erfect weather aside, it’s impossible not to fall in love with Vero Beach, where every day dawns with a sunrise promise of new opportunities. Just one visit to

the cultural center of Indian River County, and you’re hooked. Some say it’s because of the small town charm and natural beauty, while others will tell you it’s the people. iscovering Vero Beach with its sandy beaches stretching for miles along the Atlantic Ocean and beauty of the Indian River Lagoon is like finding the proverbial

pot of gold at the end of a rainbow. No matter when you move here, even in mid-January when admittedly it can get a bit chilly every now and then, unpacking can wait. Throw on a light-weight jacket or a sweater and head for the beach or one of our parks and recreations areas. Check out the map on page 34 for all places you can go. Folks who arrive pale and stressed leave tan and relaxed, a baggie full of shells and sea glass in their carry-ons. Help your children and grandchildren collect “lucky” sea beans, that mysterious seed that has traveled thousands of miles over ocean currents before washing up on our beaches.

ENJOYING THE WATER Water, water everywhere. Vero Beach is lucky enough to be surrounded by water: the Atlantic Ocean and the Indian River Lagoon come to mind immediately. Surfing. While surfing may not be your thing, it is for many residents and visitors. When “the surf’s up,” it"s time to ride the waves. Those in the know head for the Sebastian Inlet next to the north jetty where a significant surf break creates waves that delight surfers of all ages. Over the years local and national surfing competitions have been held at the inlet.

Thirteen years ago Surfing magazine named Sebastian one of the “15 Waves that Fuel Surfing’s Future.” Don’t forget Monster Hole located about one-third of a mile off the beach on the south side of Sebastian Inlet. The contour of the ocean floor rises up; and when the surf is big, the waves form long lines, giving a long ride. Locals also frequent Wabasso Beach and Spanish House. Take lessons or rent a board and head out on your own or with your family. Paddleboarding. And let’s not forget the hottest new water sport – paddleboarding. Unlike surfing, you can paddleboard on oceans, lakes, rivers and lagoons. Vero Beach offers all of these exciting venues. Take a lesson or rent a board from the same folks who provide surf boards and surf lessons. Sign up for a paddleboard eco-tour or just get out on the water to have fun and get a great workout at the same time. It’s a great sport for the whole family. No prior experience is necessary. If taking to the water in a kayak or canoe is more your style, there are plenty of available launch sites – McWilliams Park, Round Island and Oslo Riverfront Conservation Area to name just a few. ndian River County is comprised primarily of three small cities – Vero Beach, Fellsmere and Sebastian – plus several incorporated townships and unincorporated land. The cost and type of

property ranges dramatically, depending on its location in the county, making overall demographics and market statistics complicated and often misleading. As in most communities, the most expensive

residential property tends to be located near or on the water, and the less expensive rural property is located away from the coast. For the sake of accuracy, the data presented here represents the barrier island of Indian River County, where the majority – but not all – of the luxury homes are located. Overall, home sales prices have increased since last year, although sales are slower than anticipated. A trend toward younger buyers continues with the early retirement of some of the Baby Boomer generation. This trend adds to the general popularity of the area among retirees and multi-generational buyers. Since the area’s luxury home market began in the early 1970s with the opening of the John’s Island Club and The Moorings Club, many of the homes – and all of the clubs – have been entirely rebuilt, but there are still excellent opportunities for new construction and renovation due to the availability of prime property on or near the Atlantic Ocean beaches, Indian River Lagoon and golf courses. n temperate climates like Vero Beach, it seems as though outdoor rooms have been around forever, providing a popular place to relax, entertain or simply take time out from the demands of

daily life. It’s no wonder, then – thanks to advances in architectural design and technology – today’s version of outdoor living space has garnered enhanced appeal. As a result, many Vero Beach homeowners view the addition of an outdoor room as a lifestyle feature that adds value to their existing residence. “This is more than just a passing trend,” says architect Harry Howle, who has seen a rise in the number of requests for outdoor spaces. Many are the result of referrals from previous clients, whose new open-air rooms have become a popular gathering place for friends and family. Casual and inviting, they offer a seamless extension of the home and an expression of the owners’ personalities and style. “We’ve become proactive in presenting the outdoor living space as a lifestyle feature because we know how important it has become. We also understand the flexibility these spaces offer the owners and how it can enhance the use of their home,” Harry emphasizes. “The addition, which bridges the use of the house with the outof-doors, blurs the definition between the two. In many cases it can almost double the interior family space.” While the majority of today’s new residential living element, homes built 20 to 30 years ago do not. “Many of the requests we’ve received are for additions designed to enhance an existing residence,” says

Harry. “Family porches weren’t a trend in the 1980s when many of the homes in John’s Island, for example, were constructed. As the houses have become ‘a little tired’ and owners are having their kitchens and family rooms redone, they are also looking at adding on a family porch.” Harry’s approach is to arrange for an initial meeting at the homeowners’ residence to discuss how they view using the new space. “Clients differ in their approach. There are so many variables involved, and ideas they may not have thought of can become part of the conversation. That’s why communication is so important.” Once a needs profile and wish list have been decided on and a design agreement is in place, Harry makes another site visit to conduct a field assessment. “We draw a plan of the existing house, the elevations, the rooms, windows and doors – every component that would be involved with the addition. It’s a springboard for our sketches.” From there Harry goes into full schematic design mode producing three or four plans that respond to the homeowners’ wants, personalities and lifestyle. “There is almost always a pool within close proximity, so the addition acts as a bridge between that transition in the most transparent way possible,” says Harry, referring to the diagram of a recently completed addition. “The threshold for the size of these additions has been
