Reaching a Rapidly Growing Demographic with SENIORS BlueBook interview & article by david scheller

America’s demographics are changing in many ways, but they are doing so most dramatically in terms of age. Currently, around 15 percent of Americans are older than 65. By the end of the next decade, more than 20 percent of our population will be comprised of senior citizens.

This shift begs a lot of questions, but to the entrepreneur none is more important than how to attract the business of this rapidly growing demographic.

what’s all this talk about N E T- Z E R O E N E R G Y B U I L D I N G S AND WHY SHOULD YOU CARE? Net Zero Energy is a concept that includes energy conservation, energy efficiency, and on-site renewable generation to account for 100% of a building’s energy usage.

has become the holy grail of architecture and energy efficiency as building owners, states and cities seek to drastically reduce carbon emissions in a global effort to combat climate change. That’s because buildings produce about 40 percent of carbon emissions globally, a figure that could drop with greater efficiency, design and onsite energy production. Not to be left out, the federal government has jumped on the NZE bandwagon three years ago with President Barack Obama’s Executive Order 13693 (March 2015) which mandates that “all new construction of Federal buildings greater than 5,000 gross square feet … be designed to achieve energy net-zero and, where feasible, water or waste net-zero by fiscal year 2030.”

Progressive architects and planners are integrating the Net Zero concept in many new building designs.

But what about existing buildings? Can they achieve Net Zero? Or can they approach Net Zero? And what is the value of that investment? Existing structures are limited in their ability to capitalize on many of the current energy-efficiency design elements such as framing using concrete, super insulation of floors, windows and ceilings, use of low-e windows, super-efficient “cool” and “green” roofs, gray-water radiant heating systems, landscaping and irrigation.

As an alternative, building owners are focusing in the two ends of the NZE spectrum – energy conservation and onsite renewable energy generation. The most popular and costeffective method of achieving energy conservation is a lighting retrofit. Upgrading to LED lighting can reduce electricity consumption by as much as 70 percent. And because LED produces virtually no heat, it can lower the building’s demand for cooling, another huge power consumer. On the generation side, building owners are recognizing that their roof-top is an ideal platform for installation of solar panels. Depending on the size of the building, the electric power generated by solar has the potential to equal the power used by the new lighting systems – producing a net zero lighting system! So, you might wonder … is an investment in NZE something that will generate a strong return? Simply stated, in most cases the answer is YES. In the short-term, an LED lighting upgrade will immediately impact operating costs through lower electricity costs and reduced maintenance. When this lower cost is combined with the aggressive lighting rebates offered by Xcel Energy, return on investment can be achieved in 18-24 months. Installing a solar system to independently generate electric power also has significant cost advantages, most importantly a known future cost hedging against future energy price increases. Over the past three years, the cost of solar panels and associated components have dropped significantly. When these lower costs are combined with federal investment tax credits (currently at 30%), accelerated depreciation of the solar system, and Xcel incentives, a solar system can be cash-flow positive immediately upon operation! What’s more, several financing options are available for both LED lighting upgrades and solar that offer building owners a zero out-of-pocket cost investment. Finally, beyond short-term financial advantages, owning an NZE building can increase its value as the demand for energy-efficient buildings grows. For owners of Multi-Family properties, offering a “green” home can help attract and retain quality tenants. According to the World Green Building Council, potential tenants are recognizing the benefits of green living and are willing to pay the premium for it.



Following are a couple examples of positions if you enjoy working directly with people at a community »»»»»»» You will find a plethora of advertisements for “Leasing Associate”; an apartment professional who makes a positive impact and who is predominantly the front line representative of a community. This position includes being responsible for building relationships with prospective residents to help them identify their needs and find a home within the Multi-Family community they represent. The Leasing Associate duties include providing tours, discussing price and amenities, preparing leasing agreements, completing competitor market surveys, and establishing leasing goals that they expect to achieve. Doors will open for the Leasing Associate who demonstrates an interest to expand their career path by being motivated and hard-working. They may be interested for a promotion to Assistant Community Manager or Community Manager and would be more likely considered for these positions if they have excelled in their role. Another position working directly with people is a “Concierge” role at a MultiHousing community. Even though it is very expensive to offer the luxury hospitality amenity of a Concierge (in addition to an experienced team of management professionals, housekeeping and maintenance staff), there is the benefit of saving money in the long run for resident retention. Also, the continuing personal experience of a Concierge may be the differentiating factor of prospective renters when deciding where to live. Both the Concierge and Leasing Associate are the front of the house positions and set the tone for a positive relationship with current and future community members. They are also able to use their creativity to assist with marketing and resident events. From the first point of contact, it is important to choose the right home for a prospective resident, but just as important to look ahead to keeping them at your community when their lease expires. The on-site apartment professionals, including maintenance, housekeeping and concierge, leasing agents and managers must be exceptional at customer service. All their relationships with the community members will be one of the deciding factors residents consider when making a renewal decision. During a resident’s time at your community, if they have experienced exceptional customer service, their needs have been responded to and resolved in a timely manner, the community has been kept clean and well-maintained, and residents have been kept informed of any changes and updates, the likelihood is great they will be renewing their lease.

There is a wonderful phrase on social media that resonates with the Multi-Housing industry: “Our residents do not live in our workplace; we work in their home”.

magine you’re a customer, and you’ve just experienced an issue with your service provider. Let’s say it’s a vendor who did work on your home: perhaps there were issues with scheduling, or the work didn’t go as planned. Most of us have been here, right? So we know what happens next. The most common scenario looks like this: You, the customer, stew on your discontent for a while, and then take the plunge and pick up the phone. You speak to a manager, who offers some sort of solution. You leave feeling better… but still vaguely upset. WHY? If the manager did something for you…why are you still upset?

In this common scenario, the company’s approach was reactive. They resolved the issue by reacting to your information: you, the customer, did the work, and that’s why you’re upset!

A reactive approach to customer service makes turning a negative experience into a positive experience much harder. As we saw above, the customer having to do the work feels wronged. They had the bad experience, and now they’re having to expend more time and effort to fix it. Even with resolution of the issue, the customer still has a bad taste in their mouth from the overall interaction. With data and technology, we have tools at our fingertips to allow our businesses to address issues before the customer has to.

Mobile applications for service technicians, for example, could include a rating of how the visit went from the technician’s perspective, with an auto-notification set up for a manager if the rating is below a certain threshold. Recap reports can be set up with rollups of delays in service, rescheduled appointments, parts on order, etc. that require customer contact. Our example customer, having abandoned their previous reactive vendor, is now doing business with a new proactive vendor. They have an appointment for preventative maintenance on their home’s furnace, which unfortunately has to be rescheduled. As part of the rescheduling, they are offered a small discount on the service, because – even though this type of event happens - this proactive vendor understands the inconvenience for the customer and accepts this cost as a long-term investment in customer loyalty. What’s more, a service manager contacts the customer the same day to express appreciation for their understanding, and to confirm they received their discount. It’s determined that expensive repairs are needed to the customer’s furnace after the preventative maintenance visit is complete. The customer is not happy. Our proactive vendor has a tool in place for the technician to alert a manager, who places a same-day call to the customer to ensure they understand the need for the repairs, and to outline the expected schedule. Other tools, such as automated text messages, are in place to alert the customer when parts are ordered, when the parts arrive, and when work is scheduled. CONTINUED ON NEXT PAGE

Technology has been leveraged to save time and create efficiency. Multiple automated email and texting options are in the marketplace, are fairly inexpensive, and can even be industry-specific.

Same day response to issues is the expectation. Customer satisfaction surveys have consistently shown, across multiple industries, that the number one factor in resolving customer complaints is timing. The longer the customer has to mull over the experience, the more upset they are likely to be. The proactive vendor understands this and has procedures in place to ensure the quickest contact possible.

The customer stays informed at each step, and is expending very little effort to get that information. Calls and contacts are initiated by the vendor, not the customer.

As we gear up for 2020, consider how your business approaches service issue resolution. Are you reactive or proactive? If reactive, what is one thing you could do in Q1 to flip your approach? Are there technology tools you could deploy, or a workflow process to put in place? A little effort on this front goes a long way, and the results will be happier customers, increased loyalty, and ultimately a better bottom line for your business.

nyone who has spent a fair amount of time in a corporate role, and then threw their proverbial hat into the entrepreneurial ring, knows the feeling of daydreaming about the days when “miraculously” money showed up in their checking account every two weeks. This happened to be one of those days. Only this time, a little different. I took it a step further this time. As I sat at my desk, sun rising, I peered out my office window over the snow-covered pond. I often looked out the window daydreaming, wondering, “What the hell am I doing?” I was again contemplating the move back to corporate. This time cracking open an old presentation to acclimate my thinking. I was preparing my move. The deck was a little dated, but prepared collaboratively with one of the top three, most respected consulting firms the world over. The cover had only a date and the title of the project. I flipped the page to the Table of Contents and there it was. Right there. The third bullet. With the brain trust of a multi-billion-dollar Fortune 100 and what today seems like endless resources, coupled with arguably the best consultants money could buy (and trust me, they weren’t cheap), the answer to why we often don’t rise up to our greatness was right there. We took the option of failure off the table, and opted to be, in a word: “reasonable.” Again, I thought, “What the hell was I thinking?” Only this time I was reflecting on how I chose to play when I had what now seemed to be an unlimited amount of resources. This time the question was less about the rollercoaster ride of being an entrepreneur, and more from the vantage and value of thinking like one. It was a look back to check my stinking thinking. Is it time to check your thinking? By playing it safe, we choose not to live fully. Truth is, we should never set our sights so low that failure is taken off the table or isn’t a potential outcome. Nelson Mandela once said, “There is no passion to be found playing small - in settling

for a life that is less than the one you are capable of living.” Are you living up to your greatness? Are you choosing to put yourself in a place of vulnerability and discomfort; a place of potential greatness? Do you have a coach to stretch you? Everyone wants to grow, but no one wants the discomfort. When you set your sights high, requiring the harnessing of your will, all of your faculties and massive action to succeed, you put yourself on the path to potential greatness. Yes. The potential for failure remains. But there is also the potential for greatness. And if you’ve done bullet #2 well, you’re ready. You have a gift, an ability to perform beyond your daily fathoms. But when you let fear determine your path, and remove the option of failure from the proverbial table, you are simply playing small, playing it safe. “I feel awesome! I only played up to half of my potential and I feel like a champion!” was never said by anyone. Ever! When Michael Jordan didn’t make the team, he didn’t choose “no regret” moves. With the risk of being cut again, he chose the path to greatness. Walt Disney was fired and told he lacked imagination. Imagine that! Have you ever taken your kids to Disney World? Can you see their smiling faces? You would never feel the joy of remembering their faces if Walt Disney had chosen “no regret” moves. He chose vulnerability. He chose discomfort. He chose greatness! No cars. No airplanes. No four-minute miles if they played it safe. What big decision are you contemplating right now? What will you do? Will you remove the option of failure and choose “no regret” moves; play it safe? Or will you rise up to your full capabilities and put yourself on the path? Will you choose greatness? n
