this report, you will read about the impacts of your contributions. Every story and statistic represents hope and healing that supports veterans. We carry out our duty with gratitude, to honor supporters like you who have allowed us the incredible honor and opportunity to give back to those who have sacrificed so much on our behalf. In the words of Founder Son Nguyen: “As a PEER Support Organization, it is our duty as patriots to create an inclusive and diverse community for veterans in need. Our PEER specialists listen with ‘lived experience’, while the PEER support groups allow participants to speak freely while rediscovering their warrior within. There is no time limit to reintegration, just patience and a well-placed trust in the process.” In addition to the annual report, we have a fresh look and new information on the VETCares website. We have created new sponsorship opportunities, updated 2023 success stories, and the new video of 2023 CampCares. Please visit the website: www.vetcares.org for all the latest information and new ways to give. While you are there, please join to receive the VETCares quarterly newsletters that will be rolling out this year.
In Summary We have barely touched our veterans’ needs and it is time to provide the fundraising, sponsorships, corporate matching donations, and every other means necessary, to fill our grant budgets to help more veterans in 2024. Veterans need your help. As a non-profit we rely on private foundation grants, public support donations, corporate fundraising, and many other ways of giving – but your help is the most important. Help us reach our goals in 2024 through the following ways: 1. Donate to any of our grant programs and share the fundraising campaigns. Please also share our social media posts informing others of our fundraising efforts to assist the military and veteran communities. 2. If you have a car sitting idle in the garage, donate it to the VETCares Vehicle Donation Program. Please share our program with everyone you know and share our social media posts. 3. Donate property – Maybe you or someone you know
has inherited a property, or is overseeing an estate with unwanted real estate, share with them that they can help veterans by donating it to VETCares. 4. Watch for and share our fundraising efforts: View our annual report, share the VETCares sponsorship opportunities, spread the word about vehicle and property donations, share our social media campaigns when you see them, become an advocate for VETCares and speak about our programs, asking everyone you know to support us . . . and last but not least . . . 5. Donate today to VETCares and support veterans on multiple levels! We would not be able to help veterans without your generous donations, sharing information and supporting VETCares! At VETCares, our motto is ABF – always be fundraising, so that we may support our military and veteran communities . . . one donation at a time . . . one veteran at a time! Thank you!

UNVEILING THE BASICS OF B2B MARKETING: A BEGINNER'S GUIDE
16
Business-to-Business (B2B) marketing is a dynamic field that focuses on promoting products and services from one business to another. Unlike business-toconsumer (B2C) marketing, B2B strategies cater to the unique needs and complexities of the corporate landscape. In this article, we will explore the fundamentals of B2B marketing and provide insights on how to kickstart your journey in this exciting realm. UNDERSTANDING THE B2B LANDSCAPE: B2B marketing involves transactions between businesses, where one entity serves as the supplier, and the other acts as the buyer. The target audience is typically made up of decisionmakers, influencers, and procurement professionals within other organizations. Understanding the intricacies of your target market and recognizing the factors that drive B2B purchasing decisions are critical foundations for a successful B2B marketing strategy. DEFINE YOUR TARGET AUDIENCE AND GOALS: Before diving into B2B marketing, it is crucial to clearly define your target audience and set specific goals. Identify the industries, company sizes, and decisionmakers that align with your products or services. Establishing concrete goals, whether they are lead generation, brand awareness,
or sales targets, will guide your marketing efforts and help measure success. CREATE A STRONG ONLINE PRESENCE: In today's digital age, a robust online presence is indispensable for B2B marketing success. Develop a professional website that clearly communicates your offerings, values, and expertise. Utilize social media platforms such as LinkedIn to connect with potential clients, share industry insights, and participate in relevant discussions. A strong online presence builds credibility and facilitates networking within the B2B community. CONTENT MARKETING FOR B2B SUCCESS: Content is king in B2B marketing. Develop informative and valuable content that addresses the pain points and challenges of your target audience. This could include blog posts, whitepapers, case studies, and webinars. Position your brand as an industry thought leader by providing solutions and insights that showcase your expertise and differentiate you from competitors. UTILIZE EMAIL MARKETING AND AUTOMATION:
your communication processes. Personalized and relevant content delivered through automated email campaigns can nurture leads, build relationships, and keep your brand top-of-mind throughout the decision-making process. MEASURE AND OPTIMIZE: Continuous improvement is key in B2B marketing. Regularly analyze the performance of your campaigns by tracking key metrics such as conversion rates, lead generation, and engagement. Use analytics tools to gain insights into what works and what needs adjustment. A datadriven approach allows you to refine your strategies, allocate resources effectively, and adapt to the evolving needs of your B2B audience. Embarking on a B2B marketing journey requires a strategic approach and a deep understanding of the unique dynamics in the business-to-business space. By defining your audience, setting clear goals, building a strong online presence, investing in content marketing, utilizing email automation, and consistently measuring performance, you can lay the foundation for a successful B2B marketing strategy that fosters meaningful connections and drives business growth.
Email marketing remains a powerful tool in the B2B marketer's arsenal. Build targeted email lists and implement automation to streamline 17

DIY VIDEOGRAPHY: TIPS FOR CREATING QUALITY VIDEOS
18
In this digital age, creativity has no limits. With social media as such a powerful platform for sharing creativity through stories and engagement, one of the most involving methods to utilize in social media, is video content. Video helps people connect with your content, can facilitate your exposure to larger audiences, allows immersive storytelling, and can speed up the process of learning new information. Fortunately, with just a smartphone in hand, anyone can create high-quality videos that captivate audiences. Here’s a guide on how to leverage your phone to produce compelling content for social media. 1. Plan your content: Before hitting the record button, brainstorm ideas and create a storyboard or an outline. Define your message and the story you want to tell. A clear plan will guide your filming process. 2. Focus on Storytelling and Creativity: Videos allow for story telling in a more immersive way. They can evoke emotions, convey narratives, and create deeper connections with your audience, making your content memorable. 3. Good Lighting is Key: The power of natural light – it’s free and often provides the best results. Experiment with window light indoors, in well – lit areas, avoiding hard shadows. If indoors, use soft, diffused lighting to create a
flattering look. Remember natural light is your best friend. 4. Optimized Settings: Understand your phone’s camera settings. Shoot in landscape or horizontal mode for most platforms. Adjust resolution, frame rate, and exposure to match the content you’re creating. 5. Stabilize Your Shot: Shaky footage can detract from your video’s quality. Invest in a smartphone tripod or use stabilizing tools like gimbals to ensure steady shots. Another way to have a stabilized shot is by placing your phone in a steady position, placing your phone at eye level. 6. Experiment with Angles and Perspectives: Experiment with various shots by testing different angles and perspectives. - Close ups/Detail shots: focus closely on specific details. - Wide Angles shots: Capture more of a landscape scene in a single frame. This is great for group photos, or showcasing expansive settings. - Over the Shoulder shot: This involves filming over the shoulder, it’s great for showcasing interactions or giving a personal perspective. Mix the angles and shots to add depth and interest.
7. Quality Audio Matters: While visuals are crucial, neglecting the audio aspect can significantly reduce the impact of the video. Consider investing in an external microphone or record in a quiet environment for clear sound. Audio quality can greatly enhance the overall viewing experience and success of your content. 8. Use the right apps: Several apps can enhance your video quality. Editing apps like Adobe Premiere, iMovie, or Adobe Premiere Rush and many more, offer features for trimming, adding effects, transitions, and text overlays. 9. Consistency is Key: Regularly post content to keep your audience engaged. Consistency in quality and posting schedule helps build a loyal following. 10. Have Fun and Be Authentic: Embrace your quirks, be genuine, and let your personality shine through the lens. When you’re having fun and being yourself, it creates a more enjoyable experience for both you and your audience. Creating quality videos for social media doesn’t always require expensive equipment. Planning, being creative and using a smartphone, you can produce engaging content that stands out. So, grab your phone, unleash your creativity, and start sharing your story!

Utilizing Graphic Design to Enhance Real Estate Listings In the competitive world of real estate, first impressions are crucial. One way to ensure that your listings stand out in a crowded marketplace is through the effective use of graphic design. This article explores how visually appealing design can make real estate listings more attractive to potential buyers, especially veterans and active military personnel, who often have unique housing needs and preferences. 20
THE POWER OF VISUAL APPEAL Humans are visual creatures, and our brains process images 60,000 times faster than text. A well-designed listing can catch a potential buyer’s eye and create an emotional connection, increasing the likelihood of a sale. This is particularly important for veterans who may be looking for a comforting and welcoming place to call home.
KEY ELEMENTS OF EFFECTIVE GRAPHIC DESIGN IN REAL ESTATE LISTINGS High-Quality Images: Clear, high-resolution photos are a must. They should showcase the property’s best features, emphasizing space and light. Consider hiring a professional photographer who understands how to capture a home's essence.
Virtual Tours: With many veterans relocating from different parts of the country or even overseas, virtual tours can be a game-changer. They allow potential buyers to explore a property remotely, giving them a sense of the space and layout. Layout and Composition: A well-organized layout helps guide the viewer’s eye through the listing. Use clean, easy-to-read fonts and a balanced mix of text and images. Remember, less is often more. Color Scheme: Colors evoke emotions. Use a palette that complements the property and appeals to a broad audience. Soft neutrals can create a sense of calm and space, while strategic use of bolder colors can highlight key features. Branding Consistency: Ensure that your listings maintain a consistent style that aligns with your brand. This helps in building trust and recognition, especially among veterans who value consistency and reliability.
BENEFITS FOR VETERANS AND ACTIVE MILITARY PERSONNEL Ease of Access: Well-designed listings can be easily navigated and understood, which is particularly beneficial for veterans who may be accessing information through various devices, including smartphones and tablets. Relocation Simplified: For those in active service, relocation can be a frequent occurrence. A well-designed listing that offers a comprehensive view of the property can simplify the decision-making process. Connection to Community: Incorporating information about nearby veterans’ amenities and community resources in the design can help potential buyers envision not just a house, but a home and a community. Conclusion The use of graphic design in real estate listings is more than just an aesthetic choice; it’s a strategic tool that can significantly enhance the appeal of a property. For veterans and active military personnel, who often face unique challenges in finding a suitable home, these well-crafted listings can provide clarity, accessibility, and a sense of connection. As real estate professionals, embracing these design techniques can set you apart and demonstrate your commitment to serving those who have served our country.
Remember, in real estate, as in many aspects of life, a picture is worth a thousand words. By leveraging the power of graphic design, you can transform ordinary listings into compelling visual stories that resonate with buyers, especially those who have dedicated their lives to serving our nation.

The Purpose of the National Education Committee (NEC) is to assist with empowering and preparing all communities for sustainable homeownership through the advancement of knowledge and financial literacy.
NEC UPDATE The 2023 National Convention held in Orlando, was a success. SCRA, Fair Housing, PCS Know Your Orders, MVHC, Becoming the Teacher and a variety of educational break-out sessions and panel discussions were held. The NEC hosted their first MVHC Mastermind class. This class was to gain a better understanding of how we can improve, to have local chapters teach in their market. Everyone had great input and learned from each other during this session, and many of you finished your requirements to start teaching, congratulations! We are looking forward to seeing more chapters teach the MVHC in 2024. Do not keep this course a secret! Currently the NEC is looking to fill two qualified positions in 2024. The ‘Looking for Leaders’ flyer is with the local chapters so please look at the requirements, or call us, to see if this is something in which you are interested. 2024 will be a busy year for the
NEC. We are focused on working with chapters regarding future educational opportunities and adding new lunch and learns. The new Military and Veteran Lending Certification (MVLC) course is under construction as well as an updated Duty to Serve course. All of these are great classes will be available for realtors and members soon. As always, please feel free to reach out to any of us with thoughts and ideas, we are here to help! On behalf of Stephen DeMuth, Sean Selters, John Miller, Michelle Crumley and Diana Molenaar, thank you for all you do to educate your local community to better serve One Veteran at a Time. Cheers to a happy, healthy, and fun 2024! Jaimie Garrett, National Education Committee, Chair HUD Certified Educator, Patriot 253-224-8906

FACES IN THE CROWD “Faces in the Crowd” is a handful of responses to an intriguing question... VAREP Members share their stories of all things VAREP related!
WHY I’m VAREP Why do you give your money, time, & energy to VAREP and its mission?
I believe that the american dream is still viable and military have a special need that needs to be met. Homelessness is a national disgrace for veterans and media seems to put illegals before our veterans.
WHY I’m VAREP What is unique about VAREP?
VAREP teaches realtors and real estate professionals to be great in their field for veterans.
29
P E R A V #IAM Why do you give your money, time, & energy to VAREP and its mission? Because without VAREP, there is not another organization as forthcoming with information in support of veterans. And it’s the only organization that I know of capable of giving mortgage free homes!
30
WHY I’m VAREP What is unique about VAREP?
VAREP is the only organization of which I’m aware that actively advocates for veterans throughout the year using it’s membership to get things done rather than doing mail out marketing campaigns for contributions.
WHY I’m VAREP What would go undone if VAREP closed tomorrow?
A champion/voice of the veteran and servicemembers in relation to delivering and understanding benefits which accompany veteran status. 31
P E R A V M A #I What would go undone if VAREP closed tomorrow?
The never ending push to make sure that veterans are educated on their benefits, and to change legislation to ensure they see those benefits.

WHY I’m VAREP Why do you give your money, time, & energy to VAREP and its mission?
WHY I’m VAREP What is unique about VAREP?
It's a way for multiple realtors/lenders etc. to join together for a purpose of giving back to all the veterans.
As a 20 year veteran, it is important to me to give back to my fellow comrades in arms, and to help them feel respected and supported.
“The willingness with which our young people are likely to serve in any war, no matter how justified, shall be directly proportional to how they perceive veterans of early wars were treated and appreciated by our nation.” - George Washington
